Unfortunately, our experience was the exact opposite. Upon arrival, we had to carry all of our belongings and wedding items down paths to the cabins ourselves. Although golf carts were available on the property, no assistance was offered. Prior to the wedding, we provided decorations and special charms that were to be attached to my daughter's bouquet in memory of grandparents who had passed away. We were assured that everything would be taken care of. On the morning of the wedding, we were asked when the bouquet was needed and stated 4:00 p.m. for pictures. By 4:15 p.m., we had received no communication. Multiple texts to the owner went unanswered. When I finally reached her by phone, she was not even on the property and said she would not be back for another 30 minutes. The wedding was scheduled to begin at 5:00 p.m. I ended up locating the bouquet myself. The memorial charms had not been attached, and no one knew where they were. At 5:00 p.m., the owner still had not arrived, and no staff member seemed to know what was happening or what needed to be done. Our family was left coordinating the wedding ourselves. The ceremony was delayed until 5:30 p.m., which affected photography since the photographer was only contracted for a limited amount of time. To make matters worse, when it was time for the couple's first dance, the owner told my daughter that she knew nothing about it, despite it being included in the contract and paid for as part of the package. We were then rushed through photos because dinner was scheduled for 7:00 p.m., even though many of the delays stemmed from the lack of coordination earlier in the day. The owner also interrupted the couple's send-off over a pen issue that could have been handled later. The problems continued throughout our stay. The air conditioning in our cabin failed on the final night, leaving us in uncomfortable temperatures above 80 degrees. When we politely shared our concerns before leaving, hoping for an explanation or apology, none was offered. Instead, responsibility was shifted back onto us. We were also owed a credit on our account. Initially, we were told it could not be refunded because the original card used for booking had been closed. After considerable discussion, a cash refund was finally offered. However, when my daughter picked it up, it was $21 short. We were told this was for breakfast-in-bed delivery for the newlyweds, despite previously being told that this was included in the wedding package. Perhaps most disappointing of all, when the newlyweds checked out, the owner would not speak with them. This was a weekend that should have been focused on celebrating my daughter's wedding. Instead, we spent much of it dealing with issues that we had specifically been assured would be handled by the venue. We left feeling disappointed, stressed, and unsupported.

We also did our save the dates at the venue with their photographer! They turned out AMAZING! It was so fun and taking pictures with the horses really made them feel so much more magical. They do not cook a full breakfast in the mornings but there were bagles cream, cheese, other pastries, coffee, tea, and juice for us in the morning. We never ran into the owner until just before leaving on the second day, but felt at home the whole time. We will definitly be back again the next time we are in the area, it is definitley a home away from home kind of place and was a great value for quality of accomodations. I booked my stay in the New York Suite 8 months in advance, and was so pleased to be welcome back as a VIP platinum guest. I had a lovely custom tailored gift basket awaiting me on my very comfortable bed upon arrival. The activities provided included, but were not limited to, a pontoon boat with its own captain as well as a naturalist on board to provide commentary on the local flora and fauna. How magical it was to see 2 blue heron's as well as geese and Hawks! And Hudson the labradoodle is no longer a pup. He is a charmingly well behaved two-year-old dog! Our dining options were simply delicious! Whether it was homemade breakfast with biscuits or an afternoon barbecue while watching the Redskins football game, it was all topped off with Smore's at the fire pit with a view of the lake at sunset. I cannot wait to return to this little slice of heaven in Lake Caroline Virginia!

Parking was a breeze, purchasing tickets was easy, and we were able to shop in every single room of the Inn, which also essentially doubled as a tour. The rooms were all lovely and the Inn was the perfect backdrop for shopping. I even tried a sample of their holiday tea (and subsequently bought some). One of the owners was dolling out the samples and it was nice to chat with him. You could tell he and his wife put a lot of love into their Inn. I wouldn't hesitate to return for other events and will keep this spot in mind for future visitors looking for a B&B experience as well.

We could not have asked for a better place to stay while visiting Richmond. My boyfriend lived in…read moreRichmond for a couple of years and we were returning to the area to celebrate his birthday. Our number on priority was location, and The One was beyond perfect. It's within walking distance of Richmond's greatest museums as well as the popular Carytown neighborhood where we spent much of our visit. When we arrived, Sean and Polly weren't at home, but we were provided with an access code to get in to the guest rooms. We were absolutely floored when we walked in. The One only has two guest rooms, which makes it the perfect place for privacy. Our room, The Dream Suite, is located at the top of the stairs and is beautifully decorated in shades of deep red. My only very minor gripe is that the bathrooms are no located "en suite." Instead, they are directly outside the rooms. So while each bedroom does have its own bathroom, you do need to leave your room to get to it. Not a huge deal since there are only two guest rooms...but you can't traipse to the bathroom naked at 2am, either! The parlor is located across the hall from the guest rooms and is not only a comfortable lounge spot, but is also stocked full of snacks and beverages. This is also where continental breakfast is served in the morning. The spread is pretty standard- muffins, bagels, cereal, etc. It didn't particularly suit my fancy (way too carb-heavy), but it's the type of breakfast my boyfriend loves. Sean and Polly were fantastic hosts; very attentive and friendly. Honestly, they were the best B&B owners I have ever interacted with. You can tell that they truly love what they do. We can't wait to go back to Richmond to spend another night at The One. Thanks to Polly and Sean for a great stay!

The wifi is better than the last dozen (or so) chain hotels in which we have stayed. The bathroom was well stocked with many extra towels, shampoo, soap, lotion, etc. The shower might be a bit small for some. The owners here live on the property. They grew up in the New England area and keep chickens -- so farm fresh eggs are an option for breakfast. Friendly and conversational enough, but left us alone to enjoy. Since they knew it was our anniversary, they left us a little champagne and chocolate.

The officiant was very sweet and kept everything short but to the point and the lavender smelled so good in the front yard. The kitchen ceiling is amaazzzing. After a day of sightseeing, to be able to take a relaxing hot bath in the soaking tub was wonderful. As were the bed and sheets - they were heavenly!!! So soft!! The morning breakfasts were delicious. I am gluten intolerant and there was a gluten free breakfast and a 'gluten' breakfast for my husband. Breakfast was so much food that we skipped lunch both days and just had a snack in the afternoon as we were still full from breakfast. Jenny made suggestions for dinner and gave us a locals view on where was good to eat, pricing, and who was open for lunch and/or dinner. We will definitely be back!!
