They're used to be once-a-month happy hours with free food and drinks, wonderful holiday party, and resident appreciation events a couple times a month with free popcorn, bagels, etc. That's all since been removed. Management also takes forever to respond to emails sometimes ignoring emails entirely when they used to respond within 24 hrs. 2. The worst aspect is that management doesn't enforce anything. They send out weak emails about picking up your dog poop otherwise you're fined, but never actually fine anyone. They tell people to stop hogging the EV chargers but residents end up parking their car there sometimes for days because there's no idea charge. The list goes on. 3. The quality of residents here are awful. There's dog poop all over the upstairs dog park every day (see attached). when poop bags are provided right there. Residents leave trash bags next to the trash chute when it takes 0.1 seconds to push it down the chute. Kids run around the hallways kicking doors. The gym is missing dumbbells because some resident(s) take them back to their unit. Equipment in the gym doesn't get put back in its place. 4. The nickel and diming each month is shocking. In addition to rent, get this - there's a utility service fee, sewer fee, pest control fee, trash fee, parking fee, parcel locker fee (that's a mandatory fee to get packages delivered), and a resident liability program fee.

I regret to leave such a negative review after having a great experience at the Modera property across the street, but I've been here 2 months and have run into a new problem just about every week. The fridge condenser, with a central location in my studio, makes a whistling noise every ~hour for at least 15 minutes. The bathroom fan's noise is clunky, like something isn't flowing correctly. The bathroom light fixture started clicking repeatedly when turning it off and on. I was told this was a problem for multiple residents, and that replacing it has sometimes made it worse. They opted to replace it anyway, and now it buzzes constantly like an insect lamp. On windy days, the flapper connected to the roof bangs against metal and sends a horrible sound down the vents, keeping me up all night--apparently also a complaint from other apartments. For all of these disruptive noises, I am told this is expected behavior, and there is nothing to be done. This, in addition to heaps of drywall dust being left along the door frames upon move-in, a metal sensor breaking off in my dryer and ripping holes in some of my favorite clothing, and my parking pass not being activated when I moved in, I am not having a good time as a resident. The staff are very kind and I realize these issues are likely not their fault, but someone dropped a ball somewhere. Whoever chose these noisy appliances for small apartments, whoever assembled them. Your peace and quiet is not at the center of the resident experience at Modera Falls Church.

They are very, very nice apartments and I wanted thank their leasing representative Phillip for being so professional and generous with his time. He is very knowledgeable and has told me he would be in touch when the new apartments are ready to be shown. Even if a do not rent at Modera, I did want to note my appreciation for Phillip's time.

The good: Clean, AMAZING staff (shout out to: Giang, Mueed, Girma, & Liseth. Honestly just everyone was so kind and helpful), location!!, insulation ?? (Idk I kept my thermostat off and my apartment was fine thru all seasons!) Not so good: hallway noise (barely ever heard my upstairs neighbors or those to the l/r of me but I definitely heard noise from hallway - got a foam insert for the door and it significantly reduced it), price - I think we paid more for location than for apartment features (we didn't get the what now seems to be the standard key fob access until a couple months ago) To speak on other reviews: I didn't get a gift card for this, and I had guests stay multiple nights and they never paid for parking (not thru West Broad, but there's literally street parking that's free behind the building). Bozzuto left such a good impression that I looked for only Bozzuto managed communities for my next place (really only moved bc falls church felt a little sleepy to me).

