My daughter and I arrived 15 minutes early, while we waited both Randesha and Norvie explained the general application process and expectations for a successfully move-in. When they finally opened at 9am, we conducted a professionally given tour which included fun banter. As a parent, safety is paramount and from the start, I felt like I was entrusting my daughter's care to a well-established location and great people who would genuinely look out for her. I hope you all read these comments before moving in because I DO NOT want you all to make the same mistake i did. DO NOT and I mean DO NOT stay here. The management people SUCK, they are not professional and rude af and could care less about their residents. They do not try to cooperate with the residents and leave you having to deal with everything on your own like you're not a STUDENT. They are very money hungry everything or every inconvenience you might have they just want some money. The utility bills somehow equal up to dang near $800 a month and is split up with your roommates but there is no way possible an apartment utility bill is that much, so they getting over there. They add extra fees that's not listed into the apartment bill, they just extremely high af. I recommend you all moving into your own apartment rather than these if you're going to be paying $800 rent plus $200 utility in a 4bedroom. Don't get me wrong the maintenance team is cool and cool people but the management is HORRIBLE, RUDE, FAKE, LAZY, GET OVERS, HELPLESS AF. All of the above, moral of the story don't FREAKING waste your time with Alight. read more

Update. I've been here for a year now. The only positive thing about this place is that they have some events and give out things from time to time and it's a walkable distance from UAB Now let's update what's been resolved as far as my last post :). I have put in SEVERAL work orders that were "resolved" for mold and a LEAKING CEILING. And no one ever came out to actually fix it. One guy a few times came in to spray stain remover on the mold. And one guy told me that they needed a third party to fix the leak and mold but couldn't do it til the owners came to fix the 5th floor. Since then my ceiling has cracked even more, I've been living with mold in my ceiling and had my roof leak when it rains. In addition, they did fix the sink which was nice. There's still holes in my drywall from when I moved in that weren't fixed, my toilet now flushes properly. They do these things called quarterly inspections where they're supposed to inspect everything and make sure everything works but somehow every time they've missed my ceiling. read more

DO NOT LIVE HERE. This is the worst apartment I've ever seen with horrific employees and management. We first moved in and there were maggots in the fridge and an active roach infestation. The fridge was replaced with a different dirty refrigerator. We went 6 weeks without heating or air conditioning in the middle of the winter with the temperatures in the 20s at night outside. We constantly had meeting with the manager and vice manager Kira to try to fix these issues, and we were lied to on multiple occasions. She took me into her office and told me the maintenance staff were ordering a part to fix the air conditioning which turned out to be a lie and a part was never ordered and not what was needed to fix the unit. To remedy this the only thing we were offered was one month utility paid which was already super low since we did not have air conditioning or heating. During this time my roommate had a mental breakdown in the front office where the desk worker proceeded to laugh at her for crying. The same worker told us to use the exhaust of a portable air conditioner to heat our rooms since they were so cold and the apartment complex would not provide portable heaters. The entire time we have lived here there has not been a working dishwasher. It pools water at the bottom and stinks up the entire kitchen when used. We have requested maintenance multiple times for this issues, and they deny anything is wrong with it. Alight has a history of illegal entry to apartments and does not give proper 48 hours notice to enter. Recently we received an email at 11pm informing us they are removing the vanity of two of the bedrooms the next day. The property is disgusting in general. The trash room is consistently overflowing and I have seen literal feces on the floor in the hallways multiple times. I have also seen a girl allow her dog to pee in the hallway in front of me. I told the front desk employee about the situation and they did nothing to stop this or clean the animal waste from the hallway. The fire alarms constantly go all at random hours of the day and night and it takes them hours to turn them off. The area is not safe and there has been multiple car burglaries in the past few weeks. Do not listen to the positive reviews. They are all fake. Do not live here. This is a terrible apartment run by terrible people. read more

