I rented from Joseph and Cindy for 4 years! 2020-2024. I applied and came and looked at the property and had the keys within a few days! Cindy was AMAZING! Also on taking the chance on me at only 20 with a house! They were always fast and responsive! Me and my family loved the home and have so many memories. Cindy always gave me a notice of the annual inspections and they respected my space and privacy. With my move they were responsive as well and I got my deposit back in a timely manner. If I ever move back to California I will definitely be looking to rent from them again! Thank you guys! By the way I don't know what all the bad reviews are about but I would take it with a grain of salt. I believe if you are a good tenant you will be treated fairly! Joseph, has negative people skills and is as awkward as he looks. Cindy can give two shits about anyone but herself. Cindy has also harassed me and made me feel uncomfortable in my own home. Cindy has tried to walk into my home unannounced which I have videos from her trying to open my doorknob. She was unable to enter since I changed the lock on my door. She has very poor people skills and will charge late fees when the post office won't deliver the mail on time. Had a terrible rental experience. I'm sure the owner will comment and refute every claim I make, so I will just leave it at that. He actually couldn't even remember my name multiple times throughout my rental period, so maybe he will let this one go since he won't remember I actually lived in one of his properties. I honestly feel bad for the owners of the property. I am sure they just wanted their house managed in a professional manor and wanted to not have to worry about it. We had a very poor rental experience with this property management company. They failed to make necessary repairs like a broken dishwasher and a sprinkler system that stopped functioning. They will claim the dishwasher was working after being fixed, despite emails back and forth about how it wasn't working two weeks before we moved out. They charged late fees on holiday weekends and failed to communicate important information. We were forced to go to court to try and recoup the insane security deposit charges. The only reason we weren't successful was because Joseph showed photos that were taken prior to us moving out. He will make claims in his response about us being terrible tenants, but nothing could be further from the truth. Renter beware. read more

Whatever you do, do not rent a home from these people. Joseph Pierman is the most incapable and incompetent property manager in the greater Sacramento area. The other negative reviews are spot on and we experienced the exact same issues. There is a pattern here and it is not a coincendence. We lived in a home they managed between September 2017 and September 2018. It started out well and we had no issues, that was until we needed something fixed. Our dishwasher broke in March and was never fixed by the time we moved out in September. The sprinkler system in the front yard broke and was never fixed either. It took over a week to get a lock fixed on an exterior -facing door. The Piermans are incredibly bad at communication and will not follow up or ensure that anything is completed. We would have had no issue upon move out, but Joseph chose to lie and attempted to screw us out of our security deposit. He will make things up and fabricate problems in order to fix things in the home. Joseph and his wife lied about pet odor in the home and used that to charge a cleaning fee. They also lied about pet feces in the backyard. Joseph also charged a $150 late fee on $370 of unpaid rent on a holiday weekend, when one of our roommates was out of town. Joseph says we never intended to pay the rent, which doesn't make any sense, because $1,100 of the $1,400 rent for that month was already paid. He also says he "pressed the issue," but they never once emailed us about the late fee or paying the rent. When we called him out on it, he threatened to charge us with more fees for wasting his time. We were forced to take them to court, and Joseph repeatedly lied and used photos from the pre-move out inspection but fabricated the dates to make it look like they were taken after we moved out. The judge ruled his late fee was unjust, but unfortunately his lies were believable enough for the other things and small claims is he said/she said. Put simply, Joseph is just a bad person. They will do everything they can to nickel and dime you without doing any actual work. I can already envision Joseph's response to this, saying we were awful tenants and turning around all of his shortcomings to make it look like we did something wrong. He will use attempt to flip his own incompetencies on the tenants when he is the furthest thing from an actual property manager. Whatever you do, do not rent a home from these people. They will not fix maintenace issues. They will not follow up on emails. They will screw you over and steal your money, If you do, you are setting yourself up to lose a lot of money. read more

