We scheduled a tour with Mezzo for a unit they had listed online via text message because they DON'T even have a real leasing office where you can go and actually talk to someone! The Ai text message person we were talking to suggested the date and time we should arrive and we agreed on it. The day of the tour we received a txt saying "we look forward to seeing you tomorrow". Now I didn't catch this and thought we were still scheduled like they had suggested and we showed up and nobody was their to give us a tour! We called around and finally were able to talk to someone who said "oh no they changed it to tomorrow". Now why would they change the date and time to our scheduled tour that THEY SUGGESTED without clear communicating that!? And how did they know if we would even be free for the next day without asking?? So we drove 40mins there for no reason! My roommate wasn't even able to come the next day for the new schedule tour because he had work so I had to go view the apartment alone. Danny the property manager shows me the unit and tells me that if we put $1,000 down they will take the unit we want off the market until we get approved for it. So we put the money down for the unit! The very next day Danny text me and says "Hey someone put $1000 down at the exact same time as you for that unit". Now what are the odds of that??? I ask him why would yall let us apply (which was also $75 per person) and put $1000 down if someone else had put money down for the same unit already!? His response was "oh sorry". So I asked we were getting the unit or was the other party getting it. His response was "whoever gets approved first gets it, but your application is ahead of theirs so it should be yours". SO NOW EVEN THOUGH WE PUT $1,000 DOWN TO HOLD OUR UNIT, WE ARE NOW IN A RACE WITH SOMEONE ELSE TO GET APPROVED FOR IT?? What the hell type of business is that?? So then that weekend we get an email saying "Hey you have been approved!". I went ahead and double checked and emailed multiple "help support" email addresses they have listed to make sure this was correct and they all responded back saying "Yes" with our move in date being that Tuesday!. Well come Tuesday Danny txt me and says "hey you were approved, but not for the unit you applied for. We assigned you to a different unit". NOW HOW THE HELL DO WE GET APPROVED FOR SOMETHING WE DIDN'T EVEN APPLY FOR AND YOU JUST ASSIGN US TO IT WITHOUT ASKING!??? Not to mention this unit was almost $300 more a month than the one we actually applied for!! At this point my roommate had already broken his lease at the current apartment he was staying at and had to pay extra to do this because we had been told over the weekend that we were approved!! So to make a long story a bit shorter we had no choice but to try to make this new unit work, but we told Danny we need it in our lease that we could transfer to the actual unit we applied for without any fees. He agreed and said "no problem". Now it comes time to sign the lease and we read over it (Thank God) and it has all these fees and consequences if you transfer units!! Well tell Danny we are not signing this unless it's taken out because that what we agreed upon. He says no we can't do that but I can just send you an email saying we will allow the transfer! We ended up telling him hell no and we need our $1000 back we put down for the hold and to just forget everything! So now we have waisted $75 each on applications, tied up $1000 with these people that we HOPE to get back, and OUR CREDIT SCORES ARE ABOUT TO TAKE A HIT FOR APPLYING TO THESE PEOPLE JUST TO GET APPROVED FOR A UNIT WE DIDN'T EVEN WANT OR GET!!! Also keep in mind this whole process started on November 4th.....it is November 20th! ABSOLUTELY DO NOT APPLY HERE!!!!

There's walkable restaurants and activities, although Pullman Yard traffic and the kids soccer field traffic can be a hassle. Overall, the lofts are incredible and unique. As a disclaimer, it's a part time residence that we use when we're in Atlanta (about a half dozen to ten times a year) but it's proven to be exactly what we were looking for. The building is new construction and has never failed to impress our guests. The external layout of the building coupled with the in-apartment fixtures and amenities usually results in just the amount of envy every homeowner wants. Also, the fact that it is not a true high-rise means that there aren't a dozen more floor plans just like ours - a good fact for resale. And the views of the city - the great thing about being just outside of midtown is that you get the view of midtown. It's a show stopper. The amenities include a pool and fitness center which is pretty standard for new construction. Also, the secure parking means, no matter how crazy the retail deck gets, we always have a spot available. There is 24 hour security - seriously, those guys are patrolling all the time, on foot and on bicycle. And the concierges are there at least until 2 am on weekends and at least midnite on weekdays. There is a diverse and energetic ownership base that cares about the building and surrounding community. From improving the safety of nearby pedestrian crossings and the parking deck to on-going efforts to convert parts of Atlanta Waterworks to recreational use, our HOA members have demonstrated a commitment to the complex and community - it's an intangible with the potential to add value to our investment. Potential drawbacks Traffic - this has quickly become a desirable destination for retailers and shoppers and it shows. The deck is active during traditional shopping/dining hours and weekends. The valets help alleviate but there is a lot of demand. I've become adept at navigating the deck and the parking restrictions on the corner-turns have made it a much safer place to operate. Also, Compound nightclub on Saturday evenings will congest the Howell Mill Road area. This may or may not be a concern depending on personal habits but, on balance, I think Compound helps keep the neighborhood energy up. Noise - there are active cargo train tracks that run behind the building. Whistles are blown when they pass through the congested areas but these are usually during the day time when most people are out. Other than this, we're in a city and there are city noises all the time. The windows are extremely thick and most ambient city noise stops there. All in all, we're quite pleased. We looked over a lot of places before buying. There were some with more high-end amenities and buildouts to make up for a lack of activity in the neighborhood. There were others that had locations so they made no determined effort to compete on amenities and buildouts. WP has provided us with exactly what we were looking for. Don't buy a condo here; don't live here…read more Despite the obvious appeal of the location, there's nothing else good to say about this building. The traffic on Howell Mill is pretty easy during weekdays, but traffic from the club Commune blocks the intersection on weekend nights, often making it impossible for residents to enter the driveway and parking deck. Bass from the cars blocking Howell Mill tends to vibrate my windows. The walls are thin as are the doors. I can hear the elevator ring from my bedroom way down the hall. The doors are so cheap and thin that you can't even put a screw through one for a towel hook. My toilet gurgles and empties randomly. They said they'd fixed it, but it still does it. It has also been disappointing to learn that Alyssa M, the building manager, is not on the side of the residents and offers no real help. For example, Lululemon yoga wear is opening a shop across from the building. I was informed by Alyssa M's office that construction could begin at 9AM and that any infraction would lead to their being shut down for the day. I have called Alyssa M's office on several occasions after being woken up early, and she issues only a warning to Lululemon and allows them to continue work. She always has some poor excuse as to why she is unable to enforce rules that were created for the benefit of the residents. Shop here; live elsewhere.
