This is my fourth year living in the Civic and I generally felt like home. The leasing office stuffs are always nice, so do all of the security. They are very responsive and friendly. My service requests always got responded very quick and fixed very quickly as well. The roof has a very nice view and fire place and I had bbq party with friends or enjoy chatting time around the fireplace. The gym is very helpful, adequate and constantly got cleaned. They public area of each floor, always see a cleaning lady doing cleaning and she does a great job! For the price and the sqft u get( if you care how big of ur home is more than amenities), it is worthy in San Francisco! I'm a home body so the size of my home I value the most. It's reasonable floor plan, big windows, and easy to place ur furniture! I would definitely recommend here! read more

I loved living at The Civic and recommend it to anyone that is looking for a modern apartment complex in San Francisco. The best part about living at the civic was the amazing staff. Tanya, John, Ken, George, and everyone in the leasing and front offices have been so kind and helpful. They are understanding, friendly, and quick to respond. Maintenance requests are always done in a timely manner and you will always find help if needed. The apartment itself is modern and clean. The appliances are good. There isn't as much lighting as other apartments but there's a good number of plugs you can use. There is heat but no A/C (I didn't need it most of the year but could bother some people). They have a secure package system where they will put any packages you have in Luxor lockers and will notify you whenever you receive any. The rooftop has a beautiful view of City Hall and the city. It's also very accessible and really close to Hayes Valley and the Muni Station. read more

