Living here is just ok. It's affordable and that's about it! The office staff rarely gets back to you when you leave a message. The so called EMERGENCY line is not answered especially on the weekend. Not having air conditioning for 3 days in this Texas heat is unacceptable. It took 3 months for someone to show up to address the mice droppings I was finding in my patio closet. The outside grounds are unkept and sloppy looking. The green electrical boxes with all the wiring hanging out of each located in the parking area just seems unsafe. Period!!! read more

THEYRE BURYING THE THE REAL REVIEWS!! This place was built by satan himself. From the roach "infestation " more like complete and udder take over to the rude and incapable staff. Pipe bursted in our ceiling with water coming out of the light fixture. They never replaced the light fixture and it took them A YEAR to fix our bathroom wall, and ceiling. They never replaced the insulin in the wall so we heard EVERYTHING the rest of the time going on next door. EVERYTHING. Maintenance left a huge chunk of carpet missing with nails sticking up out of the floor for 3 days before we finally demanded they come back and finish the job and the office acted like they had no idea. You pay 5 different charges for trash but if you're trash is still out from the night before and they see it they charge you 50$ . The ladies in the office are so unprofessional and so petty and catty. They will make sure all the problems you have are YOUR fault and drag their feet to help fix it. -Pest control doesn't exist. But don't worry you still have to pay it every month. -Maintenance will stay tearing down your patio fence to rebuild a new one at 8 am with NO NOTICE AT ALL blaring their music and drinking beer all day right outside your door while "working" -there are broken down vehicles all over the place some have been there for 6-9 months and they don't do anything about it so you're forced to walk wayyyy farther out from your building. -cats are RAMPANT and will have a cat fight on your patio at 2 am damaging all your property making a mess but don't worry because the maintenance family in 41 puts out water and food for them everyday and keeps them around . -if you call the office too many times about an issue you're having AND THEYRE NOT FIXING they'll just curse you out and hang up on you. read more

I have lived here for 4 years and I have no plan to move. Megan is the best!! Maintenance issues are attended to in a very timely manner, and the guys are super nice!! The landscaping could use a bit of improvement around the units, but there were a lot of dead bushes around and they have gotten rid of those and it's looking better. I've lived here for over a year, but for reasons beyond my control, I haven't been able to move, but I hope to do so soon. The building is completely old, the hot water is constantly out of order, it's full of cockroaches, the outside is always dirty, and the entire complex is in a disgusting state. The pools are disgusting, always dirty, just like everything else around them. There's no security at all. One day, a man kept knocking on my apartment door. I later saw him on the news, reported as harassing women. The office staff is not friendly at all. The only kind people are the maintenance staff. read more

I have lived here going on 3 years, first in cheap first floor apt with no upgrades...now I live in an "update" (that's a joke!!) second floor apartment. the complex is old, and very run down, pools have been out of service for years, some are now back. landscape is weeds and dirt for most of the complex. The office is newley revonated, freshly landscaped and wasSt the of the art, while the complex is infested with roaches, goes days without hot water, many residents report rats, mold and deplorable living conditions. We pay for pest control yet the buildings are infested with cockroaches, we pay for the water and utilities to heat it but its unreliable as best.... we have a newesh management company that has been doing "cosmetic improvements " which while nice...do not outway the other significant problems...want to live in this neighborhood...check the other complexes and avoid this one... read more

