There are feces everywhere, trash everywhere, random people trying to open doors and enter your apartment, a garage door that is rarely operational, and two elevators that take turns breaking. It's really not worth the price and there are a ton of other better apartments nearby. Also, the kids at the front desk don't know what they are doing. Skyy is high all of the time and Nia tries but lacks the experience. It's a bunch of friends who aren't held accountable by anyone. read more

Do not rent. My daughter lived here and has been the worst experience for her. Things kept breaking, common room never finished, contractors coming and going and never felt safe. Dogs pooping in the hall, gym not useable, leaks in the apartment which caused mold in the air vents and caused her to develop Massed Cell activation syndrome (pots). Many doctors visits and specialists trying to help her. This is caused by mold and moving her out was difficult as we could not even stay in long periods of time due to unable to breath well. I would not recommend this apartment complex to anyone, especially not to college students, as they take advantage of their tenants. This place should not be considered student housing. The leasing agents are rude and consistently dishonest. I've held off on writing this review since April, but this is the final straw. The apartment's rating has dropped from 3 to 2 stars in less than a month, which should tell you everything you need to know. During my tour, I was informed that I could make payments online using a debit card, which would be processed immediately, while an ACH payment would take 5-7 business days. I made a payment with my debit card on Friday, and my move-in date was scheduled for Monday. The funds were taken from my account right away. However, when I went to pick up my keys on Monday, I was told I had to wait until the following Friday and that my rent couldn't be prorated. I contacted corporate immediately and never received a response. I also qualified by paying first and last month's rent. I was told by Campbell my last month rent would cover July 2024 because I supposedly signed two leases--one for 3 months and another as a renewal. However, I didn't sign my renewal lease until I had already moved into the apartment. Skyy, the leasing agent, claimed I had to sign before moving in, but I wasn't sent the renewal lease until April 19th, after my move-in date. I reached out to corporate again and, three months later, still haven't heard back. When it was time to pay my second month's rent, Sky informed me that I could make the payment online instead of bringing in a money order. I would like to request credit for the days my keys were withheld, as I was confident I wasn't wrong in stating that Campbell had mentioned this during the tour. Although Sky said they couldn't honor it since it wasn't in writing, I had a witness with me throughout the entire process. On my first day, the air conditioner broke, and there was mold in the closet, which they just painted over! My kitchen sink was broken, the entire area flooded, and the electrical outlets were loose. This indicates that my apartment likely wasn't ready by my move-in day, which is why they withheld my keys. called corporate for the second time havent heard anything back When July 2024 came around, I was told my last month's rent was actually applied to July 2025. They marked it in the resident portal as "July Prepayment" to make it look like it was for 2025. I ended up paying almost $100 in late fees just to cover my July rent. I wanted to start my lease on April 22nd, but I was informed they can only begin billing on the 1st or 15th of the month, even though people were moving in between August 12th and 14th. reached out to corporate again for the third time havent heard anything back After finally getting everything settled, I encountered another issue with my September payment. I made the payment today, but I couldn't stop it because the account number on file was inactive. I still use the same bank and selected my checking account as the payment method, but the portal didn't display the last four digits of the account number. After receiving the receipt, I realized the account number wasn't updated. I immediately contacted the leasing office and offered to make the payment with my card to avoid a fee, but they said they couldn't stop the payment, and I had no option to cancel it on my end. The receipt even stated to contact the leasing office for a refund, but they refused to waive the NSF fee and instead suggested I make a card payment, which already incurs a convenience fee. It's extremely unfair to charge me for a returned payment fee when the error was on their end. The resident portal FAQs state that I should be able to cancel a payment before 5:30 PM EST on the day it's made, but the option to do so was removed. This seems illegal, especially since even banks can waive NSF fees. I know the complex has the ability to either waive the fee or offer a credit, but they refused. Where do i even start. When i first moved in the whole place was dirty and disgusting. I had to mop the floors like 3 times to get the disgusting gray construction dirt off. The gym was also closed the whole term i lived there (august 2024-july 2025) Not to mention to horrible move in process. Everyone moves in all in the same day with 2 elevators waiting in a line and no ventilation in the elevators. Fast forward to when things went rly down hill. It's January 8th 2025 and I come back to my entire bathroom covered in dirty brown water that is leaking from the vents. I sent in a maintenance request that night i returned home to it. Nobody came overnight. I woke up and the dripping from the vent quit. The next day January 9th that night it is dripping