The Civic San Francisco is a wonderful place to live, and in my opinion the best place to live in San Francisco. We moved into the Civic in July 2016, and lived there for one year, before moving to New York. We moved to San Francisco from Australia, and all the team at the Civic made the process as easy as it could be. At the time of moving in, the building didn't have many tenants, but that changed as the months went on. It's a popular building, but the Civic feels more like a small boutique hotel than a residential apartment complex. The entire team was professional, courteous and attentive. Rashare' in particular does a superb job on the front desk, and is generally a great asset to the Civic. We lived in a "City Hall" Apartment on the Fourth floor, and it was generally very quiet. Any noise was from Dr Tom Waddell Place which runs adjacent to Polk Street, and behind the Civic. There are some unique characters who frequent Tom Waddell place, but unusual characters in San Francisco aren't uncommon. The building is secure, with key fob entry required, both at the front door and in the elevators. A full time security guard is stationed in the building at night, and someone is always on the front desk during the day. There are multiple CCTV cameras, and I never felt unsafe in or around the Civic. The Civic is a 5 minute walk to beautiful Hayes Valley, and a 5 minute walk to the Civic Center Bart station. It's a 15 minute walk to Wholefoods and Safeway, and a 20-25 minute walk to Union Square. Also a highly recommended 25-30 minute walk to Pacific Heights, and a 40-45 minutes walk to Cow Hollow and the Marina. The Civic is generally in a convenient location relative to anywhere in San Francisco. The Civic has a well equipped state of the art gym that is usually very quiet. The rooftop is a nice place to have a drink, if weather permits - which sadly isn't often enough in San Francisco. Feels like I live in a luxury hotel. The hallways and them apartment itself are beautiful. Built in 2015, you can count on everything being modern and brand new. The apartment feels so clean and with built-in dishwashers and washing machines, we can keep it that way. All the staff are very friendly and having a concierge is very convenient for getting packages delivered. I never have to worry if my package arrived on time. I haven't had the chance to use the gym due to COVID but I peeked inside and it has more equipment than the average apartment complex (trust me, I've toured several in SF). The rooftop provides a spectacular 360-degree view of the entire city. From my apartment on the 7th floor, I also get a breathtaking view of City Hall. I lived at The Civic for a year and now that I'm about at the 6 month mark at my new unit a few blocks away, I thought I'd write a review. Firstly the building itself is very new. -You can expect a pretty pristine unit upon move in. For the price however, the building's amenities are seriously lacking in comparison to it's sister building at 100 + 150 Vanness. The elevators are also kind of a pain in the butt. There are only 2 and so when one is in use (for a resident moving in or out for example) it will take you forever to get from the top floor down. There is a gym but it's tiny and can really only fit 2-4 people max comfortably. Though I will say the staff worked very hard to keep it clean and safe for us all when it was reopened. There's also a small patio on the 4th floor or something, but it's located in between 2 tall buildings so it got zero sunlight and was always cold. The rooftop however is beautiful! Open space with a phenomenal view. It's open layout makes it the perfect spot to read, have a drink, and bbq on the community grill (though wasn't available for use while I lived there) It's so spacious you can easily jumprope or do a quick hiit workout without invading others space. Plenty of heat lamps and a fire pit for those cold chilly SF nights. Though there's always one or two that are broken / had their tops blown off by strong winds. Nevertheless the roof was my favorite place to hangout while I was there. They even offered free rooftop yoga classes twice a week. It was great! We even had a small community of regulars out there too :) Starbucks down the block and a grocery store a block away. Super convenient location and just a short walk to Hayes Valley, Bill Graham, Asian Art Museum, and Library. Sooo convenient. John and Tanya, who work the leasing office and manage the property, are also super responsive and do their best to make sure you're well taken care of. Occasionally there are cool perks like free eclipse ice cream and free lunch from Mendocino farms as well My cons: For the same rate of a 450ft unit at The Civic, I was able to snag a 650ft apartment down the street. Given the building's lack of amenities in conjunction with cost, kind of feels like a rip off. The units also get really hot in the summer. I was roasting during the day. It got so bad I had to pick up a portable AC...The studio unit did not vent very well either. At night just having a few guests over would make the unit unbearably stuffy during the summer. And if you cook a lot, the fire alarm is extremely sensitive. Would go off even when frying an egg. Super annoying... grocery delivery/ DoorDash orders also kind of suck. No matter how heavy your grocery delivery or food, everything gets left to the front desk. It was a big problem because the reception area would just get inundated with deliveries. Though this was a COVID thing and I'm not sure if that's changed. The staff and maintenance team are absolutely amazing. Quick to reply and always kind! But I had a problem with 1 security guard who seemingly had an agenda towards me.. in one incident I was just enjoying a night on the roof. We were a group of 5 just trying to enjoy the night with a couple of white claws. The roof was particularly busy that night and so chairs were limited and we all needed to social distance. We moved a few chairs to do so. Out of the entire group of people on the deck, he storms up to the roof in front of everyone and says to us aggressively that we are not allowed to do move anything. My friend looked around and pointed to other people on the roof who seemingly did the same thing and said, "are you going to go tell them the same thing?" To which he retreated, mumbled a few words and left. Of course we still moved our chairs back to their positions, but man... it was kind of humiliating and not necessary. No matter how friendly I was to the guy, he was just always so off putting...! Super unpleasant. But aside from him (a rare bad apple) everyone else was pleasant. Resident portal is easy to use for lease management and payments, but also has a unique feature for connecting the building's community. There's a messaging board where neighbors can chat, share news/ help with issues, and even sell furniture to one another. It's pretty awesome and so convenient! I once was able to gift about 50 hangers to someone in the building through the app. Left it outside of the unit door. Picked up next morning. People also did the same with furniture. +1 Overall a nice community. But weigh out your cost and benefits before deciding. I ultimately decided on more space for the value. read more

After approximately 6 months as a resident, I firmly believe that the Civic offers the best perks of any apartment in the city. The location is second to none - with it being centrally located and within walking distance of most major SF neighborhoods (SOMA, Hayes Valley, Nob Hill, Marina, etc). The neighborhood is great too, with City Hall being right next door, making for some amazing views from the rooftop deck. I frequently use the fitness center and love that the treadmills are equipped with YouTube, TV, and music streaming too. So far everything at the Civic has exceeded my expectations: from the friendly leasing and maintenance staff, to the amenities the building provides, to the central location, to the security on call. read more

