    Update. I've been here for a year now. The only positive thing about this place is that they have some events and give out things from time to time and it's a walkable distance from UAB Now let's update what's been resolved as far as my last post :). I have put in SEVERAL work orders that were "resolved" for mold and a LEAKING CEILING. And no one ever came out to actually fix it. One guy a few times came in to spray stain remover on the mold. And one guy told me that they needed a third party to fix the leak and mold but couldn't do it til the owners came to fix the 5th floor. Since then my ceiling has cracked even more, I've been living with mold in my ceiling and had my roof leak when it rains. In addition, they did fix the sink which was nice. There's still holes in my drywall from when I moved in that weren't fixed, my toilet now flushes properly. They do these things called quarterly inspections where they're supposed to inspect everything and make sure everything works but somehow every time they've missed my ceiling.

    Pest infestation

    This is not a place you want to live. This complex as a whole has a roach and pest infestation. Regardless of how clean you think you are your neighbors will have roaches that will try to come into your apartment if they aren't already in your unit before you move in. Often on weekends and such the trash will be backed up and overflown. Therefore, your trash will fill up in your apartment causing the roach problem to get worse. Additionally, Maintenance issues will never be addressed in a timely manner. I've had an active leak (which is an emergency maintenance issue) in my apartment for 3 weeks. I have called emergency maintenance several times, submitted a work order, and called the front desk and no one has come to fix the issue. Also the charges on the resident portal are never added correctly so you can't pay your rent with ease and accuracy. And I definitely would not recommend paying rent in advance unless you want to pay for random incorrect charges. And you can definitely forget about getting any refunds even if the property manager herself promises you them.

    This place is absolutely terrible. All new staff is horrible. Our AC is broken and no one will help us. No one responds. They are scamming with cleaning fees that do not even make sense. Our apartment is disgusting. This place is the worst place to ever live in. All of their responses back to people who rate them poorly are rude and act like the residents are the issue. My roommate has passed out due to heat stroke and no one has helped us. waste of money, waste of time and i'm truly embarrassed to live here.

    Reasons NOT to sign with University Housing from a CURRENT resident as of 2021 First and foremost there is a huge water damage problem from the roof that has spread to the apartment causing MOLD. When putting in a request to fix it it seems all they have done is paint over it, therefore there is still water damage, and therefore STILL MOLD!! When I brought this to their attention and tried to be released from the lease as mold is harmful to inhale over extended periods and I felt my health was at risk....they denied me because they don't care about their residents. One of my roommates bathroom vanity is covered in mold and instead of replacing it immediately they are letting the rotting vanity stay in her room until renovations are being done. Our washer and dryer have been messed up since we moved in (August 2020) and they have come out at least 7 times between my roommates and I and we continually have problems with the appliances. They claim to have security but it is a joke. Our personal apartment has been broken into and which we were told our locks would be changed on 01/18/21 and that has yet to happen as of 2/16/21. I've heard a few other residents who have had a similar experience and again university housing has done nothing to help or even seem empathetic about the situation at all. Along with other security issues. There was throw up outside our apartment door on 11/01/2020 which was not our and we were told they would send someone up and no one ever came and it was left outside our door for weeks, which is a major health hazard especially with us being in a pandemic. All in all would not recommend choosing this as your future home!

    If I could leave negative stars I would. We had the misfortune of being conned by promises of a newly renovated apartment in the spring of 2021. Move in day comes and that was not the case, property management at that time (cause it's constantly changing) acknowledged that they know that's what people were being told but too bad. The unit was absolutely beyond disgusting, had obviously not been cleaned before being assigned. That was just the start. In October my daughter and her roommates start being harassed to sign a lease for the following year, being told that that was lowest the rent would ever be and they couldn't guarantee that they would get their same rate or room if they waited. They decided to go ahead and sign and stay another year. What a horrible mistake that was. In Dec 2021 the upstairs apt had a leak and there was damage to their apartment (that is still not fixed now in July of 2023). Their AC has barely worked and had been an eye sore for over a year (pics attached). Repairs are either never done or take multiple reports to get them to half way kinda repair it. Last summer they advertised a rate that was $150 less a month and per their lease they were eligible for that rate. Phone calls were never returned, emails ignored, the only time I got a response was when I made a negative comment on social media which got my daughter a phone call. Shocker that we never got that lower rate. This spring their apt became infested with fleas, they didn't have a pet so they came from somewhere else. Alight tried to charge them for pest control even though according to their lease pest control is included. It was so bad that my daughters leg are scarred. We waited to post a review because the fear of retaliation was a legitimate concern. There is so much more I am leaving off. Bottom line is RUN, this is not a safe or healthy place for your students.

There are feces everywhere, trash everywhere, random people trying to open doors and enter your apartment, a garage door that is rarely operational, and two elevators that take turns breaking. It's really not worth the price and there are a ton of other better apartments nearby. Also, the kids at the front desk don't know what they are doing. Skyy is high all of the time and Nia tries but lacks the experience. It's a bunch of friends who aren't held accountable by anyone.

