I've been a tenant at Ryan Tower for seven months and honestly feel like I've lucked out as far as apartment-style housing and location go. Here's the breakdown (LOTS to cover) RENT COST Note: Lease started November 2018 (seven months in now) Original rent: $2275 Studio - 450 sq ft Bathroom with a tub/shower Two small closets Kitchen with fridge, oven/stove, sink, dishwasher The kitchen and bathroom are separated by a very short hall from the main area Mail area in the main lobby and Amazon Hub lockers downstairs, accessible by a text code (for any packages, not just through Amazon). This is a very old building that is constantly being renovated, but the new management has done a great job at updating the look and feel of the lobby and new apartments. PETS Freeloader--I mean cat rent: $50 Dog rent is $75, but unlike so many other places for rent in the Bay Area, they are VERY pet friendly and don't place weight limits on pets--shout out to all the big, beautiful good boy's in my building. ELECTRICITY This varies month-to-month as the electricity costs are taken from the average of your entire floor's usage. Can be kind of annoying when you're gone most of the day like me, and your costs jump. FIFTH FLOOR-ONE of you must be sleeping in a tanning bed?? PARKING $75-150 Depends on whether you want an assigned space in their uncovered lot, covered lot, or below in the garage. Have neither, but compared to the half- or quarter-mile I had to walk at night from the rare parking spaces I would find in the city, I'm beyond content to walk the single block home from neighborhood parking. Very safe neighborhood! The only creepers I've come across in the dark are a rogue herd of deer (very close to wooded areas) who were as freaked out as I was. METER MAIDS PLEASE DISREGARD THE FOLLOWING MESSAGE SECRET MESSAGE FOR NON-METER MAID EYES ONLY Another note, after more than half a year, I find that cars only get ticketed on the main road (3rd Ave, once a day, around noon). After an extreme bout of 4-day illness during which I was not able to move my car every 2 hours (as is posted), I walked down to my car to find not a single ticket. I thought the illness had killed me and I had entered Bay-Area-free-parking heaven. Side streets going West past the building are pretty much "unlimited" parking. Sorry if I've exposed everyone in the neighborhood, don't @ me. TRASH VALET That's right, I said it. Trash VALET. Honestly, I didn't even know this kind of absolute LUXURY existed. Basically, you leave your trash and recycling just outside your door, and some perfect angel comes in around 8:30 to remove it from your life. This service (added-on to rent every month, always under $20) is available every single day except certain holidays and is a true godsend. GYM Not gonna lie, only used this once, but always clean, weight and cardio stations, large TV, and beautiful top-floor view. ROOFTOP Great views of downtown, accessible with building key, rentable for parties. ---------- MANAGEMENT I cannot stress enough how professional and neighborly management has been here. Not only are they patient and totally open to discussing any concerns I've had, but they've also gone above and beyond to do things that aren't even in the arena of landlord-ly concern. Shout-out to Carlos for helping me move a GIANT wardrobe and desk with practically 0 incentive lol. Here's an official I.O.U. What a guy. The few times I've needed repairs (usually because of my own doing), response time through text and their website has been very prompt. They also throw events every month for tenants. Most recently was a grilled cheese event, and a BBQ. Free donuts every Friday morning too! It's the little things that count. :-) NEIGHBORS Maybe its the awesome sound-proofing, but I've never heard anyone else from inside my space. Everyone's very nice. Not too many families-more dogs than kids for sure. ---------- TRANSPORTATION Don't have too much experience with bus lines in this area, but a morning rush-hour Caltrain to the SF (4th Ave) took me about 40 mins (limited, 2-stop train) This access alone will get you to a Bart station and a bunch of MUNI lines right outside the station. Depending on traffic 40-60 mins to SF and Palo Alto. Santa Cruz - 80-90 mins ---------- ATTRACTIONS One block from downtown San Mateo 5 minute drive to Hillsdale Shopping Center 5-10 minute drive to a similar dining/shopping experience in Burlingame -Across the street from the San Mateo Library (beautiful location with three floors, an outside patio area, and Three Bees cafe) -Great for walking, either in the neighborhood or the large park which has a Japanese garden and tennis courts -Lots of great dining options--particularly Japanese (izakaya, lots of ramen), Italian, Thai, Mediterranean, Chinese. Also great for casual grab-and-go places, like Japanese bentos from grocery stores, cafes, 4 boba places all within a couple blocks of each other.