I have had the Pierman's manage my rental home in the Pocket area for a number of years. They always and quickly found very good tenants for the home all of which stayed a number of years in the house. The Pierman's communicated well with me and I always found it easy to get ahold of them. The financial side of renting a home was handled very professionally and efficiently. Any problems that came up were handled easily and smoothly. Even after I moved back into the house the Pierman's were very helpful in providing me referrals to help improve the home and gave extra information to make our move go more smoothly. The Pierman's are the worst property managers we have had in 16 years of owning our rental. They will promise they do their 'due diligence' before moving a tenant in. The 2 tenants they placed in my unit had no previous rental history. One was suppose to be starting a job in about a week (but never did start that job). The other "works' from home. HA - no. My rental became the 'party' unit for the high schoolers in the neighborhood. There was partying that started around 7 AM and quit about 11 pm. The police came out to talk to these tenants about public indecency, after a neighber filed a complaint about activity in the parking area. My phone calls and text messages to the Pierman's got me a couple of nasty notes from Joseph. He thinks by using MISDIRECTION and trying to put the blame off - make you the bad guy, that he can bully you into letting your property be misused and abused. You, the owner, are suppose to go quietly into the night and not bother them with the happenings of anything the tenants are doing. Joseph and Cindy did absolutely nothing to resolve the many issues created because of their choice of tenants. The tenants "friends" traffic was so dangerous and noisy. Cars blocking the view of the main street for other residents pulling out of the driveway. Let alone, your place being turned into a parking lot of high schoolers and on average 15 people at a time, everyday, all day, in your 1 bath unit and all the problems this implies. The tenants were in the unit 34 days. They were asked to leave and chose to do so to keep their record clear of an eviction notice. Joseph and Cindy are as bad as it can get for a property owner. I am writing this in hope of keeping others from becoming victims of these two ruthless property managers. This mess cost me thousands $$$ when you consider time for getting the unit rented originally, time needed for clean-up after tenants moved out, time to hire another property manager time back on the market to find another tenant and to have to pay the FEE to another property manager, a fee of about $700.00 on average to the new PM for finding new tenants. Do you think I even got so little as a note saying 'We are sorry for the way this turned out"??? NO!! I got nothing! Not a word from them and especially from Joseph who can't keep his mouth shut, except - when you need his help. (of course they collected all their property management fees.) None of what I am saying here now takes into consideration what mental stress all this brought to me while it was happening. I see Joseph is writing his "I did a good job speech below" I am happy to provide pictures of the parking and number of cars as well as a copy of the police report. This that Joseph wrote below proves exactly what I am saying. He does not care about the property owners, the money, time, and our investment. He made a decision about who he chose to rent the property to and he will defend it to the death of you!! Joseph you are saying I discriminate against age. You are saying I filed a false police report. You are saying my landscaper (who also works for the person who did file the police report, is the one who is guilty of these actions. You will need to defend all these remarks in court. I will not let you write inflammatory remarks about me and people that work for me as well as my neighbors. You have pushed me as far as you are going to. My son stopped me from suing you before will not be able to stop me now. BTW, your wife vetted the landscaper you refer to above, before hiring him to do work on your Folsom properties, for which he has never been paid. See you in court. i live in one of there properties right know and it is infested with roaches. so when i first came to look at the apartment it seems like a nice area to be in. but fhe manager for my first apartment is cindy and she ia the worst person i had to deal with. so when we where going over the lease she hurried up and grabbed my money order and signed the front before we finished the lease and then she tells me that they have a pest control that come every month to spray for roaches and minx you this is my first apartment. but i would call her and complain about the roaches she told me that i am the only one who is complaining . before i moved any of my belonging in the apartment we bomb the place for a week straight. so when we finally got all of our furniture in tg he apartment (all furniture was brand new ) i was using the bathroom and the toilet was over flowing soo i gave cindy a call and told her what was going on and she told me that it is my responsibility to fix the toilet. i was so mad. ad since i have live ther i have always paid my rent on time only late once do to my money order getting lost in the mail but this is the worst property management company do not give them your time or your money do not move your family into any of their units. read more
