$2800 for a two bedroom apartment not within the confines of the Reston town center is very pricey. I stopped by for a yelp event and the amenities were just sososo. I've seen apartments in Tyson's that are much better appointed. The decor on the exterior is very blue. I really liked their carpet walls though.

Emails about roaches and being charged for rent ins violations
    Valerie G.

So we are going into the 4th month living here.... and I regret it. ROACHES. Holy mother of .... you get it. They supposedly sprayed when we first moved in and I killed like 4 roaches straight away... then they just kept coming. they sprayed AGAIN and put a trap out, but I'm not optimistic. We have a dog and kids so spraying is not what I want in my home. NOT COOL. Other have mentioned the parking garage, I've gotten side swiped and no one left a note so I'm screwed. The spots are narrow and encased in concrete so not friendly at all and they charge for it... which is insane. People here don't give a shit so they will park like garbage, they drive like lunatics... it's a joke. Also, be very vigilant on your billing. I've submitted my renters insurance policy at least 3 times, and I still get charged for it. It's only $15... but it's already expensive to live here, and they have no right to charge it. They are service oriented until you move in then you're a new born giraffe ON YOUR OWN. I have sent NUMEROUS emails and they have responded once when I placed an order for my water filter to be replaced and I was at work and gave them Puerto enter.... the filter was never changed. The neighbor above us dumps some kind of fluid off their balcony and last time it looked like poopy soapy water ... I'm guessing a dog poops on the balcony and they wash it off.... so getting that fluid all over my balcony and balcony gurus GROSS. I've basically given up on having a spotless patio. The "guest" bathroom makes no sense. Light switches on one side but not the other. Rooms with zero lights at all. Plug in switches that are supposed to be linked the light switches and they don't work... The window covering don't do squat to filter light so the sun is up and you may as well be outside... the window lightening and darling feature is cool but they change automatically even if you have it set to no schedule and there is no fixing it. The utilities that are "built in" to rent are expensive and the power bill hasn't been less than $65 (I had a bill that was $90 just now for December)..... so not energy efficient. The lights in the kitchen go out pretty quick so that's frustrating. The light above the bar is cool but again doesn't offer much light. The easy close cabinets are great but shelving is awkward and the dishwasher blocks the Anita just put things away you have to pile it on the counter then put it away. They could've done better... the shower is roomy but there zero in shower shelves so bottle on the floor are fine if you like the cluttered look and having to bend over for you soaps, gets annoying. The shower heads are just generic crap so we put a nicer one on master bathroom but still... for how much you pay for rent you expect nice everything. Also there is a community "wall" but it is censored BIG TIME. Unless you're a pro-mask, pro- democrat, pro-people trying to sell over priced trash or scalped video games, pro-people being bullies about others not wearing a mask, pro- making comments about someone "winking" at your partner.... and you are a rich pretentious..... anyway... you won't be allowed to post. Which... is crazy. The long and the short is this.... skip this place. They're great at a glance but the novelty wears off in a hurry.

I visited EXO for the Yelp Elite event last week and I was very favorably impressed. Although the price is not low, or perhaps even moderate (IDK I'm an old fogey homeowner who hasn't apartment-hunted in years), I thought the price was much more reasonable than other new offerings in the immediate area that I have visited on the annual Reston Home Tour. Ok so the amenities are not grandiose but they are fine amenities and I think in line with the rent, which is lower than the other places I've seen. The best thing about the place was the ECO-friendly vibe and especially the amazing windows that can be controlled from a phone app to make them opaque or keep out heat, etc. Wish I had those at home! Anyway, I recommend all apartment-hunters check it out.

Building maintenance in public areas is sketchy too, as my neighbor was stuck in an elevator for 38 minutes and gates separating retail from resident parking are frequently broken in the up position. On the bright side, apartment maintenance is good as they are very responsive - many times they fix things on the same day.

While the apartment itself is great: large windows, high ceilings,…read morestainless appliances, granite counters, etc. a kind of loft feel to it; I'm disappointed that there literally is nothing between you and your neighbor. If you get someone loud, you will hear EVERYTHING. It doesn't help that they designed it with the kitchen cabinets against bedroom walls so every cabinet and drawer slammed bangs against your bedroom wall keeping you on whatever rhythm your neighbor is on. Also, if your neighbor cooks stinky food, it will be like you cooked it. It will stink up your apt. It's too bad construction was cheap on the walls. They did a good job between floors. I can't live here anymore - the sounds and smells are daily. It's like torture and puts you in a terrible mood. It's supposed to be your respite and it hasn't been that way since my two neighbors have switched out. As an aside, the trash disposal system is always breaking down and people have nowhere to throw their trash so it piles up in the room. Thankfully, someone comes daily in the AM and they clean it out. Leasing is really nice and day concierge folks are pleasant. Maintenance is also considerate and do a good job. Shame about how paper-thin the walls are. They are ridiculously thin. Going to try and post a video of what I hear on a daily basis. If it weren't for this huge issue I'd stay here indefinitely.

