    This community is not even close to as high-end as they advertised, they have so many problems, especially the air conditioning and insect problems. From 6/3/2024 to 5/1/2025, I submitted a total of 14 repair orders. The air conditioning broke down on the hottest day of the year and also on the coldest day, to which it took weeks to fix. The problem with insects started when we moved in, we had wasps on our balcony but also cockroaches in front of our door on the first day. The leasing office replied that they could not use insect repellent in the corridor because this is pet friendly apartment. There were several different bugs in the house during the year despite our bi weekly and monthly pest control requests (they came in and sprayed but we would find several bugs alive and well dotted throughout the house). Yesterday I found a big cockroach running around in our apartment and we just had pest control come in earlier this week! And there were several safety issues to bring to attention, nails exposed in the carpet, I had to step on them to find out. Interior walls cracking and floors boards collapsing after the earthquake. In addition, they randomly charge their utility fees, unable to explain them. For example, we still have to pay more than 100 US dollars for electricity and more than 20 US dollars for the water heating when the apartment was empty for the entire month. These things have taken a toll on me physically and mentally while living here, and I couldn't catch a break at all. It was impossible to live here with peace of mind.

But unfortunately, I got badly burned on the application/holding fees, and I've learned I'm not the only one. I was never told upfront that I only had 72 hours to withdraw my application and get my fee back. I asked multiple times, both during the tour and on follow-up calls, whether I could get my $200 holding deposit back if I didn't like the unit once it was actually ready to view. I was told yes, every time. I specifically said I didn't want to sign anything with the lease, until I'd seen the actual unit I'd be living in. When the time came for the approval phone call, I felt pressured into moving forward on a unit I hadn't agreed to sight-unseen, and ended up losing $250 ($50 application fee + $200 holding fee) rather than deal with it further. (Now imagine multiple other applicants in the same situation... it can add up..) This is my first time renting in the US, so yes, I should have read the fine print more carefully instead of trusting what I was told on the phone and in person. That's on me. I can own that. But if they're loose with the truth before you've signed anything, I have to wonder what else is buried in the lease itself. TO FUTURE RENTERS AND OTHER FIRST TIME RENTERS: bring someone experienced with US leasing, bring a real estate agent, or at minimum read every single document before you hand over any money... don't rely on verbal reassurances, even if the staff seem trustworthy. I trusted the leasing team, including Toni, and it cost me $250 to learn that lesson

Christine, Brittani, Aaryn and Jeanine were great. Also Ralph but I don't think he's there any longer. The entire maintenance crew was also great. Mike, sam, and another SUPER kind gentleman but I seemed to have forgotten how to spell his name but I left him a review on another site. It started with a D so if you guys could remind me that would be great! So I can properly recognize him on here. The property is VERY well kept, and beautifully maintained. Pool has always been clean, same for the gym. I only have a few downsides (notice I didn't remove any stars for them) I know they do TRY. (Maybe corporate can work on the parking one). First is parking- please note your vehicle will have to fit in the tandem spot. (There are various sizes, some are long enough to fit a semi while others would only fit a smart car) I know it may seem like an obvious fact but some people actually get away with it if their neighbors seem fine with it. However, one of my neighbors did NOT. I have 4 kids in car seats and when we moved in, we had a smaller vehicle but we knew we were going to get a larger one. We got an SUV & Our parking spot was all the way to the back of the alley, so it was pretty "out of the way". But we still got complaints (pretty sure from the same person) that it stuck out of the given space. We tried parking it in our garage, but because we would be unable to open the doors and load all the kids in, it wasn't really an option. We ended up having to park in the visitor parking. Which was also unfavorable since we had to carry/ walk with our 4 small kids across the parking lot and up to our unit. So please be mindful of that. Second- while this specific area of Rancho is beautiful and overall "safe", PLEASE remember to lock your cars. I can admit I have left my guard down a few times and I didn't double check that the cars were locked so my car got broken into and my mother's bag was stolen. The vehicle was parked in our tandem spot. We did file a police report and the leasing office DID do their best to resolve any issues we had (they replaced my apartment keys and changed the lock on my unit.) so again I really couldn't dock them for that. I'm only sharing these things with you as reminders. I don't want these things to deter you from considering Carmel as a place to live because we did enjoy living there and we were very sad that we left. Overall, the highlights are the staff and the appearance of the apartment complex as a whole. Thank you Carmel for a great year with you!

