I am a resident at The Arches at Park Cities Apartments, and I have lived here for going on 3 1/2 years. I truly enjoy living here and have had a wonderful experience. The front office staff is always accommodating, helpful, and willing to listen to my suggestions. They genuinely care about their residents. The real purpose of this review, however, is to give a huge **shout-out to Cesar, the new porter!** The trash company that picks up our trash in the evenings had dragged a trash bag down the hallway/corridor of Building 15, leaving behind a nasty, sticky residue. It was a mess and definitely needed attention. Cesar came in and did an **awesome job** cleaning the hallway. He took the time to make sure the area was thoroughly cleaned, and it looked fantastic when he was finished! **Thank you, Cesar, for a job well done!** We appreciate you taking pride in your work and helping keep our community looking great. BUGS.. I had a awful experience here, mostly because of the ROACHES and BED BUGS. I spoke with some of my neighbors and they all had issues as well. Also DO NOT let the gates fool you. They are constantly not working and my car has been broken into multible times. I needed a place to be safe and clean. I GOT NEITHER. read more

The lawn maintenance continually disrespect the home along Roper, the cross street of this complex. They have many, many trees along the street and do not bag the leaves but blow them into the street and then stand in the street blowing them where they land in my yard!!! I pay to have my yard cleaned up and mowed and have no trees on that side, and yet my yard is FULL of leaves, as is the street. I took two videos today. When I called the office, the young person on the phone was condescending and rude. I told her I could just come over there and she hung up on me. Unfortunately this complex does a very poor job at building upkeep. The water heaters have never been flushed and are so old that they have started to hold on to bodily water from other people. The shower heads have filters luckily! Hair and debris can be found coming out of the bath tubs faucet so although they offer garden tubs you won't be able to utilize them. Maintenance makes it a priority to appear in your home to check your request off the lists but they have no intention of actually fixing the problem in a timely manner, especially when you've paid rent in advance. It's taken 7 month to get clean water in my home and it has been reported to the housing authority but I'm sure they won't tell you that when you call to inquire about their units. read more

But they don't return phone messages, they have basically fixed major issues on my time and my dime since my second year. Nonstops management turnover. Last straw, when I called the office, because my a/c went out. They said maintenance on the way. August in Texas is an emergency. No one showed up after I waited several hours before calling, w hopes my a/c would kick in. Then I ended up calling after hour maintenance, who gave me temp window unit. I'm a longtime residents of this property. We have been without water for 4+ days now. Beginning last Friday 12/23 woke up water running normal hot and cold. Then, around 4 pm water stop working. We were told that due to freezing pipes water stopped working. However if water is flowing throughout the day which it was, hot and cold how does it all of a suddenly freeze? I have now found out that a apartment flooded and water was turned off. Due to the pipes being exposed too long while repair was being done the pipes froze when they went to turn the water back on. This took out the entire building water. We have set for 4 days no resources offered by management up until last night after residents became angry and started reaching out by emails, phone calls and FaceBook. I feel at the least we should have been offered water to flush our toilets to dispose raw sewage in our homes which is very unsanitary and disgusting. This has been the worst Christmas I've ever had due to the actions that has been portrayed on this properties watch. I just don't understand with this being a Lincoln Property complex which have a large amount of properties throughout the city how this could happen and we could be abandoned like we were. read more

I have been a resident of this apartment complex for almost 2 years. Within the past several months, the living conditions have deteriorated. From the nonfunctional mail lockers to maintenance, it is difficult to continue to remain silent. My garage door I broken several times in as many months. It never fails, like today to break on the weekend when the maintenance staff is off. Because they do not consider leaving my garage door in the up position a non- emergency, I have to wait in an apartment with the garage door open for 48 hours. The mail lockers are disorganized. As a resident, I pay for same day or next day delivery. When I attempted to retrieve my packages either the codes are inoperable because of a software malfunction or apartment breakdown (Luxer one's word) not mine or the delivery person just dumped packages in the room. Either one I either have to spend 45-60 minutes going through every package or wait to get a response from Luxer One. I complained to the Management and was told that they are considering another mail option. My suggestion is until and while you work on a solution, why not have staff organize the mail room. The continuing issues are causing me not to renew my lease and give Management a 1 rating. read more

