The York Brook apartments are an awesome place to live. I've been here since Feb of 14' and have few complaints when it comes to the buildings, amenities, and the staff itself. The residents, however, that is always a different story, of which most shouldn't be concerned, which I will explain below. Pros: Maintenance is awesome. They're VERY organized, and they respond promptly. If I could rate just the maintenance staff they would receive 5+. They're so helpful and kind, but keep in mind they're busy too. Just a few weeks ago I watched them give one of our residents a jump right in front of my apartment, all the maintenance man asked was to pass along the favor. The first time I've seen anything like this from any apartment staff, not to mention no charge for it. (In the winter, the maint. STAFF is ON TOP of keeping the lots clean of snow. Unfortunately that limits their ability to respond to minor calls, but I can understand that being a big priority) They have swimming pools, a tennis court AND a gym. Out of the three, I've only used the gym. Now this gym isn't state of the art or anything, but they have machines to work on every muscle of your body, and they all work rather well. Landscape. The landscape here is beautiful. They recently had a crew come in and take care of the landscape around the entire complex. Flowers and all, the outside is quite attractive and kept up well. Notices. The front office lets you know well in advance when something is going to happen. Just this year I believe all the residents received 3 notices. One being that the parking lots were going to be worked on, and that we needed to move our vehicles along X roads. Another was ComEd coming in to change our light bulbs to CFL's. The most recent one was to stripe the parking lot and remove all dead trees. We were warned well in advance, and had plenty of time to prepare for the event. The front office is prompt. We had an issue with one of our neighbors being loud with their bass all throughout the day/evening. After calling police twice, we decided to call the front office. They were quick, and prompt. Made a courtesy call to those we complained about, and there hadn't been issues since. Dishwashers. I had a very hard time finding a place that had dishwashers in their units. They work really well here, and I enjoy having them. (The water stays hot during the whole wash, you'll understand why I needed to say this when you read the cons) Electric heaters. They work WONDERFUL in the winter. The thermostats aren't perfect, so you need to learn what setting to keep it at to keep a comfortable temperature. Most residents here are respectful and keep to themselves, but are willing to lend a hand should you ask. People are just trying to live their lives, and that's one thing I like about the community here. Hallways. They are kept VERY clean. One of the staff runs a vacuum down the hallways every day (Even Sat and Sun) to keep the halls clean. I love this, and really appreciate them making an effort to keep the place in a decent condition. Cons: Hot water heaters. I would like to warn you now, the electric hot water heaters here are only 30 gallon tanks, there's one in every single unit. The hot water will pour into the bathtub for 5-10 minutes and stay luke warm afterwards. However, when I go to take a shower, the water stays hot for a good 45 minutes before it becomes luke warm. Parking. There's not much space to park after 10:30PM. These lots do become full. There's not much the complex can do about it, they already limit vehicles 1 per person listed on a lease (Two people in a unit means two vehicles). Water. The water here really depends on the building you reside in. It's based on how many people are in your unit/how much water is used throughout the entire building. The water comes to around $40-$50/month in the summer. The big kicker is, they use a company called AUM (I'm not sure if they have a choice). There's a $7.50 fee just to pay your bill online. It's ridiculous, and I wish this could be changed. I don't mind the sharing water bill with the entire building as much as I mind the company we're paying our water towards. Look them up on Yelp, you'll see their terrible reviews. Sound. Now, I can't really call this a big complaint. I can speak pretty loud and you couldn't hear it down the hallway. However, when someone above you is taking a tinkle, you may hear it and the flush. Other than that, sound quality is pretty good. Other Notes: There is no gas bill. I LOOKED and LOOKED for this when I was planning to move. I figured I would make mention of someone that may be looking to know. Nothing here uses gas (Maybe the dryers in the facility), so there is NO gas bill. Cats only. I know, this may be unfortunate for some and potentially a deal breaker. It's an effort to keep the place and landscape clean. No monthly pet rent either. One time fee. read more

