Shortly after, Marshal reached out and was incredibly responsive, professional, and knowledgeable. He sent me detailed information directly via email, answered every question I had, and made what could have been an overwhelming decision feel straightforward. Before contacting RNB, I had reached out to another property management company, and the experience paled in comparison. They weren't nearly as helpful and mostly directed me to their website for information. RNB's personalized service and communication really stood out. We were fully planning to move forward with RNB until our plans changed and we decided to sell our home instead. Even though we never officially became clients, I wouldn't hesitate to recommend RNB to anyone looking for a property management company. Their customer service is exceptional.

I started to write a review for RNB, when an old review I had written and forgotten some 8 years…read moreago, popped up. After reading it, I realized that everything I said in that review is as true now, as it was then. I will never manage a rental again or consider partnering with another management company other than RNB. Their staff at that time was responsive and capable, as they are now. The person I depended on then was Marshal, who is now General Manager and he has a fantastic team. Individuals who have different styles of delivery and yet share the same traits of being service oriented, time aware, and efficient. Most recently, Luke, provided that steady support in helping resolve a stressful situation. Their office seems to be organized by specialties and functions that overlap rather than by rigid departments. They manage the process of preparing your property for the rental market, they handle the marketing and advertising on multiple listings, collect applications, screen applicants, onboard tenants, respond to their needs in the course of the tenancy, and offboard them. You are always made aware of what's going on and always have final approval. And they also provide you with an Income/Expense statement at year end. If you are a landlord looking to lessen your load, RNB will do the heavy lifting for you, as they have done for me, for the last 8 years.

He either completely ignores your phone calls or emails or "says" he will get someone out to take care of issues, who never show up. We had serious severe mold damage in a house for over 4 months before it finally was fixed. Legally in the state of California the home was not even habitable. We had sprinkler issues for weeks with emails going completely ignored. When we first toured the home there were numerous issues, broken door handles, missing doors entirely, Stan assured us it would all be taken care of. Once we got to the home on our first day nothing was fixed. Nothing was replaced. We ended up taking care of all the issues ourselves. The house also had rat poop on the kitchen counters and Stan took weeks to get this addressed. I cannot express how lazy and unprofessional this company is. If I could give them less than 1 star I would.

There was one lady whom suppose to work with me named Stephanie (long story, but let me make it short simplifying thing), she mentioned she talking with owner for the past approximately 4-5 months , therefore no result. That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. All that thing being happening, henceforth one I recommend go through it, however always get Dan or each out to him. Someone might help, but he is the one you actually need to take things care of. I emailed back saying I was not comfortable uploading my ID onto a random website and I'd be happy to come into the office and show it in person to verify my identity. I was then ghosted. Edit: after posting my 1 star review (which was 3 days after the original emails), I was called immediately and told there is no office and no way to show my ID other than to upload a picture of it online. While the person I spoke with was nice, there was no solution. If you want to view one of their listings you have to put your private info online, unfortunately. I recently had my identity compromised and am extra careful now about what I put online. While I completely understand that management companies need to vet the people viewing their properties, not being able to have an in-person option makes me uncomfortable, personally.

Our lease says the landlord pays for landscapers and they haven't come after 8 months and we have been asking about it and they said its not in our lease (again, it is), and that it was a coutresy that the landlord was doing for us and that they could get rid of it if we would rather do it. It took 6 months to put the trash bill in our name making us late to pay for it often because we relied on their emails with the bill info. Work that has been done has been shotty- paint got on my car. Often when i email someone it will be replied to by someone else. Do not use this company. They rip you off with added fee's and they don't actually help when problems arise.

What an annoisnce to live in a place with this problem. Also it's countryish property and you can't have a garden year around on the property because of shifting sun in the seasons. The front yard of the property is the only place for a garden year around and the owner doesn't like the way a garden looks in front of the house! which is all dirt,. Nothing special about this property only that it's way out of the way and has a country feel but animals will cost you 75$ a month. too expensive for the whole experience. cheep pergola slats flooring through the house, 1990 style , looks nice but half the floor is under a dormers upstairs. The rooms are odd shape and small except the master bedroom which is excessively large and rectangular with dormers and the French doors army even hung correctly. every door in yo the outside needs additional weather stripping to prevent cold air and smoke if there is a major fire from entering thru the excessive cracks. They expect you to put weather stripping yourself to seal the doors! Wtf? and If you like to clean grout this is the house for you. Total outdated for the price the cleaning bill each month eiill cost you a months rent. The owner like to pay a visit every 3 months to change the filters for the air conditioning and fan himself with a helper. Also the yard is full of weeds which make it inhabitable. Little sticky weeds attach to your shoes and sox and you are expected to mow 1 acre yourself whenever the owner demands. So if you think this is the house for you the cleaning and upkeep because the house is surrounded by red dirt. the white grout in the kitchen quickly becomes black with dirt , and you'll be a slave to cleaning it. I lived there with two children and spent most of my time cleaning the huge house. It was a learning experience for sure. Hate to have someone get into a situation like that without even considering how hard it is To keep up. with additional costs of salt in the water softener of 100$ for salt. That don't include that but the owner will tell you once you move in to keep it full of salt! To take pictures and send it to him Evey month. It's not a rentable house unless your desperate for country alive and no near neighbor. which it's really isn't . HPM when I moved out used my cleaning deposit which was 200$ over rent which is illegal. But they raise rent every year so expect that. When it was time for us to move out They didnt give me a two week walkthrough so I would know what to expect from my cleaning deposit return and I asked no answer . They paid the owner to fill the propaign tank which was not there job. They don't have a purpose other than collect rent for the owner and pass info to him about repairs, and obey like slaves his demands. Owner a piece of work . Be ware!!!