I've lived in the Civic for 2 years, and I will be living here for another year (for 3 total). I lived in a unit facing away from Polk Street, and I currently live in a unit with window-access facing Polk Street. I'll breakdown my review by category: Staff/Front Office: The staff here are all very courteous and friendly! John, Tanya, Ken and George have all been highlights in my time here. The front office staff are all very friendly and accommodating, and they go out of their way to help you out if you need it. When I moved in they offered me a COVID-rate, and later they offered me a rent concession when I opted to stay - and I never knew enough to even ask or negotiate for one. Their is third-party security on-site 24/7, the maintenance staff (Ken/George) are both very friendly, down to earth guys. I haven't interacted with management often, but they are always available. Amenities: You have access to a parking garage, which is very cool. There are storage lockers, a small gym (well-equipped but small) and an outdoor patio and rooftop. The rooftop is a gem, you have a beautiful view of Civic Center/Hayes Valley, City Hall, the part of the skyline etc. The rooftop also has furniture, grills and fire pits which I use in the summer! The Civic also puts on activities like social events, rooftop yoga, and giveaways/movie nights. Location: I absolutely love the central location in the city you get here. You can walk to the Asian Art Museum, City Hall, UC Hastings, two or three parks, tons of restaurants and bars in Hayes Valley, and have access to all of Market street. You'll be in the heart of the city, and there's always things going on. However, the downside to living in the heart of downtown is ambient noise and light. Be prepared for that especially if you choose an apartment facing the major intersection (and I recommend blackout curtains/ear plugs if you are a light sleeper). Units: The units are all relatively new! Everything feels modern, clean and polished. You have laundry in-unit, provided to you as well as a microwave, dishwasher, fridge/freezer, garbage disposal. Windows will depends on the unit, and the lighting by itself is a bit dimmer. But there are plenty of power outlets, and heating (no AC). Internal sound insulation is good - I don't often hear my neighbors. Price: The pricing for are about as expensive as any other SF unit, but they are fair and the front office oftentimes offers deals! The Civic is a great place to live, if anything because of it's location. If you want to live in a modern, sleek apartment in the heart of the city it's a great option. It has parking, accommodates pets, offers all the amenities of the city within walking distance and has some great people working the office. read more

We love living at the civic! The beautiful views from the rooftop and Rashare in the leasing office make it five star yelp worthy! You are constantly in the middle of a lot of exciting things that are happening in the city. You pretty much have a front row seat to parades, marches and bay to breakers. The staff is very kind. Rashare is amazing and always goes above and beyond to help. Same with Rob and Tanya. They are all pretty accessible. The only downside would be the new management. A new manager came in a few months ago and most residents are yet to know what he or she looks like due to lack of introductions and approachability. Other than that we have zero complaints, the rest of the staff is amazin. Great place to live and very dog friendly too! Rashare and Tanya are still awesome! They really make it feel like home, even if you're a transplant. I never see our manager. read more

I was an early resident of The Civic and I could not be happier with my decision! The end to end resident experience has been fantastic and that is in part due to the awesome location, beautiful residences and amenities, but most importantly it is due to the amazing people who work here and make everyone feel comfortable and welcome. I cannot say enough about Shannon, Aja, and Janae who have gone out of their way to provide a seamless experience. As a new resident to San Francisco the whole apartment finding process was beginning to feel quite overwhelming, so by the time I arrived at The Civic to meet Shannon I was feeling quite exhausted. She asked questions to understand my situation and what I was looking for, but most importantly she really paid attention to my reactions as we entered different units. She quickly realized I was hoping for a view and said, I have just the unit. She was so right! I walked in and saw the view and said, done and done...now, what do I need to do to lock this down! The application, and move-in process was without issue and very smooth; and the awesome team of professionals were there to support me all along the way. I want to mention Rob as well, he is amazing! When I put in a service request he was quick to respond and even followed up with me later to see if I had any questions. He is friendly and always willing to help. Once he even helped me carry some super heavy boxes to my unit which he certainly did not have to do, thanks Rob! The building itself is gorgeous and always well maintained and clean. I love to have guests come visit and always feel proud to call The Civic home. The rooftop is by far my favorite place in the entire building and I love watching the sunset while relaxing by the fire table - simply amazing! I also highly recommend early morning coffee/tea on the roof, so relaxing. The fitness center is not huge but it is brand new and has everything I need for a good workout. I have never found it to be crowded, and with it being open 24 hours I can always get a workout in that fits with my hectic schedule. My unit is a studio on the 10th floor...love that view!! It is spacious for a studio and the ceiling to floor windows, amazing! All new appliances, washer and dryer in-unit (priceless), beautiful floors, and incredibly quiet which is a huge plus. The sense of community is growing with each new move-in and there are often resident social events organized by those three awesome ladies I mentioned, which give us all opportunities to meet and get to know our neighbors. Shannon, Aja, and Janae knew I was brand new to the city and all went above and beyond to help me get settled in from introducing me to new residents to providing tons of advice on cool local places and events worth experiencing. Thank you ladies! Best decision I could have made, happy every day to call this place home. I had a great time living at The Civic and would highly recommend it! Pros: - Great staff and management team. Everyone I interacted with was friendly and communicative. Smooth process - Great sound isolation between units. I never had an issue with neighbor noise - Responsive maintenance staff. I had a few minor issues and they were always resolved within a day. Cons: - Street noise. I don't recommend units facing Tom Waddell Pl or on lower levels if you can help it. I was able to get used to it, but early on, I'd be woken up in the middle of the night pretty consistently because of someone outside digging through the trash. read more