    Passport Apartments Herndon

I've lived at Passport for two years and genuinely love the apartment layouts and community spaces,…read morebut the management and service have declined so much that it overshadows everything good about living here. The most persistent issue is the garage, which has been broken for over six months with no permanent fix. I pay for a reserved covered parking space and one night at 11pm with a snowstorm on the way I came home to find someone parked in my spot with nowhere else to go. The leasing office did nothing and when I pushed back they claimed there was no towing enforcement. I called the towing company myself and they confirmed enforcement exists and that the leasing office simply has to make the call. They never did. My neighbor had the exact same issue and the unauthorized car sat there for over a week with no action taken. When we transferred to a new unit in March the apartment was delivered in appalling condition. Painted over hair on the walls, filthy cabinets, clogged sinks and drains, dirty windows and an unadjusted laundry room door. When we raised the issue we were told that is exactly why residents are not allowed to see units before move in, which is honestly not an acceptable response. They eventually offered a gift card but that does not erase the fact that we had to clean and fix someone else's mess ourselves. Having worked in property management myself I was genuinely shocked by what we walked into. To make matters worse the fire alarm goes off frequently in the middle of the night, often around 3am, making it nearly impossible to get any rest. If you have pets this is especially hard on them and it happens often enough that it has become a serious quality of life issue. On top of all this the communication is a real problem. Emails go ignored for weeks even when the issue is urgent like incorrect charges or maintenance reschedules. A newer leasing staff member has an attitude every time I come in and when I asked about reserving a community space three weeks ago I still have not heard back. It is disappointing because this place has so much potential. The spaces are beautiful but the service makes it very hard to recommend.

The staff (you know who you are) are amazing!! This is a wonderful place that has everything to offer! I love the staff, apartment, amenities (workout gym, pool, common space, lounge, events like Wine-down Wednesday, home automation, mobile alert package delivery, and more), convenience, and covered reserved-space parking. Everything is so easy, neat, quiet, clean, and very safe. Absolutely recommend this place 100%! I chose a single bedroom unit overlooking the pool and common areas. So nice! I really enjoyed sipping a glass of wine from my balcony on peaceful evenings, and even more so from the top floor open-space lounge overlooking Herndon towards Dulles airport. Great place to hang out with friends and just relax. Some feel the price is a bit high. However, I shopped around and Passport Apartments hands-down is THE BEST deal you will find for a luxury apartment in Herndon! I can't recommend it enough - you will love it! It costs a guest SIX DOLLARS, more than a price of a cup of coffee, to park their car in the garage overnight. And the best part? There is no service in the garage or the hallway leading into the building. Feedback I strongly…read moreadvise new residents considering Aperture to thoroughly evaluate the complex or explore alternative housing options. Several factors warrant caution. Firstly, Bozzuto permits Global Luxury Suites on Airbnb to occupy "corporate apartments" throughout the complex and other properties. This practice is not disclosed to residents, and Airbnb guests do not adhere to the lease agreement. Secondly, management is largely absent and rarely available. While Christopher Artola is reported to be the manager, during my three-year residence, I never encountered him nor had the opportunity to address the complex's numerous issues. Thirdly, Aperture experiences significant maintenance problems, including trash disposal, parking garage door repairs, and elevator downtime that can take weeks or months for repairs. Fourthly, the complex faces a substantial security challenge involving homeless individuals sleeping in the stairway, stolen vehicles, squatters residing in apartments, and widespread marijuana smoking in hallways, elevators, and outside the building. Overall, I strongly urge anyone contemplating Aperture to reconsider and seek alternative housing options. Despite repeated attempts to communicate with the leasing office and management, their assistance has been consistently inadequate and unresponsive to the concerns raised. All these concerns and multiple others compelled me to move out when my lease expired. When I signed the Notice of Intent to Vacate, I attached a sign letter detailing all my issues, which I hope Bozzuto upper management will read and address.

While our apartment is modern and well maintained, the staff is great overall (evening and weekend…read moreconcierges aren't usually helpful or present), we have a few major issues that really negatively affects quality of life. It is an expensive apartment for the following issues to be constantly plaguing the residents of this apartment community. 1. False fire alarms: since the start of 2022, we have had probably 8-10+ false fire alarms over the span of 3.5 months. All but one alarm has been between 2-4 am. They keep saying it will be fixed, and they've had contractors come out to resolve the issue, but we still continue to have fire alarm issues. This also creates an unsafe situation, because residents now assume all fire alarms are due to a malfunction of the alarm system, so if there was an actual fire, it could result in a lot of harm. 2. Noise from outside. While the natural light from the floor to ceiling windows is lovely, they provide zero sound barrier. You hear everything. We face the construction of the hotel being built, so all you hear from around 6:30-7 am until 5-6 pm, is honking, banging, whistles, etc. from the construction site. When you can finally tune out all of the construction blaring, you'll hear EMS sirens. EMS is called to the metro station across the street daily, if not multiple times a day. They also just opened a new fire department right up the road so you hear that siren quite frequently. 3. Light from the construction site: at night they have giant 3-4 story lights, almost like a football stadium lighting, to light up the entire construction site for nighttime work. This results in light pouring into the house at night. We had to buy two sets of black out curtains and layer them in our bedroom to try and not feel like we were sleeping in a spotlight. When the weather warms up and the night construction is in full force, it can be quite loud too. They don't plan on the hotel being done until 2024-2025, so keep that in mind if you are considering aperture. If you face the new hotel, it will eventually block the sunrise and morning sunlight as well. Which is very sad and a big negative for living here in the future. 4. Hallway noise. The doors to the apartments have no sound barrier, so you can hear noise from the hallway, and when passing apartments you can hear all conversations clearly. Makes you feel like you have little privacy.