This is not a place you want to live. This complex as a whole has a roach and pest infestation. Regardless of how clean you think you are your neighbors will have roaches that will try to come into your apartment if they aren't already in your unit before you move in. Often on weekends and such the trash will be backed up and overflown. Therefore, your trash will fill up in your apartment causing the roach problem to get worse. Additionally, Maintenance issues will never be addressed in a timely manner. I've had an active leak (which is an emergency maintenance issue) in my apartment for 3 weeks. I have called emergency maintenance several times, submitted a work order, and called the front desk and no one has come to fix the issue. Also the charges on the resident portal are never added correctly so you can't pay your rent with ease and accuracy. And I definitely would not recommend paying rent in advance unless you want to pay for random incorrect charges. And you can definitely forget about getting any refunds even if the property manager herself promises you them. read more

Reasons NOT to sign with University Housing from a CURRENT resident as of 2021 First and foremost there is a huge water damage problem from the roof that has spread to the apartment causing MOLD. When putting in a request to fix it it seems all they have done is paint over it, therefore there is still water damage, and therefore STILL MOLD!! When I brought this to their attention and tried to be released from the lease as mold is harmful to inhale over extended periods and I felt my health was at risk....they denied me because they don't care about their residents. One of my roommates bathroom vanity is covered in mold and instead of replacing it immediately they are letting the rotting vanity stay in her room until renovations are being done. Our washer and dryer have been messed up since we moved in (August 2020) and they have come out at least 7 times between my roommates and I and we continually have problems with the appliances. They claim to have security but it is a joke. Our personal apartment has been broken into and which we were told our locks would be changed on 01/18/21 and that has yet to happen as of 2/16/21. I've heard a few other residents who have had a similar experience and again university housing has done nothing to help or even seem empathetic about the situation at all. Along with other security issues. There was throw up outside our apartment door on 11/01/2020 which was not our and we were told they would send someone up and no one ever came and it was left outside our door for weeks, which is a major health hazard especially with us being in a pandemic. If I could leave negative stars I would. We had the misfortune of being conned by promises of a newly renovated apartment in the spring of 2021. Move in day comes and that was not the case, property management at that time (cause it's constantly changing) acknowledged that they know that's what people were being told but too bad. The unit was absolutely beyond disgusting, had obviously not been cleaned before being assigned. That was just the start. In October my daughter and her roommates start being harassed to sign a lease for the following year, being told that that was lowest the rent would ever be and they couldn't guarantee that they would get their same rate or room if they waited. They decided to go ahead and sign and stay another year. What a horrible mistake that was. In Dec 2021 the upstairs apt had a leak and there was damage to their apartment (that is still not fixed now in July of 2023). Their AC has barely worked and had been an eye sore for over a year (pics attached). Repairs are either never done or take multiple reports to get them to half way kinda repair it. Last summer they advertised a rate that was $150 less a month and per their lease they were eligible for that rate. Phone calls were never returned, emails ignored, the only time I got a response was when I made a negative comment on social media which got my daughter a phone call. Shocker that we never got that lower rate. This spring their apt became infested with fleas, they didn't have a pet so they came from somewhere else. Alight tried to charge them for pest control even though according to their lease pest control is included. It was so bad that my daughters leg are scarred. We waited to post a review because the fear of retaliation was a legitimate concern. There is so much more I am leaving off. Bottom line is RUN, this is not a safe or healthy place for your students. read more

