the lint trap they put in my dryer bc i didn't have one

Where do i even start. When i first moved in the whole place was dirty and disgusting. I had to mop the floors like 3 times to get the disgusting gray construction dirt off. The gym was also closed the whole term i lived there (august 2024-july 2025) Not to mention to horrible move in process. Everyone moves in all in the same day with 2 elevators waiting in a line and no ventilation in the elevators. Fast forward to when things went rly down hill. It's January 8th 2025 and I come back to my entire bathroom covered in dirty brown water that is leaking from the vents. I sent in a maintenance request that night i returned home to it. Nobody came overnight. I woke up and the dripping from the vent quit. The next day January 9th that night it is dripping again from my vents. Of course it's after hours so i waited the next day to tell them in person. Friday January 10th i wake up and notice my floor is covered in water from water under the bathroom tiles. I go downstairs and tell them it's all over my floor so they actually do something. They come up and say it's from them turning on the water from vacant unit above me so the pipes didn't bust from the winter storm. I said i'm worried about mold and they said oh no you should it's dripping from the vents so it ventilates out. . They justify it by saying the bathroom in the lobby is also dripping. Ok sounds like a problem that needs to be addressed. Their solution was to "turn off the upstairs units water". While yes it stopped, there was no worry of other probable effects from this leak. The fire system in the parking deck already made the whole buildings fire alarm go off at 3 in the morning and was not resolved until an hour later. Fast forward, it's march and I adopt a cat. In april the fire alarm goes off again because of an electrical fire just down the hall from me, again in the middle of the night. Around this time I started to feel extremely sick, never able to exercise like I use to do, and unable to even have the energy to get out of bed. Going to the doctor i get diagnosed with these heart problems I've never had before considering i've been relatively healthy and active. Around this time as well my cat develops hot spots on her under arm from the licking she was doing. As it gets hotter in may and june her skin looks horrible and I feel so sick and napping everyday which I never use to do. I move into a new place around the middle of June and notice the difference in my energy levels. I believe mold was the problem here as my apartment was extremely humid even though i kept it 69 degrees in there. I notice mold and mildew in my vents around end of June. I had a problem with my dryer because it had no lent trap when i moved it. I suspect the vent was clogged so I put in maintenance did it over and over, no fix. So my boyfriend unclogged the vent like i said was the issue. And instead of getting a nice new lent trap, they gave me this disgusting rusted on with a hole in it. Later my washing machine decided to give out. I put in maintenance request and i come back to an apartment that all my boxes had been moved and dirty towels on my floor as well as a bathtub covered in shit water they had no respect to clean. They fix the washing machine a week and a half later and replace it with a toy sized washer dryer that is comically small. They destroyed my door, scratched my floor and didn't even try to put anything back the way they found it. June 4th, The power randomly went out for hours and they had no emergency lighting in stairwell and doors were unsafely propped open bc guess what doors lock during a power outage (which is not up to fire inspection code). I hand in the keys to this place on July 7th and still get charged utilities that list usage date til July 22nd. That hasn't even happened yet. It's also $100 more than the other bill. Not to mention the amenities are STILL under construction and the safety of this place is horrible. Two adults were sneaking in the stairwells that are supposed to be locked smoking marijuana. I notice them bust a car window in the "safe gated" parking deck. Needless to say I would never ever step foot in that shit hole ever again. This place needs to be closed down. I have also included pictures of the disgusting place as well as random leaks from the units on my hall.

RUN do not walk. My experience here, management does not take care of the property or the residents. The elevators this past year have been broken for months on end. The parking deck gates are consistently broken for months. There has been a false, deafening fire alarm that has gone off at least 3 separate times last month for the whole apt, one time lasting for hours. If you do live here, I hope you don't have anything that needs fixed in your apt, bc there's a good chance that they will not fix it. Management runs this property so poorly, IMO it's because it's mostly students living here, so they may think they can take advantage of their residents. It's the worst rental experience I've had. Please DO NOT rent here. The building has structural issues that causes flooding on a regular basis. They will tell you the flooding was due to a winter storm. My apt flooding twice before the winter storm. The gym and rec area has not been functional for over 6 months yet we are still paying the same amount. Bugs are also a problem. The overall cleanliness is a real issue.

Inspections past due. Maybe one of the reasons they're always broken?