I'm a current tenant. I'm trying to leave as soon as possible. The staff here are really helpful and do their best. Management on the other hand has no regard whatsoever for tenants. Basic information: - Expensive. - Have lost quite a few packages here. - They raised my rent by more than 10% after only 6 months (yes, I had a 6 month lease). Expect your rent to go up as much as they can possibly get away with when you're up for renewal. No, they have no desire to negotiate with you, and yes, I did try. - Utilities are expensive and billed to you by their management company with no reports from actual utility providers. Especially garbage and water are unreasonably expensive. I've lived around this area for a long time and never paid this much. - If you're considering living here after I leave, my unit is #1106. Keep reading to find out why you should absolutely not move in :) - It's really hot and the units have basically zero airflow. I have to: open all the windows (see more info below), turn on multiple fans, and keep the door to my apartment open to cool off. Still doesn't get below 80 degrees (F) at night on a hot day. No building AC obviously :) and the window type doesn't work with typical portable AC units. - Despite there being very hot days, management STILL runs the building-wide heaters at night. I asked them to turn it off and apparently "they can't". The individual controls in each apartment don't do anything, you still get heat. Since I moved in 6 months ago: - Constant construction outside with no end date. - Constant water shutoffs with little to no notice. Sometimes all day. - I don't park in the garage but I get the announcements. Constantly closed off for various construction issues. - Installed new external building fan just above my unit. Constant rattling and noise all day and night. - My unit is near the elevator, so I get constant elevator noise, day and night. Didn't account for that one during my tour.. - Really old pipes in the walls of the building make a surprising amount of noise. I get woken up in the middle of the night daily by heater pipes or water pipes. Forget napping in the afternoon :) - Windows are covered in spider webs and dead insects. Working from home, I watch about 7 insects get eaten per day up close. Windows don't have screens so if I want fresh air, gotta let in a lot of bugs. Yesterday it was a couple wasps. Consequently, my partner and I are covered in bug bites, more so now that it's summer. - On the window issue, have been waiting more than 4 months for them to clean the windows. Still no official ETA since they "don't have a vendor". Windows were sparkling clean for my tour before I moved in :) - I'm right next to the roof and there's a hose with an attachment on the roof. I offered to clean my own windows by spraying them down. Management says, no, you can't clean your own windows, that would be "dangerous". Since last month: - Early morning demolition every day next door (shares a wall with my bedroom). They emailed us to say "congratulations, we're improving the building!" Jamie left. I'm not surprised by the bad reviews about her. But Helen, who is new, is even worse :) Helen and Greg, if you're reading this, I'm not giving 30 day notice yet, but you bet I'm looking for other apartments! Oh, and, letting everyone I meet know what a joy it is to live here.

Of all the apartments I've lived at, Mode is easily the best. I stumbled upon the complex five…read moreyears ago and knew as soon as I toured that I was home. The complex is tucked away so it gets very little street traffic and the inside is serene and beautiful- lots of lush greenery. Parking spaces are big (even the compact spots) and the garage is clean and convenient. The layouts are some of the best I've seen in the Bay Area, with (very) generous patios and closets, and the rare dual Master bedroom combo. I've always found the pricing to be fair and comparable to the area. Most importantly, I've never experienced management that is this efficient and neighborly, which is unusual for corporate complexes. Maintenance requests are typically handled within a day and while the quality of living tends to go down over time in most places, I have seen Mode only get better over the years. In my experience, our Community Managers (past and present) continually strive to better the place and the resident experience. In particular, I want to give a special shout out to Romel, Sasha, & Kaitlin who have gone above and beyond to make the place feel like home. Even when I had to coordinate a tricky move out with a lot of back and forth on the details, Sasha worked with me tirelessly to make sure everything went smoothly. I'm genuinely sad to be leaving, and wouldn't hesitate to rent here again when I'm back in the area!

It's quiet it's comfortable it's convenient and I absolutely love living here. Thank you to the staff and to the Management for making me feel so welcome. I've been extremely pleased with the response when there's anything in this apartment that needs to be fixed. When that happens, they fix it immediately. This is a great place to live. All in all a great place to live.

It was exciting reading the 5-star reviews and seeing photos of the beautiful apartments. We contacted SkylinePMG to inquire, and they worked with us and our move-in schedule. From that moment on we felt like family. The property managers Kay, Bruce, and Kash really care about their tenants and take amazing care of us and the property. The building maintenance crew are very quick to respond to any issues: Either a major appliance needing repair or a minor faucet adjustment, you can count on a fast response and quality work! Two-plus years later in this wonderful apartment we've called home, we have always felt taken care of and a welcome part of the community. This is a place where your neighbors say "Hello" and you have the chance to make good friends - like the members of The Cat Sitters Club, which we formed using posts on the Community Bulletin Board. We've also enjoyed the maintained Community Garden in the courtyard that was started by the property managers for the tenants. The garden has produced fresh vegetables, fruits, and herbs. You get so many benefits from living here. They even installed charging stations in the parking lot for electric vehicles after they saw a need. If we weren't retiring and moving out of the country, we would never leave El Dorado. If there's an apartment available, try your best grab it before someone else does!

