My family has just celebrated our third year here and we absolutely love our home. We moved here for a number of reasons, and so far we have been happy. The first reason we chose the Marquis on Gaston is because it is close to restaurants and night life. We are located in the perfect place, where we are just right next to the action. Second reason we moved here was all the amenities! FREE YOGA AND PERSONAL TRAINER! And during the pandemic it's either on line or conducted safely, with all precautions met. There is also a computer room with a number of computers and a printer of you need to get work done or print important documents. Third reason we chose this place is because the great service. Valet trash, beautiful landscape, efficient maintenance, reliable security, and outstanding management are a few of the wonderful things this place has to offer. Lastly, The Marquis on Gaston offers something that is very important to us and that is genuine care. They have treated us like family since day one and that is EXTREMELY rare. The staff cares for our kids like they are their own, which means the world to us. They have also given the upmost regard to our unique Covid-19 experience. If that isn't enough, they bring food trucks at least once a months and have food, coffee, and prize giveaways frequently. This place really does go above and beyond. read more

I have been staying here since 2025 of Jan. Everything was fine .. it was great and that was the only reason I renewed my least. For the past two weeks I have been dealing with my air conditioning inside my complex, I've called I left messages I've emailed Cassie and she doesn't email me back. Maintenance comes and states I need a new compressor, mind you this is already in the week when I have been calling and emailing Cassie as well. I have nose bleeds if I get too hot and I have asthma. I've asked for a pro rated rate and I get nothing. The air was " fixed " yesterday, I come home Feb 20,2026 and air is on but with no air flow. I DEFINITELY DO NOT RECOMMEND STAYING HERE. I don't get any help, I do not get any emails from management ( Cassie ) I've asked to speak with her directly and I get nothing. If I could break my lease I promise I would. Every week a vehicle is getting broken into. Mine was broken into twice in less than 2/3 months. I've been more than patient with the management team and every time I call it's almost always with someone offsite. They consistently tell me they'll call me back but there is no urgency in getting back to me. The management has been aware of the break in's and is doing nothing to help combat the issue. I would not recommend anyone to stay at Marquis on Gaston when I informed them that I would not be renewing my lease due to the fact that they were going up $900 to renew my lease Cassie the new assistant director asked me what could she do? I explain to her all of my discrepancies by master bedroom for the entire term of the lease smell like a broke sewage pipe has busted every time I put in a work order only thing to maintenance man did was pour bleach down the toilet and in the bathtub Also, the lack of security my car was broken into on Christmas Eve and four other cars. The same night was broken into. their homeless people sleeping in the pool area at night. I contact heartland security three times that night no one showed up i dealt with racism from the old director, Brian And Justin. This property has not been ran right since Jessica left. When I view my final bill, Cassie, the route assistant director on my last bill provided unnecessary charges so I contact corporate. Olivia contact me immediately and I explained my discrepancies as she stated that I was right what's wrong and she's gonna write off the entire balance. I haven't heard from Cassie after that for weeks so I emailed her and called her. she promised me that she would write off the balance so when she assured me that I went in and I saw a balance over $2000 so I paid 1500+ dollars that left me with a balance of the unnecessary charges of $452. Cassie kept emailing me about the balance and I said respectfully I do not want to speak with you communicate with you. I've already told Olivia how rude that you are. I'm only dealing with OliviaI email Olivia saying that Cassie instead of sending me this bill. She said I promise you we will write it off two weeks ago she stated no we only talked about balance of $115 which is very fraudulent we talked about and she promised me physically all the phone and I have emails to prove it that she will write off the entire balance. I do not recommend a dog living at this specific property is dated. There's no security homeless people are living on the property. They don't have any accommodations for the residence and they have the nerve to go up or least try to go up $900. I'm glad that I moved out the new property. Diane is more professional. It's updated they have a lot of things for the community to do again listen do not move into this place. You will thank me later. I hope corporate do was right by me in this situation, but I doubt it. UPDATE now Maggie from a contact center respond to my compliant notice she did not address about the sewage smell which they did not take care of the smell is still in that apartment, she did not address or even ask to send her any emails or pics regarding my complaint nor the lack of security this just solidified how shady these people are here. unreal read more