again from my vents. Of course it's after hours so i waited the next day to tell them in person. Friday January 10th i wake up and notice my floor is covered in water from water under the bathroom tiles. I go downstairs and tell them it's all over my floor so they actually do something. They come up and say it's from them turning on the water from vacant unit above me so the pipes didn't bust from the winter storm. I said i'm worried about mold and they said oh no you should it's dripping from the vents so it ventilates out. . They justify it by saying the bathroom in the lobby is also dripping. Ok sounds like a problem that needs to be addressed. Their solution was to "turn off the upstairs units water". While yes it stopped, there was no worry of other probable effects from this leak. The fire system in the parking deck already made the whole buildings fire alarm go off at 3 in the morning and was not resolved until an hour later. Fast forward, it's march and I adopt a cat. In april the fire alarm goes off again because of an electrical fire just down the hall from me, again in the middle of the night. Around this time I started to feel extremely sick, never able to exercise like I use to do, and unable to even have the energy to get out of bed. Going to the doctor i get diagnosed with these heart problems I've never had before considering i've been relatively healthy and active. Around this time as well my cat develops hot spots on her under arm from the licking she was doing. As it gets hotter in may and june her skin looks horrible and I feel so sick and napping everyday which I never use to do. I move into a new place around the middle of June and notice the difference in my energy levels. I believe mold was the problem here as my apartment was extremely humid even though i kept it 69 degrees in there. I notice mold and mildew in my vents around end of June. I had a problem with my dryer because it had no lent trap when i moved it. I suspect the vent was clogged so I put in maintenance did it over and over, no fix. So my boyfriend unclogged the vent like i said was the issue. And instead of getting a nice new lent trap, they gave me this disgusting rusted on with a hole in it. Later my washing machine decided to give out. I put in maintenance request and i come back to an apartment that all my boxes had been moved and dirty towels on my floor as well as a bathtub covered in shit water they had no respect to clean. They fix the washing machine a week and a half later and replace it with a toy sized washer dryer that is comically small. They destroyed my door, scratched my floor and didn't even try to put anything back the way they found it. June 4th, The power randomly went out for hours and they had no emergency lighting in stairwell and doors were unsafely propped open bc guess what doors lock during a power outage (which is not up to fire inspection code). I hand in the keys to this place on July 7th and still get charged utilities that list usage date til July 22nd. That hasn't even happened yet. It's also $100 more than the other bill. Not to mention the amenities are STILL under construction and the safety of this place is horrible. Two adults were sneaking in the stairwells that are supposed to be locked smoking marijuana. I notice them bust a car window in the "safe gated" parking deck. Needless to say I would never ever step foot in that shit hole ever again. This place needs to be closed down. This dump is a joke! If I could leave zero stars I would. Let me list the deficiencies in this piece of crap place. 1. Exorbitant rent for a facility so lacking in amenities and safety. 2. No exercise room, it's been "in construction" for over a year! Only within the last few weeks has the community room on 2 been completed and available for use. Yet I am charged for facilities that have not been available to me for use at all during my lease. 3. Safety is an ongoing issue as outside access doors are inoperable giving anyone access to the entire facility. I talked with one former renter that had been robbed on the floors of the building. 4. Alarm system continually malfunctioning at all hours of the day and night. 5. Snarky employees that provide very little service and no support for issues or problems. 6. My apartment has leaked water from the sprinkler system at least three times during my lease. 7. Anyone looking for a place to rent, please compare this POS to other facilities around it. 8. Probably the most irritating is the dirt and filth with dog poop and pee in the hallways and stairways. Garbage in the common spaces. 9. At the moment the exit gate is inoperable with renters having to enter and exit through the entry gate which is a dangerous situation. 10. They will take advantage of you as well. When I moved in, I uploaded my inspection's pictures to their website; about 30 dirty pictures; plus, "wear and tear" pictures. I followed their instructions to the letter. when it was time to move out, no pictures of their dirty apartment were there. Magically my uploaded pictures vanished from their website at the end of my lease. They tried to charge me for a dirty apartment that i cleaned myself when I moved in. They had a thorough inspection after I moved out, not before I moved in.I returned the place real cleaned. They still tried to charge me for "wear and tear". Why did they not keep records of their prior inceptions? I was able to reverse the charges because I saved the original pictures in my computer. Please take pictures and save them for your records. 