If I could give the Arbors 3.5 stars, I would. My husband and I lived here from 2011 to 2013 and mostly enjoyed our stay despite a number of issues that eventually led to our move. To start, the landscaping, cleanliness, and property layout was lovely. The maintenance staff were nice and we enjoyed having a private garage. We thoroughly enjoyed the pool and 3 jacuzzis as well as the gym and tennis courts. Unfortunately, families would sometimes use the tennis court as a playpen for their kids who would disturb our tennis games and force us to stop playing to avoid hi-speed balls from hitting them (this property also has a playground for kids!). Dog owners were also using the courts as a dog park and there was sometimes dog poo on the court. When we'd tell the leasing office on more than one occasion, they did nothing about it. Next, we loved our apartment at the beginning and were fine with sharing the water bill with the neighbors in our building. However, shortly after we moved in, several large, large families moved in (5+ adults and 5+ kids) the 2-bedroom apartments in our building and we watched our water bill increase by 20% and the available parking spots decrease to the point of having to park far away in the evening after parking at the front door in the beginning. After the last rent increase, we decided to move out. We used to hear squirrels scurry into the attic above us every night and we thought it was cute, but during the last week, we watched a large rat crawl down the side of our building and another crawl past us at the jacuzzi and realized, it was those rats living next to our air conditioning vent all that time. Naturally, we were pretty glad to be leaving. Last point is you don't want to live here if you work later in the day as the gardeners began M-F at 8am and go till 12pm. No peace and quiet till noon! Also, don't move near the pool if you enjoy quiet. Otherwise, we enjoyed living here. read more

We just moved here a month ago and things have been great. The office was quick about setting up the lease and initial paperwork and was very clear about all the details on the lease. We had no problems moving in and got all the keys and everything on time. There are two things that really make this place shine: recycling and the windows. There is a recycling bin that we are able to put all of our non-CRV recycling like plastic, aluminum, and cardboard. This is the first apartment complex I have lived that has this. Secondly, the windows in the apartments let a lot of light into the rooms making event the one bedroom apartment feel big. Additionally, unlike other apartment complexes there is enough parking for all the people who live there. If you get home late at night it may be on the other side of the complex, but it is not down the street and around the corner. I would recommend this place to all my friends! read more

I normally stay here for the summer and it fits my needs and standards. The rooms are massive and the only con is parking which can suck if your home past 9-10p.. Besides that the residents are mostly late 20s or families as well. I would recommend this to anyone who is looking to move into the Orange County area. read more

Just moved into this place. Our first appointment with Alex and Taylor was amazing. They were very professional and helpful. We really felt as if we were special the way we were treated by them. After moving in, they continued to follow up with us and help us in any way they can. We found a few minor problems with the apartment and they had them fixed right away. The maintenance man they sent was also very professional and knowledgeable. The manager of the office where Alex and Taylor work is wonderful and helpful also. My spouse and I have been to many Properties in our search of a perfect home. As we arrived to The Arbors I was very pleased to see the property be well-maintained and cleaned. As we walked into the the leasing office, we were greeted with a smile by Manny. Not a second to lose he showed major interest in assisting us. He engaged in asking what we were looking for and took us on the golf cart around the property to show us the apartment available. On our way to the showing, he was relaying a lot of information about the apartments where the amenities were he went on telling us about community events that obviously are on hold due to Covid, and was very informative about the details of the two apartments that were shown. He was about business but also had a great rapport in our conversation with him. The property speaks for itself, it's very beautiful they have pools, playgrounds, tennis courts, a gym, lounge area a business center literally you get your moneys worth at this property. I am so excited and so happy to call this place my new home. I highly recommend it for anyone looking for a new place to live. read more

You don't have assigned parking here. It's first come first serve. I know of at least 5 cars that I never have seen moved in months. If you move in you opt to get a garage of covered parking. But your second car doesn't have assigned parking. Plus most people use the garage for storage. So the assigned parking is total bs read more

I've lived here for over 6 years (in 2 different locations within the complex) so hopefully can give a pretty solid assessment of the place. Overall, it's a nice place to live if you're looking to stay in the area and needing certain amenities. Nothing's perfect, so I've just navigated any negatives with 'common sense' and it's all worked out really well for me. I'll break it down here: PROS: * LEASING OFFICE: The office staff are all really professional and have always taken care of any needs I've come to them with. * LAUNDRY: A washer/dryer unit is in each apartment. Although some reviewers have said they're too small, I've found that they really do handle good sized loads. (There are also a couple laundry facilities in the complex with regular sized washer/dryers if you need to wash a bed comforter, etc.) * FITNESS: The fitness center is always clean and has enough equipment for a good cardio and strength training combo workout. (I always take a towel with me anyways.) It has music and several TVs. * MAINTENANCE: Any time I've put a work order in for a maintenance request someone has always responded either right away or within a reasonable amount of time. NEUTRAL: * NEIGHBORS: I've lived in 2 different locations in the complex over the 6 years so have gone through a lot of neighbors. With the exception of 1 badly-behaving neighbor during that time, I've been lucky to have wonderful and respectful neighbors. (Worth nothing: the neighbor that had serious issues with being a responsible and civil adult? I took it up with office staff and they followed up immediately. It turned out to be a drawn-out process, but the office staff handled it 'perfectly.') * PARKING: Parking used to be an issue. Residents were never guaranteed a spot in the complex after 5-6pm. The front office recently resolved that with giving the "residents" parking passes to put in their vehicle and then towing away any other violators. There's always plenty of parking for residents now, no matter what time you get home. * POOL/JACUZZI: Never used the pool, so couldn't tell you what it's like. I believe there are 2 of them though. Same with the jacuzzi(s). * PET OWNERS: There's a Pet Spaw for pet owners to bathe/groom their pets. * EVENTS: The leasing office frequently arranges events for its residents: seasonal get-togethers, taco night, burger night, etc. CONS: * RENT: The rent increases at the end of each lease agreement are killing me. * KITCHEN: The kitchen is the smallest kitchen on the planet. * BATHROOM: The showers are really narrow/skinny. * NOISE: When both the washer/dryer are running, it can be a little noisy, even with the closet door closed. Our first experience with this complex was with Christina. She is amazing. She showed us the apt with a smile, we came back several times to check it again. Each time she was pleasant and very helpful. She didn't do any hard selling, the place sold itself. The complex has a lot of windows and the grounds are well maintained. We enjoying calling this place home. The whole staff have been wonderful but Christina really made us feel welcome and at home. read more

