We have…read morestruggled with them for quite some time - Some examples include not being informed in a timely manner when there are issues at the building including break in of our storage unit, leaks and repairs. Delay in relaying tenant notice etc. 2. Lack of scanned receipts provided nor year end rental expense as promised in the Agreement. 3. Lack of professionalism....including when their is work to be done with tenants moving out (first time in 7 yrs) they decide after taking their monthly management fees of stopping pre the final close out work... 4. I was going to wait to do this review to see if hopefully it would all be closed out with some grace, however, transparency and professional Agreements and behavior is not in his wheelhouse right now. 5. I hope LynnMac (Mike) steps up, completes the work that he is contractually obligated to do and that we can then update the review. For now, we are shocked by the situation. I must say I know I am not alone in the concerns as he manages not just our condo but the building, for now. I truly so dislike doing any negative review. I love to share about great companies and even when they're are "baubles" along the road, but it is equally important to share when companies wont invest to work out the issues. It changed hands to from Dwight Fujiye to Cornell Assoc. to Sagareus Real Estate, to Peak Living to Cadence. My last Jan 2023 rent was paid to Peak Living. I kept emailing Peak Living and there was no answer once Jonisha left the ball dropping. She asked for a copy of the receipt and I provided it. I should of just stopped by her office, but most likely they were working remotely. But I did email Cadence many times this year, to get that $650 Last Month's rent. AT the time of Move-out, I totally forgot to ask for my refund until months last in summer, 2023. They only tracked the $500 Deposit and Jonisha first said I did not need to clean. I had the old Mgr's Unit. It needed remodeling. So I figured they would rip the carpets ,flooring, drywall cubboards out. I only got a partial refund since they deducted the Cleaning fee. So Jonisha lied to me. I lived at the Beacon Point apts. on 1330 - 12th Ave S, #1, Seattle WA, There was an ownership Change at the time of Move out to Cadence. Jonisha was my Property Mgr. But she is long gone now. I even tried to communicate with the accounting department and other Mgrs. thru Linked In. All efforts have Been Ignored. I have gotten Zero phone or emails from Cadence. I have no idea if they even own the bldg. Maybe Not and that's why they are ignoring me, Cadence is in the same office space as Peak Living and the mgrs there remained under Cadence. They did not leave the business once Cadence bought Beacon Point Apts. on Beacon Hill.

The cheap malfunctioning ovens and refrigerators, the sparkling fuse box, because they don't know how to check their work. The sparking outlets. Welcomed by the angry low income tenants who fought for their homes despite the issues by getting random bangs on my windows, the attempted arson, the threat of towing. The company's very best Sierra, had pulled up a different lease when I showed up to see the apartment, claiming a mistake. I had already supplied my ESA documents, but didn't notice they weren't on the lease she was having me re-sign. Was told the landlord takes care of the electricity and the rest is RUbs . Was told I had parking but not where, and after my run in with tenant that threatened towing, was given a parking spot. 1 month later, someone tried an attempted arson. My dog scared them off. I decided after this, the fuse box sparking and told it's not an emergency on both accounts by maintenance. This company who is also Peak is not ok and I'm not waiting around for someone to kill me or my dogs Istarted looking out of state. I am told by Katie that I've not been charged for parking and she's planning on fixing this by charging me $150 , graciously offered me 3 months of parking that I can't use because of construction. When I said no thanks, she started charging anyways and never informed me where I can park while said construction is happening. Other lots are taken. I tell her several times, no. If she's planning on giving me parking to amend my lease so that it reflects this. She refused this. I read through the lease again, my dogs are not in the lease which is a huge problem , their provision allowed them to crate and remove my dogs and sent to the humane society where I don't have the option to get them back. I ask several times to have this amended and fixed Katie never answered me. Which is the same as refusing. She's INSINUATING to BBB and the General attorney that I'm responsible for the attempted arson, this is inspite me having just paid in advance for May and June. They wanted 3x the rent and found a way to take my deposit. She charged me $200 plus 1131 for a clean up and transfer of tenant. Insteadof fixing their problem as requested they rather just take your money and kick you out. She had the guts to say I only should have one dog She'snot my mother or my doctor. As an out of town seller, Asa assured me he could find local subs to take care of some minor, cosmetic repairs; "afterall, that is what you are paying me for". It has been 2-1/2 months and these repairs have not been made. With these repairs incomplete our home has reduced appeal, and likely confidence, for buyers and their agents to visit a property with these simple cosmetic issues left unrepaired. Any honorable real estate agent would be embarrassed with this situation. In this hot real estate market, we find ourselves with an offer at 10% below asking price (mid-point of Asa's research value). As there is no buyer's agent, Asa has increased his fee split % since "I'll be saving money vs having to pay a full fee". I have balked at this, stating his failure to find subs to make these repairs and demanded a reduction of his fee to the typical split (stated in our contract), and to reduce it more if he fails to find subs to repair the work during closing period. In response, we have received a revised offer which includes in the sales amendment the Selling agent's increase commission, as well as having 0 days in the Seller's Right to Terminate (30 days typical). This will guarantee Asa and Sterling Johnston a higher, and undeserved , commission while providing me no protection from upcoming failure to perform on their part. I feel I am in negotiations with my own representing agent rather than receiving representation services I am paying for. I expect Sterling Johnston to perform their work as promised, and at the commission per our contract.