People who write good reviews where enticed with a $25 rent discount. The new maintenance crew works diligently, respectfully and DO NOT DISCRIMINATE. The worthless employee, yomali tiburcio, who happened to be my next door neighbor from hell had my car towed on Christmas Eve. She was eventually moved, after I complained to property manager that her employee yomali tiburcio was following me around town and stalking me. When I called the contracted towing company, she told me that someone from the apartments called at 2:15 am, and said she was the "manager" and needed a car towed. yomali tibircio waited outside for tow truck to show up and at 2:30 am, Christmas Eve, she spoke with tow truck driver towing to make sure they towed my car and not hers. My car is a different make, model and color than her car, so not sure why she need to "make sure." To understand her evilness, I must add that she had managed to have everyone's car towed that parked in the small parking lot (approx. 15 car lot) due to minor infractions or car parked in a fake handicap space that a previous tenant had created herself with sign from Amazon. We all knew it was fake and the tenant had moved and left her fake sign on her patio fence. According to yomali's manager, she was told to empty apartment and take down all patio items that the previous tenants had left, including the fake sign. yomali didn't take the sign off and would park there herself when our small parking lot was full. Any other tenant who parked there, she would call the towing company and have their car towed immediately to free up the parking space for her sugar baby, unemployed boyfriend. There's a lot of shooting in this apartment complex as well I am putting up pictures of what the maintenance guys did to my car on October 16 I spoke with Jessica she's telling me that there's no proof that the maintenance guys did this damage to my car.So therefore I have to go through my insurance to get them to fix something that they messed up, What ever you do you might wanna record everything that NANCY tells you because she will lie to you to your face.Please whatever you do do not believe any of the 5 star reviews these are people that are getting paid to lie about the apartment complex. On January 20 they came to tear out the wall in my bathroom because it was a soft spot they never told me anything about the mold that was behind that wall I found a piece of sheet rock paper next to my bed I picked it up like in a dropped it but it was a piece of the sheet rock paper with mold on it I'll put the picture up so you guys can see and I saw other pictures up here where they were placed in sheet rock because of mold.If I were you I'd do my research about this apartment complex over the weekend something bad happened here as well there was a shooting one guy died the other one sent to the hospital. I felt compelled to add a little something else before you move in before you sign a lease.Make sure you ask them about this one picture of you're having to pay all this extra stuff.I've talked to other apartment complexes around here and nobody else is charging this outrageous amount of extra stuff.These people are out to get your money please do not look at all the five star ones because these are people that they know that they've paid to put up a five star review .This place is not beautiful this place is ugly it's a rat hole. One other thing if you live on the 2701 W. Bay Area Blvd. side it's all ran with the hot water in the water gets so hot that you can get it second third fourthdegree burn you cannot enjoy a nice warm shower because the water gets hot off and on way too hot. If you don't remember anything that I said about this complex just remember the name NANCY She's the biggest liar there they tell you about utilities you're going to pay they only mention the trash the UPS boxes they have in another building they don't tell you that you have to pay for EMS fire to gas charges law-enforcement pest control sewer and then they charge you again twice for Trash and the total amount of that comes out with the water changing and going higher and higher almost another hundred dollars for rent. I've been here for a few month! stay clear of these people. the maintenance is horrible the office staff is unhelpful. Only cares about how many places they can rent out. the place is full of roaches! Jessica in office said there want roaches when I moved in! I've never had roaches in any place I've lived! underneath the kitchen countertops shred every time you open the drawer are the nasty dishwasher that doesn't work right. the place has mold old water stains. my ac leaks into floor. the temp isn't right. the gym when I gone to check it out doesn't look like the pictures online. it smelled really bad and looked dirty. also was a note from another renter about there ceiling caves in on them! they will also charge you for anything to make money. I have renters insurance I have had it for years! Had to show proof to get keys. they charged me 51$ for not Having it! I've emailed it 4 times printed it out and gave to two different office staff ladies! it is still on there! the last lady smelled like alcohol and a bar at 9am! run run run dont rent from them! read more

my car got broken into in the parking lot one night, i sent an email to the office to let them know of the situation as well as to request the "night guard" was more present as I have not seen him once in the 1+ year i've been living here. They did not respond, everytime I try to go in person they "are in a meeting" and when i call i get no response. If you need affordable housing, you will receive that here, however you're much better off paying 200+ more to be in a safer more attentive complex. :) read more

I do not recommend ANYONE to live here! I've been living here for 3 years, and it gets worst every single year! Roaches basically took over this whole complex because my neighbors said the same thing. The office personal and manager are not attentive to the needs of the tenants. Due my personal experiences, they take forever to respond to the work order I submit and the only time they'll take action is when I have to show up at their office in person and complain, and when they do decide to show up, they do it unannounced and on days when I am at work. The final straw was on Sept 4, 2022, when my upstairs neighbors attempted to connect their washer to the connection, and it ended up flooding my apartment and it caused mold on my ceiling in the kitchen and in the pantry. We tried calling the emergency line for the maintenance, but nobody was picking up, so we had no choice but to call 911 and the fire department came out in 10 minutes. What was the whole point of having an emergency line for them if they're not even going to pick up?! THEY SHOWED UP AN HOUR LATER AFTER!!!! I put in a work order on Sept 6, 2022, after smelling mildew. NO RESPONSE! I had to leave my job on Sept 7, 2022, to go to the office in person to complain and Angela Ward, property manager and her assistant gave me attitude back for complaining while I'm the one suffering smelling and living with mold! In the end, they did nothing to fix the mold and over time the mold kept growing and growing and I still got no response from the office. Not until I hand delivered a formal termination letter to the property manager herself on Oct 17, 2022. That's when they decide to make action and hour after delivering the letter and sent maintenance to come check out the mold and told me that they'll fix it tomorrow morning. HA! ARE YOU KIDDING ME???? I ASKED A FREAKING OVER A MONTH AGO!!!! People, please do yourself a favor and do not rent from this place. read more

