I lived at The 505 for two and a half years, and it was one of the most anxiety-inducing living experiences I've had. My biggest concern was safety. My apartment overlooked the 110 Freeway and 31st Street, where there were consistently unhoused individuals, encampments, RVs, and other vehicles. While the mere presence of unhoused people wasn't my concern, the environment was often disruptive and, at times, felt unsafe. There were frequent loud disturbances while I was trying to study, occasional fights, individuals who appeared to be engaging in illegal activity (such as sexual trafficking), and people positioning themselves where they could look directly into nearby apartment buildings. Despite the building advertising 24/7 security, there were multiple occasions when I had to contact USC DPS myself because I didn't feel management or security was adequately addressing safety concerns. For a property marketed as "luxury," you're paying luxury prices while living in an environment that often felt anything but. If these issues don't bother you, your experience may be different, but as someone with clinically diagnosed anxiety, living here was extremely stressful. Another recurring frustration was the way utilities were billed. Utilities were often posted 1-3 days after the base rent was due instead of appearing with the monthly rent statement. On more than one occasion, this created confusion because I had already paid what was listed as my balance, only for an additional utility charge to appear afterward. It was frustrating as a busy student to have to continually monitor my account to avoid being accused of making a late payment. Parking is another significant expense to consider. Expect to pay roughly $300-500 per month (or more) for a parking space. I couldn't justify that additional cost, so I parked on the street during my first year. Initially it was manageable, but as the surrounding area changed, it became increasingly difficult and stressful. My car was tampered with twice by individuals attempting to break into or steal it, and finding street parking became much harder as more vehicles and RVs occupied the area. Eventually, I purchased a USC parking permit and parked about half a mile away. I don't mind walking, but carrying groceries or other heavy items that distance when I was paying to live in the building was inconvenient and frustrating. To be fair, The 505 is a beautiful building with modern amenities and attractive common spaces. However, in my opinion, the appearance doesn't justify the cost. There are other housing options near USC that are less expensive, offer a stronger student community, and provide a more comfortable living experience. I wouldn't necessarily tell people to avoid The 505 altogether, but I would recommend keeping it as a backup option rather than your first choice. read more

Living at the 505 is awesome. Monica and Deshani from the leasing office are the BEST -- so friendly and accessible, and they really make an effort to get to know residents. Maintenance requests also get addressed super quickly, although it's rare that I have to place one. The building is a lot smaller than other USC apartment complexes which gives it more of a community feel than places like Gateway or Lorenzo (I've lived in both). I live in a 1B1B with a roommate and it's very spacious, especially the bedroom and bathroom. Nice appliances with balconies (and 1B1B units get a view of downtown!). Great location, no more than a 15 minute walk to get to any of my classes. Amenities are super nice, I use the study rooms and rec room frequently. Rent is definitely on the higher side but not for no reason. read more