I really like the staff (the building managers John and Tanya, the front desk security folks, the maintenance staff- George in particular) who are all kind and friendly. If I were to rate just the staff, I'd give 5 stars. My one star represents the experience of living here. Listen, it's nice looking. Was built in 2015. But the reality is that it's not quite that nice. Cons: -All the cabinets look like nice wood but are actually plywood. They just feel cheaply made. -NOISY!!!! No matter how thick the windows are (and they have good sound insulation when closed), you CANNOT escape the noise. Trucks back up beeping CONSTANTLY. As I write this one truck has been going for, no joke, 3 minutes straight and counting. Incessant trucks beeping. Cars beeping. Protests in City Hall (I support them but there is added noise and incidents of being unable to access our parking garage due to police stopping traffic). DAILY street sweeping at like 4, 5 am. People on drugs yelling at invisible foes. So many sirens. Car alarms. It's the truck beeps that are the worst. I will note, however, that I never really hear my neighbors-- inside insulation is fantastic. This isn't The Civic's fault, it's just due to the location. -Civic Center is gross. It's just so gross. I always have to walk looking down at the ground to try to dodge what I assume is human feces on the sidewalks. Lots of gross characters around. -The fridge and dishwasher suck. Dishwasher often leaves water/doesn't fully evaporate, and is sort of wonky- doesn't feel well done. We've had multiple occasions where the fridge stopped working and we needed the fridge replaced- happened twice within like 8 months of living there. -Windows open probably 2 inches max (due to safety)- not a ton of fresh air ventilation. And they don't have screens. So you can be assured that flies will get in. -There are no ceiling lights. -Poor air flow. Sun-facing windows act like greenhouses. All you have is one tiny tiny window to try to hope to air bedrooms out. -Elevators take FOREVER sometimes. I don't understand how this place has such high reviews? (I think some of them are fake) When there are so many amazing options in this city. My boyfriend has lived in SF for most his life . Before the civic we lived on Fell street together and after that lived together a year near the panhandle on Masonic Ave (so we have experience living in/dealing with this city). I was super excited to move here at first because it reminded me of the modern luxury high rise buildings I've lived in while I lived in Seattle. It's been 6 months so far at The Civic and we regret moving here. Mainly because we live on the city hall facing side. The garbage noise begins some nights at 2/3am. I am not exaggerating TWO AM AND THEEE AM IN THE MORNING. not a single week night goes by where there isn't constant trash collecting. It will start again at 4 am and 5 am as well. 30 min breaks in between. Sometimes it's the normal garbage truck. The rest of the time it's construction looking workers? Dumping items into their trucks? I don't know HOW THIS IS LEGAL. And how The Civic is acting like this is normal and just city noise??? Ive lived down town in cities before and NOTHING like this I've ever experienced. I'm sick and tired of getting terrible nights sleep. If I forget to wear my ear plugs I will be woken up at 3am and sometimes I can't get back to sleep which really effects my energy at work and my overall quality of life. The best part about living here is being near Hayes with all the amazing restaurants. But do yourself a favor and live somewhere else near Hayes st. The gym and fire pit are nice (haven't really been able to use them because of covid) and the staff are friendly for the most part but I just can't get past the fact they don't look out for their residents and do something about the incessant noise in their alley. Given the attitude of some of the front desk security, I'm not surprised honestly... the apartments themselves are nice and modern, but for the price there should be AC. It's like a shoe box the way the units are shaped and with no real way of opening the Windows it gets way too hot. I wanted to write a good review about this place so it makes me sad but we are looking forward to getting out of here as soon as our lease is up. Don't get sucked into the covid pricing!! The location offers the best of both worlds: close to Hayes Valley but also close to office buildings, saving commute time. The rooftop deck is amazing and the gym is top-notch as well. We lived at The Civic for one and a half years and our experience was wonderful. The management team led by Milan and his staff are professional, attentive and accommodating. The building is well maintained and there is security 24/7. It is a very comfortable and welcoming space to live and have guests. The views of Civic Center Plaza are excellent. The roof top features comfortable outdoor seating, heaters and grills. It was a wonderful area to hang out and relax. Our apartment, on the 14th floor, had incredible views which we will never forget. (BTW: The elevators work well which is important to consider when living in a tall building. Our children who lived across the street at Fox Plaza would have to wait 30 minutes some times just to get out of their building; ugh.) The location is excellent being near Civic Center, the Symphony, Ballet, Opera, Theaters, Bill Graham Auditorium and more. It was great to see David Byrne and attend Clusterfest across the street. Hamilton and Les Mis played two blocks away. Join up with Bay to Breakers or attend a protest or watch a wedding. Metallica played a free concert one weekend. Hayes Valley and its boutique shops and restaurants are only a few blocks away. We ended up selling our only car and learning to ride Bart and Muni or walk. It was a great and easy way to get around the city and the Bay Area. We moved to the City to live across the street from our grand daughter. The Civic, it's staff and residents really embraced us and we have beautiful memories that will last forever. It breaks out heart to have had to move from SF and The Civic, but we hope if you read this review and choose to live there that your experience will be as blessed. read more

