When they finally opened at 9am, we conducted a professionally given tour which included fun banter. As a parent, safety is paramount and from the start, I felt like I was entrusting my daughter's care to a well-established location and great people who would genuinely look out for her. I have put in SEVERAL work orders that were "resolved" for mold and a LEAKING CEILING. And no one ever came out to actually fix it. One guy a few times came in to spray stain remover on the mold. And one guy told me that they needed a third party to fix the leak and mold but couldn't do it til the owners came to fix the 5th floor. Since then my ceiling has cracked even more, I've been living with mold in my ceiling and had my roof leak when it rains. In addition, they did fix the sink which was nice. There's still holes in my drywall from when I moved in that weren't fixed, my toilet now flushes properly. They do these things called quarterly inspections where they're supposed to inspect everything and make sure everything works but somehow every time they've missed my ceiling.

Only after taking my money did they tell me the reservation required additional verification because it was over 30 days. I completed the verification process exactly as requested... and they still denied the reservation. Now my money is locked up for 10 days while I wait for the refund to process. Charging a customer first and deciding later whether they're approved is a terrible business practice and creates a huge inconvenience for customers who may need those funds to book somewhere else. I was unexpectedly dealing with a serious illness and needed to stay in Sarasota/Bradenton for treatment. I explained my situation to Kevin Sanchez, who assured me he would help accommodate me. Suddenly, he stopped responding, and I later found out he was no longer with the company. No one followed up, and I was bumped from my unit with nowhere to go. This wasn't the first time Landing failed me. In January, I was displaced for seven days. Their policy states that if you're bumped, they issue a credit toward your next month's rent. Instead, they gave me a $325 credit right before terminating my membership--money I can no longer use. On my last day, I asked the cleaning crew if I could store a few totes in an empty storage closet, and they agreed. Soon after, Landing sent me a cold email stating they were ending my membership due to "pet hair" and leaving items in storage. I never had pets in any unit--I'm highly allergic to cats--so this claim was completely false. Landing left me stranded twice, failed to honor their own credit policy, and terminated my membership based on false accusations. Their lack of compassion and professionalism was shocking. Now mind you, I'm in my 30s. Is your teenager going to keep their place spotless? Meanwhile, I have started to get roaches because the other tenants are disgusting. There are feces everywhere, trash everywhere, random people trying to open doors and enter your apartment, a garage door that is rarely operational, and two elevators that take turns breaking. It's really not worth the price and there are a ton of other better apartments nearby. Also, the kids at the front desk don't know what they are doing. Skyy is high all of the time and Nia tries but lacks the experience. It's a bunch of friends who aren't held accountable by anyone.

Many doctors visits and specialists trying to help her. This is caused by mold and moving her out was difficult as we could not even stay in long periods of time due to unable to breath well. Not a good place at all. There was a car break in in the parking garage as she was trying to move out. Not safe in the garage at all.

