There's no bizarre smells or bugs like you see in many other area apartment buildings. Also notable is how quiet the apartments are when you're inside of them. You will rarely hear neighbors and the floors and walls are VERY solid. I can actually say that I like living here in my little one bedroom apartment more than my cavernous three-bedroom townhome. The residents, however, that is always a different story, of which most shouldn't be concerned, which I will explain below. Pros: Maintenance is awesome. They're VERY organized, and they respond promptly. If I could rate just the maintenance staff they would receive 5+. They're so helpful and kind, but keep in mind they're busy too. Just a few weeks ago I watched them give one of our residents a jump right in front of my apartment, all the maintenance man asked was to pass along the favor. The first time I've seen anything like this from any apartment staff, not to mention no charge for it. (In the winter, the maint. STAFF is ON TOP of keeping the lots clean of snow. Unfortunately that limits their ability to respond to minor calls, but I can understand that being a big priority) They have swimming pools, a tennis court AND a gym. Out of the three, I've only used the gym. Now this gym isn't state of the art or anything, but they have machines to work on every muscle of your body, and they all work rather well. Landscape. The landscape here is beautiful. They recently had a crew come in and take care of the landscape around the entire complex. Flowers and all, the outside is quite attractive and kept up well. Notices. The front office lets you know well in advance when something is going to happen. Just this year I believe all the residents received 3 notices. One being that the parking lots were going to be worked on, and that we needed to move our vehicles along X roads. Another was ComEd coming in to change our light bulbs to CFL's. The most recent one was to stripe the parking lot and remove all dead trees. We were warned well in advance, and had plenty of time to prepare for the event. The front office is prompt. We had an issue with one of our neighbors being loud with their bass all throughout the day/evening. After calling police twice, we decided to call the front office. They were quick, and prompt. Made a courtesy call to those we complained about, and there hadn't been issues since. Dishwashers. I had a very hard time finding a place that had dishwashers in their units. They work really well here, and I enjoy having them. (The water stays hot during the whole wash, you'll understand why I needed to say this when you read the cons) Electric heaters. They work WONDERFUL in the winter. The thermostats aren't perfect, so you need to learn what setting to keep it at to keep a comfortable temperature. Most residents here are respectful and keep to themselves, but are willing to lend a hand should you ask. People are just trying to live their lives, and that's one thing I like about the community here. Hallways. They are kept VERY clean. One of the staff runs a vacuum down the hallways every day (Even Sat and Sun) to keep the halls clean. I love this, and really appreciate them making an effort to keep the place in a decent condition. Cons: Hot water heaters. I would like to warn you now, the electric hot water heaters here are only 30 gallon tanks, there's one in every single unit. The hot water will pour into the bathtub for 5-10 minutes and stay luke warm afterwards. However, when I go to take a shower, the water stays hot for a good 45 minutes before it becomes luke warm. Parking. There's not much space to park after 10:30PM. These lots do become full. There's not much the complex can do about it, they already limit vehicles 1 per person listed on a lease (Two people in a unit means two vehicles). Water. The water here really depends on the building you reside in. It's based on how many people are in your unit/how much water is used throughout the entire building. The water comes to around $40-$50/month in the summer. The big kicker is, they use a company called AUM (I'm not sure if they have a choice). There's a $7.50 fee just to pay your bill online. It's ridiculous, and I wish this could be changed. I don't mind the sharing water bill with the entire building as much as I mind the company we're paying our water towards. Look them up on Yelp, you'll see their terrible reviews. Sound. Now, I can't really call this a big complaint. I can speak pretty loud and you couldn't hear it down the hallway. However, when someone above you is taking a tinkle, you may hear it and the flush. Other than that, sound quality is pretty good. Other Notes: There is no gas bill. I LOOKED and LOOKED for this when I was planning to move. I figured I would make mention of someone that may be looking to know. Nothing here uses gas (Maybe the dryers in the facility), so there is NO gas bill. Cats only. I know, this may be unfortunate for some and potentially a deal breaker. It's an effort to keep the place and landscape clean. No monthly pet rent either. One time fee.

There are in-unit washers and dryers and the building is very secure. My issue comes with their leasing practices. From what the general manager has stated, if there is the slightest blemish on your credit report, they will immediately charge a $3500 deposit. Yes, THREE THOUSAND FIVE HUNDRED dollars as a security deposit. I have NEVER heard of any building anywhere charging that much. For a one bedroom at the rate of $880/month, they are asking for four months rent -- and that was simply too much for me. I will be looking elsewhere for housing, but management should be aware that not everyone has perfect credit, and they should immediately change this unfair practice. Charging one (or even two) months security would be more reasonable, but four months? I don't think so.

