This is the most amazing team of caring and thorough professionals that I've ever seen an apartment complex. Our mother has been living there for over two years now, and she is retired and sometimes requires a little extra assistance with understanding how her heat and air conditioning work, and sometimes the appliances. We are not always there to be able to help her. From the leasing staff, to the concierge, to the groundskeeping every employee is always so helpful and kind to her. I live in this building - Management DOES NOT take security seriously. Not enough cameras in common areas and the metal garage gate seems to always be "broken". My wheels and tires were stolen off of my car in our "secured" garage (I have heard this happened to other residents and management did NOTHING to help). I loved my entire experience at/with The Reserve! It was only a year, and if I didn't move in with my significant other, I would have happily renewed my lease here. The trash rooms were clean a majority of the time, but the smell was generally gnarly. Glad my unit wasn't near the trash room. Notables: - DO DRIVE SLOW IN THE GARAGE. The corners are extremely tight. - I was on the top floor so no noise complaints between floors. Between walls, I rarely ever heard my neighbors. I was in the older building, so perhaps less tenants. Didn't see neighbors often in hallway, so just very quiet and respectful tenants in general, if you value that. - Apartment is beautiful with granite countertops, ample closet/storage/cabinet space. Real wood floors. - Amenities are extremely far from the second building. I never stepped into the pool, or fitness facility. I stopped by once in the morning for coffee, but the coffee wasn't good, so never went back. - Never had an issue with package pick up. - Treats, breakfast, snacks in main lobby provided pretty regularly. Resident events less so, but this was a non-issue for me. A very well maintained property and units near mall, dining, major highways. If you value a quiet community where there isn't much going on (esp. building 2), yet the standard of living is high, this is it. Very cozy. read more

Spacious apartment living in northern Virginia at a reasonable price. Maintenance staff is extremely responsive and typically only take a day to turn around a request. No laundry room on site but none is required as each unit is equipped with its own washer and drier. Walking distance to Tysons for shoppers and a mile from W&OD Trail for runners. A couple mile drive to the Mosaic District, Harris Teeter, and Dunn Loring Metro. A couple mile drive to Maple Avenue. Amenities are fantastic and include the following: -Grill and patio deck tenants may reserve -Theater with over sized chairs arranged stadium seating style tenants may reserve -In door half basketball court -Gym that does not have free weights but fulfills most regular needs -Resident lounge with computer bank and printer. Lounge has a complimentary Starbucks coffee machine -Underground garage parking perfect for winter and bad weather days Biggest negative is noise. Walls contain neighbor's on goings but ceilings are thin and susceptible to stomping and noise from other units. read more

This place sucks!!! Parking: They have garage parking for all the residents but don't plan to have company in the evening stay over unless you plan to pay for towing fees. Tow trucks start patrolling the parking lot, first thing in the morning. They begin to tow cars at 8:30 am, so make sure to set your alarm clock so you can run to the office and get a parking pass for your friends. Towing Charges range up to $170. My friend's car was towed even after I had a pass. Mailbox: The mailbox is located inside the building, but if you have a bulky item delivered, the front desk will hold the package if you're lucky. They will send notifications about the package delivery in your mailbox, and when you go to pick it up, don't be surprised if they can't find it. In regards to the self-service package pick up don't be surprised if every time you go to pick up a package you ordered feels like Christmas. I had someone else's drill placed in my mailbox, along with another package that I returned directly to the tenant that ordered that item. Trash: They may have valet services, but if you miss that valet service pickup, you will find the trash shoot overflowing with filth and flies. The trash cans by the garage doors aren't emptied on a daily basis, either. Staff: The people who work here are amicable, and this is probably the best asset of this establishment, but they do nothing to fix the issues that continue. Apartments: The apartments are very spacious, but if you don't live on the top floor, be prepared to bang on the ceiling, so the tenants above you don't wake you up in the middle of the night. When your lease expires, you will have to sign your renewal lease digitally, and if you're on automatic payments, you need to re-enroll in that as well, or you will be charged a late fee. Management has a gap in their communication process and I believe they are dishonest and use this as a way to collect additional fees. Since I've lived here, my car has been broken into twice. Management instructed me to file a police report, but gates to the garage go unfixed for weeks, and management continues to talk about cameras being installed. Still, I haven't seen any progress as of today. The administration has done nothing about either occurrence other than making false promises. DO NOT RENT HERE. The appearance of the apartments here are kept up nicely and the interiors are nice, but all of this is voided due to the lack of soundproofing between floors. I was in the Tannin building, so those saying noise isn't an issue either lived on the top floor or the Crianza building because I heard everything the person above me did when I lived here. I've been contemplating a review here since I moved out, but I feel like I'm doing a disservice to people moving from out of state (like me) or people looking for something in a short time frame and need to move fast. Several noise complaints about music were addressed with the tenant, but nothing changed. Toward the end of my lease I was told "there's nothing I can do about it because it's not within quiet hours." Quiet hours are 11pm to 8am, but I should be able to sit on my couch on a Saturday and watch TV without the person above me blaring their music that I could hear over my tv. Music was the only issue the person above me was responsible for, but that wasn't the end of the noise I could hear. I knew the persons day to day schedule because I could hear them when they walked in from work, opened and closed their cabinets, walked to their living room, rolled around in their computer chair, opened and closed their closet and bedroom doors, woke up for work, took a shower, did laundry, and peed (I'm not kidding, I could literally be in my bathroom and hear the dude peeing in the toilet above me - also, their washer sounded like it was mine and there were a few times I had to think whether I was doing laundry or not). If you like peace and quiet, overlook this apartment complex and try to find concrete construction instead of wood. However, I had lived in wood construction apartments prior to this and never experienced this amount of noise. Do yourself and your sanity a favor and look elsewhere. (Updated this review after moving. Realized I took for granted this place) If space is a priority to you, this place has it! Tons of storage and the tall ceilings just add to that spacious feel. Lots of counter and cupboard space. The finishings make the place feel chic and modern. Love having in unit laundry and gas stove. Appliances are modern and good quality. I am in a 2b/2b with a roommate, the floor layout makes each of us have pretty equally areas. Common area are clean. Gym is nothing spectacular but gets the job done. Truthfully, if I could of picked this place up and moved it closer to DC or a metro I would of stayed! Some negatives: -not truly walkable to anything -at move in multiple appliances needed servicing -The dumpsters the trash chutes empty into smell absolutely horrible. (Yes, I know it's trash), but the giant garage door to the trash area is always left open on the back side and the smell just travels down the building. (I can smell it as I'm writing this, sitting in my bedroom!) -most amenities are in the front building, rather far from anyone in the back of the back building. read more

