For clean up lived there 7 years there was no exhaust and it got all greasy on the ceiling that's our fault that's wear and tear then said cost them $900 to get crayon off the wall we wiped the wall they said it was crayon oil they need to paint anyway the rugs were atrocious when we asked them to change them while we lived there they left the patio was ready to fall down and when they came to fix three slats they broke are blind and now they're blaming us and also the blind in the bedroom was broken by the guys that replace the window what​do they expect when you call to repair something and they sugar coat it never fix it properly and not to mention the mold it's supposed to come back and paint my patio put three plaits down never came back supposed to come back then when you go to the office for light bulbs and battery they say over there at the store they're not that expensive they're supposed to supply them and the owner of apartment supplies window covering not the renter read more

The Abbey apartments in Riviera are scammers. There are no washer or dryers in the units so they suggest a company they work with to rent them and you pay monthly. Upon move out, I setup when the company could come collect their equipment. The dates had to change because the company couldn't collect until a later date and I would've been moved out by then. I notified the leasing office to let them know the date and they said that it was fine. When that date came the company called me and told me the leasing office threw away the washer and dryer and I now owed them $800 to replace the washer and dryer! I went to the leasing office and they told me they had no recollection of the date that was set and I was supposed to do it while still living there otherwise if anything is left after move out they just throw it away. How do you just throw away a washer and dryer?? And why didn't anyone call me from the leasing office if there was confusion when they entered the apartment to see the equipment still there? I'm sure the abbey got some sort of kick back and returned the equipment and split what I had to pay to cover the cost for a new washer a dryer. Total scammers! Do not ever rent from them! However if you can look past that enjoy one of two pools, one has been under construction for years and the other has bugs and floating bandaids! Also the AC in the gym has been out for 3 years. read more

the abbey isn't a great place. I moved here as my first home with my boyfriend about 2 months ago, we had Lexi as our leasing agent and while in the beginning everything was great it shortly went downhill. 1. My boyfriend and I got a call 30 minutes before closing and 3 days before our move in that we were getting our move in date pushed back due to a "late move out " from the previous tenets...the time given wasnt even long enough to change our deliveries without being charged. We had to call the abbey and get our parents involved to keep our original move in date (the date on the lease!!)...and according to the reviews it's not the first time they've done this. 2. They make you pay $150+ for a gate fob when the gate doesn't even work half the time..and when it does work it takes so long to go up that the line to get into the apartment building will go all the way to the stoplight at Congress and blue heron. 3. They do not answer the phone at ALL. The only way my boyfriend and I can even get them to answer is if we *67 our phone number so it comes in as an unknown caller, if you try to use your phone number they will not answer. They also have a habit of calling 30 minutes before closing and leaving problems unresolved. 4. We've lived here for less than 2 months and our "smart home nest thermostat" has broken 5+ times leaving our house to get to 85 degrees or higher before they even come to fix it. The maintenance men are great and I've had no issues with them, but calling the office to get someone in the apartment to fix something will literally take hours. I called at 11:50 to get the air fixed (inside temp was 78 degrees) maintenance finally came at 3:15PM by then the house was 85 degrees..it gets to the point we sit on our balcony because it is so hot in the house I feel like I will pass out..imagine if you have children or even babies in the house. read more

Let me begin by stating that I have never once in my lifetime left a negative review before. This place's leasing office is THAT horrible, that I absolutely have to speak on it. I was looking for apartments in West Palm Beach, and I came across this place. After viewing the apartment, I decided to move forward with the application for a two bedroom. I immediately paid the application fee ($250) and filled out the application the same day. I was told that this would basically "hold" the apartment while the application was being processed. After not hearing back from them a few days later (I sent multiple emails), I decided to show up there to see what was going on with my application. I was told that my application wasn't being shown in their system, and that the apartment was no longer available. I was livid, but I did not want to lose my application fee so I asked them if I could have another available apartment. They only had a one bedroom available, which would have been too small for me but I still decided to compromise and move forward with it. The "property manager" by the name of VANESSA MONTENEGRO started emailing me letting me know about the documents that were needed for the application with a sudden sense of urgency. KEEP IN MIND I had already sent them along with my application, so I had to resend everything along with additional documents. Her tone the entire time was unapologetic, disgusting, unfriendly, and rude. She was rushing me to hurry up and send everything within ONE day (after them giving me the run-around for almost a week). I did my best to accommodate her in that one day, and sent all my information over as quickly as possible. She then proceeds to tell me that there was another apartment available in a month, and asked me if I wanted to go with that one instead. I agreed; my main reason being that everything felt so rushed, which I expressed to her. She did not acknowledge me until two days later, when she proceeds to email me and tell me that they were missing ONE document (out of the dozen that they requested) and that my application was canceled. She did not even try to call me or reach out in any other way. She is cold and disgusting to say the LEAST. These people are really not genuine and they are not concerned about their tenants. They will make you pay the application fee and cancel your application in the blink of an eye. read more