Since I moved in, they increased the price of the washers and dryers and majority of the time none of them work. People would steal clothes from the dryer. The rent goes up every year, but the apartments don't ever get upgraded. Just the outside, which they probably used that money to hire landscapers that BURNED the grass. The chemicals in the pool, give you a rash. You can count on skunks every night by the front doors, every summer. Good luck trying to steer away from those golf balls that smash windows and NO ONE takes responsibility for, so now your stuck paying the price. And when you decide to leave, you get a phone call saying that you owe thousands of dollars in cleaning fees(which I cleaned before I left), a pet fee (which wasn't on my lease), new carpet that THEY decided to replace and charge me $2500, an EXPIRED parking sticker that they wanted me to return, BUT every time I went to their office, they were closed and I work full-time. AND keep my security deposit on top of that!! The price for the apartment is not worth it alone. Don't waste your time and/or money with this place. There are better apartments near that area that have more amenities are CLEANER for a better price. !

12/31/19 UPDATE/RESPONSE- the office addresses things in a timely manner? LOL!…read more New landlord has been reaching out since 12/01/19 with no response (office chose not to cooperate). Intent to vacate has been turned in since 12/08/19 and not one person from the office has responded back about prorated rent for January, move out process, etc. Since 12/19/19 they have been aware they are illegally charging our unit more occupants than what live here, yet still as of this morning the bill is incorrect on the portal and still reflects 3 occupants. I've done my part by contacting the water company the same day and it's been up the office since then, but as with everything they're ignoring it. I'll have to keep contacting the water company, the water company then sends the request to the office to change it back to 2 occupants even though the office is the one who incorrectly entered 3! It's the most ridiculous system and you can tell there's seriously something wrong with it when our complex name is "Renew on York" but the water bill says were "Renew at York". Just another example of the unorganization of this place. It's honestly laughable at this point. Cannot wait to be done with this place for good!!!

This place charges a $65 application fee, kinda steep, but whatever, and a $250 "administrative…read morefee" to set up your lease and everything upon approval. They hold the admin fee up front with the promise to refund it if you are denied. I applied for an apartment, heard nothing for a week, which was disconcerting since I needed to move in a few weeks. Followed up multiple times by email and phone, no response. I was forced to look elsewhere so that I would have a place to live. I wrote in response to my several unanswered emails letting them know nevermind, I no longer wish to pursue my application. Apparently that got the manager's attention, because she quickly responded that the admin fee was nonrefundable, then processed it through as a finalized transaction to my account. I asked for a refund and she said there were no refunds, despite the fact that the application had not even been completed, and 0 administrative services had been provided. She said refunds were only provided in the event of a denied application. Since then my application has in fact been denied for missing information (which I obviously did not provide since I no longer wanted to live there). They are STILL refusing to refund the $250. I should be asking for the full $315 back, and think I am being more than reasonable only asking for the $250 back. If you look at various apps and reviews you will learn that the management of the building is systematically unresponsive, and that their rental application scam "administrative fee" has ripped off more than just me. Also seems like they must be in some state of disrepair with constant need for maintenance. AVOID AT ALL COSTS. Update: I did email feedback@trinity-pm.com as suggested by the business reply, and the issue is still not addressed. I only get bot replies from that email. The property generated a "move out notice" with a $0 balance and fraudulent lease start and end dates as if I had been approved and signed a lease, rather than denied. This is taking a turn from poor customer service toward fraud. Update 2: To date no human being has contacted me in response to my multiple emails. I did receive a form email with an attachment indicating I would receive a check "soon" in refund of the $250 and asking for a forwarding address. I sent my forwarding address, and of course no human being has responded to that. I will update if/when the refund ever comes.

This building has been my home for the last 25 years and my grandma's for 38. I've seen this place…read morego through every change you could imagine, yet it still feels like the same old building I grew up in. I can still remember the mornings when the men in the building would gather for a smoke, coffee and donuts in the maintenance room. While alot of the older folks have moved on or passed away I still feel the same neighborly bond with most of the people I run into in the building. The grounds themselves are quite beautiful with views of the golf course and 290 (such a nice view at night). The pool has been an instatution here since it's inception, perfect for families and their guests. I've had many great pool parties and birthdays here. The underground parking has been a life saver so many times, and the shopping carts to help move stuff around really makes a big difference. The fitness room, while not very big, has everything you need for workouts. Honestly I could go on all day about all the hidden nooks and cranies the building holds. As for the HOA, yes it has definitely gone through ups and downs over the years. Sometimes there are what seem like pretty strict rules put in place but overall they only make the building better from what I've seen. I would highly suggest looking into our building if your looking for a place to settle in the area.