I loved this place. Parking: They have garage parking for everyone which is very convenient especially when you have kids to just walk to your car without worrying about getting cold or wet . Mailbox: Mailbox is located inside the building. If any unwanted mails they have trash in the mail room. They also recently opened a self service package pick up facility where you can pick up your delivered packages at any time. If it is a larger item then the front desk will hold the package. They sent notifications about package delivery in their mailbox/front desk. Trash: They have valet services. If you do not want to walk till the trash shoot, one of the valet staff will pick up the trash from outside your apartment. Staff: People who work here are very friendly. I had to reach out to the leasing agents with many questions/request and they would promptly take care of it. I need extra parking space and Antonio gave us the spot next to our current parking. That shows he is very conscious and does the best. Service orders: The service orders are taken care within a day. I had raised service request for my refrigerator which stopped working and they came immediately on a weekend to fix it. And when they came they replaced one of the fused lights and also gave us some metal thing to unclog the sink. Celebrations: They have many events organized for residents. Magic show, Egg hunt, Holiday dinner, Pizza night, Massages etc. The food is really good as well as all the events. Business Center: You can spend time in business center and watch movies on TV or they have wifi so you can also work on your personal laptops/phones. They have the best coffee in the business center. Apartments: The apartments are very spacious, well maintained and washer dryer in the unit with some of them have patio. Abundance of light because of large windows. They have an outdoor play area for kids, dog park and swimming pool. The facility is very clean and well maintained. They have gym and a basket ball court. They have Tuesday evenings reserved for kids play in the sports court. I had to break my lease and they worked with me to make sure I have a smooth exit. They deserve 5 stars but I am giving only 4 stars because when you break the lease you have to pay the lease buyout (equals to 1 month rent) + give 60 days notice (meaning you pay 2 months rent) + re-letting fees ( equals to a months rent approximately). Total you need to pay for lease breakage is almost 4 months rent. They released me from paying full buy out fees because my apartment was leased within a week of my exit. They sent me the refund check for security deposit without having to follow up. read more