Had hopes that this complex would change with the new owners - that was stupid of me, should have learned that lesson with the 4 previous owners that have been here during the time I've lived here. Management non responsive, or they give you the most nonsensical answers assuming you're an idiot. The hot water (or lack of) mentioned by others is 100% true - they don't even care that is against TX code. Hot water must be at least 120 degrees to kill bacteria - makes no difference to them. Parking is a joke, clean common areas are nothing close to clean - just disgusting. Counting down the days until I can give them my notice. Seriously - pay attention to the reviews - there are some good ones, but look at them, they are for the maintenance guys - which would be true. They work very hard. read more

In august my downstairs neighbor caused an apartment building fire that took everything from me and a few other apartments. Arium promised me my prorated check and security deposits back. I was supposed to receive about $500-700 check but instead was quoted for a $48, which I received more than 30 days after I officially moved out. If you want to live in a place that likes to leave your apartment UNLIVABLE, this is the place for you. AN UNLIVABLE APARTMENT WOULDN'T BE A HOME WITHOUT NO COMMUNICATION FROM MANAGEMENT AS WELL. I'm trying to compile everything in the best order, so let's start from the beginning. - December Move-In | Apartment was "ready" (3) hours later than communicated. Actually wasn't clean and carpets were still wet for the next two days. Oh and trashcan (because you have to pay for the valet trash that only works (4) days out of the week) was not received. - January | No hot water. - February | No hot water and disposal broke. You have to use the app to pay your rent. Was not told until I had to pay my first months rent. - March | Finally billed for water. Found out that you aren't charged for what you use but the building divided by the units plus $65 extra in additional fees. - April | Dirty Cold Water. (I got that trash can though.) - May | Upstairs leak causing wet floor, wet carpet and wet smell in the house. Maintenance number doesn't work. Emergency maintenance number is THE SAME NUMBER. There are (4) sales agents in addition to the AGM & GM - 6 phone lines. 80% of the time they are too busy to pick up. read more

These apartments are formerly known as Baybrook Village. Lived here for a couple of years and then it was time to go. The first year was okay, after that it went downhill fast. Cars were broken into, wheels stolen, and once it sounded like someone was getting robbed outside of our apartment. Surrounding neighbors smoked so the smell of marijuana was constantly being blown in through our vents. Neighbors also had music blasting at all times of the night so there was never any peace and quiet. Not a gated community, so there was always shady looking people walking around. I never felt safe walking to my car at night. It was so embarrassing having visitors and them having to smell, hear and feel unsafe. Pools weren't maintained, maintenance always took days to address issues, "gym" was a joke, and mold issues from other reviews are true. Would never recommend this place, save your money and live somewhere else. read more

These are by far the worst apartments I have ever stayed in. From some random idiot/crackhead knocking on my door harassing me about a stolen phone I have 0 idea about. To the inconsiderate person whose truck is loud and obnoxious. You live and work in an APARTMENT with shared parking... My and everyone in this building sleep is disrupted daily when this person comes and goes. Someone else's car alarm goes off numerous times as if they forget where they park overnight. These pests are out of control, maintenance and management as a whole are a joke. This entire experience here has been terrible since day 1 I am not surprised the previous manager QUIT. Im truly amazed how negative the experience here has been. Upon move in the AC doesn't work, instead of changing an already rusted unit they decide to continue to put freon in it until I had my dad come and make them change the entire ac unit. Good luck with "24 hour maintenance" that's a joke too. You call after hours and are forced to leave a voicemail. No one calls back nor show up to the unit. To add to the disappointment be prepared to pay $100s over the "rent" amount because of "fees from the city" that no one tells you about when you move in. All they'll deceive you and tell you is that you'll pay "rent, pest, and utilities" nothing about a "fire, ems, gas, law enforcement fee etc." Renters insurance is required so explain "fire fee" there is NO EMS NOR COURTESY OFFICER patrolling yet you'll be charged as if they were. (You pay to ride in an ambulance so why is it a monthly fee?) Best bet is to avoid this place entirely. read more

Horrible place-office takes forever to respond to issues and some are slightly unprofessional