Yes, the balcony pattern is "interesting", but they are nice to stand on while surveying the golf course surrounding the building (depending which side you're on). The lobby is clean, nicely lit, and classy with a lounging portion plus the association offices are down there, I believe. Fifteen floors, the 15th labeled the penthouse level (those places are two leveled)-- that is where I spend the majority of my time since that is where my bestfriend lives. Her place has 5 balconies, 2 of which are large enough for entertaining on. They have done some work remodeling on their home so it has 2 bedrooms, 3 baths, a full (and awesome) bar, then of course laundry room, dining space, kitchen, and living room (very high ceilings). I've only been in one or two other places here so I don't know how the others really compare. Associations are a pain in the ass, in my opinion, so I couldn't stand actually living here. Some of the people who live in the Dominion tower have little else to do with their time than call the police if they see a grape fall from a balcony, or try to regulate all activity at the pool, or complain about anything in general. But still, it could be worse. Age range is pretty wide here, families and seniors. The pool is decent. Opens memorial day weekend and closes in September sometime. Guests welcome with a resident's guest pass. Heated when need be, shallow and deep ends, life guard on duty, bathrooms on site, eating section with umbrella-covered tables, a fridge for drinks and food for the day, lounging chairs, some pool toys, etc. There are also tennis courts and a fitness center which I have surprisingly never used in the 7 years we've been friends. The entrance to get to the building is near the Maple Meadows golf club entrance, so you have to be careful of crossing golfers on the private road. Guest parking is of course at the front door of the building (resident parking is underground) and also along the private road (signs present with restrictions). I could say more, but for all intents and purposes, I think this is a fine base.

The five-star reviews give a very misleading impression of what living here is actually like. The biggest issue we experienced was the complete lack of accountability from management when problems arose. Instead of addressing issues directly, the response was consistently to shift blame onto residents rather than take responsibility. You can even see this pattern in how management responds to reviews on Google. Several one-star reviews are met with responses claiming they "cannot verify the reviewer as a resident," which conveniently allows them to dismiss the concern entirely. Shortly after moving in, we submitted a maintenance request because our unit was overheating and we needed to run the AC. A technician came to the apartment, was inside for less than two minutes, did not inspect the unit at all, and told us there was nothing that could be done because of outdoor temperatures. The ticket was then marked "resolved." For the next five months our apartment remained extremely hot. We had to sleep with the windows open just to cool the unit down and regularly woke up sweating. We later learned from neighbors that they run their AC year-round without issue. In other words, the information we were given was incorrect and the system had never actually been inspected. The problem was only fixed months later when a different technician properly evaluated and repaired it. When I tried to address this with management, they claimed the issue continued because we did not submit another maintenance request. That explanation makes no sense. We were told directly by maintenance that nothing could be done, so there would have been no reason to keep submitting work orders for the same issue. Instead of acknowledging the mistake, the responsibility was shifted onto us. There were also situations where basic consideration for residents seemed to be an afterthought. Shortly after we moved in, the flooring in the unit above us was replaced. The construction noise was extremely loud (loud enough that I couldn't work from home and it terrified our dog) yet no notice was given so residents could plan accordingly. During this same time we were dealing with a traumatic pregnancy loss that required surgery and thousands of dollars in medical expenses. We provided documentation and asked if there was any flexibility with the lease so we could spend time with family while recovering. The response from management was extremely cold and dismissive with absolutely no empathy. The lease terms are also misleading. The lease references a 60-day notice and two months of rent, which most people would reasonably interpret as about two months to exit. In reality it amounts to four months of rent to break the lease. Had we have known this, we never would have signed. The building also has only two elevators and no freight elevator, which makes moving extremely difficult. Soundproofing is another issue. You can clearly hear normal conversations inside apartments when standing in the hallway, and from inside our unit we could regularly hear everything happening in the hallway. The fire alarms also go off far more frequently than in any other building we've lived in (twice within three days once), and after these incidents, there was no communication sent to residents. For the price this building charges, the experience simply does not match what is advertised. If you are looking for true luxury apartments in the area, I would strongly encourage you to also look at buildings like The Fynn, The Vyne, or The Marke, which offer much newer spaces and amenities for similar pricing. Unfortunately many of these issues only became clear after we had already signed the lease and were locked into the terms. If you are considering signing a lease here, I strongly recommend reading the one-star reviews carefully. After living here, we unfortunately found them to reflect our experience far more accurately than the five-star ones.
