This is a lengthy review, so i will put the highlights at the top for anyone who doesn't want to read the full review: Updated review 9/4/2023: previously 1/5, updated stars to 3/5. After talking with facility management and discussing grievances, they went above and beyond to make our last 2 months a positive one. many of the same issues described below are still present. If there are issues, don't hesitate to go straight to management. Do not wait. Seems that individual staff may drop the ball but management will right them if made aware. Given that this was our first (and likely only) rental with Morgan properties, the building is older and the previous owners didn't maintain it well. Recently under new management there are a lot of issues with the building itself. We still wouldn't rent from Morgan Properties again, given the condition and price of the apartments. There are better options in the same 5 miles radius for a cheaper price tag. We rented an apartment here from August 2021-july 2023. We lived in a 2 bed room apartment with three people. Positives: great view of the area if you are high up. walkable location that's close to Johns Hopkins campus. Plenty of food locations to eat around as well. Fast responding maintenance. They have floor plans that accommodate the "Sibling suite", with separate bedrooms on opposite sides of the apartment. Management is awesome. Everything else: We moved to an apartment complex that is much larger, much cheaper, and 5 minutes away from the Carlyle. Moving in was a nightmare because the elevators were broken. We lived on the 14th floor. You can reserve the elevators but that doesn't matter if all three of them are broken. While we lived here, the elevators were broken at the more times than I can count. There were full weeks that two of the three elevators did not function before they received maintenance. Usually maintenance could only get them running for a few days, sometimes hours at a time, before they would be broken again. Water leaks happened every year we lived there. The building is set us so that everyone above and below you are on a shared water line. If someone on the 16th floor has a water leak, it will affect everyone all the way down to the 1st floor/basement levels. The garage is small and cramped. I have a two door compact vehicle and i have still had trouble parking in the parking spots with being wedged between a pillar and another vehicle next to me. Parking is also expensive. We pay 135$ per vehicle on top of rent. They have also increased our rent by huge sums each year, ~10%-18% (200$) each time. In comparison, our new apartment provides parking in a brand new gated garage for no additional charge. The supposed securely locked garage that can "only" be accessed using a card key has been broken since September of 2022. Shortly after we moved out the garage was fixed. Too bad we never got to use it for than a few times. Communication about delays on this were spotty, and frustrating at times. When expecting they would be fixed sometimes it would be delayed and no communication was sent out. It took over a year to be fixed. The dish washer in our apartment also floods the kitchen every time we run it. We put in 5 work orders. We were told that we were getting a new dishwasher which never happened before we moved out. Management told us that maintenance never processed the request. The Front deck staff also seem to gaslight me every time i speak with them, saying "it's not too bad", or " you should be thankful you have x" when i bring a concern to them. It's very frustrating but they always have an excuse on why they are not holding up their end of the bargain. There is one good thing i will say about this place: maintenance is VERY fast to respond. They may not resolve your issue, but if you put in a work order, they will be there within hours. I encourage everyone living here to communication directly with facility management. Do not get information from the front support staff person or by calling their number (you may be rerouted to a call center). Management seems to be the only people who are able to answer and make calls for the their building, and are both approachable if made aware of things. We wish we would have known this prior to all of our issues and regret not going to them sooner. read more

Having my apartment be quite close to campus is such a huge plus it's fantastic! The amenities such as the gym and social/study lounges are well maintained, and Tedsa at the front is such a pleasure to work with. She keeps up with your maintenance requests and ensures that your time at the Carlyle is a good one. The rooftop ping-pong table and pool is also a huge plus during the summer time! read more

I received a check from Morgan Properties that was the refund our security deposit (not full refund but close enough). The check bounced. Contacted the management office. They said it has to go to corporate. I emailed it to them and it's been over a month with no response. Try googling a contact number for the Morgan Properties Corporate Office - there is no number or contact info published anywhere. I would bet this happens to a lot of people who just get frustrated and give up the fight for the money. read more

