Oh boy is this going to be a long one. Where should I start. I moved here from Fairfax in October of 2024 to what appeared to be "luxurious" living in Adaire. The unit I was shown was great appearance wise and so did the amenities. Probably 2-3 weeks of living here is when the ENTIRE buildings cooling towers (this system handles the AC) went out. While it was technically fall, it was warmer than usual and so my upper 22 second floor apartment was reach temperatures of 90 degrees inside with my balcony door open and the singular window in the bedroom swung open as well. This was the case for over a month where the building management did authorize a singular month of rent credit to all tenants and some. I'm not sure if graystar has owned this property from the get go but right after this event is when we saw "new management" come in and take over. Multiple floors had HUGE 8x4 holes ripped in them as contractors worked to fix the cooling tower system. On multiple occasions did the elevators shutdown and people were forced to queue extremely long waits of some even half an hour. Summer 2025 - the building / halls were extremely warm with temperatures in the halls reaching 80 degrees probably as a penny pinching way to save money on cooling. There's three - level 2 chargers for an entire building and a lot of Teslas/EVs so expect to need to check in almost immediately once a spot opens up. Not to mention one is in poor condition with the electrical cable obviously damaged and frayed. The fitness center door was propped open leading to the balcony and swarmed with the lantern bugs we saw so many of this year. The upper floor amenities were decent at best with the biggest plus being secured access garage for parking (we'll revisit this in a bit :)) and fitness center and rooftop pool with grill area. On October 30 my sports car was stolen from the parking garage level P2. Not only was it stolen from the secured access parking garage but they had also GAINED entry into the building. I notified PD after I had come back from Halloween weekend that my car was stolen and had asked the concierge if I could have the security footage provided to me for insurance purposes. I was told that it would have to be ran by the manager for the building. Okay cool, Monday comes along and I received a single email indicating that they had called the officer that responded but would not release any footage unless a form was filed by the PD officially. You have got to me kidding me. I'm at the whims of an overworked police department to secure footage of my OWN car being stolen??? Ridiculous. Not only that but I'm pretty sure no one from corporate at Graystar has any clue that this happened. So I will be following up through legal means as necessary. Just so many lapses in security in this building and so many issues that come as a result of extremely poor management. I cannot believe that my car gets stolen literally days before my lease ended but I'm so glad that it has. This building honestly needs to be sold off to another property owner because graystar obviously does not care. I have two points of commendation and it's solely for the morning concierge team who are not only helpful and nice but also care for the people who reside in this building. The maintenance team that handles the in unit repairs and upkeep are also worthy of praise as they swiftly take care of repair orders. Office staff / leasing in my opinion needs some serious work in order to manage this property. I DO NOT RECOMMEND YOU LIVE HERE IF YOU OWN ANYTHING OF VALUE. Will never recommend this building to anyone even if my life depended on it. I'm sure I missed something else but I'm so through with this place I'd rather forget I ever lived here. DO NOT MOVE HERE, OR INTO ANY GREYSTAR PROPERTY in the DMV area! | moved here from Atlanta and received my keys on February 18, 2026, excited to begin a new chapter. Within days, that excitement turned into complete disbelief. At move-in, the kitchen flooring was already elevated and puckered. Later a leasing agent casually dismissed it as "old damage" from a previous tenant. Just three days later, on February 21, there was what management referred to as a "small fire" more than 20 floors above my unit. I was assured it did not affect me. Two days after that, my furniture was delivered. That evening, I noticed my bedroom floor and mattress were wet. I wiped it up, thinking it was minor. By morning, my bed and wooden dressers were soaked again... this time worse, with an unknown substance seeping into my belongings. Management's response? "It's probably not from the fire." Maintenance arrived with industrial fans, humidifiers, and moisture readers. yet openly admitted they had no idea where the moisture was coming from. They did not bother to move my bed or dressers from the wet floor either. Meanwhile, the kitchen floor, already damaged at move-in became even more warped, sticky, and unstable. When management came to inspect it, instead of taking responsibility, he attempted to suggest that perhaps my cleaning supplies under the sink had somehow caused the damage. The unit has now been filled with loud drying equipment, pushing the temperature close to 80 degrees and making it nearly impossible to sleep. My mattress and furniture have been damaged. There is nowhere to move my bed to even if I was willing to stay in this now sauna atmosphere of an over priced apartment. I am living in heat, noise, and unexplained moisture conditions that any reasonable person would find unacceptable. Where there is ongoing moisture, mold is not far behind. I contacted my renters insurance and was told that because the electricity and water were not shut off, the unit is technically considered "habitable," so they will not cover a hotel. When I asked management what other affected residents were doing, I received a shrug and was told they were "still in their apartments." | have been here less than a week. Despite paying high rent, I have not been offered a temporary unit, a permanent transfer, a hotel stay, a rent concession, a timeline for resolution, or even a clear explanation. Just apologies, uncertainty, and a damp, overheated apartment damaging my property. I travel for a living and have already missed multiple days of work and pay, because I cannot unpack or settle into a safe environment. I have now had to return to Atlanta while still being expected to pay rent on March 1 for an apartment I cannot reasonably live in. This has been beyond disappointing, it has been exhausting, emotionally and financially damaging. I moved in hopeful and ready for a fresh start. Instead, I am left dealing with property damage, displacement, and a complete lack of accountability. I tried to give this place grace because it has new owners. I over looked how filthy the apartment was when I got my keys. I was met with a dirty tub, stained toilet, greasy/ stinky/ food stuck on microwave, filthy cabinets, and a glass stove top with dents. It is now March 2 and the Manager Bill still does not have any answers he claims he is trying to get concessions from the person who started the fire insurance, even though the floor in the kitchen was puckered days before the actual fire. I keep being told that someone from Greystar was going to contact me and I have not heard anything yet. Bill told me that he is being fair and they aren't doing anything for anyone, but I am the only one that does not have a place to stay in my apartment. My belongings are now dirty. My mattress is on dirty concrete. My belongings have been thrown all over the apartment, and I still am not being offered anything. I spent several days in Atlanta because I could not stay in the apartment that I am paying for only for me to come back and there's still not be any accommodations only finger pointing and no taking accountability. read more