1) They rented me an apt 50% cleaned 2) Elevators constantly down. 3) trash here and there. The one star is for some nice staff members. The worst apartment complex I've ever lived in. It has gone from bad to worse! I was there for 2.5years and let me tell you the management is a joke. The trash is always overflowing and the common areas are super dirty, not to forget the multiple car break ins and fire alarms going on in the middle of the night for no apparent reason. The elevators are out of order every other week with expired permits.There was a flooding this past December and since then none of the utilities that are included in the rent have been available for use! Lauren is the only reasonable person at the office but she's too busy to get on the phone. I vacated last month and I was sent a $645 move out fee for so called damages and stuff that weren't legitimate. They expect you to have the apartment in a brand new condition as if no one ever lived there or you will be asked to pay all kinds of repair fees and pay for stuff that wasn't yours to begin with or previous roommates left behind. Sky is one of the rudest, unmannered staff and has hung up on me atleast 3 times mid conversation when I refused to have any conversations with her. I would say all and all a shitty experience! RUN do not walk. My experience here, management does not take care of the property or the residents. The elevators this past year have been broken for months on end. The parking deck gates are consistently broken for months. There has been a false, deafening fire alarm that has gone off at least 3 separate times last month for the whole apt, one time lasting for hours. If you do live here, I hope you don't have anything that needs fixed in your apt, bc there's a good chance that they will not fix it. Management runs this property so poorly, IMO it's because it's mostly students living here, so they may think they can take advantage of their residents. It's the worst rental experience I've had. Some things never change.... After all the trouble I had my first year here, I was reluctant to resign my lease. Unfortunately, I was out of state for work at the time my lease was ending, so I decided to resign. I was hopeful that the new manager, Jennifer, would be more capable than the previous two managers, but sadly I overestimated her. On May 3, 2018, I received a notice stating I was in violation of my lease due to having a pet in my apartment. Thankfully, as a result of all of the issues I've had since moving in, I've kept an extensive record of all interactions I've had with the management since 2016. I went to the office with all the documentation I had pertaining to my pet and lease, including a photo copy of the pet deposit check with the signature of the manager at the time, email confirmation from the prior manager stating the pet deposit had been received and would not have to be repaid if I chose to resign, and multiple maintenance request receipts where the management notified maintenance of the presence of a dog in my apartment. According to the current manager, my dog had never been added to my lease back in 2016 and they were "unaware" that I had a pet until the most recent quarterly apartment inspection. I find that to be hard to believe considering there have been multiple inspections since I added my dog to the lease in October 2016. Jennifer was quick to tell me they had a number of issues due to things being done incorrectly by the prior managers. Knowing fully well that the prior managers had made mistakes and having been in the building long enough to have seen me with my dog multiple times, I feel the situation could have been handled better than accusing me of violating my lease. My dog has been living in the building for longer than anyone in management has been working here and I find it asinine for them to claim they just found out about her. This all happened just days after a pipe in the parking garage began to leak all over my car, covering my windshield with white fluff from the ceiling. I brought Jennifer out to see my car and was told it would just wash off. After washing my car twice, I still had residue on my windshield and hood from the incident. A professional auto body shop told me I'd have to have a solvent put on the windshield and hood to remove the residue. I've notified the management and am awaiting their response. To be determined how this will be handled, but I have low expectations. Don't be fooled. The new management claims all the problems were due to previous management, yet all the same issues are still continuing. Jennifer has been manager since sometime in mid 2017, long enough to have corrected many of the issues, yet has failed to do so. Unless you want to deal with incompetent management and continuously broken amenities, I'd suggest you move elsewhere. This place is not close to being worth the exorbitant prices they charge for "luxury" living. read more

The worst. In December 2022 the pipes froze and busted all throughout the complex. I understand things like this happen. Well they put our son in another unit. Thinking they were doing us a favor because it was a one bedroom instead of the studio we signed the lease for. The unit they gave him was right beside the door to go outside to the pool and the windows facing the fireworks for the Barons. The constant noise from the traffic of people going in and out was terrible. In the next 7 months of his lease the fitness center was never restored from the pipes bursting nor his original room he has signed a lease for was never restored to him. Love not being able to use the amenities I pay for. As others have mentioned, this is like a glorified college dorm. The location is excellent, but I guess all the UAB undergrads agree. Management and corporate are unprofessional and aloof. Trash is constantly overflowing. There have been roach sightings. I'm disgusted with the fact that your company "nickels and dimes" each tenant after move out (yes, I've read others same complaints