The complex is immaculate and you can always find someone cleaning up and this includes the office staff. Randi and Alexus are awesome! They are responsive to the tenants by email and phone. I have not encountered such a stable and helpful team who go out of their way to assist when they can. I have never had an issue with parking, they make sure the lot is not occupied by vehicles that should not be there. The dog run area is cleaned on a regular basis. All of the staff is so friendly but I cannot say enough about Alexus and Randi. If you decide to make 888 your home, you will not regret it.

However, they know she's a wimp and won't really do anything about it, so they continue. There's also a lot of weed smoking going on. She's too incompetent to do anything about the smoking. Once there was a homeless person living in his van in the parking lot for a while. She's so clueless & didn't know about this until a tenant, who did her job, told her. She's also extremely noisy in her own apartment with her boyfriend and other people coming in and out a lot. Also, about once or twice a month, the water system is being repaired, and there is no water. Why???? There is also this shared utility bill for water, trash, etc. It's around $300 a month, way more than my PG&E bill. You have no control over how much other tenants are going to use this stuff. The only good thing about the complex is that it's in a good area within a minute walking distance to stores & restaurants. However, I can't stand this manager so much that I'm willing to forgo this and move, hopefully soon. There are too many other properties available and no need to put up with this idiot manager. A lot of tenants can't stand her.

Even if I could stay at Ryan Tower for a year for free, I'm not sure that I would. I want to document our experience so that it may help you in your decision-making. Our problem started from the beginning due to management's overpromising / misrepresentation. The apartment we got was in extremely poor conditions -- in sharp contrast to the photos/videos we received from management via email. We had to delay our move-in by almost a month while they worked to get another unit ready. We scrambled to find temporary housing solutions and storage space for our furniture . After moving in, the building has persisting plumbing issues. The toilet in our guest room constantly leaked waste water. It was disgusting. The maintenance crew came no less than 4 times and the issue was never resolved. We also had a leak from the ceiling that was never fixed -- after a few hours of heavy rain, water started leaking through the walls and from the ceiling of the bedroom. The maintenance team came to seal the ceiling with tapes, promising to return to fix the issue. They never did, and we had to remove the tapes ourselves after the rain stopped. Other reviews mentioned construction noise, which is also our experience. Any time there's construction on the same or adjacent floors, the noise makes it difficult to take work calls at home. The nightmare did not end after we moved out. We installed some paintings on the wall, and I suggested to management that we'd pay for a handyman to patch up the holes and get a professional cleaner to do the move-out cleaning. They assured me that it's cheaper to deduct the charges from our security deposits. Busy with our move, I returned the key to let Ryan Tower handle the cleaning. One month later, I got a call from a debt collection agency notifying me that we owe Ryan Tower money and our credit scores will be impacted. We received NO communication -- via email or mail -- from Ryan Tower. In fact, I was expecting my residual deposits to be returned to me, not to be charged an additional amount that become "uncollectible debt" that will drastically reduce our credit scores. Needlessly to say, this will set our home ownership plan back by years in an already difficult market in the Bay Area. Why did we put up with Ryan Tower for a year despite the terrible experience along the way? Honestly, I think we were just too naively trusting. We thought each problem was the last problem we'd face, and they were isolated events. But they are connected and point to the same root causes -- an old building with persisting issues that can't be fixed (without a complete redo), a management team focused on selling (window-dressing) rather than helping, and a transactional / zero-sum mentality. We said hi to the building manager and facility team every time we saw them. Being nice & considerate tenants who always paid a few days early earned us no brownie points. In fact, it didn't prevent Ryan Tower from inflicting serious harms on us. Thanks for reading. I hope my feedback will at least help some avoid making the same mistakes I did. This review is strictly for the ownership group of Ryan Tower. The water is constantly being shut off, for often times most of the day, roughly every other week for "maintenance". I understand the building is old, but every other week is quite ridiculous. For how much this place charges for rent, the owners could easily do PERMANENT repairs instead of slapping a bandaid on it and causing constant inconveniences for its tenants on a weekly basis. You cannot classify yourself as "luxury apartments" with a rotting water system. Ownership, do the right thing and take care of this place. Oh and with the the remodeling of apartments -- if the noise (which is extremely loud making it impossible to work from home) affects any of the neighboring tenants, do the right thing and offer a discount on that months rent. We had construction going on for weeks and you can't even hear each other talk yet alone work. Again, the team working here is fantastic.

I lived at Water's Edge Apartments for about two years (February 2024-February 2026) in a…read moreone-bedroom apartment and recently moved out. Overall, the apartments are a decent size and noticeably larger than the average one-bedroom apartments in the area. The appliances are good and the units have been renovated, although the building itself is older. The building does not have A/C, but it was not a major issue since the weather is only warm for about a month during the year. My experience with signing the lease, moving in, and maintenance during my time there was generally good. I especially want to thank the maintenance technician, Riccardo. He is one of the best maintenance professionals I have ever dealt with, very helpful, prompt, and professional whenever something needed attention. During the two years I lived there, the property management changed several times (around 3-4 different teams), which made communication and policies somewhat inconsistent. The biggest issue occurred during my final renewal period. The rent was increased by $200, and the notice was given at 5 PM on the last day before the holidays. When I tried to discuss or negotiate the increase, I was told the office would not be able to respond until January 5th, which was already within the window for giving my 30-day notice. Additionally, the lease renewal letter stated that there was no option for a month-to-month tenancy. This was in contrast to what was written in my lease agreement, which indicated that the lease would automatically convert to a month-to-month arrangement if a new lease was not signed on time. Unfortunately, my experience with the new property manager, Arnetta, was very negative. I found her to be rude, dismissive, and unresponsive. I went to the office twice to try to discuss the situation. The second time, even though the office door indicated they were open, she asked me to leave and come back 45 minutes later because she was in a class. Overall, I felt I was not treated with respect during these interactions. Other staff members in the office, including Paul and Alyssa (Mika), were respectful and helpful, but my experience with Arnetta was extremely disappointing. Eventually I was told there was no possibility of negotiating the rent increase, so I gave my notice. Shortly after, I noticed that my same apartment was listed online for $100 less than what I had been offered, along with a promotion of two weeks of free rent. If that price had been offered to me and the interaction had been more respectful, I likely would have stayed because I truly liked the apartment and the view was very nice. Another issue occurred after move-out when I received a bill of about $1,200 that included charges for carpet replacement in the living room and stain removal and shampooing of the bedroom carpet. The bedroom carpet was extremely clean and almost like new. After I raised concerns and referenced the photos they provided, the stain removal charge was removed, but the shampoo charge remained. There were many emails back and forth regarding the carpet replacement charge. I asked for documentation, move-in inspection reports, and photos, and also referenced California law regarding normal wear and tear. There were also inconsistencies in the explanations I received, for example, one email said the stain removal was for the bedroom, while another email said it was for the living room, which I found unusual. Eventually, after further review, they stated that the reason for the carpet replacement was "severe buckling." This was an issue that had existed since I moved in and appeared to be related to installation rather than damage. That charge was ultimately removed, leaving only the carpet shampoo charge. Overall, I genuinely liked the apartment and the location, and it is unfortunate that my experience ended this way. The apartment itself was comfortable and the view was great. However, the way the lease renewal process was handled and the way I was treated during that time ultimately led me to move out. I hope the ownership takes tenant experience into consideration when selecting future management.