I give Adaire Apartments no star, I just moved here in July of 2025 and my reason for this rating is that I am extremely disappointed with my experience living at Adaire apartments. The biggest issue is the lack of security in the parking garage, which has led to both of my cars being stolen within a 3-week time frame. This is completely unacceptable and speaks of serious negligence on the part of management in ensuring resident safety. Despite paying a premium for what is supposed to be secure parking, the garage was clearly not being monitored or protected adequately. My belongings were put at risk, and the stress and inconvenience caused by these thieves have been overwhelming. I would strongly caution anyone considering moving here to think twice -- if your vehicle's safety is a priority, this place does not deliver. Management needs to take immediate action to improve security or risk losing more residents due to these serious failures, and risking someone being seriously hurt. I'm now learning that other residents have experienced this as well, I do not understand why the community does not take this matter more seriously, at the cost of the residents' safety and protection that deserve to feel safe. read more

This building continues to have plumbing issues, electrical issues, and other "maintenance" shut downs. This building had a huge plumbing problem where apartments were flooded. Thinking this problem was fixed, I now have my bathroom flooding from a leak. SAVE yourself the headache of having the maintenance team come in and banging up your drywall in the middle of workdays and meetings. Do not move here. This "luxury" building only looks luxurious. The build, the quality, and all details are subpar on all accounts. AVOID IF YOU CAN. If not, you will become good friends with the maintenance team. read more