Arches is a beautiful, quiet, well maintained property! It's literally a hidden gem! My family has been here for about 2 years and plan on staying another year. In the midst of the worlds crazy inflation on rental properties (in particular-Dallas area) Arches has remained, a "for the people" community. Especially Kari she went above and beyond for our family and I haven't even met her in person! Our maintenance team is 5 star and respond immediately to any concern. Although, the apartments are really beautiful and modern, the one time I needed maintenance to replace my garbage disposal. The request was fixed the same day. Our pool is always clean and enjoyable, fitness center is great, package room kept nice/safe (for you Amazon shoppers). Parents who have elementary aged children, their is a TAG school right behind the property. As well as a splash pad park! I never hear the airplanes from DAL unless I'm outside. Tom Thumb and Inwood village is right down the street. CLEAN and No Bugs. I almost don't want to give such a great review in fear of all the new people who want into my personal Oasis LOL. read more

We were looking to rent an apartment while our house is being built. Called this place and they had an available unit. They closed at 5:30 and we got there at 5:11pm. Yes, full 20 minutes prior to closing. There were 3 leasing consultants sitting there WAITING until 5:30 and they refused to show us the unit. Claiming they can't show after 5:30. Ummmm it wasn't 5:30, not even close. So she then said well I put the cart up. Now mind you I talked to her not 10 minutes prior and told her we were on our way. All I can say is PATHETIC and ZERO CUSTOMER SERVICE. I think this is a clear sign of the attitude you would have to deal with if you rent here. Don't waste your time, because evidently it was a waste of their time to show us an apartment and basically do their job. -Signed yours truly, the person who never writes reviews but will paste this review on every social media outlet I can think of. Tammy at the front office is rude and disrespectful. We attended a birthday party for a 1 year old at the club house area at the main building. Tammy locked the door between the club room and the main office and restrooms. The only exit was into an outside gated area. We had to then walk around the building to get to the restroom. I asked the lady at the front desk (Tammy) why she locked the door and she said it was too noisy. I told her the reason the door was open as there was no door knob on the door to open it and it was a safety hazard. She said too bad and just got out the back entrance. The club room was full of children and families. Not a safe situation. read more

This place get a 5 stars for the value you get. Location: My apartment is a 2/2 for $1323. I guarantee you won't find a place this close to downtown and uptown for the price. t's in a great location with tons of restaurants, grocery stores, gyms (right next to LA Fitness), gas stations, and parks. Apartment Unit: My apartment is large with nice finishes in the bathroom and kitchen. I often get compliments from my friends about my place. The bathrooms have a large bathtub, spacious closet, and more than adequate sink and storage space. The kitchen appliances all work well and the blinds are high-quality. A/C has never had any issues. Only downside is that washer and dryer is not included. Facilities and Parking: There's also enough covered parking for residents and guests in the garage. As a result, it's a great place to host people! The community also has a resort-style pool with BBQ grills, a dog park, and a fitness center. All are nicely maintained Services: Finally, the valet trash is a very nice service-only downside is there is no recycling in this complex. I have also never had any issues with maintenance or the front office staff. I'm VERY Happy living here and would highly recommend! read more

We were residents for about 5 years prior to purchasing our first home. We actually moved units in the middle of our tenancy. By all accounts, we seemed to enjoy a good relationship with the Arches and even referred other residents after we moved out. Had we known that we were going to foot the carpet bill for future residents, perhaps we would have been less enthusiastic to refer our friends. We received a "move out balance" a week or two after we moved out. When I saw a carpet replacement charge, I wrote to get more information and support for this balance. No response. Followed up and again no response, not even an acknowledgment. A few months ago--over a year after we had moved out--we receive a notice of balance due for the same carpet replacement charge. Once again, I asked for something in writing to substantiate this claim and, once again, was not provided with any proof of damage--just a general description over the phone. I am not even sure they attempted to clean it before unilaterally deciding that they would replace the carpet. Our advice: Make sure you get a walk through inspection before you move-out to reduce the likelihood of arbitrary charges. read more