A month ago I wrote a review with maintenance complaints about this building. A response was published and I spoke with management regarding my complaints. One month later, very few of the issues have been addressed and only two, the problem with the toilet and the nonfunctioning garage gate - have been resolved. (Although the exit gate still does not close completely) One of the three elevators is out of service, carpets have not been cleaned or replaced, no painting has been done. Hallway light fixtures, outside lighting and bench repairs have not happened. Stairwell lighting has not been replaced. Regarding issues in my apartment, I was told the smoke detector would not be replaced. That I should just cover it when cooking so it doesn't go off. A vendor did come measure the windows for replacement, but only the ones in the main living area, when I made it quite clear that all the windows on the east side of the apartment needed attention. They have not come back yet, even though I called them the same day they were originally there, to measure the remaining windows nor have I been given any time line as to when they might be replaced. No mention was made of replacing discolored and floor boards. Since my review, I've also discovered, during the hard rains we experienced, water leaked through the wall enough to cause a puddle on the floor and wet the rug. I am not confident that these issues will actually be resolved by the time our lease ends in 2022. I would like to know what my 11% rent increase is funding, certainly not top notch building care. Again I have no complaints with the leasing office, maintenance and front desk personnel. They are always helpful and respectful. Yelper: close your eyes (No, this is not an Old Spice Commercial, just an honest, thorough review of this crooked apartment complex). Now open them. You most likely saw nothing, and that is how many stars I would have given this apartment if possible, 0. Here is the reason why: when I initially moved into this apartment, I thought the location was ideal, the staff was nice, and the exterior design was aesthetic. Then, the nightmare began: ubiquitous and sporadic mold growth, recurrent refrigerator breakdowns and replacements, pests (desiccated worms and pillbugs on the floor mysteriously managing to find their way into my unit), leaks due to faulty pipes, non-sound proof, paper-thin walls, poor insulation during the winter time, and unethical business practices (just to name a few of the many problems experienced here). To begin with, the mold would not cease to exist. After repeatedly notifying maintenance of its presence in the apartment, and spreading throughout the window sills, the door, behind the refrigerator, and on the ceiling, it continued to come back like some creature in a cheesy 80s horror film. When maintenance came to attempt to fix the issue, they would say it was my fault, as I allegedly did not turn on the ventilator when I took showers...how did they know this?! Beats me. Next, there were recurrent refrigerator breakdowns. If I was not in my right mind, I would think the refrigerator had a mind of its own; it would make loud, blood-curdling noises and then wet the floor. Maybe it too wanted out of that unit? Oh, and not to mention the maintenance team taking out some food and leaving it on the counter to spoil while I was at work. Just terrible. Bugs. Everywhere. Help? Nowhere. I called pest control to contain the pillbugs and earthworms that crawled and creeped into the apartment. They merely set unsuccessful traps and left them there. Subsequently, the situation had gotten so bad, some of my occasional guests asked me whether they were some intricate design on the floor from afar, until their small children started to play with the earthworms that dried on the floor and began to disintegrate them between their fingers. Embarrassing (omg). Also, one night the ceiling above the toilet burst, and there was a puddle of water that gathered on the floor. I called maintenance. The worker then showed up with a runny nose and flushed face. It was a Saturday, midnight. He told me that he was not feeling good and had some sort of cold. He completed half the job, but not before spreading paint all over the bathroom and not cleaning up afterwards. So you can only imagine how that went. Onto the paper-thin walls. There was a couple that lived next door. Very lovely people during the day, but when night fell, they often played a nocturnal game of "pin-the-donkey" in which the girlfriend/wife would scream "right there, right there, oh my God, yes!!!!" This was followed by some grunting noises, and then silence. Who knew such a game was so much fun? And if that was not enough, a family of five lived upstairs who decided to run the vacuum at midnight on weekdays. Sigh. Poor insulation was also a big problem, especially during the winter seasons. Maintenance claimed that I did not shut the right window properly. I never opened it to begin with. After they fixed the issues, the cheaply made foam would keep peeling back, leaving cold air to enter the apartment, leaving condensation to form on the walls, on the window sills, and the door towards the back (hence resulting in mold growth). The issues were essentially never-ending. Finally, when I moved out, they sent me a letter. In it, they thanked me for my temporary stay in America and wished me safe travels back to my country. Also, I had a balance on my account after being charged $300 for "specialty odor removal paint" in order to get rid of the "strong Indian spice smells" that magically made its home in the walls of the unit. I could not believe it....they drew the line. It was blatantly profiling and racist. I grew up in the United States, proudly serve this country with the best military in the world, and love it with all of my heart. The result? I wrote them a letter and told them I would be seeking legal representation, contacted the Better Business Bureau, and Human Rights Division of Northern Va. Ultimately they backed down, and gave me the deposit that was rightfully mine from the beginning. Oh, and there was the "valet" trash they charge you for through their dummy company AUM. Why they charge for that service when the trash chute is right outside is beyond me. The choice is yours. So, happy apartment hunting! read more