    We have lived in the Solamonte Apts for over 2 years now and love it! The parking was an issue for…read morea time, with free parking without permit, which allowed for people who didn't live here to car pool and leave their cars here. But with a little tightening up, finding parking is more convenient. The grounds are pretty and well maintained. Cameras are around the complex and security is friendly and approachable. The main reason for this review though is to shout out Corenlio and Miriam. All maintenance staff complete jobs efficiently and are friendly but Corenlio greets everyone I see as if he knows them personally. I've seen him picking up trash around the complex, and when he fixed our broken dishwasher, he helped clean up the water overflow and organized under the sink. He does more than his job description should be. Miriam has been friendly, approachable, and personable since our move in tour of the apt. All office staff are quick to help and fix problems but Miriam will have conversation with tenants when she walks around the complex. She said once that our 16 year old dog looked like a baby. So come on, give that woman a raise! Thank you Solamonte for giving us a wonderful place to live.

I submitted my rent payment, but the property did not process the check until after the grace period. I was then informed that the check had supposedly been returned for insufficient funds, and I was charged both a late fee and a returned-check/reversal fee. The issue is that I had funds available, and I specifically asked the leasing office to review the timing of the transaction and reconsider the charges. Instead, I was told that they "cash the checks whenever they get a chance" and that the fees could not be reversed. The situation became even more concerning when I was informed that my online payment access has now been disabled for 12 months and that I am required to bring a check into the leasing office to make my rent payment. I have also been told that a late-rent notice will be placed on my door. I understand that properties have policies, but the way this situation has been handled feels unnecessarily punitive, especially when the dispute centers around when the property processed my payment. I have asked for the matter to be escalated to corporate management and for the transaction and charges to be properly reviewed. For anyone considering becoming a resident here, I strongly recommend asking detailed questions about how rent payments are processed, what happens if a payment is not immediately deposited, and what consequences can follow from a disputed payment. My experience has made me seriously question how fairly payment issues are handled at this property. I hope corporate management takes the time to investigate this situation rather than simply standing behind the leasing office's decision. Residents should be able to expect transparency, reasonable communication, and a fair opportunity to resolve a payment issue before being subjected to additional fees and restrictions.

My family absolutely adores the warm and effective team, including Chrissy, Shelly, Maria and the newest member Ian. I cannot rave about them enough! Chrissy and Shelly always make us feel welcomed and part of a community. They work hard no matter what the circumstances to make us feel heard, respected and to resolve any issues quickly. Maria and Ian not only efficiently and effectively work to make sure everything is clean and in working order, but also make us feel like family. When working on resolving issues in the apartment, they never leave a mess and they are very communicative with what's going on. They always smile and are great with my young kids. We love living here and hope others get to experience the same joy!

Shelly and Chrissy are a great team of handling big and small requests from us. I remember one time, some random salesman came to my apartment wandering when I was not home, I caught that on my camera so I called the leasing office and asked for Shelly's help because I have a package delivery soon during that time. Shelly ran from the office to my apartment and requested the person leave the complex, and I never see any salesman knocking on my door since then. After Chrissy and Shelly came, the dog poop bags are always refilled, they even make the office feel like home to us, they hosted different events for different holidays celebrations and enlightened our stay a lot. We love Shelly and Chrissy, they are the reason why we would still staying in this complex, cannot imagine a day without them, especially Shelly. They are so good that actually makes the complex really dog friendly, including the office. Before this team came, we felt unwelcome and not truly dog friendly. But now, we hope to stay longer because of how good they are, will highly recommend this community to everyone who wants to live in a good environment with good energy people to manage the complex!