There is 2 month old dog dookie in the hallways. I was locked inside my bathroom and had to break down the door because the cheap lock broke. A kitchen drawer literally fell apart (all 4 sides of it) when I opened it. There's roaches everywhere. The leasing office simply does not care. This building has a SERIOUS mold problem. In Alabama, landlords have no obligation to fix mold, so they simply ... don't. The mold here is dark black, and grows around the ring of the toilet, on curtains, the windowsill, blinds, walls, and ceiling. I have to clean my toilet weekly with a mold killing spray or there will be a very visible ring of black mold along the waterline. I know around 10 other people from campus who live here and have the same problem with mold. It's a serious issue. Also, even at move-in, if you have any serious problems, don't expect them to be fixed. Their maintenance team is pretty responsive to small things that need to be fixed, but if it's a specialty issue then they literally will not help you for months, if ever. It's awful. I've heard they also charge at move-out if you leave holes in the wall, if you don't vacuum, and if you don't mop. Don't expect your room to be clean AT ALL when you move in. My 3x2 vent hood in my living room has been missing since I moved in 2 months ago. There was red stuff all along the floorboard of my floor when I moved in. It looked like someone moved out that morning. Also there are around 50 dogs in the building. Giant dogs. And they run around the pool and courtyard areas and the hallways, pooping and peeing, without leashes. There's around 25 piles of dog poop on the street next to the leasing office. Check it out for yourself. Good going, Scion. This is ridiculous. Everyone hates it here. I'd cancel my lease if I could. These ppl continue to give me more reasons not to renew my son's lease here... his vehicle was broken into a couple days ago along with some other tenants... the security gate at the entrance is broken and has been for a while now... allowing criminals to have access to tenants and their vehicles... very unsafe!!! Mind you my son pays $45/month to park on the deck and it's not secured at all!!! No security cameras and now the gate is broken!! DO NOT I REPEAT DO NOT MOVE HERE! Although the close proximity to campus is very convenient the roach infestation is not worth living in. Despite keeping the apartment spotless the nagging roach problem never ceased regardless of sending in a complaint frequently. Maintenance does not keep up with the trash chute area and often times trash will pile up outside of its designated area and into the halls creating an awful stench every time you come home. Also our light fixture in the kitchen went out days after moving in August and was not fixed until March. If you are willing to pay $835+ each for a two bedroom roach infested apartment with basic amenities such as a pool and a gym be my guest just be prepared to have extra roommates living in the cabinets, fridge, and freezer areas. I felt as if I would have loved living there if it weren't for those pests and maintenance issues. read more