I moved from Paris to San Francisco with 3 other friends, and we could not have found a better place to live in than the Civic. The building is completely new and perfectly located (central, and 5 min walk to Hayes Valley, our favorite place in SF). Rashare and the rest of the team were extremely helpful to help us for the installation and all the admin process (which can be hard when you are not American), and replied really quickly every time we had questions during our stay. We used every week the great fitness room and the wonderful rooftop with some of our friends, this was so convenient. I will keep great souvenirs of this building, thanks! read more

Lovely place to live. Tanya in leasing has always been so kind, helpful, and supportive throughout the time I lived here. The building is very well maintained by George and Ken, who were always so friendly and professional with any plumbing or other issues I had. The building is located a short walk from Hayes Valley's restaurants and shopping which was great, and it felt very safe living there with 24/7 building security. Also, facility problems when brought up to management are not addressed in a timely manner. I lived at the Civic for almost two years and loved it. The building is new construction so the facilities (gym, rooftop, elevator, etc.) are all clean, stylish, and new. The neighbors are friendly and overall, I felt very safe and comfortable there. The area around the Civic was not too bad either - I never felt in danger walking around. It's across the way from City Hall, Asian Art Museum, and SF library. The other side of it was the Twitter, Square, and Uber building. There were always events happening around city hall and it felt very lively (marches, festivals, protests). The closest grocery store was a minute away called, The Market (pricey, but convenient). I also liked that the location was central. It was only a minute walk to Market Street, 5 minute walk to the Civic Bart station or 5 minute walk to the Van Ness Muni metro station. The best part of living there was the management and staff. Every time we had a service request, they would respond to it immediately and get it fixed day-of or the next day. The staff at the Civic are also super cool people. Everyone was always really helpful, respectful, and nice. Other details/amenities: - Gym (free weights, treadmills, ellipticals, mats). - Bike parking. - Leasing office staff there during the day, security at frontdesk overnight. - Lockers for packages or frontdesk keeps packages safe (never had to worry about getting packages stolen). - Rooftop view was great. - Rooftop also had seating, heat lamps, BBQ grill. read more