The office tried to pursue additional rent. It took an act of congress, but my attorney who is also my law professor got them to back down. That is how these people treat a good tenant. It's hard to rate this apartment complex. It has a lot of GREAT features and aspects but also a lot of negatives. I'll make a list of good and bad for this review. But first, I'll tell you about the people that live here since the management is not allowed to divulge that by law (at least they claim). It's a mixed crowd as far as age and race go but everyone that lives here has decent money and nice cars. There's definitely more males that live here than females; and a lot of people that live here are couples. The only single people are guys, so if you think you'll meet a potential girl here, you best look elsewhere. THE GOOD New, clean, classy, modern, gym w/ indoor bball court, great appliances, convenient/quick maintenance, coffee machine (see also, bad), movie theater, quiet at night (except the kids running around in the apt above us), individually metered/controlled heat/AC/water/elec, location THE BAD -Mandatory $30 valet trash?! There's a trash chute on the way out to the garage so why do I have to pay a $30 fee for a trash service I've never even used? -Pool: Looks nice but WAY too small for the large apt complex & only gets a couple hours sun because the apartment complex surrounds it on three sides and blocks all the sun! -Coffee Machine: They have this GREAT Starbucks coffee machine that grinds your coffee and then brews it for free. However, they recently switched to a generic brand coffee to save money but the machine, cups, and sleeves all still say "Proudly Brewing Starbucks Coffee" SHM, I'm sure Starbucks wouldn't like to hear about this -Residents: There is a group of arrogant people whom I won't name that are always hanging around and some f**k put a life-sized, blond-haired, Caucasian, mutilated & bloody doll in front of the parking garage on the 10th anniversary of 9/11. There are some demented people living here. -Rent: They started rental price low to fill the building (since it was brand new). However, they immediately raise the rent A LOT as soon as your 1st lease expires. Note: This may not be the case anymore since they are pretty much near capacity now. -Location: Great location if you work in Tysons but not-so-good otherwise. Can I give this 3.5 stars? No? Well, then... There are good features and some not so good features of the Reserve at Tysons. I'll start with the good ones first. GOOD: Location: It is within walking distance to Tysons Corner Center and an Equinox gym (which is good because trying to find a place to park in the garage that serves the Equinox can be a pain in the ass sometimes). Harris Teeter, Giant, and I think a Whole Foods are all fairly close by, and "downtown" Vienna is a short drive or walk away. There are plenty of gas stations around. They offer a shuttle to the Dunn Loring metro. Appearance: The apartment buildings are pretty and clean, and from what I can tell, fairly new. The indoor basketball court is pretty cool. The resident lounge is large and never crowded, and though I did not use the movie theater, I'm sure it was nice as well. Basically, everything here is well maintained and aesthetically pleasing (it helps I'm a fan of the "modern" decor look). I actually didn't mind the mandatory valet trash fee; it was convenient, though I did get a nastygram once when I left my trash outside my door earlier than the appointed pick-up time. Front office: The people in the leasing office and front desk are all fairly helpful and polite. NOT SO GOOD: The walls and ceilings appear to be thin, or at least in the Tannin building they were. During the last couple weeks of my stay, I had an obnoxious neighbor who blasted his/her music that rattled my apartment, and my complaint to the management went unheeded. The person who lived above me also shook my apartment when he/she walked, so either the walls and ceilings are thin, or maybe he/she was a person of large girth. Whatever the case, this was an annoyance. Location: Aside from Tysons Corner Center and Equinox there is not a whole lot else within a leisurely walking distance except a lot of office buildings - boring. There's not a lot of nightlife, if any, as far as I know. (This is more of a personal gripe and probably has something to do with me growing up in New York City.) Dunn Loring is the only metro station relatively close by, and it is not that close. Service requests: They are fairly quick to respond to these but one incident in particular sticks in my mind. Long story short: the apartment above me sprung a leak, it came through my ceiling, and nearly flooded my bathroom. They sent someone within an hour but it wasn't fixed properly and began to leak again; I called the service emergency line again and was told it couldn't be fixed until Monday (this was a Saturday). I ended up having to put a bucket underneath the leak and empty it every hour or so. For the cost of living there, I'd think they'd be a little more urgent in responding to a service emergency. Rates: Be aware though that if you do a short term lease (I did a 6-month) your rates will jump significantly if you decide to renew your lease for the same amount of time. I didn't stick around, but I think if I had decided to stay for another 6-month term, my monthly rent would have gone up almost 300 dollars. If you work in NOVA - Reston, Herndon, McLean, Vienna, etc. - it is a good place to live. If you have to commute downtown everyday it is still not a bad choice, but kind of far away and we all know what a nightmare the 66 and 50 highways can be. I'd probably live there again if circumstances dicatated I move back out there. There's room for improvement, but no apartment is perfect. read more

I rarely post reviews, only ones that I believe people should know. Basically this place is not worth everything, plain and simple. The only Pro about this place is it's location, and some of the front desk personnel. Leasing associates try to be nice but they are not flexible which is understandable, it's the management that's disappointing. Most of the tenants are people who recently moved here and have no idea that there are better places out there, or Arabic / other non US tenants who just has no idea and thinks this place is the best. Just remember in addition to all the bad reviews, This place will raise your rent at least $100 per year, it will cost you 2 months notice in advance + 85% of your rent + a $1500 penalty fee in order to terminate your lease. Not to mention the ridiculous pet fee and the mandatory valet trash service. They might give you some perks in the beginning such as free parking for a year and what not, but whatever it is, it's not worth it. Just don't move in. Plus as others have already mentioned, in contrast to the appearance from outside the inner materials such as walls and ceilings are so cheap and thin, you can hear every footstep of ppl above you. This isn't a joke I couldn't sleep at night. Just don't move in, period. You'll be better off finding a decent condo around the same area. read more

Let me start off by saying, do you love the smell of hot garbage and diapers filled with Indian food? Do you love screaming children running up and down the halls at all hours of the day and night with day care accommodations down your hallway? If so, this is the place for you... But as for me, I should have paid attention to the red flags when I came here for a tour. When the leasing consultant tells you that the pool area is not noisy or can't be heard from your apartment, don't believe it for a second. Actually, don't believe anything you hear. And thin walls....yeah, you betcha...I hear when my neighbors get up, take a dump, and shower on a daily basis. Wood construction in my opinion is not an excuse for being able to hear everything that is going on with your neighbors. And the neighbors...prepare yourself for complete strangers getting in your business and complaining on a moments notice. The most recent irritation is that at least one of the elevators has been out of service for at least a month, and this is not the first time it has occurred....expect to carry your groceries up the stairwells instead. The secure garage is not secure. The gate has been broken repeatedly and is left open in the mornings. Watch out for crazy drivers unfamiliar with driving in a parking garage...you just might get hit by someone you can't communicate with or has insurance. The staff....oh, where shall I start...they seem nice at first, but that's exactly how used car salesmen sell used cars. Be careful because you might move in next to one of them, and they may be the worst person on your floor. Try to complain about that and see what happens...nothing. Most complaints have been unacknowledged, and are responded to with rude comments, and push back at every turn. Nothing is ever done...but beware, the rules do not apply equally to all residents for "quiet enjoyment." The sign outside says, "luxury apartments," but that is just a façade except for the prices! Don't be fooled, this is luxury pricing with ghetto living....with hidden expenses....on top of rent you HAVE to pay for trash service when there are trash rooms on every floor, as well as monthly rent for parking your car in the garage. Add 50% to the price of utilities that the leasing agent tells you it costs. Anyone who has lived here longer than the terms of their first lease...they obviously have no where else to go, much less 5 years. As for us, we will leave as soon as our lease is up, and it cannot be fast enough. And thanks to the yelper who warned that they will keep the security deposit no matter how clean the apartment is when you move out....I figured as much. read more