I rented an apartment for my son from Jan 1, 2021 to June 1, 2021 and while the staff was friendly when we inquired and through the lease process, the lease was very misleading. As I said, I rented from Jan 1, 2021 to June 1, 2021, NOT "through" June 1, 2021 and was charged for a single day in June. When I called to have this rectified, the manager said that I signed the lease which stated "to" June 1 which meant that it included the day of June 1, 2021. It was a charge of $73.13, and while this is not a significant amount of money, it is the principle of being taken advantage of that I can't tolerate. During my son's stay, there were a number of maintenance issues, some of which were never fixed, and he couldn't turn on the air-conditioner in his room because mold would fly out of it. when he mentioned this to the front office, they said that there was nothing they could do about it, and to just let it run for a while and the mold would be gone.............yes, because it would be all over his bedroom where he would inhale it. Yikes! Needless to say, I am very saddened by this experience with the management at the Carlyle. The apartment itself was actually quite nice, if everything had worked as promised. If they delivered on what they sell, it would be a great place to live, but not now. read more

In March 2022 I found unrecognizable debt collection information reported by National Credit Audit Corporation in my credit report from TransUnion, which I absolutely had NO knowledge about or involvement in. After numerous calls to National Credit Audit Corporation and TransUnion, I learned that this debt was about a renting issue between a few students (NOT me) and the Carlyle Apartment Homes in Baltimore, a rental apartment complex where I briefly lived in September and October 2012. National Credit Audit Corporation told me that Accruint / LexisNexis provided my information including SSN to them. I don't know how Accruint / LexisNexis got my sensitive personal information, and I contacted the Carlyle Apartment Homes many times, but they refused to help. So when you apply to the Carlyle Apartments for rental, it would be a good idea to emphasize IN WRITING that your personal information will not be accessed by any other company. I have reported this illegal/criminal violation of consumer rights to CFPB and our state Attorney General's office. read more

I have lived at the Carlyle for over a year and have had an excellent experience. Everyone who works here from the leasing office team, maintenance people and cleaning people have been fabulous. They have always not just done their jobs but gone above and beyond to get to know me and accommodate my specific needs. The building is always clean and it is somewhere that I love calling home/going home too. I am a young female and run early every morning, many days in the dark. I have always felt safe in this area. The complex has a ton of great amenities, such as a rooftop pool, gym and parking. The rent is affordable and the neighborhood is great. It is within walking distance to several parks and some of the best food and drink in Baltimore, 'The Avenue.' I would highly recommend the Carlyle to anyone looking for a home in Baltimore. read more

Amazing experience. The roof is the best part. You get to see the Downtown. I don't have to find a costly rooftop restaurant to relax. I can just take lift to the carlyle rooftop. The management is amazing. Michael and Kayla are extremely professional and friendly. I guarantee the fact that none of the residents would have had even the slightest of a quarrel with them. To conclude, this is absolutely worst rental building I have ever lived in. 2. heating system often not working, however you are still being charge up to $200 a month for fuel. 3. there are a lot of extra fees on top of your rent, Sewer, Water, Gas, Trash, Service, etc... 4. if you are 1day late on payment, you must pay $75 late fee. 5. I've lived in The Carlyle for 18 months and have moved from a studio to a 2-bedroom and now I'm in a 1-bedroom. What I like most about The Carlyle is the community here. The folks who live here are mainly students from nearby Johns Hopkins University, or working professionals. There is a sense of security here. I also like the rooftop pool with its amazing view of the surroundings, the 24-hour gym, the 24-hour package room, the ground floor lounge and rooftop lounge with free wi-fi. So far, the maintenance staff have responded to my service requests promptly and solve my plumbing, lighting and other problems. The front office staff are also polite and responsive to my queries. Furthermore, the apartment is near Mom's grocery store, Giant supermarket, Chipotle, Yama sushi bar, Miss Shirley's and Hopkins Deli. It's easy to buy fresh produce to cook at home, or to dine out. My only grouse is the occasionally flooding in the basement garage. However, the office staff have promised me that the city office is building a retaining wall at the back and the flooding will soon be resolved. read more