I absolutely love the location... it's so close to Deep Ellum. It's within walking distance to lots of restaurants and places to shop and hang out. The staff, whether its maintenance or office, they are always helpful, friendly and attentive. I, and my fur babies, feel right at home. They are always having something going on for the us. From making pancakes and Mimosas for us, to fresh fruit and snacks to food trucks for when we don't feel like cooking. I love this place. read more

I have lived in this apartment complex for 3 1/2 years now. What I enjoy most is the community and how polite the neighbors are. The maintenance team handles maintenance issues very quickly and they're really nice. The leasing office associates are also very helpful and always say hello, when I first moved here, I was in a smaller unit but I loved the apartment so much after living here for two years I decided to upgrade to a larger unit. read more

DO NOT PARK HERE. EVEN IF YOU ARE A RESIDENT. I pay for a reserved parking spot on the first floor next to my apartment. My car was put into the shop at 11am on 3/17 and got my rental shortly after and parked in my RESERVED parking spot at 12:45pm. At 12:54pm, my car was towed from my own personal spot that I pay $30 a month for. Now the website to register vehicles takes about 5-8 minutes just to load properly. So it would've been a time crunch to register my vehicle properly even if I was given an appropriate amount of time to do it. You're better off parking somewhere in deep ellum and paying the hourly rate than parking in the garage at Gaston, even if you have a reserved spot. read more

The negatives of this complex are that one of the two entrance gates is almost always broken (other possible exits are always dead bolted), a resident got robbed in the garage and the staff is frequently not at their desks (staffing has gotten better but not great). The apartment doesn't care about the safety of their residents enough to make security upgrades and it shows. The positives of this complex include large apartments, covered parking, valet trash and proximity to Deep Ellum bars. read more

Spent a year here while transitioning to the DFW area. Pros: Jessica was great to work with. The apartment was updated with new carpets and cabinets. I enjoyed my fireplace and large balcony. AC worked great all year. I was in a top-floor corner unit and only shared one wall, so almost no noise from neighbors. The grounds were clean and I never had issues with bugs. Security was often visible. For the price, the proximity to Deep Ellum, downtown, and DART was hard to beat. COVID made it tough to enjoy the amenities but I think they did their best to keep everything open safely. If you are social, they do host some community events and a food truck comes by regularly. Cons: Street noise. I have lived in many large cities, but the clubbers constantly revving their engines at all hours of night, including weeknights, was something I just couldn't get used to. A few times some loud obnoxious young people wandered into the courtyard at 3am literally screaming to each other right outside my window for several minutes. These things are outside anyone's control and should probably be expected in this area, but I do sleep so much better now that I've moved away. Also there is only one small elevator available to several buildings, and it was unreliable all year. I normally use my car or the stairs anyway, but it was broken again during my move-out day and I was notified two weeks later that it was finally fixed. Overall: In hindsight I personally would've chosen a quieter and classier area, but I do not regret choosing Marquis on Gaston. It was a decent place to live that is close to everything Dallas has to offer. Note: The community itself is gated and seemed safe but Deep Ellum does have a noticeable homeless population. I avoid the 7-Eleven just south of the community due to frequently having panhandlers outside. I'm bigger than most humans and never felt threatened, but it got annoying.. The general area gets worse as you go south, especially south of I-30. read more

I was going to write out a whole long review but Robert P.'s review below nails it. You can call and complain to the office but, while they are extremely professional, nothing changes. Things I have experienced here: 1) my car was also scratched in the West garage with the incompetent construction work they have going on. This work was supposed to take a couple weeks. It's now been a couple months. The project management in this is absolutely awful. 2) Crime. I have experienced a break into my car. I want to say this has something to do with how often the lights are out in the garage and how often the gates are broken. Note: I do appreciate the security guy driving around at night but the flaw is the access through the gates being open all the time. 3) Speaking of gates. The walk in entrance gates at the front are locked up at night. That has to be a fire hazard right? Those should be accessible at all hours via a keyfob or something. I should not have to walk around the building at night to a car entrance and open that to get home when walking. read more