    Let me start off by saying that I am an out of state student and if I had more than 2 days to find…read morean apartment (I was in town for orientation) I would have never chosen this place. With that being said buckle up because I'm about to take y'all for a ride with my review! - Rent has gone up 2x (I left after they said it was going up the 2nd time) used to be all inclusive then lowered rent and told me electricity bill would be no more than 60.... our first bill was for $114 EACH! I live in a 2 bedroom and they're trying to say we used 228 worth of energy?! Scam. I asked multiple times where the meter was and no one would give me an answer. My roommate and I tried to call the power company but since or name was not on the bill we couldn't discuss it. - When I first moved in, it was 3-4 days before school started (last week in aug) but I still had to pay the whole 755 (that's what I was paying at first) like I had been living, breathing, and bathing in the apartment the whole month. I was there 3 whole days before they came asking for rent. - Bugs- they spray but the bugs then come inside and die in the middle of the floor - What they show you on the tour is NOT what you get! I was shown a 2bdr will a whole bunch of closet space, nice pantry, nice bathroom. What I got- dirty shower, small closet, no pantry, dirty floor kitchen, sunken and dirty couch. - Not consistent with power usage- talk about beginning of summer and when gone for winter break. Say how they are behind and no one will answer questions. Turned everything off and the bill was still 90 each - Cable goes out whenever it rains- need to see what the news is saying about the weather? Too bad. Have to use your phone. - Mantinence does a quick fix majority of the time- good and bad - Had an issue with my key fob not working once but they were quick to fix it. - Every time I come back from break/not being in the apartment for a while there was a problem - Lighting goes out in the parking deck and leaves you in the dark and feeling unsafe. -Paying extra to park 2 levels above where you stay if you come home late from the library or a party. Won't tow people who don't have a sticker but will have the tow truck drive around the deck - So at first I was paying 755 for a 2bdr they raised the price and it is now 805 (not including the extra 35 you pay a month to park) and not including the electricity bill. You can get a 1bed for 805 and it's about 6min away from campus (which is where I'll be moving) - They keep going up with the prices but you're getting bad living conditions - Yes it's close to school but with "everything you're getting" it isn't worth it AT ALL - Moving on to safety: ok yes you need a key fob to get into the deck and actual apartment complex but no cameras and pitch black parking deck?? Prime spot for someone to get robbed. There are also no cameras in the actual complex. So when someone took our welcome mat (I know a small thing but still) I wasn't able to see who took it or whether it went. I went down to the office and their reply was "there are no cameras in the hallway" why wouldn't you put cameras in the hallway... if someone has a home invasion then there's no way to tell who did it. We are in DOWNTOWN BIRMINGHAM where all you here are ambulance and police sirens- it shouldn't have even been a question of "should we put cameras here" - In the end there are more problems than I'm willing to put up with. **Be advised- do NOT live here or let your child live here.**

I would never refer a friend, nor my worse enemy here, and have zero intention to renew. And maybe it is because I am older and this community caters to undergrads and grad students; aka ppl who have never lived outside of home in the past and can "do what they want." Discarded food and debris that will remain in the hallways for weeks on end. I liked the pool area upon touring the apartment complex until I actually got into the pool. Now I do NOT want to bring visitors over since it is FILTHY, full of dirt, scum, plastics, HAIR and used condoms in the pool. Really unpleasant when I had a visitor over and she went under water to come up with a used condom on her shoulder. All of the garbage reciprocals are constantly full with garbage piled around the canisters. Also, in the stairwell on the east side, I saw a pile of POOP swarming with flies that wasn't removed for at least 3 days. I refuse to use the stairs now, even though I prefer the stairs usually to elevator. Also, if you are okay moving into an apartment with strangers and asked for them to help "find a roommate," even though you fill out a form regarding preferences, they do not seem to use those when deciding placement. Also, if a person had been living there for a time, the apartment you receive is in the condition that the previous occupants tended to in regards of repairs and cleaning. The first apartment I moved into, the previous occupant did not clean and the place was FILTHY. Scum in the fridge and freezer, garbage everywhere and I had stated I was a very clean person. Luckily, staff accommodated me in moving to a completely unoccupied apartment. Since the staff are very friendly and helpful, I gave 2 stars instead of 1. I could go on and on and on, such as the heat didn't work in the dead of an unseasonably cold (it snowed twice) winter, maintenance never came to repair for a week or two, and when they did, they told me the AC was broken...the heating bill was also $300 for the month when it had been less than $100. So, I paid 3 times as much for no heat. Make sense? I didn't think so. I wont mention the roaches, people parking in assigned parking spot (that a tenant pays extra for), broken elevators, broken printers in the "office and study area," the maintenance will just walk into your apartment with absolutely no notice and the floors were ALWAYS flooded (I lived on the 5th floor!).

The communication and policies are not clear, and at one point they were towing cars. When I first arrived, I thought what a great place but by the time I left I was very disgruntled. Many students suffered with the extra cost of cars being towed because they were never given a sticker or told that their cars could be towed. Parents be aware that when sending your children here, it's a money pit.