Update. I've been here for a year now. The only positive thing about this place is that they have…read moresome events and give out things from time to time and it's a walkable distance from UAB Now let's update what's been resolved as far as my last post :). I have put in SEVERAL work orders that were "resolved" for mold and a LEAKING CEILING. And no one ever came out to actually fix it. One guy a few times came in to spray stain remover on the mold. And one guy told me that they needed a third party to fix the leak and mold but couldn't do it til the owners came to fix the 5th floor. Since then my ceiling has cracked even more, I've been living with mold in my ceiling and had my roof leak when it rains. In addition, they did fix the sink which was nice. There's still holes in my drywall from when I moved in that weren't fixed, my toilet now flushes properly. They do these things called quarterly inspections where they're supposed to inspect everything and make sure everything works but somehow every time they've missed my ceiling.

The fridge was replaced with a different dirty refrigerator. We went 6 weeks without heating or air conditioning in the middle of the winter with the temperatures in the 20s at night outside. We constantly had meeting with the manager and vice manager Kira to try to fix these issues, and we were lied to on multiple occasions. She took me into her office and told me the maintenance staff were ordering a part to fix the air conditioning which turned out to be a lie and a part was never ordered and not what was needed to fix the unit. To remedy this the only thing we were offered was one month utility paid which was already super low since we did not have air conditioning or heating. During this time my roommate had a mental breakdown in the front office where the desk worker proceeded to laugh at her for crying. The same worker told us to use the exhaust of a portable air conditioner to heat our rooms since they were so cold and the apartment complex would not provide portable heaters. The entire time we have lived here there has not been a working dishwasher. It pools water at the bottom and stinks up the entire kitchen when used. We have requested maintenance multiple times for this issues, and they deny anything is wrong with it. Alight has a history of illegal entry to apartments and does not give proper 48 hours notice to enter. Recently we received an email at 11pm informing us they are removing the vanity of two of the bedrooms the next day. The property is disgusting in general. The trash room is consistently overflowing and I have seen literal feces on the floor in the hallways multiple times. I have also seen a girl allow her dog to pee in the hallway in front of me. I told the front desk employee about the situation and they did nothing to stop this or clean the animal waste from the hallway. The fire alarms constantly go all at random hours of the day and night and it takes them hours to turn them off. The area is not safe and there has been multiple car burglaries in the past few weeks. Do not listen to the positive reviews. They are all fake. Do not live here. This is a terrible apartment run by terrible people.

Let me start off by saying that I am an out of state student and if I had more than 2 days to find…read morean apartment (I was in town for orientation) I would have never chosen this place. With that being said buckle up because I'm about to take y'all for a ride with my review! - Rent has gone up 2x (I left after they said it was going up the 2nd time) used to be all inclusive then lowered rent and told me electricity bill would be no more than 60.... our first bill was for $114 EACH! I live in a 2 bedroom and they're trying to say we used 228 worth of energy?! Scam. I asked multiple times where the meter was and no one would give me an answer. My roommate and I tried to call the power company but since or name was not on the bill we couldn't discuss it. - When I first moved in, it was 3-4 days before school started (last week in aug) but I still had to pay the whole 755 (that's what I was paying at first) like I had been living, breathing, and bathing in the apartment the whole month. I was there 3 whole days before they came asking for rent. - Bugs- they spray but the bugs then come inside and die in the middle of the floor - What they show you on the tour is NOT what you get! I was shown a 2bdr will a whole bunch of closet space, nice pantry, nice bathroom. What I got- dirty shower, small closet, no pantry, dirty floor kitchen, sunken and dirty couch. - Not consistent with power usage- talk about beginning of summer and when gone for winter break. Say how they are behind and no one will answer questions. Turned everything off and the bill was still 90 each - Cable goes out whenever it rains- need to see what the news is saying about the weather? Too bad. Have to use your phone. - Mantinence does a quick fix majority of the time- good and bad - Had an issue with my key fob not working once but they were quick to fix it. - Every time I come back from break/not being in the apartment for a while there was a problem - Lighting goes out in the parking deck and leaves you in the dark and feeling unsafe. -Paying extra to park 2 levels above where you stay if you come home late from the library or a party. Won't tow people who don't have a sticker but will have the tow truck drive around the deck - So at first I was paying 755 for a 2bdr they raised the price and it is now 805 (not including the extra 35 you pay a month to park) and not including the electricity bill. You can get a 1bed for 805 and it's about 6min away from campus (which is where I'll be moving) - They keep going up with the prices but you're getting bad living conditions - Yes it's close to school but with "everything you're getting" it isn't worth it AT ALL - Moving on to safety: ok yes you need a key fob to get into the deck and actual apartment complex but no cameras and pitch black parking deck?? Prime spot for someone to get robbed. There are also no cameras in the actual complex. So when someone took our welcome mat (I know a small thing but still) I wasn't able to see who took it or whether it went. I went down to the office and their reply was "there are no cameras in the hallway" why wouldn't you put cameras in the hallway... if someone has a home invasion then there's no way to tell who did it. We are in DOWNTOWN BIRMINGHAM where all you here are ambulance and police sirens- it shouldn't have even been a question of "should we put cameras here" - In the end there are more problems than I'm willing to put up with. **Be advised- do NOT live here or let your child live here.**

