In legal terms a Breach of quiet enjoyment. HPM passes the info about our matinee request to the owner and he ingnored that there was a problem with raised cracking grout and loose tiles. refused to fix the problem. What an annoisnce to live in a place with this problem. Also it's countryish property and you can't have a garden year around on the property because of shifting sun in the seasons. The front yard of the property is the only place for a garden year around and the owner doesn't like the way a garden looks in front of the house! which is all dirt,. Nothing special about this property only that it's way out of the way and has a country feel but animals will cost you 75$ a month. too expensive for the whole experience. cheep pergola slats flooring through the house, 1990 style , looks nice but half the floor is under a dormers upstairs. The rooms are odd shape and small except the master bedroom which is excessively large and rectangular with dormers and the French doors army even hung correctly. every door in yo the outside needs additional weather stripping to prevent cold air and smoke if there is a major fire from entering thru the excessive cracks. They expect you to put weather stripping yourself to seal the doors! Wtf? and If you like to clean grout this is the house for you. Total outdated for the price the cleaning bill each month eiill cost you a months rent. The owner like to pay a visit every 3 months to change the filters for the air conditioning and fan himself with a helper. Also the yard is full of weeds which make it inhabitable. Little sticky weeds attach to your shoes and sox and you are expected to mow 1 acre yourself whenever the owner demands. So if you think this is the house for you the cleaning and upkeep because the house is surrounded by red dirt. the white grout in the kitchen quickly becomes black with dirt , and you'll be a slave to cleaning it. I lived there with two children and spent most of my time cleaning the huge house. It was a learning experience for sure. Hate to have someone get into a situation like that without even considering how hard it is To keep up. with additional costs of salt in the water softener of 100$ for salt. That don't include that but the owner will tell you once you move in to keep it full of salt! To take pictures and send it to him Evey month. It's not a rentable house unless your desperate for country alive and no near neighbor. which it's really isn't . HPM when I moved out used my cleaning deposit which was 200$ over rent which is illegal. But they raise rent every year so expect that. When it was time for us to move out They didnt give me a two week walkthrough so I would know what to expect from my cleaning deposit return and I asked no answer . They paid the owner to fill the propaign tank which was not there job. They don't have a purpose other than collect rent for the owner and pass info to him about repairs, and obey like slaves his demands. Owner a piece of work . Be ware!!!

    Take Responsibility for runaway HOA board setting unreasonable monthly dues at 480$!!!…read more This is for a condo we own on SanJuan avenue in Cirus Heights... the neighborhood tells s the story, homeless encampments on property, redwood trees damages to drainage systems and sewer plumbing, parking spaces not painted in over three years! Faded out no numbers at all, causing confusion and conflicts.... Swimming pool and club house not maintained, looks like a swamp!! We need security fence to deter homeless individuals access to property! Broken windows and property damage happened already... EBMC response is worthless and HOA board is mismanaged to the point we suspect criminal negligence and fraud behavior! This property is not worth 480$ a month! Only high end and extensive amenities on site warrant dues like these! Groundskeeper is worthless too, buildings have tree debris on roof tops blocking gutters and posing fire hazards Grounds are unkempt in extreme need of maintenance.

We constantly moving and not able to receive notification right away. 1. the HOA system is very bad and it charges every quarter instead monthly, of which we did not go very well with the quarterly system. 2. this EBMC operation is very difficult to reach. We called and left multiple messages, but no one calls back. 3. in one of the notification letter, they sent a threatening message with many pages claiming that we would lose our property for $700 unpaid HOA fees to them with lien intention letter. For people that not reading carefully, or too old to read the details, or know nothing about legal matters, I bet you someone will sign that without a heartbeat and return back to them. This is a 110% scam. The letter is not stamped or written as a true affidavit but almost like an official affidavit format. Like I said, if innocent people sign and return to them, EBMC can easily file to the signed letter to court to have your property lien against. Anyhow, scary practice.

Unfortunately, we discovered that they have not been performing their duties for many years. And one of their assistant even told us that they have not made any property visits for years even though their management contract calls for yearly visits. We have suspected that they have some type of "relationship" with the current tenant. They did not report to us that the tenant was running an auto repair facility, a dune buggy track and a marijuana grow farm on the property. We only found out when we received a citation from the county! Sutherland does not communicate at all. Everything is done through text or email and they sometimes do not reply for days. They never pick up the phone. Do not under any circumstances hire them. You will regret it.

Both tenants Sutherland Property Management selected did more damage to our house than their deposits covered. An employee gave permission to one tenant to make changes to the house saying the tenant "had taste" even though the changes were clearly against the lease. We had recently added a half-bath and remodeled the kitchen, and the old cabin was made available as is. A State Farm insurance agent viewing said "tasteful changes" declared them "vandalism." Both sets of tenants had problems paying the rent. Still, Sutherland Property Management did send monthly reports on time. The Yelp algorithm places my reviews of three businesses in Auburn, Colfax and Nevada City in the "Not Recommended" category because we no longer live in the area.

I initially spoke with Kristen, who took the time to explain the process, answer my questions, and let me know that Marshal would be following up with me. Shortly after, Marshal reached out and was incredibly responsive, professional, and knowledgeable. He sent me detailed information directly via email, answered every question I had, and made what could have been an overwhelming decision feel straightforward. Before contacting RNB, I had reached out to another property management company, and the experience paled in comparison. They weren't nearly as helpful and mostly directed me to their website for information. RNB's personalized service and communication really stood out. We were fully planning to move forward with RNB until our plans changed and we decided to sell our home instead. Even though we never officially became clients, I wouldn't hesitate to recommend RNB to anyone looking for a property management company. Their customer service is exceptional.

    We did a application for a home at RNB rentals was told we were 2nd in line for the home and would…read morehave a answer by the end of the week if the applicants before us got the home or not after waiting all week on Friday March 13th we were told the house has been rented out and is off market we were asked if there were any other homes we were interested in we told them no unfortunately there's nothing else on their website we were interested in and asked for a refund on our applications no problems there they did agree to give us back our $200 dollars now fast forward to Monday March 16th only 3 days after after we were told the house has Been rented Out we see the home back on the market we hurry apply again for the home and reach out to RNB asking if we can possibly get our spot back as next in line for the home we were told had been rented out we called left a message they didn't answer they listened to our voicemail and emailed us back saying sorry no they go by 1st come 1st serve basis which i totally understand but in a case like this you would think since we were next in line for this home they would have called us and said hey the applicants before you didn't end up working out and will be putting the house back on the market but nope no phone call no email we just happened to see it back on the market now we went from next in line to 3rd in line I feel like this is super unfair because we only took our application off of the home because RNB told us it was RENTED and off Market hopefully they make it right