DO NOT MOVE TO ADAIRE!!! Trust me you will regret it, I've never had a residence take a toll on me mentally as this has. I recommend you stay away from Grey Star managed properties in general. I've been here for over 3 years and it will be my last time, everyone I know is moving out of here. Here is what has been happening in Adaire: -bed bug infestation -flea infestation -cars/motorcycles stolen and broken into on a regular basis -cars towed on a regular basis despite having a resident sticker on it -packages going missing even with picture proof that they were in the mail room -HVAC always breaking, at least once a month -flooding of the entire building (all the elevators were unusable for about 2 weeks then it took months to have more than one working) even though they knew there was issue prior -mold infestation that they continue to deny, despite at one point people getting very sick from it -the drinking water will make you and your pet sick, we have reported metal and other debris in it but they will not investigate it -rooftop area has been unusable for 8 months and going -pool opened over a month late due to preventable circumstances -always pee and poop on the floors and elevators, many other areas are dirty/unkempt -upper management always lying to you, gaslighting you, avoiding you, and never getting back to you at a reasonable time, if at all (2 of the managers have ignored me for 2+ months). You will never get transparency with them so I started a community group to share information -fridge broke down twice bc its cheap -loss of power and/or water quite a few of times -my living room was not usable for over 3 months bc of water damage of the floors and walls from flooding, kept ignoring my requests to fix it until nearly 4 months after the incident, would only give me 1/2 a month back in rent despite not being able to use the space and my damaged furniture -broken gym equipment that we've asked for years to be fixed -we've asked for security cameras to be put up or fixed multiple times but they ignore us -broken grills and unusable fire pit that they still haven't fixed -if anything were to happen physically with the building they force you to go to your insurance even when they're at fault -on multiple occasions staff has known the perpetrators of physical damage and refused to share with the victimized resident -sometimes the bathroom smells of sewage that makes the whole apartment smell -the washer/dryer require a few rounds -drains get clogged easily -walls are paper thin so pray you have decent neighbors -elevators have fallen or gotten stuck a few times, sometimes takes a while to come -some maintenance workers will walk in on women without knocking or come in even after you said to wait -at one point there were workers here hired as "fire watchers" due to the fire alarm system being offline, where those workers would harass women and Adaire did nothing about it -had people move into the building without telling them about the flooding while it was happening and that there were no elevators available These are not all the issues, the list goes on and on, but these are the important issues. Feel free to look up the news segments as well regarding Adaire. They do not care about the residents at all, as long as they get their money, the stress and hardship is not work a pretty view. I lived at the Adaire for several years. The front desk, maintenance team and property management on site consistently exceeded my expectations. There has been issues and some inconvenience this last year or two but that was really out of their control. (HVAC, plumping in lower units, elevator debacle of 22' and delayed amenities). The building is secure, and they keep it pretty clean despite some inconsiderate residents. You will have some bad apples anywhere. Tysons is a high rent area, and they do like their annual rate increases but again that stems from Greystar corporate ... the policy results in pushing out longer term residents and a less connected community but that is apartment living. We lived at Adaire for a year. We absolutely loved it. We relocated across the country for a job opportunity but if we still lived in the DC area, we would definitely still live at Adaire. The building is gorgeous, the finishes are modern and high end, and those views... can't get enough! The location is unbeatable - at the intersection of all major highways and close to the metro. This is for sure one of the best buildings in Nova. Management also delivers with events planning, I loved the Wine Down Wednesdays! Galina has also been very helpful to us. Tip: If you are looking for a 1BR, go with the A4 floor plan. This floor plan is the only one with 6 large consecutive floor-to-ceiling windows all along the apartment. It's bright, and definitely has the "wow" factor. Another advantage of this floor plan is that the living areas are further away from the hallway, so it's very quiet. We have never been bothered by our nearby neighbors - or upstairs ones for that matter. For the parking situation, free parking around the building can fill up quickly. I would recommend getting the paid parking. Unreserved spots by the elevators were pretty much always available. I used to always park at the same spot at Level P3. Other perks: 5 min walk to metro, very friendly and helpful concierge staff operating 24/7, awesome amenities (we used the rooftop barbecues all year round), free freight elevator reservations, great scent in the apartment (not sure where it comes from but it lasted the whole year), etc. read more