I also experienced quite a few personnel changes, from the office staff to concierges to maintenance, never having a problem. My retirement and purchase of a house saw me leaving the building, as well as Falls Church, in May 2023. Just this past week, I called the office to inquire about the availability of their guest suite June 21-23, 2024, for an upcoming reunion weekend in Falls Church with events in several locations. Being able to stay in the guest suite would have made walking to these events possible. I was told the suite was indeed available for those dates, and since it has to be rented by a resident, I contacted one of my friends in the building. She went online to fill out the paperwork but had a problem at the end as it would not submit. So she went down to the office to complete the paperwork and give them payment for it, which is required at the time of application to secure the reservation. Imagine her surprise, as well as mine, when she was told that the guest suite is "on hold" for those dates; no payment yet however. Excuse me? I was told by the office that it is available for those dates - why would I have asked my friend to go rent it for me otherwise? She stressed that to the office staff, both of which denied telling me that, and told them she was ready to pay for it immediately. They declined the paperwork and the payment, insisting it's on hold, and said they'd let her know in a few weeks if it becomes available. That is totally unacceptable to me, and not the way to treat long time current and former residents. Recently, there has been a complete turnover of office personnel, and I've heard from quite a few current residents, saying their interactions with the new management has not been pleasant and they'd rather not even deal with them. This is definitely NOT the way previous management dealt with residents. I am not pleased with the outcome, and won't inquire about staying there ever again, after having been lied to and then essentially being called a liar myself.

    After spending 2 years in national harbor, it was time for a change, after checking out a few…read moreplaces I was fortunate to find such a great place in such a short time!!!!! I remember starting the application process and being immediately contacted by the leasing manager Veronica, who helped me through the whole process, friendly and knowledgeable, it was probably the easiest move I've ever made!!!!!! Also she helped me move up my move in date on short notice to help me around my work sked, that resulted in her staying later then he she had to, and she was so happy to do it!!!! Also wanted to point out, when I found the apartment that was to my liking the manager Kristen actually said it was cheaper then the listing price, and was able to process my app at an even cheaper rate, and she gave me all the options how to set up payments and everything else!!! So with that said, the managers of this property are A+!!! As for living here now for 3 months, it's hard to find a better location, there's no noise, the residents here are all extremely nice, the amenities and gym were spotless, they are now closed unfortunately but they are always sending out emails to see what they can do better, parking is extremely easy, and not hard to find a spot in the least. This is all A+, can't ask for anything better So from my traveling bowling league before I moved here I was a little familiar with the areas great food options, but I really had no idea how good it really was 5-10 minute drive from garage you have the following, Harris teeter Whole Foods Trader Joe's Giant (3 of them) Safeway Great restaurants, takeout now, will have dine in soon enough, again these are a 5-10 minute drive, but well within walking distance, will even rate them Vinh Kee 7.5/10 Full Kee 7.5/10 Peking gourmet 9/10 Present 10/10 Marks duck 8/10 Dogwood Tavern 8.5/10 (great bar) Dogfish head ale house 6/10 Four provinces Irish pub (didn't make it there) - Jimmy Johns, subways and jersey mikes on rt 7 - Eden center with all the Vietnamese stores and restaurants - lazy mikes ice cream 10/10‍‍‍‍‍‍‍ - I think about 4 CVSs, a Walgreens that I've seen, 2 within a 10 minute walk - 3VABC liquor stores, a bunch of wine stores, and downstairs from apartment you have casual pint, with tons of beer and food selection - Eddie Vs, fogo de chao, Chima, Fleming's about a 10-15 minute drive if your into steakhouse dining If your into fitness, the walking routes here are amazing, plenty of trails, and safe sidewalks, great bike trails as well All in all I couldn't be happier living here in the 3 months I've lived here, and that's with covid 19 really altering the way we all live our lives I strongly suggest considering this place to be your next place to live, I think you'll be happy

The apartment has…read moremodern features, updated washers + dryers, pet friendly, and also attentive and friendly staff who provide regular community updates and events. The maintenance staff is also generally responsive and once came to my house 15 mins after I sent my service request. Everything is always kept spotless and tidy which I like. The lobbies + common rooms are gorgeously decorated. There is a small gym and sunbathing lounge w/ cool off pool during summer. It is a small apartment community and feels like living in a hotel when walking down the halls. For the price we really are satisfied with our choice. Some places where I see room for improvement to a 5 star property is resumed regular shuttle service to the metro. The apartment is over a mile away from east falls church via walking and so it is NOT convenient to get to without a car FYI. Another reason I didn't give 5 stars is because we have had multiple power outages in the short time I have been here so far. Once we lost power for 5 hrs! It seems prone to blackouts in summer months, so I really think we should have a backup generator to prepare for the summer months.