Our friends live in this apartment complex and I have visited them numerous times and have been blown away by this complex. First, location wise, this complex is located on Live Oak and Gaston. The DART Green Line stops here at Deep Ellum Station. It is super convenient to ride DART. Second, we came here for the 4th of July and the top of the parking garage was the PERFECT place to see fireworks. Third, the apartments are updated. This apartment has a lot going for it. I've lived at the Marquis for 3 years and I really enjoy living here. The location is perfect for me since I work downtown, and the apartment is located right next to a DART train station. Having a short commute (8 minutes by train) and never having to sit in traffic is reason enough to live here. It's also nice to be able to walk down to the shops and restaurants in Deep Ellum. Aside from the location, I'm really impressed with the office staff. Ever since the new manager, Brian, took over at the Marquis, I've noticed significant improvements in communication from the office to residents, as well as more efforts by the office staff to make this a fun and safe community to live in. They regularly host resident events that promote community building. They also recently contracted a security team that patrols the property. Since the apartment is located in the rapidly growing central business district, it's important that the office be transparent about any issues in the neighborhood. The office staff has gone above and beyond to do this, and they've been extremely reactive in addressing our concerns (hence the security team and other safety measures). Another nice part about living here is that maintenance requests are typically done within 24 hours. No other apartment that I've lived at has been so quick to respond to maintenance requests. The Marquis on Gaston is a great place to live, and if you want to be close to everything without paying an arm and a leg then I recommend living here. read more

The workers in the office are super nice, very responsive, and very helpful. the area outside of the complex is a bit scary but deep ellum is literally two blocks down so it's great since you don't have to pay for parking. The entrances could be a bit confusing for guests coming in but other than that, i would definitely recommend to others. the price was the best i could find here and the unit i was in was super clean and very neat. does not look old at all. read more

Pool rules aren't regulated. People can bring their huge speakers and drown out literally anyone else at the pool to get others to leave so they can have the pool to themselves. Every weekend. Currently at pool and some guy brought a huge speaker to drown out anyone else's private music. Please regulate rules for everyone. Not everyone wants an edm rave at the pool daily. read more

Love this place and the people that work here. From Jessica and Brian in the office to maintenance, they are always quick to respond to their residents needs. I lived here with my roommate in 2018 and when my husband moved from out of state and saw that I lived in down town and how great this area is for night life, he was sold. We signed another 12 lease and now, we signed another 18 months! We have met great people, they love our dogs and the fact that I wait less than a day for my maintenance request to be completed, I am grateful and see how hard they work on what they can control. I love living here. You are RIGHT in the middle of the best part of downtown, Deep Ellum. You are walking distance to everything but I still feel safe but obviously you are in the heart of a city and being conscious of your safety is important. You can't just forget that, but I keep my car locked and doors locked and never felt unsafe'! For the location, the price is unbeatable and the apartments have so much more space than all the other new builds going on here... they are updated apartments overtime here, some might have carpet and seem less fancy but also still totally nice appliances at the same time. Having two balconies has been awesome and again, we pay less than any other apartment I've been in the last 5 years. Also, Brian is so nice and willing to hear you out and support any concern. I was annoyed with the package system initially because it was only within work hours which didn't work for me, but now it's way better and we have a locked parcel system that I can access whenever. I give 5 stars Because it's been my favorite place to live and even when I one time had a big issue with losing my key they waved the fee! They always use respect first and I appreciate it. read more