I saw the maintenance supervisor outside and let him know I had just summited a work order regarding my ac. This place is super expensive for what it is. First of all the apartments themselves are disgusting. Our move in date was pushed back for repairs on the tub but when we finally moved in the tub was disgusting the paint is peeling and rotting away. They have a pretty serious termite problem here as well. The floors in our apartment kitchen are warped and mushy and there's even mushrooms growing up between the floor and the wall. Wtf. They tack on the fees but even though an amenity fee is charged every month you still have to pay an extra $50 for a key fob to the super ghetto pool. Now to mention this is not a safe neighborhood. Lots of crime and break ins. Police are here almost every day. For the price you can find better. Do not lease from the abbey at north lake! read more

Move-in process is terrible. My apartment was changed last minute a day before my move-in date AFTER they received all fees and I signed! They did not check the original apartment to ensure it was ready. Huge inconvenience, this meant making changes to everything - FPL, moving truck, insurance policy, etc without any excuse/ apologies, simply because they did not do their job - (Had 6 days to ensure the apt was ready!) Customer service is really bad here, poor management. You must follow-up with them to get anything done. read more

Vemoy Ramsey was our leasing agent. I flew from New Hampshire to Florida in one day, did a tour, and got an apartment reserved in about 2 hours. She was very helpful and accommodating to our needs especially while working on renting 1500 miles away. As for The Abbey itself, it's alright. The gates are always broken, which kind of defeats living in a gated community. The grounds are pretty clean, I wouldn't say taken care off at 100%, but clean. They nickel and dime you on everything they can though. Gate keys, pool keys, all extra expenses. Pet fees are exorbitant and non refundable at $400 per pet. It feels like a safe community, looks good, and neighbors have been very friendly. There's not much noise at all. I'm happy with the rental so far 1 month into it. read more

I lived here for a good year, I'm really glad I got to find a place to live for myself and the dog I have. But I can honestly say, there is room for improvement at this facility. The gates usually busted, which concerns me for the safety of the community. The air conditioning was always crashing on us every month to every few months. There were car break ins and fedex packages being stolen from doors. The price for rent was a tad bit high esp for the area you're living in (riviera isn't the safest place to live) often at times the front desk personnel seemed a bit off with attitude, but I'm sure you guys had a handful of things on your plate which I completely understand. We loved living at the abbey until they ignored numerous Maintenance requests to get rid of cockroaches in our oven. Then when we moved out and picked a payment plan to pay the rest of our term they screwed us and sent it into collections without reaching out to us to pay. I am so glad we moved out. We moved here because the lacation and price is good to our business, we saw around and everything looks good but 1 month after comes new neighbors to the building, and the paradaise changed. Firts let me say the building, apartments, common areas, is nice, the maintenance team is really good, but the problems are: - we sent complains by email to the manager but never answer. - people from 6 apartments of 8 in total expended a lot of time smoking in the lobby and stairs. - is impossibly open balcony door or windows because the smoke enter inside of apartment. - the lobby of the building is the playground of all kids around, making a lot of noise and dropping garbage everywhere. - I must pick ip the butts around my balcony because nobody do that, more than 200 butts each time. - my upstair neighbors make noise like playing bowling every afternoon and late evening. - the neighbors are really rude, never hello, have a good day, how are you, thanks, no education. - the access gate to the condominium is unsafe, is to easy enter. - you can see usually the police attendant situations. Please don't move here. Had to write a review on here because they delete bad reviews on google. This place is literally hell. My car got keyed twice and when I went to the office they didn't care at all, said the camera which they originally claimed worked, doesn't work and that they couldn't do anything. They proceeded to call the cops on me and attempt to kick me out of the neighborhood because I was "harassing them". The gate is ALWAYS broken. ALWAYS. I've watched countless homeless people wander into the neighborhood. No security whatsoever. Had to start having my packages delivered to a facility so they wouldn't get stolen. Empty cocaine resin covered bags everywhere outside. Empty swisher packages just left on the ground. Trash everywhere. Dumpsters constantly overflowing so people just throw their trash around it. Dog shit EVERYWHERE. Finally terminated my lease early because my dogs were so miserable due to the worst flea infestation I've ever seen. Had my house sprayed twice monthly and fumigated multiple times. The infestation was the entire neighborhood and too severe. Also, roaches & rats no matter how clean your place is. Paper thin walls you can hear every word you neighbors say. My 8 year old neighbor used to cut up squirrels and leave them by my doorstep. Got harassed by a million kids asking for money etc everytime I got home. The girls in the office are the most clueless assholes I've ever met. Please, don't move here! read more

