I have even rented a few of their other properties. I will NEVER rent from this property management company again due to how rudely we were treated when we stayed in July of 2022. We were yelled at because we plugged in our electric vehicle. There is NOTHING in the rules that stated this was not allowed. The woman could have just told me it wasn't allowed and then asked me to unplug it but she just berated me as if I were a child. I own an airbnb home and I would NEVER speak to a guest the way that this woman (Brook, I think) spoke to me. If you are looking for a pristine place, don't consider renting from Grey Fox. The units are far from clean and we always plan on doing a thorough cleaning when we arrive because we enjoy a place with a great view and can sacrifice having a spotless place. There is always dust and cobwebs in the corners and the window sills must never get cleaned. For my birthday this year, we opted to rent from a wonderful property management company in Netarts and we were blown away with how professional and kind their staff were and the place was spotless! It's clear from the guest book some people enjoyed their time in condo #8 but for us it did not meet the most basic level of cleanliness or general upkeep of a vacation rental. It felt like more like a Motel 6 hotel than a coastal retreat. Here's a breakdown of our experience with condo #8. Overall pretty run down. Worn down/broken hearth, peeling paint, water damaged walls and more. Vintage countertop & vanity top is cute. Spiderwebs and spiders in multiple locations inside the bedrooms and main area. Several dead bugs (and some live bugs), hair, and unknown substance on walls in bathroom. Towels hung on these same walls. Ick. Badly peeling paint over the bathroom sink. Solid blackish mold growth in bathroom. Rugs in each room are very dirty. Smoke damaged fireplace and dingy/dust covered buoy mirror. Little thing but fireplace lighter didn't work and the "big" box of matches was completely empty. Absolutely gross vent above the stove. Doors rattle all night. (Didn't bother me but might be good to know for light sleepers). Heater is super loud. Heater stopped working. Maintenance came to fix it but it stopped again about an hour later. We chose to be chilly and make due with the fireplace because front desk made it clear they were not interested in fixing issues. Water leak damage in the back bedroom with some sort of orange drip coming out of the wall. One comfortable loveseat. Other seating not great (other "loveseat" is actually two outdoor patio chairs that don't stay together). No additional bedding if it gets cold. View is good. Not the best of the condos. Can't see Proposal Rock from inside (it was winter when we stayed). Heat in bedrooms works well. Great new TV with Netflix. Customer service is lacking, unhelpful, and unfriendly. At the end of the day, for almost $600 for two nights, I expect a little more.

Public restroom/showers were clean. 2 toilets and 4 showers and 4-5 sinks. The playground serves its purpose. They do supply dog poop bags. Cons: Rabbits everywhere and that means rabbit poop everywhere and dogs are constantly barking. Coaxial at the site doesn't work. WiFi for a dollar a day and it was overpriced for the connection and speed we were getting. Sites are on top of each other. We wanted a specific site. Didn't get it and it stayed unoccupied until our last day. They do not take reservations. At least that's what they told us on the phone. I was also told that 2 weeks was the max stay. Some of the travel trailers looked like they'd been there way longer than that.

This place appeals to me because it's quiet are there are not a lot of people around. This place is ideal for those that want to have a private beach and not have a bunch of people around. You practically have your own private beach. If you are looking for more things to do you can just pop into Lincoln City which is not far away. This home, however, could use a massive update. Bathrooms were seriously laughable -- if you're over 5 feet and 90 pounds, good luck with fitting in the tub or shower! Hope you're also a fan of WEAK water pressure -- and the bedding (comforter) in the king room looked like it had been well marked by a dog. Sweet. I will say we had GREAT views from the family room and deck. Saw a TON of whales right from the family room. We kept plenty warm and cozy. I think it was way over priced for getting accommodations so extremely dated. Also, watch out for the rip tide. Watched people get rescued!

I understand that rental properties are not hotels, things occasionally break, and photos are naturally going to present a property in its best light. But there is a significant difference between that and what we experienced here. First, the photos were almost laughable compared with the actual condition of the property. This was not a matter of flattering angles or professional photography--the reality simply did not live up to what was represented. Multiple advertised amenities were broken or unusable, and Meredith Properties showed remarkably little interest in actually fixing anything. The house had bugs and spiders throughout it, with cobwebs in multiple areas, and the overall level of upkeep was nowhere near what I would expect from a professionally managed vacation rental. The problems continued inside the house. There weren't even enough plates and glasses for the number of guests the property was supposed to accommodate. I actually CUT MY LIP on a broken glass provided in the home. The so-called essentials felt like someone had gone out and purchased an assortment of random, inexpensive items simply so they could technically say the house was stocked, rather than thoughtfully equipping a property for paying guests. But the condition of the house was only half the problem. What made this experience truly unacceptable was the response from Meredith Properties. When we raised legitimate concerns, there was seemingly no urgency or genuine desire to make things right. At one point I realized I was apparently communicating with an AI chatbot rather than even receiving the courtesy of speaking with a person about the problems we were experiencing. For a company entrusted with people's vacations--and charging real money for these properties--that level of customer service is astonishing. The overall message we received was essentially: **we have your money, these are your problems now.** And prospective guests should pay attention to something else: **read the other reviews.** I am clearly not the only guest who has had serious concerns. I wish I had given those reviews considerably more weight before booking. Again, I travel frequently and rent vacation properties all the time. I know the difference between a minor inconvenience and a genuinely bad rental experience. I also know that problems can happen at ANY property. What separates a good management company from a bad one is how they respond when those problems occur. Meredith Properties had multiple opportunities to show us that they cared about their guests and to make this experience right. In my experience, they chose not to. My advice to anyone considering one of their properties is simple: **look very carefully at the reviews, do not assume the photographs accurately represent what you will find when you arrive, and think twice before trusting Meredith Properties with your vacation.** I certainly will not make that mistake again.