Everything is broken down, they never fix anything. When I moved in they never let me view my apartment lay out. They have me the keys to the apartment & everything was and still is breaking apart. Before walking in fog the first time the front door was clearly incorrectly placed & there's a crack & it's crooked. The balcony light never worked. The balcony door is cracked open cold air comes in through there. Bedroom window is cracked open because the cable comes in through there & can't do anything about it. The carpet is lifting from every corner of the apartment & can see concrete underneath. Walls are extremely thin. Cabinets are horrible. I received the bottom sink cabinet completely off. The air filter wasn't changed. There's RATS INFESTATION. Cockroaches. & after a hurricane cat 2/3 we had 2021 they never repaired the ceiling vent from the outside of a lot of apartments. Charge a security fee & never once saw a security. Charge multiple fees that are unnecessary. They never gave me a trash can for the outside of the apartment for valet service. Parking too tight. Many cats scratch your vehicle. Been door dinged & there's theft, shootings, rowdy neighbors. Sherrif come on property often. Not to mention maintenance walks in a random time of the day when you request service check up on anything. Once I was asleep & not fully clothed, I panicked. Yelled behind front door "one minute " & maintenance still tried to open the door. They should come at a specific time & should be able to request to be at home when they come. Beware! Do not rent here! My Father rented a unit, shown the model home. The night before, Jessica the Agent. Called and said unit was not ready. Would have to change the unit. Arrived with the movers the following day. The unit, was filthy! Toilet was full of urine & waste! Water was running on full blast in the tub. Bugs, waste in the floors! Front door had been damage by a previous break in! Unit had a terrible odor! Spider webs everywhere outside by the door! The neighbor was on his balcony smoking drugs in full view! The lawn around unit was missing. All mud! They Agent, had never viewed this unit. Fabricated that it was ready and clean. After major freak out, they returned our deposits. However, cost more monies. As we had to find a storage! Lucky, we found a beautiful property that same day! Do NOT LIVE here! read more

I have always paid my rent on time, well they returned my payment and now made me go through a third party to pay because they locked my account. There was mold in my sons room that caused him to have serious breathing problems that they would not fixed.. maintenance just painted over the mold . I had water damage from an unknown source and maintenance still didn't do anything. Fridge was out for weeks I finally gave up with that because maintenance went always close the request and never came to even look at it. The ladies in the office are rude and unprofessional. I have asked to speak to a property manager but they never even try to reach out. Kids have busted car windows over here, damaged property, and stole out of people cars and their front porch. Lived here two years now. First year was great. Management has changed since and I strongly discourage anyone from living at this complex. They will change your contract without your knowledge or consent and not go over it with you in detail. Don't expect them to give you a copy. You have to download it or ask for a print out. If you want to move out you have to give them a 60 day notice or pay for another month of rent. Also they will find ways just to charge you extra and get more money. The grounds are not kept, pool did not work most of the summer due to not being up to code, broken concrete drive ways, speed bumps have wire exposed. Management does not answer emails in a timely fashion, and need to work on customer service. I can't wait for my lease to be over so I can move out. I'm very disappointed and dissatisfied. If I could give this zeros stars I would. Lastly the BBB rating of this complex is a D+ that alone says ALOT! read more

They are quite literally the WORST apartments I've ever attempted to live in, yes I say attempted. Couldn't even survive 3 months of our lease. The Maintenance left our restroom unattended after the CEILING COLLAPSED, I mean 100% collapsed due to a leak we'd reported a week before the whole ground finally gave out and fell. We have pics of black mold allllll over the roofing that fell. So only god knows how long that leaks been there: there are roaches everywhere: they tell you you'll get an exterminator come by twice a week if need be. Never seen the guy once lol. we also have time stamped photos from the first day we moved in. Never got our smart lovks or a/c installed after paying for it several times. Also no one fixed out dishwasher which was broken day 1 as well: time stamped photos of holes all throughout the floorboards. Clearly where just a small portion of their water roach infestation come in and out of the units. I've never been more disturbed with the attitude of almost an entire group of people in that office. Literally had the acting manager tell Us to our faces nothing will get better that if given the chance to RUN. I swear to god... I was told this by the manager at the time. To run that these people don't care and never will. And that nothing will get better only worse. How bad can an establishment be for the current employees to almost beg a tennwnt in need to just get out and go rather than try to continue to seek help!? This place is $hi+ and they know it. horrible attitudes across the board. And there's not a single resident who would disagree. ALLLLL of my neighbors dealt with the exact same things.
