Despite me paying $2,000+ for my portion of the Property Tax when closing the purchase of my house, they did not pay King County for nearly 2 months. This caused me to get a late payment notice from the County Treasurer. Although CW Title paid the penalty fee, that late payment record is now on my tax record (as the property owner) and cannot be removed. When contacted, CW Title they said they had 'followed their procedures' and their overall attitude was that it wasn't their fault and that I had nothing to complain about. They had also charged me $95 for 'wire transfer fees', but it only cost me $30 to wire transfer the money to them. read more

I believe my home closing issues were 99.9% the result of the seller's misconduct and misrepresentation. That said, escrow should have provided clearer communication, especially as the closing date drew near. The concealed short-selling status is a very serious concern, and the transaction a big chunk of money back and forth, is not fun. read more

Edit: They responded with my opinion matters, but this is just for show. It actually doesn't matter. We asked them to fix the recording of our document with our misspelled name and they said no and that it won't affect anything. Actually, it would affect our taxes (confirmed with Recording, Accessor's and also another title company we asked). We asked them to contact the county accessor to update the names for tax purposes and they basically still refuse to help with this even though it's their mistake. We wouldn't have had this issue if they actually sent in the correct document that we approved. We asked Jennifer, - Why didn't you use the most recent Excise Tax Affidavit with the correct spelling? - Further, why did you send us the Excise Tax Affidavit to send only to tell us later it's not accepted? - Lastly, why is the recorded Excise Tax Affidavit different from the one seen in the .pdf package my lender had sent to for records. None of these questions were answered. She continued to insist that she got everything completed in a timely manner (nope, missed my first signing appointment) and insinuated that she had done me a favor by sending my documents internationally. If you want a smooth and easy transaction, please, look elsewhere. --- Would not recommend CW Title. To date I've done 4 different transactions w/ different title companies and CW is the absolute worst. Actually, they are so bad that they shouldn't be in this business considering the important of the documents and transactions that they handle. Title company made numerous spelling errors in my name as well as document preparation. It had to be revised 4-5 times until corrected, then the person handling my transaction, Jennifer Robins basically said everything was fine. But no, it wasn't I closed later than expected, which costed my a couple hundred dollars and had to ask my lender to speak to CW Title management about the situation because things got so bad. Title company never updated me about the process of my transaction, when the documents were received, released, recorded, closed. No one even sent me a email to confirm that I would be wired my money. Title company recorded the documents with the county, but never sent me the clean copies. I go online to do a search and to find that they submitted STILL the wrong documents and crossed out our names on it, which again, were spelled incorrectly. They removed the correct documents that we signed off on and didn't use it! What is worse is that they sent back the document package to my lender, who sent me a .pdf of the entire package. In the package the document they recorded and the document that is in the package are also two completely different ones. Find a company that you can trust. CW is definitely not it. read more

We experienced an unusually difficult transaction where one thing after another cropped up. Many of the issues arose from the question of the owners on the title. Others were from a family member of the sellers that came into the picture at the eleventh hour. Brad Hallstrom and Althea Kaheiki-Handburgh stepped up to the plate and worked with each issue until they were resolved. Keep in mind we ended up with two attorneys who worked from opposite ends to get things resolved. Brad and Althea were timely and very responsive. I couldn't say more in that regard. I'm convinced, without them this transaction would have blown out and for the time being - not to be resolved. Real estate is such an easy business - says no one. I want to give them my money for my transaction, yet they want to make it so hard. Can only wire in person, can only accept cashier check- why is this so hard especially in the time of COVID-19? My bank is out of state as I have a state-based credit union and recently moved here. Can't open a new account during escrow. So...We can take precautionary steps to protect against wire fraud with-out giving people limited options to provide money especially within a 3 day window. read more

After closing the purchase of our home, my husband and I were surprised with a water bill of almost 12k. That's right: twelve thousand dollars invoice from the previous owner that was "transferred" to the buyers without any notice or previous information about this debt. When I consulted the water company they said that they had sent a copy of the bill to the title company. Now my question is: if you are paying for a company to be the impartial party that checks all of these issues and does not release any money until all is clear, how could they have let that go when they had complete knowledge of the problem? Can you imagine the shock of receiving a bill for your new home in that amount? The disappointing party is that when contacting the CW Ttile they were responsive at first saying they were aware of the bill and that they would talk to the sellers, but after that we never heard back from them with a final resolution. I found out through my own means and time that the issue was finally solved but not after some extra hard work from our part, which was extremely disappointing. No customer service at all! read more