It's a nice place overall , stair case is dirty it could be dusted the staircases never get cleaned. I also feel parking is not fair , PERIOD. If you pay over a grand to live here and can't get a parking that's a problem. Visitors should have their own spot simply not fair when you see a out of state license plate parked in where " non reserved " . It's not ok there should be a visitors section . Otherwise $40 for a reserved parking not even close to where you live please remember there's two cars at my home you also pay 40 plus extra to have your own washer and dryer just saying, add it up. I lived here from February 2017 to February 2018. PROS: Cost for the 2/2 I had was $1324/month (great floor plan and plenty of space). It was 3 miles from SMU. Maintenance is great; especially Neil whom I feel is under appreciated. He came to my apartment when the water heater busted to take care of it. He's really the only one who came to fix things in the apartment. Pool area is nice. Dog friendly. Ashton is a new girl, she seems nice. Valet trash ($25/month). CONS: Office staff - Cindy and Melody have been in the business for over 10 years each and customer service is something they need to learn. Arches does not send "Your lease is about to expire" letters until close to your move out date. With a required 60-day notice, you could find yourself in some trouble. Thank God I sent mine on December 2nd as they left the letter on my door on January 3rd. They have left this letter a week prior to someone's lease ending and they were forced into staying. Cindy tried saying twice I had no deposit; read my lease, I do (Arches now owes me what is left of the deposit). The floors are thin; I was on the top floor and could hear the mom underneath yelling at her kids or the kids throwing a tantrum. The white on the cabinets are a stick on sort of material? The sink in the kitchen is not sealed to the countertop so water goes underneath. The bark park is a nice addition, but not properly maintained. Sometimes it will get cleaned once a week, other times it won't be touched for weeks on end so the stench of urine sweeps through (worse during the summer). Bags aren't always stocked and the can is overflowing (feel bad for maintenance). Owners here are lazy and don't always pick up after their dog. Most of the spaces in the garage are reserved ($35/month!). Beware of car break-ins, they happen often. And no, there are no working cameras in the garage though they say there are. You will find non-residents sneaking into the pool area. Gates at the entrance aren't reliable - when they're down, they're down for at least 3 days. Surrounding neighborhood is the ghetto; you will hear gun shots at least once a week. The package room has a slew of issues (not organized inside, packages aren't in the right area, iPad to get in isn't charged at times so you can't get in). Office staff set their own hours despite whats on the glass. There were multiple times I went to the office and no one was to be seen with locked doors. Overall, for the price, I can get behind this complex, but there are too many cons for me to genuinely recommend this place. Keep your search going, away from this place! read more

Apartments are outdated & overpriced. The office manager, Sadie is extremely rude & unprofessional. The location is terrible. There's gunshots going off in the middle of the night 1-2 times per week that you can hear from inside of your apartment. Cars have been broken into from inside the complex several times. Parking is terrible, my brand new vehicle had multiple dings in it after a month from other car doors due to how narrow the parking spaces are. The entrance "gate" is constantly broken.. I wish I would have done my research before moving here, but hindsight is 2020. read more

I have lived here a year and really love Arches Apts! The gym is easily accessible ,as well as the pool, and always fun events for the residents. Malise has helped me here from day one in the leasing office to create a no stress zone in my apt which I now call home. The Arches is a great place to live! We love our new home here, and there are so many features that make living here easy and convenient. One of my favorite features would be the valet trash system, where you leave your garbage outside your front door, and it gets collected for you throughout the week. No more running to the dumpster, or pulling big garbage cans to the curb all the time! They also have an amazing fitness center and game room available for use. :) The ladies in the front office are super friendly and always willing to help with any questions, and they are highly accommodating to maintenance or assistance requests as well. Me, my husband, and our 3 year old son love it here so far, and have found it to be in a very trendy area, but also a family friendly environment. We are excited to be so close to Uptown Dallas, while also feeling very safe and quiet when we are at home. We are not 100% sure of our future plans, but we do look forward to living here for a few years. (P.S.: M'Lise in the front office is great! She is our favorite!) read more

I've lived here since January and my key fob has stopped working at least once a month. I get the same excuse every time. No gym access after hours cause I can't open door, or get packages or open main gate for the same reason. I find ridiculous that I have to go into the office to get it fixed, and so often. Other than that, great place to live in. Insolation isn't the best as I can hear the neighbors walking, but ohh well. read more

