Our hosts were absolutely amazing. We throughly enjoyed or stay. The central location was an added bonus.

We could not have asked for a better place to stay while visiting Richmond. My boyfriend lived in Richmond for a couple of years and we were returning to the area to celebrate his birthday. Our number on priority was location, and The One was beyond perfect. It's within walking distance of Richmond's greatest museums as well as the popular Carytown neighborhood where we spent much of our visit. When we arrived, Sean and Polly weren't at home, but we were provided with an access code to get in to the guest rooms. We were absolutely floored when we walked in. The One only has two guest rooms, which makes it the perfect place for privacy. Our room, The Dream Suite, is located at the top of the stairs and is beautifully decorated in shades of deep red. My only very minor gripe is that the bathrooms are no located "en suite." Instead, they are directly outside the rooms. So while each bedroom does have its own bathroom, you do need to leave your room to get to it. Not a huge deal since there are only two guest rooms...but you can't traipse to the bathroom naked at 2am, either! The parlor is located across the hall from the guest rooms and is not only a comfortable lounge spot, but is also stocked full of snacks and beverages. This is also where continental breakfast is served in the morning. The spread is pretty standard- muffins, bagels, cereal, etc. It didn't particularly suit my fancy (way too carb-heavy), but it's the type of breakfast my boyfriend loves. Sean and Polly were fantastic hosts; very attentive and friendly. Honestly, they were the best B&B owners I have ever interacted with. You can tell that they truly love what they do. Solid bed and breakfast. We had a comfortable stay here. The Serenity Room is small and cozy. Very well styled. It is right above a busy street so bring a noise machine. Also be prepared to use your mobile data as the wi-fi either doesn't work or is painfully slow. If you're in the other two rooms on the second floor of the house, know that their bathrooms are in the hallway, so you may find yourself face to face with other guests. The stairs are also super noisy so again, bring a noise machine. Breakfast was just okay. Good selection but it is a continental breakfast so don't expect anything fancy. Mini cinnamon rolls and the assortment of fresh fruit were a plus, the stale waffles were a minus. They have an assortment of snacks and drinks available all day which come in handy. The Keurig machine is also a nice and convenient touch. The location is absolutely fantastic just steps away from Cary Town and the Virginia Museum of Fine Arts. Having your own parking spot is also convenient. Overall a wonderful place to stay if you're in Richmond. read more

We stayed in the full Bed and Breakfast called The Boulevard Inn and it was worth every penny! Our room was historical but with every modern convenience and a great mattress so we slept well. The breakfast was out of this world and includes amazing pastries from the local bakery with a full breakfast. No lunch needed after the feast and they have an amazing Jura coffeemaker that makes incredible drinks with the touch of a button. This high end Jura is available 24/7 and we loved it. The owners hosted breakfast and they were wonderful, charming, funny, happy people. The wine and charcuterie hour was very generous and we had a blast! The gentleman who hosted was super entertaining and we met so many fun people who were guest at the inn ~ great people love this place. And you can walk down to Cary Town for shopping or great local restaurants. Of street designated parking was a plus. Would definitely stay again. If they have space grab the room before its gone! read more

My boyfriend and I met up at The One Bed and Breakfast one month ago. The proprietor, Sean, had not sent my BF the code for the entry, but we were able to reach him by phone and get the code, easily enough. We had our pick of the two bedrooms, and chose the blue Slumber Room. Since we were the only guests staying that night, we had full, private access to the balcony and to the lounge areas. Neither of the bathrooms are en suite, but since we were the only guests, we didn't have to don clothes to make a bathroom run in the middle of the night. The location of the B&B is excellent; in fact, we considered only B&Bs in the Fan district, and The One was the first one to return BF's call. Sean did mention that no breakfast would be provided, however; and that he was willing to deduct $7 from the room rate. BF didn't particularly care for this, but wasn't in a mood to negotiate, either. Our stay was wonderful. After dinner, we lounged around and relaxed. It was nice to have access to the refrigerator, stocked with beers (although we had also brought our own champagne and beers, too.) In the morning, we were on the couch, sipping mimosas, cuddling, enjoying our brief time together, when we heard a key turn in the door. My BF shouted "No, don't come in" since we weren't fully clothed. The maid must not have heard him or didn't understand; she knocked and said "Can I come in?" And we both shouted "No!". A few minutes later, Sean comes barging in (without knocking). We scramble to get ourselves covered. He screams at us, saying that we terrified his maid, and to get up and go to our room. This was the most unprofessional encounter that either of us had ever witnessed, and we were left simply dumbfounded and in a state of shock. Needless to say, we won't be going back. read more