With that being said buckle up because I'm about to take y'all for a ride with my review! - Rent has gone up 2x (I left after they said it was going up the 2nd time) used to be all inclusive then lowered rent and told me electricity bill would be no more than 60.... our first bill was for $114 EACH! I live in a 2 bedroom and they're trying to say we used 228 worth of energy?! Scam. I asked multiple times where the meter was and no one would give me an answer. My roommate and I tried to call the power company but since or name was not on the bill we couldn't discuss it. - When I first moved in, it was 3-4 days before school started (last week in aug) but I still had to pay the whole 755 (that's what I was paying at first) like I had been living, breathing, and bathing in the apartment the whole month. I was there 3 whole days before they came asking for rent. - Bugs- they spray but the bugs then come inside and die in the middle of the floor - What they show you on the tour is NOT what you get! I was shown a 2bdr will a whole bunch of closet space, nice pantry, nice bathroom. What I got- dirty shower, small closet, no pantry, dirty floor kitchen, sunken and dirty couch. - Not consistent with power usage- talk about beginning of summer and when gone for winter break. Say how they are behind and no one will answer questions. Turned everything off and the bill was still 90 each - Cable goes out whenever it rains- need to see what the news is saying about the weather? Too bad. Have to use your phone. - Mantinence does a quick fix majority of the time- good and bad - Had an issue with my key fob not working once but they were quick to fix it. - Every time I come back from break/not being in the apartment for a while there was a problem - Lighting goes out in the parking deck and leaves you in the dark and feeling unsafe. -Paying extra to park 2 levels above where you stay if you come home late from the library or a party. Won't tow people who don't have a sticker but will have the tow truck drive around the deck - So at first I was paying 755 for a 2bdr they raised the price and it is now 805 (not including the extra 35 you pay a month to park) and not including the electricity bill. You can get a 1bed for 805 and it's about 6min away from campus (which is where I'll be moving) - They keep going up with the prices but you're getting bad living conditions - Yes it's close to school but with "everything you're getting" it isn't worth it AT ALL - Moving on to safety: ok yes you need a key fob to get into the deck and actual apartment complex but no cameras and pitch black parking deck?? Prime spot for someone to get robbed. There are also no cameras in the actual complex. So when someone took our welcome mat (I know a small thing but still) I wasn't able to see who took it or whether it went. I went down to the office and their reply was "there are no cameras in the hallway" why wouldn't you put cameras in the hallway... if someone has a home invasion then there's no way to tell who did it. We are in DOWNTOWN BIRMINGHAM where all you here are ambulance and police sirens- it shouldn't have even been a question of "should we put cameras here" - In the end there are more problems than I'm willing to put up with. **Be advised- do NOT live here or let your child live here.**

Our experience was deeply disappointing. We repeatedly reported serious maintenance concerns while our grandson lived there, including issues we believed affected the apartment's safety and habitability. Despite multiple requests and conversations with management, the problems were not fully addressed while he was living there. It was only after he moved out that many of the repairs were finally completed. Students should be able to focus on earning their degree--not worrying about unresolved maintenance issues or whether their concerns will be taken seriously. Parents shouldn't have to fight to have legitimate maintenance problems addressed. We expected prompt communication, accountability, and a safe place for our grandson to live. Instead, we were left feeling ignored until it was too late to make a difference for him. Before signing a lease, I encourage parents and students to ask detailed questions about how maintenance requests are handled, how quickly repairs are completed, and whether management follows through when residents report serious concerns. Our experience is one we would not want another family to go through.

We…read morearrived with plans to move in, only to discover that the unit was completely infested with roaches. Not just a few here but these were crawling in the walls, kitchen, and bathroom. It was clearly uninhabitable. Despite the severity of the infestation, we were told that pest control wouldn't be available until next Monday....it was Wednesday when we arrived. That's almost a full week of being expected to live in unsafe, unsanitary conditions. Bombs and over-the-counter sprays won't fix an infestation this deep and they claim it would help... To make matters worse, we were told there would be no hotel accommodations offered, and that our only option was to split up from our roommates and temporarily stay in different units...completely disrupting our move in plans and adding even more stress. And the worst part? They had already taken our money. This place is part of a student housing system that feels like a scam designed so that once they've got your payment, they've got the upper hand. If you have a problem, their "solution" is hey "too bad" or pay a lease breaking fee if you want out. That's completely unacceptable. We wasted our time, energy, and money traveling here, only to be met with a situation that should have been addressed long before any tenants were scheduled to move in. This level of unpreparedness and lack of basic livability is completely unacceptable. If you value your health, time, or sanity look elsewhere!!

The hallways have had feces MULTIPLE times and always smell like weed on certain floors. The security personnel must've been found on craigslist because they are extremely rude and unprofessional. The property manager, Keli Holloway, is the worst part. My roommate threatened me with physical violence multiple times and destroyed my property and when I brought my police report to Keli she did nothing but scoff in my face and had ignored my many complaints PRIOR to the police report. Had my mother not been on the phone to hear her lackadaisical attitude she would've never even attempted to help me get into a safe living situation. They raise the rent prices every year but do absolutely nothing that reflects the inflation. I had to wait TWO YEARS for maintenance to replace my window screen. You will be penny, nickeled, and dimed when you move out, yet the apartment will look like it was flipped on its behind during move in. I took videos and pictures of how I left my unit upon move out and they tried to charge me for "not cleaning the carpet" when clearly whoever came in after I exited left foot prints from walking over it. You could still see vacuum lines on the ground. All students apartments have their pros and cons but calling out those that take advantage of students and don't try to make the living experience positive is crucial. I would NOT recommend living here at all.

My family had a very disappointing move-out experience that raised serious concerns regarding charges assessed after vacating the apartment. My son left the unit in excellent condition, clean and well-maintained. The move-out charges were related to painting which is considered normal wear and tear associated with everyday use according to Alabama law. The lack of fairness and transparency throughout the move-out process was extremely frustrating. Based on our experience, I would caution others to thoroughly document the condition of their apartment and carefully review any move-out assessments or fees. I cannot recommend this property and would advise prospective tenants to explore other housing options before signing a lease here.