Avoid if you can. Initially super responsive but they suggested we send documents with our names, address, and social security numbers to their "secure" email address that didn't require or use encryption. Double fail right there for not using encryption and implying it was a secure way to transmit documents. Fortune 500 companies are being slammed for using *weak* encryption to protect less sensitive information and CW title isn't using any. Despite telling them this wasn't secure and that we wanted all documents with our personal information to be sent securely they later emailed copies to us in the clear. Another fail. They did close our transaction on time, but didn't tell us they needed additional instructions to wire the proceeds until a few hours before closing on a Friday prior to a holiday weekend (the day after the transaction closed)--meaning they floated the funds for three days earning interest. Another fail. It's now been over a week since we gave them the final utility bill to be paid out of the escrow account and it hasn't been paid, nor has a check been cut to us for the remaining escrow account balance. Yet another fail. So we're up to five fails and we're not done yet. read more

Definitely Would not Recommend ! If you are agent is working for Windermere like mine, most likely he/she is referring yo because of the existing relationship with Windermere. They don't provide any convenience in terms of the services they offer (e.g. electronic signature and upload of documents), they are expensive and they are simply not the best to handle your transaction. Incompetence: sent the Opening Packet to the WRONG address and waited 1 week before reaching out to see why they haven't received the form back. Sent the HUD 2 days before closing. Recorded title BEFORE wiring the funds. Bottom line: CW Title JUST DOESN'T CARE ABOUT CUSTOMER SERVICE Hands down the worst title company in the NW. We just bought our first house and had to work with CW Title/Escrow. They were very slow at looking at our documents and working with them delayed the entire process. Worse was that they messed up their calculations of the HUD and I had to leave work in the middle of the day to write them a check for $0.96... I then had to e-mail them a copy of it and meet up with their messenger to hand it to them. My Timeline: Friday - My mortgage broker sends documents over Tuesday - They just now look at them, say that one document is outdated and needs an updated form Thursday (noon) - Updated doc sent to CW Title, they call me to say they got it. I tell them I can come now to sign, they aren't ready. Thursday (5pm) - They have me come in to sign Friday Night - They send the documents to the lender Monday - They tell me they messed up by $0.96 and need me to write a check Monday (4:58pm) - They finally close this deal If they were ready to sign the documents on Thursday before 5, we could of closed on Friday. read more

I purchased a short sale recently and the lender chose CW Title as the Title Company. I normally don't write negative reviews, but the service I received was some of the worst I've ever had. I have never dealt with such incompetent people, EVER, in a business transaction. As is typical, lots of finger pointing and no ownership of things going wrong. I don't know if they treat their customers this way, or if this was simply because we were brought to them by a bank, but either way, this place is swimming with incompetence. I would recommend finding another title company to work with if you want your transaction to go even remotely smooth. read more

I'm a buyer that worked with Kim D. Kim was unresponsive, unprofessional, and had terrible customer service. My agent informed CW Title 3 times (all in writing) that I needed a mobile notary, as I would be out of town for my signing. Kim and her team failed to proactively set one up stating I wasn't sure if you still needed it" (why she didn't listen to my plans when they were communicated, I do not know). This resulted in a last minute scramble to ensure an on-time closing. I was unable to choose a different escrow company, as it was a stipulation of my ofdcontract, but I highly recommend others go with a different service. I will not be using CW Title when it's time for me to sell. read more

Functionally, 95% of title places seem to just be completely incompetent, so I can't really call it that CW is much worse than most others but I want it to be clear that they are like the others. Communication was terrible which I don't care about if things actually go through Ok. As closing approached they sent a document to my email saying that the sellers lender needed signed immediately. The attached document was for a COMPLETELY DIFFERENT transaction! Luckily for CW title, the document didn't have a bunch of personal or financial information about the other people but that was just luck on their part. The transaction closed and of course now there is another issue. They held back 200$, which is on the HUD and was stated to be for the final water bill. We had not lived in the house for 3-4 months, and so we knew what the water bill would be, about 137$. Soon they sent an updated HUD statement and a check for 5$ saying the bill was actually 194$. I presumed that it must be right (stupid move!) and maybe there was a shutoff fee or transfer fee or something. Then I GOT THE FINAL BILL for 137$! I called immediately and they asked for me to scan and send the bill and other info, and they have not responded at all. read more