I've notice non-residents are continuing to use the shuttle and dog park. The construction is poor quality for such a high price rent. I can hear my neighbors partying, arguing, talking, TV, alarm, etc. The dogs barking is normal in my building. The first 2 years, everyone was a dog owner. Even the previous office employees (not the recent ones, they're VERY new to the community) knew the residents in the building! Adrian was by far the most helpful and transparent. He knew his stuff and took measures to assist when he wasn't slammed with requests. I understand Avalon is a business and is competing with other real estates. I get it but be reasonable. Even their AHC is a joke and limited to the public. (Sorry Avalon but I know a few people who works for ya) Yep, I've lived here for 3 years and I decided to not renew. The only good thing I use to enjoy was dog friendly community. First 2 years, dog owners knew the rules and were respectful to other dog owners. Third year, I notice a lot of new folks not following the rules. I've seen huge dogs without leashes especially the dogs that lives into the corner townhouse. They tend to let the dog run free to poop and pee all over the courtyard. Yep, rethink about the activities the office holds there. Why are we paying amenities again when others are using the community amenities for free??? Think about that one. Of course the office is still oblivious about it. I'll miss the memories I've established here with my little family. I'm disappointed with service and quality with this community. I hope eventually they'll rethink some things. To bad my home town is a victim of gentrification. Please note, this community is not falls Church city. It is Falls Church, Fairfax County. Don't get it twisted by the ads. Sheesh!

Dog park, grills, gym, pool, pool table in an amazing community center, car washing station, package room, Amazon hub, and free ample parking for residents and guests(Until midnight without pass, and then XXX amount of time with pass). I love the community here! The staff is so welcoming and helpful. There is even a Facebook group where everyone gives away/sell items and communicate tips/concerns. The community does cool things like in the summer they had food trucks come out every Saturday/sunday! I'm sure they would have done a lot more things this year, but sadly because of covid there are restrictions. My review of a one bedroom one bathroom apartment: Pros: -Granite tabletops and stainless steel appliances! -Washer and Dryer in unit -Nice layout (I have the 803 ft layout) -Lots of storage spaces! -Awesome amenities I mentioned above -Management keeps up with routine cleaning and maintenance Cons: -If you end up having the layout where you share a balcony with someone, it can be kind of a nuisance. If your neighbor has junk all over their balcony, you can't really hide it from your guests. There is no privacy and is often a little awkward because from their own bedroom they can look right at you from the window. -Sound. My biggest con about this place is the sound. If you've read the other reviews you will see this complaint too. I could hear a baby crying from a level below me. I could hear my neighbors conversations as though I am in their room. There is no privacy at all. -If you plan to live on the third floor, obviously grocery trips and moving furniture is no fun when you live on the third floor with no elevators.

The leasing office has also become incredibly responsive, and the team is always friendly, helpful, and willing to assist. A special thank you to Tamia, who was amazing throughout my recent apartment transfer. The whole team made the entire transfer process smooth and stress-free, and were always available to answer my questions and help with anything I needed along the way. Their professionalism and kindness made such a difference. The maintenance team also deserves recognition--they're amazing, always quick to respond to requests and do a great job. I'm grateful and blessed to call this community home, and I look forward to continuing to live here. Highly recommend!

This is the best location in the DMV with easy access to the beltway, 66, the GW Parkway, Dulles Toll Road, and downtown DC. The apartments in this building are spacious with large windows, lots of light, and upscale window treatments...no flimsy see-through blinds at the Highgate. The building onsite management, maintenance, and cleaning staff are superb. Everyone is friendly, approachable, extremely helpful, and very competent. Problems and concerns are dealt with efficiently and in a timely manner. The community manager, Ezra Mizrachy, is more than willing to work with residents on rent increases and apartment updates so that you feel you're at home, not just in an anonymous rental. Though some services have changed during the years we've lived here, things are always being improved upon with the comfort and lifestyle of residents in mind. Kudos to both Erza and assistant manager, Gabriella Orellana, for making the Highgate a wonderful and inviting community.