This place was ok, only because of the pool and my kids enjoyed that... other then that. I could hear my neighbor peeing The water bill is ridiculous, $70/month for 2 bed, rip off Electric heat and water tank, $200 bill/month Go spend you money somewhere else, they nickel and dime you for everything your $1320 rent becomes $1650 Then when you leave they rob your security deposit even though it was left in better shape then when I got it. I've been living at York Brook Apartments for about 7 years now, and this will be my last year here. For the past 7 years the rent has gone up $30 each year. I have received a new air conditioning unit, which does not cool down a 1 bedroom apartment. This will only increase you electric bill. You water bill is a flat fee from AUM, so use all the water you want, it's around $42 a month for a 1 bedroom apartment, which is high considering a house with three people living in it is the same rate. You will have to pay for a city parking sticker, which is crazy, since your on private property, this will cost you $30 a year, unless you rent an enclosed garage, then the police can't check to see if you have a sticker or not, the garage will cost you another &150 a month. I do not have a sticker for my car, when I get a ticket I go to court and fight it and win all the time (6) I tell the judge its private property! The swimming pools this year are a joke, they have 3 of them, 1 adult only pool, 2 family pools, which one of these is open all week, the other one is open on weekends only. If it rains for a half hour in the morning before 9am and it stops all the pools are closed for the rest of the day, even if it is sunny and hot. If it is overcast skies and under 80 degrees, the pools are closed. Snow removal is a problem here. Don't get an apartment on the first level, especially in buildings, 100 & 110 if it rains hard you will have flooding, thus the sand bags they have out in front of the buildings. The dryers in the laundry rooms are old, broken and don't dry your clothes. It's cheaper and less time going to the laundromat two blocks away. The paint job in the apartments look like a 10 year old painted them. The kitchen drawers don't even have rollers on them, they glide on wood which then turns to saw dust and gets all over your kitchen floor. The closet doors fall of the rails constantly. I will also agree on other reviews, marihuana smells through the hallways, there are always law enforcement officers here. The hallways are vacuumed daily, however the carpet in the hallways have not been replaced for the 7 years that I've been living here, they look about 20 years old. The beautiful ponds have emptied beer cans and beer bottles in them. I only recommend this place for a one year lease, then get out. read more

Not much difference from the last post except the maintenance has improved. BUT..... these AUM "water" bills are insane. $1200 for rent BUT.... an extra $90 for a "water" bill every month and if you miss the payment date the late fees are in excess of $15! Just say the rent is $1290 for gosh sakes. They changed all the washers and dryers. The washers take about 25% LESS clothes but are 25 cents more ($1.50). They are located on the 3rd and 6th floors. The plus sides are lovely grounds. The main manager (Linda) is awesome. The staff is helpful and crime is at a minimum. Residents are quiet (usually). They have a REAL gym! Fully equipment and in good shape. The gym is a gem in fact. You can fish the large pond / small lake. Wildlife is all over. Birds I have never seen come here! HUGE turtles. HUGE carp. Sunfish. Frogs all over the lake. THREE pools but in reality only two during weekdays. Hardly anyone ever uses them. Picnic bench by the pond. And for some reason a HUUUUGE expansive area full of grass that could be a flight deck for a carrier x2. read more

Bad noise insulation! Your neighbors always quarrel at 2 a.m., you can hear from the beginning to the ending of slamming door and crying. I have a leaking ceiling, it took them 3 months to really fix it only after talked to the manager directly. read more

I've been a Yorkbrook Apartments for almost three years, overall it's a decent place to live, the location and the amenities are a plus, several pools, fitness room and laundry on site. For the complex to be as big as it is, it's surprisingly quiet. One con is that I have to pay a water bill, this is not at house. The buildings maintainence worker Iggy is great, he always greets me with a smile, empties my trash if he sees me taking out the garbage, and he does a good job with the up keep of the building. When he is off you can definitely tell the difference with the up keep of the building. Keep up the good work Iggy!!! read more

I've been living at York Brook Apartments for 10 years, a few months ago the property was sold the new owners have came in and made a lot of changes and upgrades however there is a cleaning issues in building 110 the janitor(s) has disappeared Izzy the last janitor would open the front doors to let fresh air come into the building while he cleans, he cleaned the building from top to bottom and now since he has been removed from cleaning the building I'm noticing the same trash I seen the day before is still there the next day, trash is being left in the elevators and tossed about on the floor on the ground level. PLEASE BRING IZZY TO BUILDING BACK TO 110, YES THERE HAVE BEEN SOME NEW JANITORS CLEANING THE BUILDING BUT THEY DO NOT DO A GOOD JOB LIKE IZZY, HIS ABSENCE IF FELT THROUGHOUT THE BUILDING. read more

Do not consider renting here. This company seems to care more about towing cars than they do about their tenants space. I have had water dripping in my bedroom for almost a year that they will not fix. They have towed three cars from cash that I've had stay here. The appliances and fixtures all needs to be replaced which they have not taken care of. Most of the appliances and fixtures in the home are 20 years old at least.they spray paint the counters to make them look new but within a year the paint fades away and you can see an old yellow finish did they quit doing back in the 80s. The maintenance staff is not friendly and nor is the office. They will not work with you,it is much like going to the DMV in getting that type of personality of people to work with. read more

I understand the complaints that people have with this place but my husband and I loved it. Iggy, our building's maintenance worker, put his heart and soul into his job. Everytime we came home from work the hallways would be clean and the elevator free of debris. Some of the residents were less than clean and they'd leave trash in the hallways and Iggy would always clean it up. Someone once left a couch in our hallway and he dragged it all the way to the dumpsters from the third floor. He didn't have to do that but he did. Sylvia, the office worker, was always courteous whenever we had an issue or concern. She was patient, meticulous, and always had an answer. We moved for various reasons, the staff was not one of them. This is a great starter apartment for any young couple. read more