This is a great complex! From beginning the application process to move in, the staff here has made everything a breeze! Everything they've promised has been delivered, and the staff goes out of their way to accommodate the residents needs and issues. Maintenance requests have always been taken care of the same day, often within only a few hours. Communication with the front office is prompt (e-mail) and, they keep everyone well informed of what is going on within the grounds, both good and bad. There was a bit of a safety issue at first, but that's to be expected when a) you live Downtown and b) everyone gives out the generic gate entrance code. This has since been rectified, and the place feels safer as a whole, with no reported incidents since improved security measures were enacted, which included increasing the number of security guards (24/7) as well as changing the gate entry methods. When I first moved in there were multiple parties/tennant events either within the complex or in the surrounding business in Deep Ellum. Since the Covid-19 crisis has hit, they have made every attempt to SAFELY break the monotony for people stuck at home by arranging for multiple food trucks and live music to be made available multiple times a week. Every apt. complex is going to have its ups and downs, but it seems as though the Marquis had undergone a management shakeup before I moved in in Jan 2020, and this group is doing everything it can to ensure there are as many ups for the tenants as possible. I definitely recommend checking this place out if you want to live in the Deep Ellum area! read more

We've been living here for 7 months and are loving it. The office staff is always helpful and friendly and we get our work orders fixed within 1-2 days. Haven't had any payment, trash or cleanliness issues. Every few weeks they'll have an event like breakfast, waffle day (they make waffles and put out a bunch of toppings at the clubhouse), tacos at the clubhouse. It's within walking distance to everything in deep ellum and we take scooters to any place that's a bit further down the area. I would highly recommend this place to anyone. read more

I've lived here for 5 years and I love it, especially the team we currently have. Management is always friendly and helpful. Maintenance shows up quickly and is professional. I'm also very impressed with how they've handled the current coronavirus pandemic. They've left goody bags on our doors, scheduled online and outside workouts while the gym has been closed, scheduled food trucks from local venders, and more. **my last apartment received a 5 star rating from me. I'm not a constant 1-star complainer. This is my story. Notice that all of the reviews in the past year and a half have been 1 star (unless posted by an employee. All the positive reviews I've seen from the past year are "coincidentally" posted by those who work in the office.) Pay no attention to the positive reviews--they are irrelevant now that management has changed. Here is my summary if you don't want the nitty gritty: broken AC for two weeks in July, impossible management to get ahold of, lost mail all the time, no system for knowing if you received a package, negative attitudes from staff, and there's no way you will get your deposit back. I even had DalWorth come clean the floors of my place before moving out to ensure that I would get that $500 back. Nope. Still nothing. Then also got sent a $900 bill for replacing the carpets because of damage. No no. That's what the deposit was for. It does not cost over $2,000 to re-carpet two small bedrooms (living room, kitchen, and bathrooms had wood floors.) Six months after moving out, I have finally resolved this with the higher ups. To top it all off, I moved out a week before my walk through and left my cleaning supplies and my nice ~$300 vacuum in my (LOCKED) apartment so I could return the day of the walk through and do some final cleaning. I sent in a maintenance request for a lightbulb change once I was outta there. When I returned, the windex and wipes were there, the lightbulb was changed, but there was no vacuum. Management (both on property and higher ups) were of no help regarding this situation. I think we can all piece together what happened here. Good riddance, Marquis on Gaston. Note: this is regarding a newly remodeled apartment. Not one of the older ones. We paid for the upgrade. They look great. There's your one star. read more

the property is nice the pools are gorgeous! The parking you get here is awesome. Close to everything! Morgan from the office staff was awesome! and incredibly sweet!! I never had issues with any one I dealt with there. It is hard to get thru on the phone though and they can be better at responding to emails which is why I gave 4 stars over 5. I had a great visit at Marquis on Gaston today with Amanda. I love the location and the amenities.

Pros: Maintenance staff is friendly and prompt. Location is close to restaurants and night life. Cons: Onsite manager Tinisha is rude and unhelpful. Security is an issue, gates never work, apartment and car break-in's are a constant worry. Difficult to find parking unless you pay extra to reserve a spot in the parking garage. Something you should not need to do when you pay so much for the apartment already. Washer and dryers rooms are old and not maintained well. read more