online) which frankly should be a responsibility of your company. Here's my short list of issues -closed amenities since December & still included in rent -construction every day & night since December -move in inspection in 2019 noted holes & black marks, & then charged for those anyway in 2023 -no picture proof was required with move inspection, just a paperpacket -trash in common areas always overflowing & on the floor -dog pee & poop in elevators & common areas -elevators always out of order with expired permits -security definitely an issue with back outside door not working while car thefts are common My daughter was charged with the most trivial and what should have been considered normal wear and tear after living in the unit for the unit for 3 years. You're charging her for getting her closet carpet cleaned while it's the only tiny patch of carpet in the unit??!! You also tried to charge her for a stain on the ceiling which only could have come from a leak in the pipes from above. Not to mention, the flooding in the units, which then had construction crews in and out of the building for months! Seems like you're trying to make up from lost revenue due to flooding issues and ongoing construction. Also, I was there to assist her in the move out process and your common areas, hallways, elevators are disgustingly filthy. I'm so grateful she's moving out. I've lived here since 2019 and recently moved out. I enjoyed living here when it was Venue at the Ballpark and Jenifer was the manger. It is now owned by Ion and Lauren is the new manger. Lauren is the most useless manger I have ever interacted with. Skyy the assistant manger's is a very close second. Both of them are extremely rude to residents and un willing to work with you. It takes multiple times to get a hold of either one of them via email, phone, or even in person. As mentioned in multiple reviews above there was major flooding and damage to the building in December. Since then we have been paying in full for the amenities that have been closed but are still included in the rent. Not to mention the continued noisy construction at all times of the day, broken elevators, trash, and security issues. I recently moved out and got hit with multiple invalid move out fees. Probably being charged to me to make up for all the damages they delt with in December & residents they had to relocate. Everything they tried to charge me for was clearly noted in my move in inspection in 2019, but that wasn't good enough for them. I was told nothing could be handled in person or over the phone & that I had to have supporting images not just my move in inspection packet. When I sent supporting imagines from my move in, they magically stopped replying. What's the point of making residents fill out a move in inspection if they're going to be invalid when you move out??? The office management is a joke and Scion isn't any better. I see they have been replying to reviews telling people to email live@ion-ballpark.com but they have been included in every email I've sent to Skyy & I haven't heard a thing back from them. Since living here I have seen things go from bad to worse. Only one elevator has been working for over a month! There is no other way up. The security gate has been broken over a month! I have experienced people sneak in on game days waiting on me to get onto the elevator. Is that safe? The place has been filthy, and it appears to be because they have gotten rid of the prior cleaning crew. I originally thought that the people above me were stomping, but it turns out that it just really bad installation because you can hear people walking above you even while waiting 10 minutes on the ONE elevator! Things keep breaking due to being cheaply built and I keep sending maintenance request (who have been doing a great job staying ontop of things). Last but not least the new management is so hard to get a response from it is ridiculous! I have to call, email, and message management for weeks before I get a simple answer. The amenities are awesome which is what helped us choose The Venue (now ION) for my child to live while attending UAB. It is a great location to the campus and other restaurants and stores. However there have been several things that have not been so good. Several times i have been there to visit and the trash bins were overflowing with trash in the hallways. The hallways including the elevator smelled awful. The parking garage is a plus to have however it has been broken several times since living there. Also, the pets seem to be out of control. My child has been encountered twice by an unleashed pet and can see and hear into the pet area from her apt and has seen/heard other tenants encounter with other pets. Maintenance requests are taken care of urgently. The staff is always friendly and helpful. Safety and cleanliness should be top concerns for management. read more

I moved in June, shortly after the building's May opening. I signed my lease in March after touring the building and selecting an apartment. The day I picked up my keys, I happily put the keys in the door to... the wrong apartment. When I went to ask about it, the office acted like I must have been mistaken, but my lease clearly stated the layout I signed for. The apartment that was actually mine had, of course, already been leased out. The people hadn't moved in yet, so I wound up getting the apartment I signed for, but Lord knows what happened to the people who thought they were getting my apartment. In the summer, the pool is usually filled, shoulder to shoulder, with drunk college kids. About 5 of them live here, the other 100 are people they invited over. They come in by the car full on Saturdays. There is supposedly a limited number of guests you can bring to the amenities. We