I HATE this place so much. The people who work here are so rude. There have been multiple car break ins INSIDE of the parking garage where we pay an additional $45 every month to park. I am one of the cleanest people, yet I still see roaches. I am allergic and terrified, so I have to drive to Calera often to stay with my godmother. The rent is so expensive for basic amenities. If you're looking for somewhere to move, let this be your LAST option. When you ask them to go spray, they tell you that they will let you know when they can get to it and then they lie and say it's been fixed when it hasn't. The apartments should really be torn down. As a student, they will often place charges on your account that are not valid. Most recently, my lease ended in July 2017. I was contacted by a collections agency 6 months later for $195 that was "owed" to UH. No one ever contacted myself or my guatantor before then. When I reached out to the manager several times for an explanation, they said they would pull the account from collections until they could provide proof that the charges were valid. One month later, my credit was impacted by this. The close proximity to campus does not make up for the hassle and unethical decisions they make. If you do decide to move in, take pictures of EVERYTHING and ask to be there for your mive out inspection. Lived here for three years . There's been issues but nothing that has really bothered me until this year . Some of the new staff in the office are rude , nosey and all together don't mind their business and it bothers me. Which maybe why some packages aren't scanned correctly . . Jennifer , Tracy and Lavette have all been extremely helpful in their terms . There are times when I specifically get a knock on my door when I was just walking in from work or class because of weed in the entire apartment or other rooms (not sure why ). One thing about this place is they usually only take matters serious when police get involved . We had a guy to randomly just walk in our apartment and another apartment as well, and it was very clear he was there for one or two things if not both. All they did was tell him he's just not supposed to be on the premises anymore ; there's no real security or many cameras at all . So who's monitoring ? There's one security , four floors . Some of the office staff has a tendency to lie on residents , I'll leave that there . They do tend to charge for certain unsupported things and not tell the residents WHY they are being charged or where or when the charge came from. Electricity is now being paid separate, and you also have to purchase renters insurance . If the office didn't comply with your Rommate match up form (they ask you to move and you have to pay extra fees ) . That is sooooooo crazy and unruly . Nothing is confidential. Especially with the two desk that sit closest to the private offices . There are folks that have dogs living there when there are to be no pets in the complex . There was a man sleeping in the garage this year . Someone's car got broken into in the garage this time last year . No one is safe , watch your back and always carry something with you. They want to track everything you do . You have to now tell them when you are having guest (why and we're grown right ?) it's suppose to be an apartment NOT a dorm. Someone paying bills and all the extra fees they include should not have to go through a "guest check in as if we were on campus" . There are sooooooo many people living here that you all don't know and/or worry about . But, my guest who works and who comes to get something to eat and leaves supposedly can't be there at all after 7? Yeah I'd like to see that in the contract or to speak with anyone else that, that has been done to . I specifically told the office about my roommates having people live with us and nothing was done about it . But I can't have ONE guest there after 7 ? Beyond me . Funny , thanks new front office staff for focusing on the wrong things ... we appreciate it . Now since you all love to run your mouths so much we should talk to someone about getting more cameras on premises . The price to stay here now definitely is NOT worth the stay . Pay a little more for the freedom you PAY FOR monthly . I came in paying $535 monthly , I'm now paying $635 not including utilities . OMG! FILTH, DOG POOP, NO SECURITY and WEED...oh my! This is the worst property and management staff I have ever been associated or encountered. Please be advised I'm posting this review due to the end of lease charges, lack of management/staff response, and the complete disregard to health and safety standards of their tenants. Below is an email I sent to UH today. It provides a pretty good highlight of our experience. Hello, I phoned UH earlier today and was asked to email, given no one on the management team was -- 1) not available to take my call, or 2) not competent/confident in addressing my concerns of your bogus charges. The charges included on the invoice provided earlier, should be reconsidered by you.  Below are the reasons why I believe your change in perspective may be beneficial: During the tour of UH, my daughter and her roommates were toured through a remodeled, and pristine unit which is what they signed the lease for.  Upon arrival at their unit, ###, they found a unit quite different than what they toured, marketed, and signed a lease on.  Specific to my daughter's unit D...the carpets were in poor repair and FILTHY.  I walked the carpets with white socks, and the bottoms were blackened due to the accumulation of dirt.  We called and shared our displeasure and were told we would have to pay to have the carpets cleaned.  We declined. I'll now share more regarding the repair of the unit and cleanliness of your establishment.  My daughter's door frame had obviously been busted, extensively, and ill repaired...we questioned the security of her personal unit due to this and were told it would be repaired...12 months later upon our departure the door frame was not repaired.  Upon her move-in, her unit was disgusting.  The highlight of the filth was in the bathroom.  I personally cleaned the floor, toilet, sink, countertop and tub.  The use of a white cloth to due the majority of the cleaning revealed the dirt by it becoming discolored.  Further, when cleaning the tub, the water wasn't draining effectively, so I pull the "stopper" off to determine if there was a surface blockage...there was...what I found was a collection of hair, oil and other debris.  It was not minimal in size, it was a collection of the prior 12 month or more of showers/baths.  COMPLETELY DISGUSTING. I was irritated with what this experience was becoming, and my daughter encouraged me to not make a big deal of it, as she would have to live there.  I obliged. Multiple times, and for extended periods of time, the "secure" parking was not secure.  The gates were not repaired timely, leaving tenants and their cars subject to criminal activity.  This was documented by the number of break-ins via police reports shared by tenants.  I phoned on three separate occasions, following my daughter's calls to the front office requesting repair, and was not provided appropriate response.  Mind you, secure parking is at an additional cost of $45/month. The ample piles of animal excrement in the halls...I'll not go into detail, but I will share I have dated, video recordings of the piles.  Upon my report of this, and the understanding that animals are not permitted in the units, I was told "we will look into it."  And the piles continued.  Completely unacceptable and poses a health risk to the tenants of your property. The ongoing presence of weed on the property was appalling.  I was tempted to make a report to the police, and again asked by my daughter not to create an issue for her as we were obligated by lease.  I'm certain a K-9 visit could reveal the tenants with illegal substances on premises. I'll now return to my concerns of security on the property.  I was advised of a Facebook post which included a photo of the UH pool with a note for viewers to attend Birmingham's largest pool party.  I shared this with my daughter to was already frantic about the noise, and presence at the pool of individuals she was not familiar with at the property.  She reported this to the front office and was told they were scared to call the police and asked her to do so.  She did.  I advised her to come home to ensure she was safeguarded.  Upon her exit from the garage (gate still open due to it not being repaired), she was met by a police officer who stated they were unable to gain entry to the property as the front desk/security would not answer.  The police officer asked that she provide entry to the property, and then encouraged her to leave immediately.  This party resulted in broken glass at and in the pool, so much so, the pool was closed for a period of time.  This limited the tenants from enjoying amenities they pay for monthly and could have been avoided with appropriate security measures in place. Provided ALL of these experiences of UH not honoring their end of the lease...providing a unit that was clean, in good repair, and secure, I request consideration of the cleaning charges on the attached. read more