Good place to live if you don't need management's help. We have been complaining about roaches since October 2020. The exterminator already told us that they are not living in our unit, and that he does not know what to do anymore. We have sent multiple emails to the building's management. We are opening exterminating requests every week. The only thing management does is to send the exterminator to our unit, instead of sending someone to thoroughly investigate where the roaches are coming from. In December we asked to move to another unit because we were tired of killing around five roaches a day on the kitchen's countertop, but we were told that there was only one unit available which had a mice problem... We were also told that there's a lot of roaches complaints from the 4th, 5th, and 6th floors. We have been trying to figure out where the roaches are coming from on our own. For that, we put a mesh on the air vents and found out that at least some of them are coming from the air vents. 07/27 UPDATE: We finally were able to find out the Regional Manager's name. She visited us and had a meeting with the employees. Although we are still seeing roaches, it looks better. I'm not sure what they did differently. I understand that it is very hard to keep pests under control in a huge building, specially if some residents don't cooperate cleaning their own apartments. We just wanted management to really care and try to help us (and not pretend that everything is under control). We are keeping the apartment super clean and neat, and paying every rent without any delays. We just expect some kindness, willingness to help and empathy back, as this problem is happening for a long time now. I also understand that we were unlucky about our neighbors, because on our first year here, we didn't had any pest problem. I don't like to be the person that is constantly getting in contact with management complaining about roaches, but it is unacceptable to live in an unsanitary place. We are moving out in a couple of weeks. read more

Rent a studio for 6 months as I was doing my internship in Baltimore. The studio was decent, the floor was kinda roughed up, but it definitely served its purpose. Love the gym, rooftop pool, never have any problem with pest. Management are responsive to tenants' inquiries, and they are nice to everybody. Elevators are the only complain I have, all 3 should be operating, considering the volume of people using it. If one is down, it needs to be fixed asap, not after a day or two. But overall it was a good experience living in the Carlyle read more

I have been living in the Carlyle Apartments for close to 2 years now and I couldn't have asked for a better place to live in, in a foreign country. The houses are spacious and wisely designed. Sufficient closet space, fully-equipped kitchens (with microwave, oven, refrigerator and dishwasher) and in house laundry unit are the key selling points I believe. There is a tastefully decorated rooftop with barbecue equipment and swimming pool that you can use for gatherings, meetings or even some quiet time.The management is very prompt and helpful. Any kind of maintenance work is taken care of in no time. At a very strategic location with some good restaurants and grocery stores in the close vicinity. I would certainly recommend making Carlyle your next choice if you are house hunting! read more

The best apartment complex in the Rolland Park area based on my personal experience. The management is very cooperative and prompt on responding to inquiries and emergencies. The apartments are spacious and well designed and worth every penny you spend. I recommend it to all the people planning to move in this area. This is something you would never regret. read more

Have been waiting 3 days no payment or even a return call after my registered car was taken from my own home lot, looks exactly the same as a spot is filled now as it ALWAYS is, i pay 1800 to not get my sink fixed or plumbing fixed or anything fixed when it should and now get my own property taken. read more

Simply love the Carlyle Apartments due to its management group and the overall amenities provided..from a in apartment washer/dryer system to the barbeque grill in the rooftop and the furnished sunroom. I joined the community a year ago and I absolutely love this place. Great location and neighborhood and apartments with great views. The people in the leasing office are very kind, accommodating and on top of things. The maintenance staff at Carlyle respond quickly and are very warm and friendly. There is also a locked package room that keep deliveries safe and organized. As a Hopkins student, I have been to and lived in several apartment complexes around Homewood campus and the Carlyle apartment is definitely my top recommendation! read more

