I've lived here for two years and never have felt more alienated for my concerns. As of late there has been a lot of homeless people who love to camp out in front of the building, don't get me wrong I hope they get help, but when they are erratic (a women would hit people with her skateboard) and loud at nighttime and during the day that's when I have an issue. I continuously emailed the office about my concerns and continuously received no reply. For paying upwards of $3,000 for an apartment here I expected the service to be top tier, not with a view of homeless people right outside me window and their dogs keeping me up at night . But that's not even the start of my journey at the 505... it began when I sub-leased an apartment over the spring/summer. I had signed all the paper work and was paying rent, but never received my keys until a month later. So I paid an entire months rent and couldn't move in, whilst never getting that money back. Then once I finally got here I would sit on my baloney which had a view of the interior of the building. Fine... until I would see the staff take people on tours and they would yell at me from across the building asking if they could use my apartment to give a tour. Like hello you have a show apartment why you need mine (was full of 4 girls by the way and it was a man asking). Then during the summer I had another opportunity lined up in a different state. I needed to sub lease and have never had to do so before, and, obviously, had questions. Boy was I met with a lot of disgust and attitude. I'm telling you the office staff are worse the than popular clique in high school. After I had come back I was still getting dirty looks from the staff for asking a question about the sub leasing processes and what would happen if I couldn't find someone (as a full time student with two jobs). Then that leads to the following year where my car was almost car jacked out front. That's right parking is $350 a month for a TANDEM?!??! I refused to pay that much for a parking spot so I would park on the street (which you can't even do anymore because of the homeless and their various abandon cars they like to fix at night). I went to my car in the morning to find soda stains and finger prints and a man telling me they tried to steal my car. Did the night guard do anything you ask? NO! Needless to say if you don't want to spend $350 a month the best option for parking is USC shrine which requires you to walk home every night. That brings us to current day where there is a new homeless encampment and problem every other week. Not to mention I was locked out of my own apartment for two days because they forgot to tell me that they needed to "renew" my key. So I had to rely on the night guard because the office staff doesn't show up until 10-11(half the time they aren't there during business hours anyway) and I had work all day ... Also the mail situation don't even bother ordering anything worthwhile. I had ordered myself a hoodie for my birthday and never received the package despite it it being delivered. I asked the office staff to look for it in their mail machine or if someone had stolen it. They "couldnt look" for whatever dumba** reason. Then two months later my package "miraculously" appears. -_- The office staff are the real culprits of my terrible experience here. Not to mention the Amenities aren't that great either. Sure there's study rooms, but during the summer I would try to study for my MCAT and would be constantly inturepted by the staff/the parking lot directly outside. The pool is literally a bathtub with bubbler, the gym is three tradmills and a weight set, and other than that your other options are playing ball with the homeless outside. also the complex is owned by Greystar which if you haven't heard is being sued over rent prices... yeah they are known for fraud and just another big corporation trying to make a quick dollar. When a tenant reaches out and explains that they are struggling, especially when those struggles involve mental health and anxiety, basic decency calls for compassion, communication, and follow-through. It is not about special treatment or legal formalities; it is about respect. I was not asking for luxury or leniency, only for a conversation and a plan to make my home feel safe and livable. Instead, I was met with silence, a kind of cold and procedural indifference that feels almost personal in its absence of care. For someone with anxiety, that lack of response is not neutral. It deepens the sense of isolation and instability that a home is supposed to protect against. This is not an isolated failure. Greystar's pattern of disregard extends well beyond this building. In January 2025, the Federal Trade Commission and the State of Colorado jointly sued Greystar for deceptive rent advertising and hidden "junk" fees that misled tenants nationwide (FTC Press Release). Around the same time, the U.S. Department of Justice reached a proposed $50 million settlement with Greystar over allegations of algorithmic rent-fixing in violation of antitrust law (DOJ Press Release). While those lawsuits concern corporate practices, the same pattern appears here: a culture of profit over people, bureaucracy over empathy, and a refusal to engage even when the law and conscience demand it. To anyone considering leasing here, especially those with disabilities or mental health conditions, please read this carefully. If this management cannot respond when a tenant explains that noise triggers panic attacks, imagine how they will treat you when something truly serious happens. Responsiveness is not a luxury in housing; it is the foundation of safety. When that foundation is cracked, no apartment, no amenity, and no "luxury branding" can cover it up. I write this not out of spite, but out of necessity, to document, to warn, and to remind both Greystar and 505 Apartments that tenants are not data points in a revenue model. Living at the 505 is awesome. Monica and Deshani from the leasing office are the BEST -- so friendly and accessible, and they really make an effort to get to know residents. Maintenance requests also get addressed super quickly, although it's rare that I have to place one. The building is a lot smaller than other USC apartment complexes which gives it more of a community feel than places like Gateway or Lorenzo (I've lived in both). I live in a 1B1B with a roommate and it's very spacious, especially the bedroom and bathroom. Nice appliances with balconies (and 1B1B units get a view of downtown!). Great location, no more than a 15 minute walk to get to any of my classes. Amenities are super nice, I use the study rooms and rec room frequently. Rent is definitely on the higher side but not for no reason. read more

Def recommend if you're looking for a place to stay during your time at USC. It's rare to find such a great staff that goes out of their way to make your time memorable and comfortable. 505 is hands down the best option for USC students. Staff is incredibly kind, hardworking, and makes sure all of the residents are happy. Security is also great, I feel very safe.
