I started to write a review for RNB, when an old review I had written and forgotten some 8 years ago, popped up. After reading it, I realized that everything I said in that review is as true now, as it was then. I will never manage a rental again or consider partnering with another management company other than RNB. Their staff at that time was responsive and capable, as they are now. The person I depended on then was Marshal, who is now General Manager and he has a fantastic team. Individuals who have different styles of delivery and yet share the same traits of being service oriented, time aware, and efficient. Most recently, Luke, provided that steady support in helping resolve a stressful situation. Their office seems to be organized by specialties and functions that overlap rather than by rigid departments. They manage the process of preparing your property for the rental market, they handle the marketing and advertising on multiple listings, collect applications, screen applicants, onboard tenants, respond to their needs in the course of the tenancy, and offboard them. You are always made aware of what's going on and always have final approval. And they also provide you with an Income/Expense statement at year end. We didn't have many issues, but any that we had they were on it promptly. We did a application for a home at RNB rentals was told we were 2nd in line for the home and would have a answer by the end of the week if the applicants before us got the home or not after waiting all week on Friday March 13th we were told the house has been rented out and is off market we were asked if there were any other homes we were interested in we told them no unfortunately there's nothing else on their website we were interested in and asked for a refund on our applications no problems there they did agree to give us back our $200 dollars now fast forward to Monday March 16th only 3 days after after we were told the house has Been rented Out we see the home back on the market we hurry apply again for the home and reach out to RNB asking if we can possibly get our spot back as next in line for the home we were told had been rented out we called left a message they didn't answer they listened to our voicemail and emailed us back saying sorry no they go by 1st come 1st serve basis which i totally understand but in a case like this you would think since we were next in line for this home they would have called us and said hey the applicants before you didn't end up working out and will be putting the house back on the market but nope no phone call no email we just happened to see it back on the market now we went from next in line to 3rd in line I feel like this is super unfair because we only took our application off of the home because RNB told us it was RENTED and off Market hopefully they make it right read more

I used RNB to manage rental properties for nearly 5 years. They are great property managers. Their communication is good, and the accounting system and app folio software they use are top notch. Their flat rate management fees are very fair. I have experienced other property management companies that charge between 8 and 10 percent of monthly rent; RNB's fees amount to much less than that in most cases around our local area. The only downside I found with RNB is related to the way the California law requires them to process applications when finding a tenant. RNB does things by the book, which is generally a good thing. However when it comes time to choose a tenant, the information you receive as a landlord is very limited in order to avoid any chance of perceived or actual discrimination. Separate applicants cannot be compared to each other, they must be evaluated individually in the order that they were received. In my case, this led to the placement of a problem tenant that did significant damage to a property. I have since learned to make my own Zillow ads, meet applicants in person, and use a third party screening company in order to choose tenants. I still use RNB when it comes time to sign a lease with a new tenant, as their lease is solid and covers all aspects of the ever changing laws. All that said, if I didn't have the time, energy, or experience to be dealing with rental properties, I would definitely use RNB! read more

As a perspective tenant, I can say this Company is very unprofessional!! I had called over the weekend and on Sunday received a call from Nick. I explained we were in the middle of a Pet emergency and asked if I could call back Monday or Tuesday as I had questions about the rental and wanted to schedule a showing. I called on Monday and left a message. Its now Wednesday and still no return phone call!! The lack of follow through tells me what I need to know! The owners that RNB is working for is completely unreasonable .The requirements for the property that I applied to is that you make 2.5 times the amount of rent, your credit be at least 650 with 80% positive, and two years positive rental history. I provided them with four years of positive rental history. My credit score is a 702 with zero negative credit. It also shows that I have not been late not even one time in the last two years on any payments who report to the credit bureau. No bankruptcy, no evictions , no foreclosures nothing. For my income I have a full-time job and I'm self-employed . I make 3 to 3.5 times the rent. For my full-time job I provided paystub's, and they emailed my supervisor to verify employment. For my self-employment I explain to them that I missed the deadline this year because my father passed away and because I went into labor early and lost my child( which I could also provide proof). Because of that I provided them with taxes from three previous years and bank statements for the last 12 months of deposits for my self-employment. Which is the same account that my paychecks from my full-time job get deposited into . I also provided them the information of where I work at for self-employment and they never even called . And for extra measure I even sent them the landlords information to my previous salon before this one that was in my name. They verified all my other information within 3 to 4 days by 6/21 and then I basically got the runaround for a week until today 6/28 saying my income didn't meet the property requirements. In 18 years of renting, I have never had to jump through so many hoops to get approved , and in this case, I got denied. Even with everything else surpassing the requirements and all the proof I gave for self-employment. I got denied because I didn't file taxes while going through a life crisis. When the two applications before mine got denied that should've been a red flag. Are they really trying to rent the duplex out or are they just collecting application fees. This duplex has been on Zelle for 73 days 312 contacts and also listed on rent.com, realtor.com, Redfin, trulia , hotpads and apartment guide but no one qualifies and the rent is only $1375 for a one bedroom duplex and it's not in the best of neighborhoods. I am writing this review to state the obvious unprofessional ways this management firm represents themselves. I have submitted pictures after moving in how the home was unclean from Carpets to cabinets and more. I sent images and they acknowledge not to worry about it as we won't be charged for that cleaning when we move out. Fast forward and it's move out. Again we were told at move out we are not to worry about those charges and we left them the house cleaner than we got it. Changed toilet cover that was filthy and replaced it with a clean one and we didn't ask for reimbursement. There was a beehive attacking the home and with my small children we paid to remove it and didn't ask for reimbursement. The management company thanked us and told us not to worry about the fees as they won't be deducted. Walk thru day happens and they bring a person who can not even operate the home blinds and is asking us tenants how to turn on or off lights etc. 21 days after we move we receive our deposit minus the fees that stated we had to pay. Cleaning and carpets and for plants they deemed were dead. The image they showed us was that the plant was not dead it was not blossomed. These plants don't blossom in winter they look wilted but they come back in the spring. When we called they said "we got you and don't worry" and now are stating these fees are a must to be paid with not providing concurrent accurate information. We had the joy of living in an RNB property for 3 years. We found them at a time when we were desperate, and rent for a larger place were outrageous. Their rates were very reasonable, and the people that work there are absolutely awesome! RNB took great care of the property, and handled any/all of our concerns. We had to move to a larger place, and moved back into an apartment (RNB didn't have a home large enough in our timeframe. Our bad luck.), which has not felt the same. I was expecting to be dinged for every little thing (on our move out), but I was incredibly surprised. RNB was very fair. They didn't nickel and dime us.