Long waited review. I lived in Adaire with from early 2018 - May 2020, and oh boy I have a lot to say. Lets start with the ugly side of Adaire: CONS: 1. The management. They are dishonest and incompetent. They are the worst part of the living experience. During my time in Adaire 4!!! community managers have come and gone. 2. You will not get back your security deposit. Like reviews below me have stated, the Adaire will find a way to keep your deposit. They said that the balcony door opened up too wide (like wtf??), and they shouldn't open that wide, therefore they are deducting $370.00 from our security deposit. 3. Elevators will always be broken. You will have to wait on average 10 minutes to get into the elevator. If you want to check your mail, and you live in the 30th floor, you could be faced with 20min round trip! 4. Garage is a mess, if you work late hours, it is impossible to find parking. 5. Walls are paper thin, you will hear dogs barking from all directions all night long. 6. Dog shit and pee all over the entrance, elevators and carpets in the hallways. 7. Our lease was up on May 2020, and we begged for a one month extension. It was during the first Covid-19 lock-down, we both had been laid off and no real idea where to go. Adaire wouldn't budge. Never-mind giving some concession. I point this out here, because not only they have no loyalty and appreciation for their long term tenants, they have the nerve then to keep their security deposit, because door open too widely. 8. The building regularly has flooding issues, police and firefighters are called non-stop. 9. Debbie 10. The noise from the outside. You will hear the metro announcements, the car dealership alarms go off and the noise from the Palladium night club. You will have to wear ear plugs at night to get by. 11. Your guests will NEVER ever had a spot in the guest parking. 12. Grills are ALWAYS broken, you never can lite them. And no one bothers cleaning them either. PLUSES: 1. Close to the metro 2. Great architecture, decent gym I would like to end this by encouraging people to look at other properties. Adaire is vicious, poorly managed property, that is not interested in anything else but their profit. They are also very dishonest, and like I said - keep your security deposit. Down to earth residents (90%) with luxury amenities and very professional staff! I spent over 10 years in the Army and THIS is a what I call living the high life! Concierge staff is great but leasing is horrible!!! Take pictures of everything before you move out as this place is not reputable and I was charge 277.00 due to carpet stain by the bathroom leading into my bedroom. The stain was not there when I moved out and the cleaning crew most likely made it when they were trying to clean the carpet. First off Greystar, carpet is going to wear and you should not be charging residents a ridiculous amount for replacement for that small space! Secondly this almost $200 utility fee popped up out of no where after I had paid in full the final prorated amount and the rationale was .... ohhh we charge 45 days out. Beautiful apartments and amazing amenities. Gorgeous rooftop with pool and multiple seating areas. I personally love the gym which is equipped with an assisted pull up machine and a smith machine. There's also a enclosed room where you can do classes on demand like yoga and spin. The leasing office is super helpful, specifically Alex Hartman. She's been very patient in answering all my questions from start to end of my lease. They also have events monthly that are free and super fun to participate in. Pros: -Storage space was really well done. We had a studio, but were able to fit our crapton of stuff into all the drawers and closets they had. I would advise anyone looking at a studio to get a high rise bed frame so you can put boxes and stuff underneath. -Maintenance was always performed very quickly. Either same day or next day, but we also didn't need any major repairs. -Leasing office did us a real solid during our move out, and that alone was worth the 5 stars. -Front desk was always great despite having to field so many calls and get so many packages. Debbie, Anthony, and everyone else were always super nice and helpful. -Convenient to metro and the shopping center across the street. Cons: -Primary negative would be that sometimes it is difficult to get hold of any given person on any given day. Fortunately, there has always been someone else available to help us out, but there does seem to be a bit of phone tag involved. -There's a fire station right next door that we were initially worried about. After three nights we were able to sleep through the sirens just fine, but being off Leesburg Pike, there's going to be douchebags revving their engines and stuff as well. Buyer beware, especially when it comes to their WDU program. Early June, I called about a WDU studio tier C unit I saw advertised on Craigslist by Adaire which are incredibly hard to find in the area due to them actually being affordable. Matt in the leasing office informed me that a studio would be available for move-in August 7th along with free parking for 6 months, $1000 off first month's rent, and no upfront pet fee. Another leasing agent, Milady, gave me a great tour of this "amazing" complex on June 11 and proceeded to have me start the application process, informing me that I would need to be approved by both the complex and Fairfax county and therefore would complete 2 separate applications. I completed the Adaire application online right after my tour and paid my holding deposit and application fee. A week and a half goes by with no response back from Adaire so after calling 3 separate times I got ahold of Milady on June 28 who told me I was indeed approved for Adaire and pre-approved for the WDU but would need still to come back into the leasing office on July 5th to complete the WDU application. After spending 2 hours of my lunch break to complete the application I was excited to finally have a place locked in for my mandatory August move-in. Flash forward to July 16. No word back from Adaire on my WDU application status, despite their online system asking me to get utilities set up and me anxiously waiting to figure out if I can go ahead and book movers or not. After calling twice I finally get ahold of Matt again who says I should hear back this week but if not to call next week to check in. Not sure why this is my responsibility but okay July 20. Their compliance officer, Carolyn, finally calls me to inform me that unfortunately the unit will no longer be available until NOVEMBER 7th due to unforeseen circumstances that require the tenant to stay there for another 90 days. I pressed for a reason but was told she could not disclose anything about why it wouldn't be available due to privacy. I was also told there would be no other units available in August or September unless I wanted to pay 200$ more per month and lose any of the previously mentioned concessions to go to their sister property in Tyson's. As I previously mentioned, I needed an August move in date for grad school state residency so I told her that would no longer work and would need to get my deposit refunded. July 30. Call the leasing office today to ask about my deposit refund and was told by Matt I should expect a check in the mail by the END OF SEPTEMBER. Needless to say I'm amazed at how a "luxury apartment" can run such an operation as shady as a roach motel and get away with completing wasting my time for nearly 2 months on an apartment of theirs that was never actually available. Something tells me if I was moving into a market rate apartment I wouldn't have been mislead and treated in such a blatantly unprofessional way and had 250$ withheld from me for 3 months for an apartment I never even lived in. read more

