Unfortunately my partner doesn't have the same. However, I'm more than capable of affording a nice rental and paying for it solely with him simply living in the house. However there's this requirement of an application from every adult in the house thing that property management cos require that was making it hard for us. I went through Arrive's whole initial phone call and was assured I would receive a phone call back after she spoke with some people in her network and asked around about our options. The broker who worked with me was nice and went on viewings for me, as I was moving from out of town. However, she didn't tell me that the house I signed a lease on was not up to code (no heat upstairs), the upstairs ceilings were only 6.5 ft. high, and the outside of the house was very dirty, trash in the yard, and the landlord had no intention of cleaning it. My understanding is it's part of Arrive's fine print that they don't guarantee any of the properties they lease. When I moved in there was sawdust on the interior walls and rat excrement in the attic. I wish my broker had been more forthcoming so I could've made an informed decision. There's no private MLS website in Portland for only realtors, so I was actually the person who found my listing. If you choose to work with Arrive, I'd say: - most valuable if you're moving from out of town and can't view rental properties in person - don't let the broker's comments about how horrible/competitive the rental market is in Portland intimidate you - I think they have a big incentive to get you to sign a lease ASAP so they can spend fewer hours on your case - don't let the broker bully you into signing a lease on a property you hate (I avoided 2 of these) - ask them a LOT of questions about a property if you're unable to view it yourself--Is it up to code? Is the landlord going to clean the interior and exterior of the property before you move in? When is the last time there was an exterminator there? read more

I believe in miracles now. An impulse to move to Portland and a need for support to relocate brought me to Melissa & Kim. A move many miles away. A move during COVID lockdown and the myriad of challenges as a result of a competitive rental market. I was daunted but determined. Five stars does not do justice to the level of service Melissa provided. We were relocating from California to Portland and we were very limited in our time to travel up there to look for a rental unit ourselves. Melissa was the be-all, end-all of everything we needed. One of the most important things to know about getting a place in the competitive Portland rental market is that it's critical to be first in line when applying for a place. There is much to value about Melissa's services, but one of the top values that stands out is that Melissa gets listings before they hit the public. So it essentially gives her clients a head start to vet and tour the property, decide on whether to apply for it, and get all the paperwork ready in advance so that by the time the listing hits the public domain you are ready and first in line with your paperwork. I can't emphasize how critical this is. My husband and I are in the middle of relocating to Portland at a time of year that is not normally great for finding housing - right at the beginning of winter. Kim and Melissa helped us find our place because we lived out of state, and we are very happy about it! I would not, however, hire Kim again for the simple reason that I don't trust her expertise. It's not that I think she would actively mislead anyone, but it seems she doesn't know basic rental laws in Oregon as one would expect for a professional helping people find rentals. The lease for the place we found included a non-refundable cleaning deposit of $400. I have never paid a cleaning deposit before, and that sounded really high, so I asked Kim about it. She said it was par. So on her advice, I signed the lease. A few days later, after a little research, I found out that in Oregon, cleaning deposits are illegal. When I told Kim what I found, she became defensive saying that she's not a lawyer so she can't be expected to provide legal advice. But knowing the rules that govern rentals when you specifically cater to people from out of state who are unfamiliar with such rules is not giving legal advice. This is just like I would expect a plumber to understand what plumbing situations are up to code in a region in which they specialize. We got it sorted out with our landlord to not pay the cleaning deposit, but I don't think I would work with Kim again knowing that she didn't take the time to understand simple rental rules--the very business she is in. As stated above, Kim and Melissa were very nice, fulfilled their end of the contract in helping us find a place, and even sent a message to the landlord when I told her the deposit was illegal. I just wonder what other basic rules they don't know and then would blame not knowing to their not being a lawyer. read more

I'm relocating (with husband & cat) to the Portland area from out of state, in order to be near family, and under very difficult & stressful circumstances (on top of the "normal stress" of moving). My wife and I are selling our Calif home and moving to Portland (family and friends...). We decided to rent first and get to know the neighborhoods better before jumping in, but found it surprisingly difficult to make a rental happen over long distance. I mean you really have to be IN Portland to make this happen, it seems. We did not want to rely on, and nag, because that's where things would have ended up, family and friends to help us because they had their own convoluted demanding complicated lives...So after flailing around for two to three weeks, we researched (the Google! see my review there too!) out rental agents/assistance and found Arriveportland, decided to contact them first based on reviews, and contacted them, and Kim responded immediately. In TWO days Kim was Facetiming a walk-through of a wonderful home we had designs on but no obvious way to lock down, and she even brought in the owner so we could talk with him directly that afternoon; and by the 3rd day we were signing rental documents (remotely, of course). By the end of the week or maybe it was two weeks, we were in the home, and Kim greeted us and gave us the keys (the owner was at work). Just like that. That was really really cool. We had a very poor and unprofessional experience with Kim. She hounded us for our apartment for one of her clients, reiterating to the point of fatigue how quickly he wanted to move forward with the lease takeover. She then failed to show up when he was viewing the unit, he agreed to take it under the terms proposed by us, without her present, and then after reminding us we should book a moving or storage unit asap, began attempting to change the agreement we had come to with her client. After we booked a storage unit, put a deposit down, and spent hours getting parking permits figured out and paid for in order to move out in the short time her client wanted she told us he was no longer interested.