This is the very best place to live in Lake Forest and surrounding areas! I have been living here for about a year, and everything is great! The leasing process was smooth and fast even though I came from out of State; everything was perfectly explained and there were no hidden fees or anything strange. If your priority is to live in a safe, clean, and peaceful environment, this is the place to be! The swimming pools and common areas are very well maintained, and they always take care of the issues that may arise in each unit on the same day you report it. Welcome to Los Arbors! The apartment itself is in good and clean condition but the walls and windows are pretty thin. Finding parking can be a hassle on some nights because of the multiple families living in an apartment and some garages are used for storage, even though they aren't supposed to be. During the inspection period the junk migrates to peoples cars or patios and then back. The pool area is nice but not exactly peaceful and quiet. Expect there to be lots of screaming, splashing and private pool parties taking up the common areas and BBQ grills almost weekly. Most of the time you will find a mess left for someone else to clean. The management staff is great but if you have a complaint after the office closes, you're on your own. What security patrol? You are required to purchase renters insurance in case one of the unsupervised apartment animals hurt themselves on the property. Basically, never mind the long list of rules you agree to, almost everyone ignores them and they aren't enforced. read more

The Arbors was a terrible experience. From day one they could not manage the facility. I thought I was getting a good deal but realized the price I had to pay after. I tried to be as accomidating and understanding to the fact that most issues were with what other tenants were doing but when they say "were so sorry, so so sorry. we will let them no to stop" and nothing ever changes, it makes you feel like they don't care about you at all. I even had their numerous managers call and say sorry they just forgot. If you are looking for a place to get less than customer service or to just a place where you can crap on the community this is it. As for the leasing office good luck, after years of crappy service from the one group of employees, whats the best the thing The Lyon communities could do to make it more miserable? They just throw a bunch of untrained, unexpierenced people into an office and say "go for it" I could go on for hours with the complaints. Just be ware!!!!!! read more

I have lived at The Arbors now for 3yrs, have no complaints only praise, their maintenance group are so efficient. I recently had some repairs done, and the gentlemen that did the work was very knowledgeable polite, and neat. i've lived in almost all of the apartment complex' in and around lake forest. first things first, there ..is.. enough parking! i have a garage and there is still parking for my wife. witch is great because we get home at the same time witch is almost 9pm every night. neighbors are quiet and respectful, it's nice when neighbors wave or give a nod. it's comfortable, quiet and clean. good location and central to most all o.c. if i ever have an issue, witch is rare, it's taken care of a.s.a.p. management is very nice and they even remember me and my wife's names and apartment number when we go in to the office. personally i really don't like apartment living, but as far as it goes, i actually have to say i like living at the arbors in lake forest. we all know that an apartment is just an apartment. there a dime a dozen. it's your neighbors, the staff and management that set it apart. this is a good one...... and that's saying allot coming from me. ...i'm home.... read more

We lived at Arbors from 2014 to 2017. So in the last 3 years I have had quite good experience with the apartment. The ground floor apartment 1 bedroom we moved into in the beginning was very good did not have any problems for the 1st year, later we don't know what went wrong the floorboards on the upstairs apartment must have been broken or something. It was the worst experience, we could hear everything from walking to talking to flushing of toilets,even footsteps especially in the area where there was a problem with the floorboard it would sound like the ceiling was going to collapse any moment. We kept calling management and upstairs neighbors but it did not help. Then we decided to move and the management offered us an upper floor 1 bedroom apartment with higher ceilings and very nice paint, which was absolutely lovely. They told us we can move in as soon as we like. We haven't had any problems in the upstairs apartment and actually have been loving it. There area lot of pros for Arbors, the clean apartment the beautiful pools the tennis court very spacious living room and bedroom for the small area, well planned outlet to have a good use of space. There is however a very big con at Arbors , the kitchen. If you are a person who cooks occasionally like 2 to 3 times a week then it's ideal,but if you are full time cooking at home the kitchen is tooo tooo small. They have tried their best to make it useful but the 1 bedroom apartment kitchen is so tiny half of my stuff was stored in the oven becoz there was no storage space. And another problem is refrigerator which they do not offer with the apartment. But we can rent that refrigerator so it's not a big problem. I would also specially like to mention the management and the repair staff are the best I have ever seen, especially Peter from the leasing office.Many many occasions I have called with an immediate request which was handled so urgently and taken care so promptly that I was really surprised that people can really be so sweet. They are wonderful kind generous and understanding people working for you. So that made us stay here for so long, and we are actually very sad to leave the apartment community since we will be moving to San Jose. I will miss Arbors a lot. I would happily recommend any of my friends to this community. read more