got an email once about wrist bands that I dont think were ever actually used, but whatever the "rule" is, no one follows it. Speaking of the amenities, the office rents them out to other groups with no notification. We had family (with kids) from out of town over once in the middle of the day while a keg party for Alabama Young Professionals was going on outside our balcony. I didn't move here because I thought it would be nice and quiet -- I love a wild night as much as anyone -- but some notice would've been nice. Since then we've heard rumors of getting the overflow from UAB dorms, which is fine, but this place is advertised as a luxury apartment complex. I agreed to live here and pay pretty high rent for a nice, well-managed, clean, fun apartment. Most of the people who moved in when I did are professionals in their 20s-30s, and we are not happy to see this place turn into a dorm and likewise being treated like a dorm by management. We're not paying dorm prices, regardless of the clientele living here. Uoon moving in, the Internet didn't work for weeks. It's still hit or miss most of the time. Our rent has been wrong 4/6 months I've lived here. It's always a different amount. I received NO utility bills for 3 months. I checked on it several times, then was billed for the wrong apartment. I got that refunded, then again received no bills for a while. I checked on it every few days until I finally got a bill for 4 months of utilities all at once. None of our maintenence issues have been resolved (6 months later, new management and all.) There is trash EVERYWHERE, which admittedly is due to immature and irresponsible residents, but that's what happens when you turn a luxury apartment complex into a dorm. The elevators are incredibly slow and often out of service. You can't use the stairs because there are no stairs that go from the ground floor to the residential floors (except one on the back side of the building, but you can't get IN the door to the stairwell-- only out.) The key fob access to the stairwells occasionally don't work, and I have no desire to get locked in a stairway by myself, so I don't use them. The key fob access on the main resident entrance is faulty and you have to swipe and pull/push on the door several times. Very difficult when you're trying to carry in groceries to deal with a pet. (By the way, they are NOT pet friendly. The website says it is, and it was when I signed my lease, but they repeatedly tell new signers there are no pets allowed.) The key fob access on one of the elevators has been broken for weeks. The remote controlled doors into and out of the parking garage are often broken, stuck, or won't open. Also we were told that guests could park in the "guest parking area" by the Barons museum. It turned out that was a lie when people began to get towed, and then they sent an email a few months after it opened that that parking was not for Venue guests and guests could only use the street. Not a huge deal, but, just wondering why we were told we could use it. The office staff always looks either confused or annoyed that you walked in to ask for a package or check on something. They will often "check," say there is no package, then after you show them the delivery confirmation, they go back and find it. If you have an issue with anything else, the answer is always just to ask someone else. Ask the manager (who is never there), ask maintenance (how do I track them down?), ask your Internet provider, ask Alabama Power, ask anyone but me because I don't want to deal with it. Also, they have Sunday hours listed on their website, but they're almost never open on Sunday. Seriously, my apartment is beautiful. I'm a stones throw away from Railroad Park, Regions Field, and Good People, and I can walk or Uber anywhere else in Birmingham. There are major perks... but it's not worth it. If you're thinking about living here for the location, check out other places nearby. If it's the amenities, don't bother because they're either filthy or packed with college kids. I have lived at the Venue at the Ballpark for two years and have loved the facility and the staff. Jennifer Roswold is always very friendly and willing to work with residents. The maintenance team, Jason in particular, are very quick at responding to work orders and work very hard to keep the property running smoothly. I also love the events that the Venue puts on for residents, such as their movie nights, Chick-fil-A give-a-ways, and waffle bar Wednesdays. I love living at the Venue and would strongly recommend living here. read more

My wife and I have lived here for 3 years. Sure there were elevator issues and issues with garage doors being out of service, but the latter was due to morons running in to them. Between my wife and I, we've had 3 different units here (my wife had a studio and I had a 1br until we moved in to a 2br) and really haven't had a problem with a single thing in our units. Staff is friendly and helpful, the amenities and view are the best in the city, and most of all we feel safe with on-site security and controlled building access. I'm coming up on two years of living here and I'm a little sad to leave. Yes I've had problems (WiFi outages, garage gate problems, elevator problems) but those are things that happen at every complex and they are fixed fairly promptly. I'm more worried about how the problems are handled, which they do well for the most part. We are always kept updated on progress and I think that's pretty great. Jennifer, the new manager has been much better than the previous ones. The events they have for residents (giveaways, movie nights, free food) make it feel so welcoming! The expenses are high but it's completely worth it. I've never once regretted living here and any time I have company they always tell me I have a nice apartment complex. I'd be more than happy to answer any questions you may have about moving here but I would absolutely recommend it. read more

