There are multiple holes a previous resident made in the doors and they half filled it. None of the facilities work. And there is a massive bug problem that they refuse to acknowledge. The building itself is very unsafe, most of the locks and parking garages are left opened or unlocked allowing anyone to be able to walk in. The mail room is a disaster and have lost/ruined multiple peoples packages. And if you have any issue with the things listed above management will make sure to do nothing. The price is ridiculous, the interior hallways are disgusting and dark, and the parking is very expensive although they refuse to ever lower or fix the gates. Also all the roads around the building are closed and there is loud construction noise 24 hours a day and this is not an exaggeration.

Garbage was piled up for days on end - spilling out to the hallway so you can only imagine the smell. Trash in hallways is never cleaned up. Management is useless. They will give you every excuse in the book as to why this happens. Stay away from this place. The only decent thing about this dump is the proximity to the college. It is in no way worth living at The Standard for that reason alone.

If you are looking to rent a place or have a place you need managed for renting you have to check out Keyrenter!! At this time it can be a pain trying to find a place to live that fits your budget and your needs. You also have to juggle the evil leasing companies and sketchy subleases so when we found this property in the neighborhood with our friends and a stones throw from UT campus we had to check it out. The house tour was super simple with an online scheduler and a wireless lockbox that opens to your code after sending in a pic of your license. Super cool to see tech starting to show up like this, making things easier. We had the pleasure of seeing the house with Dan present so we could ask questions and learn about the benefits that come with Keyrenter. We loved the house so we applied as soon as we could. The staff with Keyrenter were super communicative and made sure they got everything they needed from us for the application which was a painless process. After moving in things got even better. Dan was extremely nice and flexible with the move in times (which was great as we had a family trip scheduled right before move in). There was a kind letter and some house warming gifts from Dan and the owner that made us all feel more at home, even our cat Sushi got some treats. While moving in Dan made sure we had everything we needed and was great with communication. The old dishwasher wasn't working great and he immediately scheduled a repair visit and afterwards decided to replace the whole dishwasher with a brand new one! That was greatly appreciated. And the whole time Dan was communicating the status of everything. Also, with the Keyrenter benefits package you get some pretty sweet discounts and your filter replacements come automatically (when most properties never even do it, gross)!

    I will start by saying that I am a first-time landlord and did not know what to expect from a…read moreproperty manager. I had 2 homes that I needed managed. I interviewed multiple property managers, and chose Brick & Mortar Properties due to their commission structure, and Julie Thacker's description of what she would do as the Property Manager. She convinced me that she worked for the landlord. My expectation was that the property manager would help protect the property and save me from undo repairs. I will say that you get what you pay for. I was hoping that the property manager would spend my money like it was their own, but that was certainly not the case. I expected a property manager to handle issues brought up by tenants, but all Julie did was act as an in-between, passing every issue on to me. I was "fired" by Julie when I refused to replace a toilet that continued to run after I paid $223 for Brick & Mortar's maintenance person to replace the toilet tank equipment. When the replacement of the equipment did not work, the maintenance person told Julie that the only solution was for the entire toilet to be replaced. When I refused to replace the entire toilet, at a cost of nearly $450 (quoted by Julie's "preferred contractor"), Julie terminated the contract on the spot, with no conversation. This was midterm on both rentals. When I went to the property to look at the toilet, I found that the flapper needed a new seal. Apparently, the $223 that I paid for the maintenance person to repair did NOT include the flapper. Mind you, the reason that they inspected the toilet is that it would not stop running. Any person with repair experience would know that this is the flapper. When the maintenance person went to the property, they replaced the fill valve, but did not touch the flapper. Instead of needing a new toilet, I replaced the flapper seal for $1.39 . . . And that price included 3 seals! Another time, Julie requested that I make a claim with my home warranty for a garbage disposal that was not working. When I pushed back on this, and repeatedly asked her to have the maintenance person look at the issue, it was found out that the GFI had been tripped, and that is why it was not working. Essentially, Julie did nothing to save me money. I feel that she was just trying to avoid having to do any work on her side,and wanting me to throw money at every issue. Exactly what I didn't want from a Property Manager. Now that I was "fired", I am dealing directly with my tenants. They said that they are MUCH happier to be dealing with me. I had some minor issues getting ahold of Julie, but my renters said that she was impossible to reach, and their office was always closed. Other than collecting rent, I am not exactly sure what I was paying them for. I would absolutely NOT recommend Brick & Mortar Properties, and would discourage anyone from using them. I do not know what they feel like they were doing for their commission, but I did not see it. You would be better off managing the property by yourself, and saving the commission.

Brick & Mortar Properties stole my deposit. They claimed that I damaged the property even though the damage was clearly listed on my move-in sheet (and I even had them out to check on the damage during my time as a tenant--I was told the repair would be too hard to undertake while someone was occupying the unit). When I moved in, the "cleaning crew" had left human excrement on the toilet seat. They left me without a working oven for two months during the height of the pandemic. I patched holes in the walls, paid for professional cleaning, and made repairs to the unit before I moved out, and they still withheld $425 of my $725 deposit for damage that existed when I moved in and for which I have photographic evidence. The rental market in Knoxville is horrible, and it is made worse by Brick & Mortar. Avoid at all costs!