This is the worst apartment I've ever seen, heard about, or lived in. The review by "Mr. J" was clearly scripted or planted by an employee. It's sad that The Reserve has to stoop to such a level, manipulating its reviews and ratings on websites in order to hide the truth from unsuspecting and unknowing renters. Those reviews that aren't manipulated are done by international students / families who have no basis for comparison, no expectations, or low standards. Whatever it is you're looking for in an apartment, I can assure you The Reserve doesn't have it and couldn't manage it if it did. Every negative review on this app is accurate, including parking issues, billing issues, e.g., "AUM," the Reserve's dummy corporation used to extort random and arbitrary water and sewer fees from residents, worn out apartments, incompetent, inconsiderate, and intolerable managers, not to mention absentee, cleanliness issues inside and around the property, excessive noise from car alarms, slamming doors, and unsupervised children, poorly working and poorly furnished amenities, and a general lack of customer service in every facet and decision of this operation. For example: dropping off and picking up 2 blocks from the Metro, not utilizing the closer Metro stop, clearing snow at 2AM, even on the weekends, allowing non-paying vehicles to enter the garage to block in cars and obstruct doorways, delegating all decisions about towing to a 3rd party, not replacing air or fridge filters in apartments, requiring the resident to be at home when maintenance is performed, advertising concierge service and leaving the desk unattended, requiring reservations to use the amenities, not having WI-FI or headphone jacks in the fitness room, requiring residents to provide proof of residency and sign in to use the pool, Valet Trash service that doesn't pick up on holidays or weekends, not cleaning pet waste that negligent owners leave around the property, ignoring noise issues by informing residents they should expect noise, amenities that can't be accessed when the lounge is reserved, employing a front desk attendant and locking the front entry door, requiring use of the loading dock for move-in, regardless of apartment location, limiting use of the loading dock to 2 hours, increasing your rent as an incentive to renew a lease, and many more that I don't have the space to name! There are several nice apartments in Tyson's Corner, including Mosaic at Merrifield, Avenir Place at Dunn Loring, and Vita at Tyson's Mall. Don't waste your time or your money at The Reserve! I moved in a month ago, and I have to say - so far, I've been pretty pleasantly surprised by how great my experience is. The pros: - Staff are extremely responsive and friendly. Nothing beats this, really. - Common areas and hallways always smell good (and no, the trash time does not really make it stink) - Never out of coffee and tea! Yes! - Fresh fruit fridays - How can I say no to free fruits? - No noise issues, which is amazing. - Easy to reserve grill and theater. Love the online system. The cons: - On the expensive end - Mandatory trash valet. For the most part, I still take my trash out anyway. - Half of the time, the front desk person isn't there. They have a scheduled break from 7:30-8pm, but I can't really find anyone at the desk past 8 most of the time. Upon move in, we have some major "smell" issue. The bathroom sink overflow hole has this weird smell that took us several tries to get rid of (called maintenance 3 times for that), and a really bad mildew smell from the washer. Maintenance tried to take care of it, but it still kind of stinks. They said that it's normal for the washer to have smell (which I don't really agree because we've been keeping the washer door open. The smell only circles through the whole apartment and doesn't get better). On the up side, all the staff that we've interacted with have been extremely responsive and nice. So nice that it makes me feel guilty to keep asking them to come back and fix the smell... read more

It's my 2nd year living at the Reserve and I do like it here. Staff is friendly and helpful and the lady at the front desk on a daily basis is absolutely wonderful! The apartment complex is located right in Tysons Corner where you can walk to the mall or the metro and the daily shuttle service is great as well. However, I don't like the fact that you parking is so expensive and there's this trash valet service that you cannot opt out of. You pay 30$/month for this service, trash pick is daily Sun-Thurs which is nice but I get home late so I always miss the trash pickup times and sometimes on Sunday night when I am home and I put my trash out during the allocated times, my trash was left behind on two occasions. So I always take my trash out myself but essentially I pay for a service that I am unable to use. read more