We've been at Adaire for a little over a year now and the service here has been great. Debbie at the front desk is hands down the best concierge I've ever interacted with. She genuinely cares about everyone in this apartment and knows everyone's names, including their dogs! For our unit, we locked in a decent price during covid. With the annual renewal, we were expecting for the rate to increase significantly, but they didn't raise it too much, which I respect. We have a nice balcony that overlooks Tysons, Reston, and parts of Fairfax. The rooftop also has great views. Few complaints below: 1. Parking here could improve. For garage parking, you can pay $70, but you do not get a reserved spot. For $120/month, you can get a reserved spot. If you come home later than 8-9 pm, you can expect to go all the way to p5 to park. Annoying thing is I've seen so many cars without permits, so Adaire is not doing a good job at managing this. The parking in front of the building can be chaotic too. People just emergency park in the front and cause all sorts of traffic so that I have to snake my way through. 2. From our bedroom, the window is so thin, we can literally hear everything. This includes loud cars, the metro, people yelling, etc. I've even heard 3 car accidents. 3. The walls are thin as well. I can hear people rolling their shades down to neighbors' dogs barking. 4. There are a lot of tenants who have dogs who are not cleaning up after their dogs in the dog park behind the building. There's always one dog that pees IN the elevator as well and I think Adaire hasn't been good at regulating these things. Other than these, my fiance and I really do like Adaire and would recommend it to people considering Tysons. read more

We've been living here for th past 3.5 years now and this place is great compared to others. We've never had to wait for more than a day for any maintenance related issue within the unit. We had issues with the microwave and we got a new one in two days. Thanks to David from Greystar for this. I won't be able to say the same about the general maintenance of the building- esp the chute, parking and some elevator issue which took nearly about 3 to 4 months to resolve. The charges of utilities are so high during these times! There was a flood issue in some units on our floor including ours. For about four days and nights there was continuous dehumidifier and dryers running at our expense within our bedroom, closet, kitchen and the living space (happened during the weekend). Not to mention the noise and the fact that we couldn't sleep for three nights! After the event, I almost felt half deaf. There was no compensation of any kind even after talking to the management about it. We are very tolerant people and we understand that things go wrong, but the management should compensate in some form at least. Other than these, our Adaire experience has been fantastic. read more

We just moved out and have been living in Adaire for two years. Galina and her team make Adaire one of the best apartment and living place in this area. What impresses us is how Galina works on the problems. For example, we forgot to submit our renter's insurance information to the system and was charged for a $15 'may rent protect lease violation fee'. When we reached Galina and told her the situation, she waived the fee without a word! We do enjoy our time in Adaire and recommend it to all of our friends. read more