Best rooftop ever. I can overlook the whole Hopkins campus where I work. Rooms are HUGE! Even with all the furnitures it still looks really spacious. I have a one bedroom apt and literally it could fit four people living in it regularly. Rental charge is reasonable enough. I once needed something to be printer. It was an emergency. Ryan S. has basically introduced hammer to nail in his review. You have to check your monthly bill because random overcharging WILL occur. You WILL see mice and vermin exiting not only the heating system but even your stove. Water damages WILL occur as the pipes are constantly rupturing and dishwashers constantly have overflow onto your floor. Your treatment also varies based on how much you pay for rent. If you have a 2br or "corporate" suit you will get precedence regarding maintenance considering almost everything in that building including the elevators are constantly breaking. With so many other places to rent in Charles Village you are best served avoiding this calamity. read more

The Carlyle is the worst I went here for a tour with Micheal which went great then I put in an application for a 1 bedroom apartment which I was told was $1365 mins you I have a section 8 voucher when I called after submitting the application online to ask where I was supposed to upload the voucher I was told my apartment would be $1880 which I had never been told before the woman said she was looking into it and would call me back she never did when I called her she acted as if she couldn't hear and hung up then I called back the next day to withdraw my application and was told the apartment was $1365 and was never $1880 so basically she lied to me because I had a section 8 voucher I felt so discriminated against I am absolutely disgusted and would never advise anyone to do business with them they lied to me and then refused to refund my application fee. I have only lived here a month and I really like it. The view from my apartment is awesome. The rooftop view is also amazing. Staff are very friendly and helpful. I appreciate the hardwood floors as I have dogs and cleaning is much easier. I'm close to downtown and the neighborhood is quaint. Lots of food choices and shops. I am looking forward to the rooftop pool opening when it warms up and grilling on the new grills. read more

I moved here in June 2016 and it's been a great experience. The staff is very friendly and the maintenance has always been taken care of quickly. The apartment is a great value, awesome rooftop and pool with a great view of Baltimore. The gym is really good for the size and has enough equipment to work out every part of your body. The location is great and the building is in a safe area right near JHU and Hampden with plenty of bars and restaurants. You definitely get great bang for your buck here and you simply won't find this kind of value in most other cities. read more

The pictures are not what you are going to get living here. It is the middle of the winter and the heat doesn't work for 4 weeks now; the repairs to the water pipe line that broke and float your apartment ruining your stuff are taking for ever. The elevators to the parking lot (too expensive for what it offers-$135)-are malfunctioning every other morning when you rush to work. The building is old and needs maintenance but the owners "Morgan property " don't seem to care. The manager tries hard to make a good impression and decorates the hallways but underneath is mold, bugs and desinteres for their tenants. I will definetelly not recommend this place. read more

Carlyle has been home away from home for me. Has the most amazing management who help through the smallest and the biggest problems as quickly as possible. They always have maintainance people on duty. Has an amazing Rooftop lounge for when you have to host an event and a quiet study room for when you have to study for your exams. Also has a rooftop pool which is open for summers and is pretty big. I have been staying in Carlyle for about 2 Years now and I am really happy with the place. read more