My partner and I lived here for three years, and would have stayed if we hadn't decided to move to…read morethe city. It was the best apartment experience we had in Redwood City. The facilities are impeccably maintained for a building that was opened in 2016. Having the property manager (yay Julie!) and facilities manager (yay Osvaldo!) live onsite makes a massive difference and it is very apparent in the quality and cleanliness of the common areas. Parking is included in the rent for a 1br, and there is secure package and bike storage. The appliances are nice; we only seldom needed to submit maintenance requests, and Osvaldo responded, and often resolved, the issues within 24 hours. Bing bang boom. There was an incident involving false fire alarms being activated multiple times across multiple weeks that has since been resolved. It was a stressful time for everyone involved but Julie did her best and at the end of the day the repairs appeared to be outside of her control. Rates for security deposit and other fees are reasonable for what they provide. I could go on and on (their tenant events, their small but mighty 24/7 gym) but that might make me miss it too much. Take an in-person tour here but keep in mind units go fast, and for good reason. Their rating is well-deserved and if I ever relocate back to the Peninsula it'd be hard to stay away. The application process was smooth, and my move-in experience was even better. The maintenance team, especially Osvaldo and Valentin, are absolute gems. They're incredibly kind, professional, and quick to respond to any work orders I've submitted! truly a rare find in apartment living. Since moving in, I've renewed my lease and even transferred units to accommodate my growing family. What started as a home for just my son and me has now grown to a family of three, and Locale has been the perfect fit. The units are bright, modern, and ideal for anyone who works from home. The property itself is beautifully maintained and even charming enough to host a small elopement in the clubroom...yes, we really did that! Whether you're a single parent, a busy professional, a dog lover, or simply someone looking for a space that feels like home, Locale offers it all. It's truly worth every penny, and once you move in, I promise you won't want to move out.

Very disappointing experience. I scheduled a tour and was clearly told over the phone that someone…read morewould be present to show us the apartment and that I would be able to ask questions during the tour. However, when we arrived, they tried to send us on a self-guided tour, claiming that this was my request -- which is simply not true. I did have questions, as discussed in advance, but there was no one available to help. Instead of acknowledging the mistake or trying to resolve the situation, the staff chose to blame me and offered no real help. This level of miscommunication and lack of accountability is frustrating and unprofessional. I would not recommend based on this experience.

We stayed at Trestle on a short term lease while doing renovations. The property is well kept and…read morethe staff is pleasant. It is a good location. They have a few nice amenities, but we did not find much use for them. I would not recommend them for a few reasons: - Poor Onboarding Experience: I had to fill out a mountain of paperwork online using a very flaky website that did not make it clear what documents were needed or completed. And they make it sound like if you make a mistake they will not let you move in. - Noise: Building 1 is in front of a busy bus stop so you will hear beeping from the bus at all hours. There are also cars honking constantly when people make U turns at the nearby intersection. In the other hand there is no train noise even though it is adjacent to Caltrain. - Safety: The visibility of traffic when exiting the parking lot is very poor due to cars parked along El Camino right up to the exit. This makes leaving the complex very dangerous since you cannot see oncoming traffic on a busy road. The city repainted the curbs due to complaints, but on the wrong side of the exit which did nothing. It is a minor thing but the gates to the parking were frequently broken and the front doors were not very secure due to frequent deliveries and the doors being propped. - Mediocre Quality: The finishes in the apartment were cheap. There was existing water damage on the paint when we moved in. The appliances were a bit flaky. - Overpriced: We were paying a premium due to the short term lease and having a pet. We accepted that and those were the main reasons for choosing Trestle. However two issues came up that lowered our opinion of the company. First, when we needed to extend our lease by a month they offered a rate that was almost 2x so we had to find someplace else to stay. That was unreasonable given we were already paying an elevated cost and it cost nothing for them to extend our lease. Second, we cleaned our unit thoroughly before moving out and accepted we would pay something for the normal wear on the walls where furniture scratched the paint. Instead we got a large bill for full cleaning and full repaint.