This is probably the worst apartment I have ever been to! I have only been here for 4 months and the staff is absolutely rude! I have still till today it's been a month and some days without AC they did give me a window unit by that only helps the living room cool and me and my two kids have been sleeping on the couch this whole time due to the rooms being hot as heck they NEVER respond or show up when I leave messages on the emergency line they also NEVER respond to emails and it's very rare that they answer phone calls you are better off going into the office but when you do they act like they do not care about the situation I have been lied to multiple times on by the maintenance staff stating they tried coming to my apartment to fix the problem and I refused them to come in to fix my ac? Lmao like what?! So I'm proud to say I'm leaving but I do not recommend this place it's waaaaay to expensive for all this unprofessional treatment I don't not feel respected or heard in anyway. I chose this place because of how convenient it was for me to get to work. My job was 5 mins away and at the time I was moving from Orlando for a job promotion. This place is so extremely unprofessional, from the staff to the people they allow to stay there. I didn't feel safe at all. The gates were broken all 12 months that I reside there, random people just walk around the neighborhood. Now they are trying to steal my security deposit and charging me extra for nothing. The assistant manager there doesn't know how to communicate effectively. These people are thieves and liars. Do NOT move there if you work hard for your coins. They allow anybody to stay there. I didn't come to yelp to write bad reviews but I just have to put this warning out, The place is infested with cockroaches the first day we moved in before we even got our stuff in we saw 47!!!!!! They were even on the ceiling !!!!! We've lived here for about a year now and we've done our best to keep them away, things are always breaking in the apartment and when they get fixed they just break again soon after (we've had our toilet flapper replaced 3 times and it already needs to be replaced again, just runs all day increasing our water bill) Anything left outside will be stolen, my back window was cracked in my car and that got cleaned out to! Not to mention we just renewed our lease and they RAISED OUR RENT by 50$!! And the worst part was that they didn't even try to communicate that to us when we went to resign the lease. The apartments are cute inside and we have the lake view so we don't have to look at the parking lot but Moral of the story, it's not great. read more

I'm really not one to leave reviews whether they be positive or negative, but this place is just ridiculous. If your okay with an average apartment and extreamly poor service then this is your place. Apartments are outdated ,but no bugs so I guess that's the reason I'll even say it's one star. The customer service is great.. before and during signing your lease.. but then it all goes down hill. They are horrible in the office, trying to get someone to look up at you is challenging on most days; very unwelcoming and when you do have a question they are very rude with their responses. They are unorganized with their payment process as well; so don't be surprised if you pay your rent on time and still come home to an eviction letter, that just happens here. Now maintenance is the BIGGEST issue here. To be frank, they suck. Trees have only been trimmed once since my moving in 2 years ago, and there's always garbage floating around in the roads. And please know to be present whenever they enter your apartments. ( if they even notify you with what time, they enjoy putting out 24hr notices with no time frame. So legally they're covered) They are a mess always after they come in there's dirt all throughout from shoes, and even inside of the shower! It's just terrible to believe another person could be so inconsiderate of another persons home, rented or not. Being in hospitality myself it's insane to believe that the persons employed still have jobs. Unfortunately it's probably due to the area, I'm sure the hiring pool is limited. But please management if you pay any attention to these reviews, try something different please. No one should come to their own place after a long work day to find a mess to now have to clean up.