She was very patient and definitely worked some magic for us to be completely satisfied with the lease terms. Rasharé did not try and hide anything, she was very upfront and honest. We have lived in the Civic ever since moving to SF and we absolutely love it! The location is perfect and close to everything. We wouldn't be leaving if we weren't moving out of state. The amenities are great. We loved spending time on the roof at the grills and fire pit, and the views are amazing! The apartment itself is super nice as well and we love the floor to ceiling windows! The front desk staff are extremely nice, super helpful, and quick to respond. We would definitely recommend living here to anyone! read more

I currently live in The Civic - its a great place to be, not only was the signing / move in process really easy, but the staff are superb and wonderful to work with, the views are easily some of the best in the city, the building is new, the facilities are state of the art, and the other residents are super friendly and always down for socializing,. When I was looking for a place to live, Shannon, Aja, and Janae worked around my move-in schedule to make it easier on me. Best of all, they have done the best job (that I have ever seen a residential building do) of building a sense of community among the residents. Given that I had few friends in SF when I moved, it has made it a lot easier to make close relationships quicker. Totally recommend living here! read more

The Civic has been a wonderful place to live in the Hayes/Civic area. The leasing and move-in process was seamless and the staff was super helpful along the way. Whether you're coming or going, they are always ready with a smile. The design of the lobby is inviting and the rooftop terrace provides breathtaking views of the city. The units are clean, well-designed and most importantly, comfortable. Access to the bike room and gym are included in the rent which is a great perk. The Civic is a standout option among the several new condo buildings in the area. read more

I've been living in this building for a couple of months now and my experience has been great. First, the leasing office staff are wonderful. From the get go Aja, Janae, and Shannon could not have made my life easier. I was moving from pretty far away and they helped decrease my stress level tremendously. Second, I love my unit. It's spacious and any friends I have over are constantly remarking on how much they love it and the building. Finally, the other residents are incredibly friendly. Most of the positive aspects about living in this building were shared by other reviewers below. I, too, agree that this is a great place to live in San Francisco. The views from the roof are amazing, the decor is sophisticated, and the neighbors are great in this community. But ultimately, something else made me renew my lease and continue to be a resident: the staff. The building is impeccably maintained by George and Rob--the two persons who ensure that everything operates smoothly. They are both friendly and have dealt with the very few maintenance issues I experienced promptly and efficiently. The face of this building, however, is found at the Leasing Office. During the duration of my stay, Rashare is the go-to person for almost everything. And if there is something she can't do herself, she will find the person who does. I have lived in several different countries and in many residential buildings. I can confidently say, without a shadow of doubt, that Rashare is one of the most professional and friendly persons I had the pleasure to meet. Although she is not the manager, she might as well be, and she easily deserves the title. I, as well as several other residents in the building, have relied on Rashare for our needs related to tenancy logistics. Rashare is also a great ambassador for the city, which many people who moved to San Francisco from other parts of the country and world have found comforting and useful. It has always been my belief that what makes living places worthwhile are not the amenities, but the people who help make the place feel like "home." Rashare has been that person for me and it is no exaggeration to say that she was a big factor in my continuing to stay at The Civic. Her smile is contagious, her positive energy is always uplifting, and her ability to perform her job to the highest of professional standards is second to none. Most of all, she is always modest about her role in this building, but she should not be. Nothing would be quite the same without her! I hope that no other management company discovers her talents and lures her away from us, because present and future residents would stand to lose greatly from her absence. I would be remiss if I did not mention Tanya, the newest addition to the Leasing Office. Like Rashare, Tanya is the interface between residents and management. Congratulations both for the tremendous work that you do and for the long hours you put in (and take away from your own lives) to make our stay an unforgettable experience that we will remember forever in our lives! And congratulations to the upper management for entrusting these two energetic, friendly, and professional persons with the wellbeing of an entire apartment building complex. So I just moved into this place and I'm so in love; the view!! The hustle and bustle of civic and Hayes is so nice to look upon while the apartment remains warm and toasty inside. In spite of the fact that there is a building going up but the wonderful and thoughtful work put into this brand new building, I can't hear a thing!! It so well sound proofed that I can bearly hear my alarm in the morning ( there is a building going up next to me) can't stress that enough... Aja the building manager has been nothing but amazing during the whole process and living there is a dream! Expect a smile every time you walk in and no downtown noise while you look out your window upon it! Five stars! read more