I am really torn because I do love this place, but every month I pay rent it pisses me off because before I moved in I asked about "hidden"charges and was told only trash and parking--which was a lie. They also charge you for central heat and air for the boiler that gives you hot water, or some such bullcrap. That fee can run close to $120/month, and that is in ADDITION to your electric bill. Parking is a nightmare. You pay $75/month to park but if you come in late like after mid-night, good luck--that there is no where, and I mean no where to park on the street! and hence, the parking is an even bigger issue if you have guests. I really wish now I have not renewed my lease again, but it was cheaper to stay than hire mover and go thru the apartment hunt and cost again. read more

Since moving in I have even very impressed with Adaire's service. From late night notices about building issues to the extra hours the staff put in to making sure issues are taken care of quickly it is clear to see that Adaire has decided to provide a very high level of service. Pros: -Quiet Neighborhood -Great Facilities and Amenities -Modern Appliances -Helpful & Friendly Staff Cons: -Nice quality control issues with the construction (but are always quickly addressed) -Parking lot is a little narrow and the blind turns it has could be made much safer with traffic mirrors. read more

I have only lived here for 4 months and it has been a complete and utter nightmare. 1. I was given the wrong move in cost amount at move in. With no communication/admittance of their error, the additional costs were just tacked onto the following's rent. 2. There was a pipe burst in which my unit was effected. Understand, these things happen however no accommodations were made for residents effected. 3 dryers were placed in my unit and running non stop for 3 days, yet I had to request they pay for that increased incurred expense. To further prove their lack of regard, they only credited me a whopping $7. The new manager cannot even give me any assurance that my unit is safe to live in due to the water damage. Hello, mold is a very real thing. 3. It gets better... while they are repairing the damages done in my unit, contractors accessed my bathroom (there was no damage there and the dryers were out of my unit by then so no reason to be in that space), and BROKE my makeup compact that was on my bathroom counter. They cleaned it up well enough that I could not find any trace of my broken makeup anywhere. No one mentioned anything and I had to go to the leasing office to make them aware. 4. Icing on the cake... they wrongfully towed my car due to a leasing agent misinforming me about getting the new parking permit. A letter from management went out a few days after I moved in and received a parking permit in May about new parking permits being administered, I called to see if I needed to pick up a new one, was advised I did not, 2 months go by of me parking perfectly fine until my car was towed for "expired parking permit". Other things to note, the remote controlled garage gate has been broken for over 1 month. Elevators conveniently went down on July 4th. They do not even give you the courtesy to let you know when people will access your unit. You can literally hear everything from something dropping in the unit above you, to a vacuum, to the water running in the unit above or next to you (the water has sort of a whistle when running), to a baby crying in the unit next to you, to another unit's the blinds being drawn. Bottom line, do not move here. There are other nice apartment complexes in the area (some even in construction phase) to give your hard earned money to. read more

I started my search process over the internet several months ago and narrowed it down to 5 places in the Tysons area. I wanted to tour all the properties in one day and pull the trigger on where I wanted to live. I went to the Adaire first, and was quickly impressed with the leasing person, Jerica Kay. She was very professional and very knowledgeable. Every question I had for her, she was prepared for, which was something I didn't encounter at the other properties. I liked the unit and the building from the beginning. I went on the other tours that day and that's when I really noticed that not only the Adaire separated itself from the other properties, but Jerica separated herself from the other leasing people I came across. She was by far the least pushy, and was the absolute best to deal with while going through this somewhat overwhelming process. I knew that I found the place I wanted to live, so I went back and signed my lease that day. Since living their the management team has been really good, and I am enjoying my new home. OMG, we have been living here since March 2017 and since then, the A/C and heater is never working properly but they are still charging us for the electric VERY ON TIME and not a penny less. Too hot in the summer, and now it's too cold in this winter, we had to buy our own mini heater and fan and put on 2 layers of blankets at night. We have been so busy so we didn't care to make any complaints since we won't have time to argue. Adaire, you made so many promises when we first signed the lease and now I don't think we would stick around anymore after our lease end in March due to what we had to experience. The agent that helped us at the beginning was very nice and probably that was the first and last time we see him, now We don't see him anymore. Paying more than 2K a month for a 1 bed room apartment, we expected more. read more