The office staff doesn't know how to do their job b/c they're all new (under 1yr), there are mice, the fitness room equipment doesn't work, the gas is constantly being turned off, construction is constantly going on, and numerous other issues. We recently moved to the Carlyle and we are so happy and grateful we did! The staff are amazing! Stacey, Rasheed, and Michael ensured all of our needs were met, made us feel welcome, and provided truly exceptional customer service. Living at the Carlyle feels like we are living in a community. All the staff have made sure our needs were met and have provided activities and socials so we can get to know our neighbors. The location is beautiful, convenient, and extremely safe. Again, I am happy we made the decision to move here. It feels like home and yet, we are living and working close to the city without the hustle and bustle of the city. I am not one to usually review anything or any place on the web but I am feeling compelled to write this because my parents and I have been lied to by Rasheed and Michael who work in the leasing office at the The Carlyle Apartments in Baltimore, MD. I WOULD NOT RECOMMEND that any Loyola students, Johns Hopkins students, or any other prospective residents live here. The first few months I lived at the Carlyle were fine and I did not have many problems. But starting in the summer of 2015 and within the last 8 months, there have been many issues with the building and the front office staff. The building is falling apart, it seems as every few weeks to every month the water is turned off, there is noisy construction being done in the building or on my hall without notice, the elevators sometimes are not working without any notice or explanation, and minor inconveniences within my own apartment (tiles coming down in the bathroom, bugs, A/C breaking). Those situations were inconvenient and bearable to a certain point, but what has compelled me to write this are the unethical businesses practices that my parents and I have experienced with the office staff. First, when I moved into the apartments we were told by the woman who set up my rent that there would be no problem with receiving a parking space for when my parents came in to town. When I went to request it the 1st time I was given one. Every time after that we were not given one until my mother talked to Michael the manager of the building 8 months ago when we were questioning whether to renew my lease. The months leading up to the conversation, 8 months ago, I received 2 leasing agreements that had 2 different pricing discrepancies where one was much higher and one was much lower. With the 1st option having 2 rental options and the next which I received months later (after not renewing with the 1st options) having multiple leasing options. When my mom went in to question him about the lease she said that she would not renew my lease unless they would be able to give my parents a parking space for when they visited me. He promised that they would be allowed to receive a parking space as long as we paid the rate of $10/per day and to call him if there were ever any other problems. We had no problem with paying the rate. I SIGNED THE LEASE WITH THE EXPECTATION THAT MY PARENTS WOULD RECEIVE A PARKING SPACE. The next time after that we received a space but for an extra $20/per day (WE PAYED IT). Since then my parents and I have received excuses, lies, and no sufficient explanation as to why we could not receive a parking space. IT HAS BEEN A SAFETY HAZARD FOR BOTH OR JUST ONE OF MY PARENTS (WHO ARE BLACK) TO HAVE TO FEAR FOR THERE SAFETY PARKING THEIR CAR AT NIGHT and ALMOST A MILE AWAY FROM MY APARTMENT IN A PREDOMINATELY WHITE NEIGHBORHOOD IN BALTIMORE. AS A DAUGHTER OF A BUISNESS OWNER AND HAVING WORKED FOR MY MOM I KNOW HOW IMPORTANT IT IS TO BE HONEST WITH YOUR CUSTOMERS. I WOULD NEVER TELL A CUSTOMER OR CLIENT SOMETHING THAT WAS UNTRUE UNLESS I KNEW FOR CERTAIN THAT WHAT I WAS SAYING WAS LEGITIMATE (if I didn't know the answer I would ask my supervisor and apologize to make up for my mistake). THE DISHONESTY DISPLAYED BY THE CARLYLE LEASING OFFICE STAFF ARE INCONSIDERATE AND UNACCEPTABLE. This situation is an unneeded stress that COULD HAVE BEEN RESOLVED if the staff was upfront with us and had just told us that they would not be able to accommodate my family when we talked 8 months ago. I WOULD NOT HAVE RENEWED MY LEASE. Because of the LIES, DISORGANIZATION, and WEAK COMMUNICATION within THE CARLYE LEASING OFFICE I have to say THE CARLYE has become a place that is NOT CONCERNED FOR ITS RESIDENTS but is the RESIDENT to an INCOMPETENT (LEASING OFFICE) STAFF TRYING TO MAKE A DISHONEST BUCK. read more

I have had a good experience until lately. It wasn't with the apartment complex, but the meth addicts that have recently moved in. They run around high and let many of their loud, intoxicated friends in and out of the building at all hours of the night. I saw one of them passed out on floor on the hall floor. It's a shame that people like this are moving into the building. read more