Stayed here on April 29, 2014, and what a beautiful room! The bathroom is located just outside your door. I was surprised that no one said "hello" when I arrived or left -- like at most B&Bs -- but this is more of a commuter B&B. The common lounge was well-stocked with bagels, danish, wine, beer and other refreshments. I was awaken at 2am by drunks walking through the alley below my room, but I suppose that is Richmond. The Virginia Museum of Fine Arts is located only two or three blocks away, and Shockhoe Bottom is only a 10-minute drive. It was pouring rain on my visit, yet umbrellas are located just inside the main door. The main entrance has a keyless entry code -- very convenient. If you make your reservation online, you receive a helpful confirmation email from your innkeeper. The owners are also accessible by phone. I'll be back! read more

Passing through Richmond and was fortunate enough to get a reservation in The Cellar, which is a beautifully furnished basement apartment with a separate entrance. Made an easy reservation by phone and easily accessed the room using the keypad code sent by email. The room itself was huge and fantastic. A comfortable and stylish sitting area with a television, a lovely kitchenette area with a wonderfully stocked refrigerator and pantry shelf, and a cozy, comfortable king size bed. You can hear footsteps upstairs, but it never took away from our complete enjoyment of this room. We didn't want to leave! Great for a romantic getaway--excellent location, friendly and professional innkeepers, wonderful accommodations. We hope to stay here again for a longer visit! read more

Such a wonderful and cozy spot, near Cary Street shops and restaurants. Great walkable and historic neighborhood! This wonderful home is neat, clean and very thoughtfully detailed and designed. Owners seemed nice, saw them briefly but it was a friendly quick meeting. They don't bother you but you feel they're there if you need them. Serenity Suite was the cutest, cozy and romantic, has everything you need (accept the community iron, which is in the parlor closet). Serenity Suite has the ensuite bath, so it was great. There's a skeleton key to enter your room (in the room upon your arrival to use during your stay), and a unique code you punch to enter the main house from the street. A designated off street parking space for most suites (they give you a parking pass), but also street parking, which didn't look too bad. The exterior of the house is very nicely maintained and landscaped. Parlor is stocked with drinks (alcoholic and non), popcorn, microwave, fridge, toaster, cookies, chips and fruit. As well as, any dishes and utensils you may need and all available 24/7. The continental breakfast is yummy, with pastries, bagels, english muffins, boiled eggs, ham, fruit, juice, cereal and everything needed in the way of accompaniments. They serve it in covered dishes in the adjoining parlor and is served from around 8-10:30am each morning. Definitely try and get a reservation to visit this place, it's wonderful and is surely one of the places that give Richmond a great name! read more

Great B&B in a fun area. The people were super friendly and the room was comfortable and decorated in a unique, fun style. They had snacks, beer, and wine out and games that you could play. Breakfast was continental. There is a code you are given to get in if the hosts are not home, so not worry about them being out when you get there. The bathroom is on the outside of the room, but that is listed on the site, so you know it going in. read more

This place is wonderful! I accidentally booked the wrong dates and showed up a week early and scared the owners who thought I was an intruder. But they were awesome and thankfully had a room available. I stayed in the Slumber Suite, which has a super comfy bed, TV, balcony and wonderful decor. The parlor is open to all guests and I super cute and cozy and stocked with snacks, coffee and wine! The location is also great. I will only stay here from now on when I come to Richmond. read more