Having lived at Adaire for a year, I think I am a little bit qualified to post a review. People: The staff, both leasing and concierge are very friendly, nice and helpful. Never ever, I have seen someone with a bad attitude. Thank you Debbie and all. Facility: The facility is top class with lounge areas, meeting space etc,. I used to always take my laptop into the open areas and work and never felt uncomfortable. The place is kept very clean. The garage door breaks sometime but no big deal, could be resident's fault as well with bad driving. The gym is well equipped and well maintained as well. I have heard horror elevator stories about other places but experienced none here. Service. Wether it is package delivery or maintenance, the service is very prompt. Location: Right next to Metro and if you are going to Tysons just take the 424 outside the door that will cost you fifty cents. Parking. If there are zero parking issues then you must not be in a prime location. They do their best. Get a reserved spot. Events: Wine down wednesdays, yoga, Super Bowl, they do fun stuff quite frequently. read more

I lived in Adaire from May 2017 to July 2018, a bit over 13 months. My chief complaints are all just the facility itself. You're basically paying out the rear-end to live in the back lot of an industrial park full of car dealerships and auto body shops, and soon a construction site. The building is already falling apart. This 36 story building suffers from chronic elevator outages frequently resulting in 10-15 minute wait times, and once I was actually descending from the 23rd floor when the elevator apparently lost control and started traveling extremely fast before triggering the emergency brake and slamming to a halt after a few floors. I found out that they actually record a voiceover on those elevators that says "we're experiencing minor difficulties" for these occasions. It restarted and everything was fine. I told management and they took it out of service immediately and presumably fixed it. Overall, I found that management were extremely responsive and courteous. The community was very diverse, seemed like mostly younger people from all different backgrounds but the apartments were exceptionally well insulated and I could barely hear a thing with my neighbor blasting his 7.1 system all the time (also a really cool guy). My electric bill for a 1 bedroom was never over $80 and I even had to use the AC in the winter because it was so warm just from the hallways. They also have Verizon FiOS Essentially the problem is that the building itself is a 36 story tall pile of garbage with crap failing faster than any maintenance group on Earth could have a hope of keeping up with. It becomes depressing when lights in the hallways keep shorting out, equipment in the gym is always broken, the garage gate stops working, nobody is capable of changing channels on any of the TVs in the lounges, and you're paying $2,400 a month for it all. That's to say nothing of the fact that the building had unsafe structure notices put up everywhere because there was no working sprinkler system. For that price point Adaire is just a stupid decision, you could get a place in the heart of DC, a fully furnished place in Clarendon, a super sleek place right in the center of Mosaic or Reston Town Center where everything is walking distance, or a four bedroom townhome in Herndon for the same cost. read more

I really wanted to like living here at the Adaire - it's a great building, front desk are fantastic, leasing office couldn't have been friendlier - and I really love my apartment. BUT... we've had only 2 elevators working now for weeks (1 out of order, another for people moving in - which as people are now moving out a lot, means it's effectively out of action). This means on average we're waiting 8 mins on a good day to get an elevator and then you end up stopping at a fair proportion of floors on the way down. It's a way to meet fellow residents but not particularly enjoyable. The apartment walls are very thin... when the people in the apartment above me are cheering on the football it's like having them on the couch right next to me. I don't know what goes on in the top lounge on the roof-deck but at weekends we seem to wake up on Sunday mornings to elevators that are trashed/with food smeared all over the floor. It's meant to be a no smoking apartment but I've smelt and seen people smoking in the corner on deck 8 (ironically right next to the gym) and I don't think what they were smoking was legal. Add to that we have no trash chutes - and haven't had any for 3 weeks now. To be fair, they've taken on more people to do 3-4 pick ups of litter from the trash room on each floor - and those guys have been great - but why should we be spending $2k+ a month to live like this. And then we have a collection of boy-racers in F-type Jags and 'fast cars' hurtling around the multi-story or revving their engines and sitting in their cars smoking... as well as several residents who just obviously just open their car doors and tip out their McDonalds trash - right into the car park. it's a real shame. the building is amazing, the floor-space in apartments is great - I've found maintenance to be fantastic at getting things done (although I appreciate with more people in the building now - things will take a bit longer) and the gym is great too. All in all I'm starting to get annoyed by it. Oh, and don't believe that mgmt. will get back to you - they never do - you send an email and hear nothing. read more
