There are always surprises when you're gutting someone else's build, so it was reassuring to have people on the ground who were knowledgable, experienced, and honest. Communication with Chris was great. And budget-wise, we ended up pretty close to where we expected to land. Yes, there were change orders; but they were almost always due to expanding the scope of the job -- and not because we were being gouged. We also really liked that RR has their own cabinet shop, and a crew who has been with the company long-term. Lastly, and people don't usually write this, but it's important: they're all nice guys. We hired Knight Construction this past summer to complete a total kitchen remodel project with…read morecustom cabinets, new hardwood fooring and the resurfacing an old brick fireplace with stone. We asked Knight if they could complete the work in just six short weeks as my family (my husband and three kids under the age of five) were moving into a small apartment for three months due to timing differences in our close dates. They accommodated the request with the caveat that the bulk of the work would be completed by move in and that finishing/warranty work may need to extend another week or two. Upon signing the contract, we immediately began working with Kristin, the designer, to ensure fixtures, flooring and other items were selected and available upon closing on the new home. The day after signing the close papers, the dumpster was delivered and Jeff our project manager began demolition with his crew. I won't tell you that the project was seemless in every instance and without a couple of minor glitches. But I can tell you that in ever instance, Gary and team worked with us immediately to either remedy the issue or help us find the best solution to accommodate our budget concerns and ensure our move in date wasn't jeopardized. Over the past 10 years, we have remodeled two homes and built a third. I have used three different Companies for each of these projects and I would without question hire Knight Construction back to do another project. Over the short few months we worked with Gary and his team, he always kept his word and remedied situations that weren't up to either his quality or ours, which were minimal. I appreicated the fact that three months after the project, I'm still able to call and ask him to look at something I think got missed in the warranty period. We also had access to Mingle's designer Trish Davis, who is fabulous. All our cabinetry was custom built, the dimensions of our rooms were redesigned to maximize space and work flow, and the subs were great. Our expectations, based on our initial meetings, were to use Owner-Built (OBMS)/Jim Rumler's…read moreexpertise as a second set of eyes to help with the many details - unknown to us - involved with the remodeling project and to save "25% or more" based on viewing his website. First, we did not recognize 25% savings for our project. Our biggest ticket items were our flooring, countertop, cabinets, and electrical. The flooring was purchased using OBMS' manufacturer's discount. The discount brought the flooring to the same price we could have purchased it at using a local flooring dealer. The countertop was market rate. The cabinets were custom-made and one of the only areas we saw savings. The electrical was market rate. Second, OBMS received payment of 25% of the total costs. That included items we secured, researched, and where he offered no value or discount (e.g. light fixtures, appliances, plumbing fixtures, paint). Finally, Jim made *ONE* trip to the site during the two plus months of construction. What he provided was a list of vetted contractors, and a plug-in timeline and budget worksheet for our project. He made a few phone calls, sent a few emails, and texts providing very little useful counseling or expertise. His coaching at one point was to chastise us for not letting him know there were issues with the drywall work. We were also told asking for estimates from a few contractors was "frowned upon" in the industry. We would not recommend OBMS based on our experience.

We live in an older house where rooms are more separate and we wanted a more modern open floor plan. We worked with Owner Built to bring these rooms together. We gutted both spaces and were able to create an open floor plan. We loved Owner Built's designer and the options they provided. Most importantly we liked the transparency of their process. We knew exactly what the contractors were making and what Owner Built was being paid for their services. Our overall spend was 25% less than our best full contractor bid. Our project is on their Facebook page and it speaks for itself. The process was easy, we had daily control of the project and when we needed help Jim (the owner of the company) was always there. We didn't find it harder to "be our own contractor" and actually preferred knowing where our money was going and having more say that prior remodels we have done.