Not only are all of the above reviews correct about poor service and the influx of college kids in what was billed as a "luxury building" but I was forced to break my lease because my job relocated me out of state and they are holding me hostage illegallly in my lease. They took a $1300 fee from me to re advertise and rent my unit and then did nothing. They continue to bill me monthly for the rent and when I try to contact them to work out a settlement they give no response. They have done several illegal things and I have had to contact both the Better Business Bureau and Attorney General's office to investigate their business practices. Do whatever you can to avoid business with this company. They're ignorant at best and criminals at worst. read more

Been living here for almost a year and can't wait to leave. Very nice complex but staff that doesn't care too much about its residents. I have had many many problems with my mail and packages, including mail not being delivered to my mailbox and the staff keeping it for TWO MONTHS before leaving it outside my apartment door. Recently, UPS alerted me that my package was delivered. However, I never received an email notice from the staff which has happened numerous times. Therefore, I decided to visit their office to see if it was there. The staff member working at the time told me UPS only delivered some packages and had not delivered it that day even though UPS sent me an email about it. She told me to come back the next day to see. The next day, I decided to visit the office again to see if it had arrived. It was a different member working the desk. He told me he could not find the package. I left and talked to a UPS representative on the phone about the issue. She advised me to look in the apartment office's package room and I did. Lord and behold, I found my package but on a different shelf with someone else's name and room number. It is a very nice place to live and have enjoyed that aspect tremendously. However, dealing with the managers and staff have been a nightmare and have made my living experience not so pleasant. read more

I would highly recommend not moving into this apartment complex. The Management is horrible and the facilities are not taken care of. Below are a few of the issues I had in the 6 months I lived there. 1 - 1 of the 2 elevators was out of commission probably about 2 of the 6 months I lived there. 1 elevator for 6 or how many ever floors it is doesn't cut it. 2 - The garage door was messed up quite a bit. I can remember there was a month long stretch where it was totally smashed and the Venue didn't have the funds to fix it. 3 - Management is terrible. Jamila was lazy and not useful at all. I would have to constantly ask her to help me and it would get to the point that I would have to walk down to the office and sit there until they would actually do what I asked. I remember one Saturday I had an urgent request and she said she would have Maintenance come up to help me right when they arrived. No one ever showed so hours later I came down stairs to the office and she was in the back room of the office (closed door), with maintenance guy... ha. There was another instance that I drove home from work to get a package that was delivered. Jamila went into the office and came out and said it wasn't there. I double checked my FedEx tracking and it was a confirmed delivery. I asked another employee to go check for me b/c she said it wasn't there. He looked for all of 10 seconds and came out with my package and kinda smiled as we were both in disbelief she didn't see it before. 4 - When I moved in I had several small issues like my drains being backed up, light bulbs out, key fob not working, etc. It took weeks for this to get resolved. I had to email many times and finally I just went down there and sat in the office until they gave me a new key fob and made me a mail key that actually worked. I'm pretty sure I had to fix the drains myself b/c maintenance never showed. Btw Jamila was my point of contact on this... Another guy that was in the office the day I went down there ended up handling the key and fob issues. 5 - I had a HORRINDOUS noise in my room that sounded like a fire alarm was going off. It was probably the a/c units above me b/c I was on the top floor. It took them 2 months to get this resolved. I had to call/email many times and actually had the maintenance managers personal cell phone given to me b/c he wanted me to call when it was happening so he could ride over to fix it. Finally after a couple months of frustration it was fixed. 6 - The place was often a wreck, throw up in the elevator, trash all over the pool deck, dirty floors. 7 - Lastly, when I moved out I cleaned the place top to bottom and yet still had a $70 cleaning fee. I called and management (Jamila) said the cleaning fee has been waved and I do not owe anything. A YEAR later I get a call from a collection agency saying the balance is still outstanding. Go figure. I called and talked to the manager Jennifer, and of course she was no help b/c I didn't get anything in writing. Shame on me for that part but you feel like you should be able to trust people when they say they are going to do something as simple as wave a cleaning fee. I agree the building is very nice looking and the location is cool. Great view from the pool. It is a shame it was not being managed well. It was so bad that I remember everyone I would see in the elevators talking about how excited they are to get out of there. Hopefully things are better now. read more