First the bad - This place has the most annoying cleaning crew!! The place is not even exceptionally clean, however there is a crew of 5+ cleaners that are constantly pretending to clean, getting in your way, and annoying the freaking crap out of you. Sitting at the computer in the common space? - here they come, wiping down aimlessly. Trying to take a call in the business lounge? - I promise you, they are coming in there to vacuum. Going to the parking garage? - they're in your way, vacuuming the already triple vacuumed hallways, aimlessly. Going to the elevator? - they're right behind you, with their freaking cart and guess what, they're getting in the elevator with you. Manage to get yourself to the free coffee machine? - they're there, wiping away, and then waiting for you to get your coffee so they can wipe it again. Seriously, this has got to be some nepotism hiring scheme that has allowed so many Hispanic cleaners to be employed for the entire day at this place that needs at max two cleaning people for the Crianza building. They hang out, joke, gossip, and yell back and forth while interrupting the daily lives of the residents. They are polite and hard workers, and I wish them the best - but there are way too many here. This place has 478 apartment units and is 5 stories tall. Why the cleaning crew is always on floor 1, I do not understand. Visitor Parking: There are two buildings at this complex: Crianza (newer building) and Tannin (older building). With 478 apartments at this complex, why the hell are there only 8 visitor parking spots in the garage? The street parking has a limit of 2 hours and this is enforced/put in place by the apartment complex. It is not even prime parking over here - we are 2 miles from the closest metro! Literally no one that does not live here would want to park here. So when your visitors come over and the 8 visitor garage parking spots are full from the visitors of the other 478 units (1,000+ residents), your visitor will have to move their car every 2 hours until 10pm, then wake up and move it again before 8am because yes they tow like heck here and the towing company chalks tires so they come around every two hours or so and if the chalk is still on the tire, they are towing your car to the lot 2 miles away ($135 tow fee, +$50 extra if towed at night, weekend, or holiday + $50 per day). The front desk is happy to tell you that your guests can park across the street in the corporate uncovered lot, which has about 10-15 spaces guests can park during non-towing hours starting at 7pm daily. How convenient. For residents - a garage parking space will cost you $50-$75. Haggle with them and they'll give it to you for free. This is Virginia - The Reserve needs to get over themselves with the parking fees; you're not even near DC or any metro. I moved into The Reserve in August and have enjoyed my time here. The 1 br that i live in is spacious and comfortable. I really like the kitchen, the bathroom, and the balcony. The staff are great, and are quick to respond to any issues. There seems to be some mixed reviews, but as expected, the unhappy are the most vocal while those that are satisfied rarely say a word. I have yet to experience any issues while living at the Reserve and plan on continuing to live here for the foreseeable future. read more

Lived here for 4 years- absolutely love love this apartment complex! 1. Staff- Antonio is extremely professional, always helpful with my renewals and any issues. Very friendly and I've never had any issues with them Because they accommodate all your needs ASAP. Rinardo and Rozetta and the absolute BEST! Worth living here just because of their amazing hospitality, customer service, and promptness all the time. Maintenance is always there on time too. Never had an issue that wasn't fixed within 24 hours, if not right away. 2. Apartment- appliances, finishes, etc always in great shape and high quality. Never had anything break down or major issues with anything in the apartment. Literally never had a single noise issue thru the walls. I've never even heard my neighbors in 4 years! 3. Amenities- all great and i use them often. Everything is always up and running at the gym, coffee stations, printers, sauna, etc. nothing breaks down (and if it does they fix it so fast I've never noticed). 4. Parking- very secure, guest parking is super easy. Some people mentioned a break in, but it was a random act that could have happened anywhere! And the Reserve literally put on an all night Secuirty watch personnel immediately. 100% recommend living here. Everyone mentioned above in the staff is enough reason to live here, and the complex itself is beautiful in a perfect location! read more

I just renewed my lease for a second year. The Tannin building is not up to date, and I'm highly certain the hallway is haunted, but Maddie will take care of everything. She will bust the ghosts in the hall, take care of anything that goes wrong, and ensure that you are happy with your apartment. She is the reason this place deserves five stars from me. read more

I have been living here for exactly one year now, and can say I am fairly happy with my living experience thus far. POSITIVES - VERY close to work (which is why I chose Tyson's in the first place) - I travel home to Boston often, and getting to Dulles is so easy/convenient from this location - Staff is very friendly and accommodating; work orders usually completed within 24 hrs - Pool is very nice/relaxing during the summer months NEGATIVES - Pretty expensive, but comparable to other properties in the area - Not a fan of the additional trash and parking fees - Parking! The garage for the Tannin bldg. is fairly dangerous, as the ramp is very narrow and makes it hard to see oncoming cars. I actually scraped the whole right side of my car while trying to avoid an oncoming car one day. - Have had issues connecting to the internet both in the common area and in my own apartment Overall, the property itself is very nice/modern, and I would recommend The Reserves for anyone looking to live in Tysons Corner. read more

Two parking garage break-ins in the past month with at least 25 victims. Car windows smashed and belongings stolen from them. Management has done nothing about either occurrence-- no security cameras added, no comp towards the residents. Do not rent here. read more