When we moved in this past August, there was a massive leak in the ceiling along with mold that management didn't even know about. After putting in a work order, maintenance cut out the damaged area and left a huge hole in our ceiling that is STILL not fully repaired, yet they marked it as "completed." The problems don't stop there. The kitchen floors are warped, coming up, and broken throughout the entire area, and nothing has been done to fix them. I had a leak in my closet that they literally just painted over and called "fixed." My roommate has dealt with multiple leaks and holes in her ceiling all year long that have never been properly repaired. We also pay an extra $20 a month to live on the top floor, which has done nothing but cause more issues. Between the constant leaks and a unit on the roof directly above my bedroom creating loud vibrations that shake everything in my room, it has been miserable. I reached out to management asking for the charge to be removed because of all these problems, and they didn't even bother to respond. Instead, they sent a maintenance worker with a drill, as if that would fix vibrations caused by rooftop equipment. Management here will do anything to avoid actually helping you while continuing to take your money. Work orders are ignored, marked complete without being fixed, or handled in the most careless way possible. Communication is nonexistent, and they clearly do not care about the condition of their units or the people living in them. Do not live here. It's poorly maintained, frustrating to deal with, and honestly just not worth it.

We…read morearrived with plans to move in, only to discover that the unit was completely infested with roaches. Not just a few here but these were crawling in the walls, kitchen, and bathroom. It was clearly uninhabitable. Despite the severity of the infestation, we were told that pest control wouldn't be available until next Monday....it was Wednesday when we arrived. That's almost a full week of being expected to live in unsafe, unsanitary conditions. Bombs and over-the-counter sprays won't fix an infestation this deep and they claim it would help... To make matters worse, we were told there would be no hotel accommodations offered, and that our only option was to split up from our roommates and temporarily stay in different units...completely disrupting our move in plans and adding even more stress. And the worst part? They had already taken our money. This place is part of a student housing system that feels like a scam designed so that once they've got your payment, they've got the upper hand. If you have a problem, their "solution" is hey "too bad" or pay a lease breaking fee if you want out. That's completely unacceptable. We wasted our time, energy, and money traveling here, only to be met with a situation that should have been addressed long before any tenants were scheduled to move in. This level of unpreparedness and lack of basic livability is completely unacceptable. If you value your health, time, or sanity look elsewhere!!

Maintenance walks into your unit without knocking. The hallways have had feces MULTIPLE times and always smell like weed on certain floors. The security personnel must've been found on craigslist because they are extremely rude and unprofessional. The property manager, Keli Holloway, is the worst part. My roommate threatened me with physical violence multiple times and destroyed my property and when I brought my police report to Keli she did nothing but scoff in my face and had ignored my many complaints PRIOR to the police report. Had my mother not been on the phone to hear her lackadaisical attitude she would've never even attempted to help me get into a safe living situation. They raise the rent prices every year but do absolutely nothing that reflects the inflation. I had to wait TWO YEARS for maintenance to replace my window screen. You will be penny, nickeled, and dimed when you move out, yet the apartment will look like it was flipped on its behind during move in. I took videos and pictures of how I left my unit upon move out and they tried to charge me for "not cleaning the carpet" when clearly whoever came in after I exited left foot prints from walking over it. You could still see vacuum lines on the ground. All students apartments have their pros and cons but calling out those that take advantage of students and don't try to make the living experience positive is crucial. I would NOT recommend living here at all.

Pictures were provided to us where you literally cannot see any damage or dirt in several instances. They prey on students and parents. Stay away.