I recently lived here, but was forced to move out due to the awful hidden mold. I discovered during my lease and management was rude, noncompliance towards the housing agreement, and never responded to my emails. They still have not satisfied my lists request nor have responded to my last email. I am now currently still having to deal with the respiratory issues from breathing in the mold for 8 months straight. Do. Not. Live. Here. It's not worth the money, sacrificing your health, and the constant headache from management and over charged fees of past damages from prior residents. read more

I wish I would have known the conditions of this apartment before I signed a lease. I have been in two separate units, and the first was the lesser of two evils. In the first, my roommate's boyfriend moved in, and management did nothing about it. I had to ask multiple times to be moved before they allowed it. In my new unit, there are dead fruit flies in the fridge, my ceiling fan was connected to the ceiling by tape, and my roommates smoke weed and the management has done nothing about it. It sucks here and I would not recommend anyone stay here. read more

This is a disgusting and poorly managed apartment complex. The living conditions are hazardous and my daughter was forced to move out three months after moving in, due to excessive mold, repairs not being addressed, etc. Toilet was overflowing into carpeted bedroom on Move In day. AC filter had not been changed after several requests, and had to purchase one due to negligence. Washer overflowed and wasn't repaired for three days. Upon move out and multiple attempts to work with office management, we contacted the corporate Scion Group who was not responsive. Erroneous billing concerns, and three years later there are still issues with my daughter's credit history after attempts to correct. Rooms overall are nice and its proximity to UAB is a plus, however when we moved in items where damaged already and it had not been cleaned. We also had an issue year round with our air conditioner never working (weekly maintenance request which often took 2-3 days to fill). They also charge exorbitant amounts of move out charges and seem to find damage and spots to clean when there is none. Overall I would recommend that if your looking for an apartment in the area, you look elsewhere. read more

Sure it is all included, but it can be done in a real apartment setting, dont be fooled. I give it a couple years and the place will have to be completely gutted, torn down or sold to the city for section 8. Because of Jamie and her lack of professional skills I was wrongfully evicted from my apartment after months of being told by CHER that my situation was gonna be handled. Had Jamie Taylor DONE her job and fill out the rest of my rental assistance that i filled out and notified her for MONTHS, in which she blatantly avoided and ignored me ( lying that she would get back with me or confirmed that she would fill it AND DIDNT just to get me out her office), I would not be in the financial struggle that I'm in now . I DID EVERYTHING ON MY PART to make sure the situation can be solved but when i confronted her the day the FORCEFULLY HAD MY STUFF REMOVED LITERALLY AFTER SHE TOLD ME SHE WOULD HANDLE IT , her professional demeanor disappeared and she deadpanned " I had better things to do." . I then demanded to speak to someone over her but she had me removed from the office and told me it wasn't HER problem anymore yet she was the one who put me in this predicament, not Ion, Not Alight, Not Cher but her. This place is a health disaster and full of BLACK MOLD!! My daughter lives there two months and she and the roommate were forced out due to mold conditions and the management not responding to needs. During move in the first of August, the toilet flooded apt. Within a week the washer flooded living area. AC filters had not been changed in months!!! And now University House has impacted my daughters credit by not paying November and December rent after they were forced out two years ago. This place assigns roommates to you just like in a dorm, but if the roommate they put w/ you is causing issues, you are the one that has to move out AND pay more!!!! They won't break the lease and won't offer you the same rate to move into another apt even though they say they will in the housing agreement. Also, nothing is confidential in the office. read more