I personally think the Venue is a great place to live. The management does everything that they can to help the residents and are extremely nice. They also have events and will come by with insomonia cookies randomly! It is the best. read more

I really tried to hold off from writing this review because I wanted to give management the chance to redeem itself, but the fact is, the problem lies at corporate. Living at The Venue has been the biggest headache of a living experience I've ever had. The building is new in age but made so cheaply that everything falls apart, including the parking garage gate which was broken 9 of the 12 months I was there (still charged the full amount for parking all 9 of those months). Communication is terrible and management puts more effort into sweeping problems under the rug instead of trying to fix things. The apartment is overpriced, unkept, and loaded with college students since the apartment was unable to fill units with young professionals as advertised. The Venue is now a glorified dormitory where the halls are one big trash can. Please do yourself a favor and look elsewhere for a living situation. The location is enticing but it is not worth the constant migraine or hole burned in your wallet. read more

DO YOUR HOMEWORK HERE WITH THIS COMPANY! My son resides at "The Venue" in Birmingham, AL. The building is barely 2 years old now, and already has chronic water leaking from the ceiling of his apartment for 9 months, which they cannot seem to repair, after at least 3 failed attempts. There were no prior reviews when he moved in, because the building was brand new at the time.Their solution has been for him to simply move to another apartment. They have only given him $300 off of one month's rent! He has a view of the ballpark and another of the city in his present apartment. They have not confirmed in writing or verbally that he would have an apartment with an equal view and amenities. However, a reasonable question for a problem of this chronicity is, 'WHERE IS THE WATER COMING FROM?" We have never received a written report, but the manager of this facility states that the apartment, in its present state, is habitable! But, she has no credentials, or certification from the city, state, or health department, to verify this, and has provided no documentation to date (10/21/17) to prove that there is no mold or mildew, or other environmental exposure to my son, or anyone else that accesses this apartment. (p.s. We have video footage of the leaks, and have notified the city of Birmingham's officials). You will not be able to reach executive level management alone because there are no emails or phone numbers to contact them on their website. The managers at the local level have to reach out to them in your behalf, if they choose to. Working and living in a facility are 2 different things! Shuffling a problem around is not solving it. Water is a force to reckon with if a major pipe breaks, and you, your son, your daughter, loved one, or pet happen to be in its way. read more

had a horrible experience with the front desk manager, jennifer. our mailbox was broken, so all our mail was getting sent to the office. no one ever told us this, actually told us on many occasions that nothing was wrong even though our box was completely empty for weeks. Finally found out that all our mail was in the office, except for the ones they decided to send back for whatever reason. Instead of apologizing or anything, Jennifer decided to belittle, mock and disrespect me for having the audacity to ask for my mail. i asked to speak to someone else, she said she was the GM. I asked her why she was being so rude, she actually threatened to call the police on me. a resident... for trying to get my mail. the place is beautiful and all, but her attitude and incompetence is enough for me to look elsewhere when my lease is up. read more

I won't get a response here just like I won't get a response to the 10s of emails I have sent living at the venue for the past 3 years... DO NOT LIVE HERE. I don't know what my exorbitant amount of rent goes to.. among the many other issues I have sent emails about and never once got a response to.. so if the apartment won't respond to the lack of courtesy, professionalism and disgust of this community I might as well tell anyone and everyone to stay away! this is just a current concern not touching on the many other problems I could talk about and have.. as a resident I would love to know why the only once a month working gate to the complex is again not working during a holiday season when there are many crimes happening around the complex but even more.. whatever security person you have hired to sit in a silver Toyota Tacoma when the gate doesn't (never) works IS NEVER THERE. I moved in expecting to live in a luxury apartment as advertised on the Venues website but instead am living in a college dorm. Been here since May and still no Internet. The cable is a joke. No option to DVR and no tv guide. Loud and hot hallways. Elevators SUPER slow. I could walk up 6 flights of stairs with a 50lb bag of potatoes on my shoulders and beat the elevators up. But now that's only when the elevators are working. UAB employee's were offered no fees to move in. I was never asked if I was a UAB employee (which I am) even after questioning the $500 fees twice. Once I found about the fee waver thru other residents I was told by mgt that they could not reimbursement with a check and my account would have to be credited. Considering I had paid several months in advance this was a real kick in the a**. There is trash strown about the lobby every weekend. If I wanted to live in a dorm I would have went back to UAB and moved into my old dorm from 1990's, Rast Hall. If you are 18-23 and love to party this place is for you. read more