I moved into The Reserve in September after months of looking for places in Tysons. Here's a quick summary of why I chose The Reserve... 1) The apartment (Michigan layout) is amazing. Hardwood floors, beautiful granite counter tops, great natural light, stainless appliances, balcony and in-apartment washer and dryer. 2) Amenities! The pool, business center, lounge,l and theater just to name a few. Can't tell you how many times we've used the theater and it's awesome. Great for football games or even a quiet night at home. 3) Indoor garage parking. Makes life much easier. Most places have garage parking in this price range but it still was a huge plus for us. 4) The staff. Natasha and Maddie have been nothing short of amazing. Ask for them when you research your next place. The only down side; which is simply natural and expected with any apartment, was needing some basic maintenance once we moved in BUT it was amazing how quickly the staff got it fixed. They came the same as I put the request and even fixed. Every time I've had an issue with the apartment - it's been responded to in 24 hours or less. All in all, you can't go wrong considering The Reserve! read more

I have lived here for 1.5 years and liked it, I will list pros and cons for this complex. Pros: Top floor on the Tannin building is very nice and quiet. Neighbors are respectful and nice. Upgraded apartments are an option and are nice. Apartments do come with W/D in unit Office staff is really nice and helpful LOCATION is awesome Cons: Garage parking is expensive unless you want to park on the top. Residents like speeding inside the garage and the garage isn't that big to make turns on the ramps. Garage gate is not reliable since it breaks a lot They don't have a freight elevator to move stuff in and out and have to reserve the main one Neighbors leave out trash in the trash rooms and it sticks a lot. Gym is not the best, its does not have WiFi or headphone jacks for listening to music Gym doesn't get service most of the time for cell phones Overall I really enjoy it here, but rent is a bit high but it is also lower than some other places. read more

BEWARE: TIRES AND RIMS STOLEN. I am not the owner of the car in this photo. The property management company, Simpson Property Group, couldn't care less about the safety of their residents. I've lived here for years and have seen emails regarding tires/rims stolen at least twice now inside of our GATED garages. The property group makes us pay to retrieve our packages but refuses to put a surveillance system in their garages-- instead, we're asked to invest in anti-theft alarm systems for our cars and apartments. STEER CLEAR of these people, please invest in a property group that cares. read more

Lived here for almost a year now and I LOVE this place. The ceiling space is very nice so storeage space is not an issue. My apartment is on the 4th level of the 2nd building so noise from neighbors isn't an issue for me. Anytime I have a request regarding my apartment it's fixed, usually in 24 hours. Maintenance always leaves a note and the request is followed up by the front desk, HOW AWESOME IS THAT? Management provides emails for get togethers along with really cool bonuses like prizes and free food. The only thing I don't like is the processing fee if you choose to pay rent online, not really The Reserve's fault. read more

As predicted carry in the office sent me a letter after I moved stating that I owe $488.00 it was obvious they want to steal my deposit of $500.00 . I hired a cleaning company to clean the apartment and it was spotless and even they sent an inspector to check it at last hour before I returned the key . Now is confirmed they do this as part of there plans don't expect to get your deposit back regardless how good you take care of the apartment . I will fight this in court and I will make time to go and file a suit . Unbelievable ! read more

I've been living for a year in this complex and I can't say louder that I love it. The apartment has absolutely no issues, appliances and cabinets are new, a lot of storage room inside the apartment. The apartments are well protected of noise, water, gas and electric bills never came high. They have renovated the gym equipment m. Every maintenance request has been taken care within 24-48 hours. They have constant events to socialize and control at the pool during the summer. The concierge service is great, a lot of hours of services and Rosetta is great ! I haven't get to smell any cigarette in the community or have any issue with the trash having the trash removal service during the evenings. I recommend this community and invite to go and talk with the team of the reserve, they are super lovely and helpful. read more

Living at The Reserve at Tysons is like that girlfriend or boyfriend you stayed with too long because, let's face it, it was easier than breaking up, and usually they were OK, but they always seemed to have some problem or complaint. Now that I'm almost a year removed from living here I feel that I can write a fair review of my experiences while living at the Reserve, and of course my review will be bias - simply based on the fact of my personal experience here, but what I write is all true, I promise not to exaggerate any of the points below. Pros: I'll begin on a positive note, there are many pluses to living here. + Parking/Space - This place doesn't pack everyone together, the campus feels large enough where you aren't claustrophobic. The parking spaces are generously sized too. +Low Noise - I heard very little noise while residing there, even in a 3rd floor apartment. I imagine a top floor would be even better. + Close to freeway/mall +Maintenance requests - done on-time and done well. I was impressed. +Front Desk - seemed to always be pretty responsive to helping people. Sometimes they were fairly grumpy, but I suppose everyone has their days. Cons: - Smoke - like others, the residents here do love to suck down their cigarettes. And as a result it goes in all the rooms, thru the hallways, and near all the entrances. - Safety - I remember several instances of multiple police and sheriff cars at the Reserve, emails were sent to the community, but no explanation was ever given. - Trash - A $30 trash fee is mandatory which entitles you to VIP service, aka trash pickup. Nearly everyday residents put their trash cans in the hallway for pickup, sounds alright, but the hallways end up smelling like garbage; the smell lingers... -Gym - An amenity I was looking forward too, as dictated in part of the $400 amenity fee. The machines were always partially broken which was a disappointment. - Plumbing - I think the plumbing is severely inadequate for the building. Sinks never drain correctly, dirty water comes up the drains (a problem that I had maintenance look into several times without luck), foul odors from drains, etc. - Lounge - printer in lounge was broken for several weeks at a time. Come on, it's not that difficult to fix a printer. So in review, I of course remembered more cons than pros, to be expected I suppose. If you're willing to put up with noise, smoke, sewage smells, a heavy and unexplained police presence, than you will be fine here. As for me, I'm happy to have moved into Reston where the prices are cheaper and there is less traffic. read more