Let's begin with there's been a "take-over" this property is NO longer YORKBROOK. Please be mindful of the review dates; ultimately they're OLD and dated reviews. I've been a resident of YORKBROOK since summer of 2011; RENEW since the hostile take-OVER in November of 2019. This company, organization came in Hard and Fast!! No introductions; lots of demands--i.e. RENT is due on the 1st and by the way we'd prefer as less contact as possible, SO PAY ONLINE via an app with a fee! We kept a few lease agents but they're NOW under our dictatorships and have NO allegiance to the tenants. Please don't be fooled by the fake, staged property amenities, i.e. floor plan, setup and updated apartments that are completely a farse!! The garbage left in hallways, lack of cleanliness along with HIGHWAY robbery laundry facilities is RIDICULOUS. Call the office to complain, inquire and/or suggest and the property manager assistant--Lana is "sorry, I'm busy on a training app", or Amanda, once was a sweetheart under YB ownership; now I'm an uncaring, business as usual agent. In summation I'm finding my way through all the smoke screens in order to get to corporate--because NOBODY in the office seems to know. The proof is in the experience. read more

When I first moved here it was fine. Now they have these parking regulations where we only get 5 passes A MONTH. So that means we can only have overnight guest 5 days out of the month. In an apartment that I pay rent on time every month is now saying is basically monitoring my guests. It's completely outrageous to tell adults when and who they can have at their apartment. Then they say a guest can apply for a pass but they have to pass a background check! What sense does it make to have guest and family have a background check ran just to essentially park where their friend or family lives? Completely and utter nonsense. The people in the leasing office are not understanding whatsoever to the point it becomes an argument where they basically say they don't care if our guest get their car towed even thought as residents we take the precautions to prevent that. I actually enjoyed this place when I first moved here but now it seems like I'm living in a retirement home where management tries to micro-manage everything their residents do. Every year is a new restriction or violation that they implement and it's getting very ridiculous at this point. The management has absolutely the worse attitude horrible customer service. I'll never understand how you can go back and forth and basically get into an argument with people and you're the one spending the money to live there. It seems that all the good management that were working here and the actual nice ones who were understanding of our problems are now gone and I see why. I have been living at York Brook for about six months and I must say I am very happy here, this is my last stop before buying a house. This summer I really enjoyed the pool and the fitness center. The landscaping is gorgeous! The office staff has always been very pleasant and maintenance has been quick to respond. I have no complaints. Great apartment, great find. read more

This is a FANTASTIC place. And when you consider the options in the area, it stands out even more. When you consider the amenities and the EXCELLENT service, you can't go wrong. We lived in this beautiful building for three years. The BEST part about York Brook is their management staff. We've lived in many professionally-managed buildings and have never ever met nicer people; and I doubt we will. Highly recommended. Safe. Beautiful. They really made us feel at home. We live in a different city now and can't even begin to imagine finding better staff anywhere else we live. What more do you want? People are complaining about their package not being delivered on time! Are they serious? We miss this building a lot and wish we could move back there; or that York Brook was in the city that we live now. read more

WORST APARTMENTS EVER!!! Yorkbrook Apartments seems nice at first but start living here for a few months and you will realize the shithole this place is. Move here if you like mice (not just one) garbage piling up in the hallway because the trash compactor is full, mold, horrible maintenance guys, and rude front office people. We had MICE in building 130 and called the office because a dead mouse was above the light fixture and the lady said maintenance wouldn't come because it wasn't an "emergency"!! ARE YOU KIDDING ME!??they've lost packages for me when I ordered packages online too!! Live here if you want to waste your money to a complex who doesn't care about you or your family!! Don't get lured in by what hear about the amenities or the community. It's FALSE! They aren't awarding winning since early 2000 and haven't been since. The management office has lack of customer service skills. The units are very outdated but yet they want to increase your rent every year. They said they will make updates when YOU MOVE? There main office has a better appearance than what you will be living in. They use to give Community picnics, garage sales. They use to have continental breakfast in each building from time to time. They use give poinsettia plants to everyone for Christmas. They used to have couches in the lobby and they took them away. There are 3 pools which 2 of the 3 can be utilized. The pool at one building can't be used during the week only weekends? The maintenance crew flips a coin to determine if they will be cleaning your floor let alone the entire building. There isn't any neighbor etiquette at all, they slam their doors. Children and sometimes adults run thru halls like galloping horses. They idle their cars more louder than a motorcycle. You know when they are running water, used the toilet, the dishwasher. They talk loudly on their balconies to others across the way. They throw the cigarettes over the balcony and they land on your balcony when you don't even smoke. They come out to smoke outside to make their unit smoke free however the smoke is entering your unit. So you have to close the window or balcony door. The garbage chutes are always overflowing to where you have to sit all the garbage on the floor. So hopefully on that day you don't have any guest coming over who will see the overflow. They have landscapers who come twice a week by 7am every week. Why? has the grass grown that much. The noise level is intolerable. If for some reason you may be late more than 5 days on your rent they want to start an eviction process when you have informed them you will be late? Your complaints are never addressed. This place isn't what you think. I was warned and I too didn't listen. read more