If you need a roof over your head and you travel on Southwest Airlines frequently, then this complex is for you. They do have a few amenities they don't really watch over, such as parking. However, if someone ends up in your spot, good luck getting them out before the morning. Also, don't renew your lease for any less than twelve months or after twelve months: you are going to get an offer thirty-five days prior to the last month of your lease, which, unfortunately, is legal in the state of Texas, but it does not prepare you to make an educated decision of renewing or moving. Also, read your lease: no one in the office has received any realty education of any sort. If you need a not bad, not complicated apartment near the airport, this complex is for you. read more

I've lived here for almost two year and it's been good. The apartment I live in has always been clean with no insects. I've had a few maintenance requests that always get fixed quickly. The complex does not have that much airplane noise despite being walking distance from Love Field. The residents are a combination of people and I've even made friends with some of the residents I met at the pool. My only wish is that the entrance gate was quieter. I live by it and you can hear cars driving over the metal gate track in the middle of the night. read more

Great apartment and maintenance but when it comes to dealing with the office staff, most of them are very rude. Much of the communication from the office comes off as overly-threatening (fees, etc) and the same topics are harped-upon constantly. New management is really unprofessional and the entry gate is either broken much of the time or the office staff has the codes messed up (this was an ongoing problem the ENTIRE year I lived here). Very low-functioning staff (Cindy and Melody are the WORST). When I moved out, they lied about sending the deposit, which I had to pick up in person and it was obviously never mailed. Very disorganized and unprofessional. There are better apartments in the area for similar rates. Save yourself the frustration and avoid this property! read more

We lived in the Arches three years and are now planning to move out. It felt unsafe for awhile with residents having prohibited dogs, and the overall resident standards seemingly decreasing, then it seemed to transition back to being ok. The walls are thin, I can hear my neighbor downstairs snore and my neighbor upstairs go to the bathroom. I even heard someone sneeze one time. But, maybe that's apartment life. Corporate and management act pretty helpless when responding to complaints or try to act like everything is fine. The business office might or might not have paper or a working printer or Internet. Towing enforcement from the paid spaces is terrible. My phone calls drop whenever a large plane flies by from Love Field next door, so check your provider's capabilities. Rare but still annoying late night flights that are loud. Good luck getting an appliance replaced, they will repair it five times before they get you a new one, if they get you a new one. Some residents stay for years, some stay a few months. Many of us who have been here awhile noticed the decline and are looking elsewhere. Super convenient location. I don't feel safe working out in the neighborhood due to loose dogs and general safety, however. The unit itself is nice. Front desk staff are super helpful and friendly. The resident CARES hospitality couple are great. Fun weekend events and good vendors after long days at work. The maintenance crew are responsive and kind as well. To me, the first year or so was tolerable, then the cons began to clearly outweigh the pros. read more

I have lived in this complex for approximately six months, and have outgrown my apartment. I did upgrade to a two bedroom and the person who heled me, was Melissa. Very professional, very smart, and she did help me with my move. She's very knowledgeable about the complex, very attentive to detail, and cares about her residents and her property. If you need anything while living at this complex, and need it done quickly, go directly to her! Even though she is not the manager, she should very well be considered for management in the future. I've lived at The Arches for almost two years. For the most part my time here has been good. The maintainance staff is amazing and take care of any problems promptly, but the property is definitely experiencing some problems of aging. The refrigerator's are noisy, small and vintage 2000 I think, and parking is a constant problem. Who would consider a space, smaller than regulation size, appropriate for a rental property? I've been literally penned in more than once, and thought I'd have to enter my car through the sun roof. It's in a perfect part of town for shopping, getting to airport quickly, and my work is a 10 minute drive. I'll have to consider the good and the bad when it comes time to renew my lease or not. read more

The Arches is a great place to live. However, there is a few things that I feel that needs to be addressed. The appliances need to be replaced and all of the bedrooms should have hardwood floors. My patio faces exactly in front the garbage dump, not a pleasant smell at times. I think it should be moved into the garage or somewhere else. Overall, I would recommend it. read more