I moved in about 10 months ago. They originally asked us for an extra $5 dollars a month to push us out to 12 months instead of 11. We received our renewal letter thinking that we would have to pay the car fee($100 total a month). Come to find out they want to raise our rent another $100 on top of that. Don't move in if you expect a humane increase in rent. All of the other complaints that people post about hearing the neighbors are true but that is not why I am giving a low review. I've been living in Reserve at Tysons Corner for a couple of months now and for me, it has turned out to be a great place. I can walk to work from my home, so that's definitely an amazing thing - and with that bias in mind, I will still try to write a fair review. First off, the actual apartment is gorgeous - we live in a two bedroom apartment with bay window. Has hardwood floor in the living and dining area and has carpets in the bedrooms. I park my car in the garage and getting to the car from the apartment is very convenient. Our experience with the rep has been nothing short of amazing - if you're looking to talk to someone from there ask for Maddie Saunders. She's amazingly helpful and very friendly. Pros: 1) The apartment is very pretty and the fixtures and appliances are great. While there are some obvious alignment issues (seems like the contractors put things up in a rush), the fixtures in the apartment are few of the best ones I've seen so far. 2) We got one of the parking spots free for a year (that's 50 saving per month for a full year) 3) The granite top, the kitchen island are very nice and convenient. The overall architecture of the building and floor plans are quite efficient. 4) Huge guest parking lot. 5) Office is open after hours for package delivery pickups. This is very convenient for working folks like us. 6) Cannot say enough how amazing the staff is. We were helped by Maddie and she's always super helpful. Cons: 1) Mandatory valet trash is total garbage (ah puns!) I don't know why they decided to have this service but this is the most annoying service this apartment complex has. Between 6-8 pm everyday, we have to leave our trash outside our door in a closed hallway in their designated trash container (that they provide every tenant with, which also is crap since trashbags don't stay on and the lid keeps falling off). Bless everyone's soul who do not tie their trash bags properly and during the prime time of visitors visiting our apartment, the guests have to walk through, what seems to be a mile long, hallway decorated with everyone's trash outside their doors in the not so spacious (yet very, very long) hallway. While there are trash chutes within each floor, this is still a mandatory service that we are required to pay for (no opting out) and it boggles my mind how this is something that exists. It stinks during that time, and my guests (as well as us) have to suffer walking down the hallway with everyone's trash out. Wish R@TC discontinue this service immediately. It is NOT convenient, and definitely NOT wanted. 2) $50 parking fee is a bit too much. The parking garage turns could be a bit wider. People with their fast cars do not drive carefully in their and often take both lanes to take turns as the driveway that winds down are awfully narrow. Wishes: 1) The bedrooms were made of hardwood floors too. NOT a fan of carpets. 2) Garage parking was free 3) Got an apartment that was more lit. We see them tree branches from our apartment - not a huge bummer though. read more

Hi, we moved into the unit almost seven months ago and we have enjoyed our stay overall. Pros: Front Desk/Concierge Staff: Rinardo and Rosetta are awesome! When we first moved in, there was an issue with the elevator and Rosetta was on it immediately and followed up with us to ensure that the issue was resolved. As she is on the late shift, she also follows up on all maintenance requests that evening. Now, Rinardo. He is on the day shift and is great! When we go to pick up our packages, he knows who we are without having to give our name. We had a minor pest incident and he quickly placed a request to have maintenance spray. Pest control wasn't due until the following week but he wanted us to have some peace of mind until the professionals arrived. It's quite refreshing as this is a large complex (with two buildings). He is always professional, helpful, and has a pleasant disposition. Maintenance staff: This team is quick to respond within two days. Cons: Parking garage (second building). When it rains the garage gets hit hard from the level above. The staff has tried to rectify but it's a band-aid solution so the rain is back! It's not a flood like before but don't expect to leave your umbrella in the car. I'm not sure if it's with how the garage was built. Trash chute is constantly broken and lazy tenants don't throw their trash down the chute. They leave it out in the open of the trash room which causes a smell when you're coming in/out. They don't take payments from multiple sources. Overall we like where we live. We're close to the highway, restaurants, and everything we need. read more

It has a nice landscape with a convenient location. The drawback for the town homes is their poor construction quality. When it gets windy, it gets tunneled and crackles the wood making loud noises in the third floor. There are very thin walls between rooms, meaning no privacy and no quietness. The community pool is also never warmed in the summer, so u basically freeze tryin to get in. read more

We have been living here for 3 months, and we are very pleased. Staff is incredibly helpful and kind, the packages are easy to pick and/or leave to ship out. The response to any maintenance (light bulb included) is incredibly fast. I sometimes use the business center to work, and its quiet and comfortable. Our favorite thing is the movie theater we can reserve. In these 3 months there has been a few events for tenants, which is a nice extra. I feel secure and comfortable. Pool has been closed the time we have been here, so can't talk about that yet, but looks awesome! - In general, Highly recommended. read more