First, I agree with everything Dominic L said in his review. We also stayed in the Serenity room. We loved walking to Carytown and the VMFA. The place is beautiful and well maintained. We drove our plug-in car and were able to plug it in from one of the parking spaces. The fridge in the common area is well stocked with complementary beverages. I gave this review five stars because it deserves that rating, but you should know these things before you go (many of which were covered by Dominic L). The street noise is pretty loud. The breakfast is just what was advertised, continental, so don't expect much (we ate breakfast out). Between the self check-in, self-serve breakfast, and self checkout, you don't ever have to see the host and hostess so if you're up for chatting, this might not be the place for you. If we go back to Richmond, we might stay there again because of the clean comfortable room and great location, but we might explore someplace else. read more

This place was amazing! The serenity suite was well styled and the bed was super comfy. We came late and the passcode for the door made the inn feel more like an Airbnb rather than a traditional bb, but we were still greeted and told the ins and outs when we arrived. The parlor was stocked with everything imaginable, and Carey street was great to explore at night. It is on a busy street so it was hard to sleep in, but wasn't hard to fall asleep! Overall it was an enjoyable experience and I would defiantly return the next time I'm in Richmond. read more

If you have no intention of sleeping this is the place for you! Located on an extremely busy intersection, the traffic noise never stopped the entire night and no white noise machine could drown it out. The location is great and, as we prefer staying in B&B's wherever we travel, we were willing to spend the high cost of a room at The One. Big mistake. First, this is not a true B&B, they added Boutique hotel to the title so we knew it might be a little quirky, but there is no human interaction at all. We were given a passcode to get in to the inn and entered the tiny vestibule. The parlour, where the continental breakfast is served, is a tiny room between the bedrooms with only one small table to seat four. When we went to make coffee in the morning I found that the cream had curdled which started us looking for a place to go for breakfast. We will definitely not be returning or recommending this place. Total disappointment especially in light of the reviews we read before booking our over-priced room! read more

I was in Richmond for a 7:00 pm event and arrived at 4:10 pm. I was able to walk to the VMFA and spend 40 unexpected minutes with the Terracotta Army. Wow! The location is supreme. The hosts are timely and professional. Prior reviews are pretty accurate but potential guests should also know more about beds, breakfast, and bar. The bed in the Dream Suite was one of the most comfy I've ever encountered outside of my home. I wish I had removed the sheets and looked at what type of mattress it was. It's why you go and really stood out. Breakfast was buffet style and upon first glance I, too, thought this is just like the Comfort Inn. Not so fast...There is a great picture of the buffet table in a prior review. Under the beautiful elevated glass bowls I found delicious hand-cut pink grapefruit, clean fresh cherries, and blueberries with flavor. The ham loin was succulent and plentiful. It was delicious and I felt really healthy and full of energy after breakfast. There is a wonderful bar 1 block away called the Bamboo Cafe. It is simple and perfect for any app, entree, or drink (a bartender's dream of a bar). There are not many options in this location which makes it all the better that the One you stayed at did you right. I will return time and again. read more

I second everything Kathy W. stated. My girlfriend and I stayed there this past weekend and were thrilled that we found a B&B with such great hosts. They clearly love hosting guests, as is demonstrated by the seemingly endless little touches that they have put into making your stay comfortable. We felt like we were staying at home. The common area is comfortable, complete with complimentary snacks, wine, beer, etc., well decorated, and relaxing. Although the house is old (built in 1914), it has been modernized and is beautiful. It is literally one block from all the restaurants and stores of Cary Street. In short, a great B&B in a great location, run by wonderful people. I won't even consider staying anywhere else the next time I visit Richmond. read more

This was a fantastic B&B! Probably the best I've stayed at. It is in a historic home but is decorated in a more modern way so it doesn't have that old dusty feeling that some B&Bs have. They were very thoughtful and have lots of small touches in the home. Breakfast is just continental to hold you over which I really liked because then we got to try the awesome breakfast and brunch at all the cute restaurants. The location of this B&B was perfect. We didn't use our car all day. We walked to the art museum and then walked around carytown with lots of great shops and restaurants. The owners were very nice and gave us good recommendations for how to spend our time and they even invited us over to a party they were having. We bought a bottle of wine one night and sat out on the porch connected to our room and drank wine and ate cheese. The common room has a great couch to lounge on. If you are a light sleeper, you might want to stay in the red room because the blue room is closer to the street which can be a little rowdy on a Friday night. read more
