    Don't believe the other reviews on this page. I'm a resident in this building and have been since…read moreit opened. Yes, there are problems with the management. Yes, one of the elevators is out, and has been for weeks--and yes, the other one has been off-line for a few minutes or an hour here or there. It's true people have had to take the stairs, but never "for weeks at a time." Only for a few minutes here or there. (I had to take them down, 21 stories, the other day--but that's the only time it's ever happened). I've never had a package lost, and I've had a ton of packages delivered over the years. Yes, the heat went out on a very cold day. They had a plumber in to fix it a few hours later, on a day when NYC didn't want drivers on the road. Yes, they fired some popular staff. But the thing people on here aren't telling you is that the popular staff were fired because they were helping those tenants break the law. This building is infected with AirBnB rentals--which is a safety hazard for other tenants, because there are random strangers coming in and out of our building. It's also totally and unquestionably illegal, because this is a rent stabilized building. People are charging $500 a night to stay in their apartments! It's also immoral. The rent stabilization system was put in place to protect people with middle incomes from rate hikes, and keep apartments affordable. The apartments in this building could go for $4,000 or even $5,000 a month without stabilization, but people are paying less than $3,000, and they are exploiting that system by renting out their apartments on AirBnB and making a big profit. Almost all of the people complaining on this Yelp page...Go check AirBnB in Long Island City, you'll find their listings. They're angry because last week the landlord sent a letter saying they would no longer tolerate the illegal AirBnB rentals, and residents flipped. Now they're all angry and conspiring to make the landlord look bad on Yelp. It's definitely true that there are some problems in this building. The most recent super was fired, and reportedly it was because he was too compliant with AirBnB tenants. I'm not sure why the last super was fired, but I'm betting something similar. I feel like I live in a hotel, there are constantly people with wheelie bags checking in and out. All the penthouses are claimed by people who rent them out for a profit--they don't even live in them. One says he lives in Manhattan, another says he lives in New Jersey. Again, completely illegal and exploiting the system. AirBnB tenants don't respect the property. They abuse the equipment in the gym and the other amenities. On New Year's Eve I was on our roof deck, and there were AirBnB renters climbing up on the furniture and standing on the rooftop equipment (which might have something to do with the problems we've been seeing recently...) and breaking wine bottles on a roof deck where glass is not permitted. So yeah, ignore the sour grapes on this Yelp site. Heatherwood isn't flawless, but they've treated us pretty well as residents. The bad reviews here are from criminals, basically, who have been caught and are mad because they can't keep up their illegal rentals in a rent stabilized building.

It couldn't be more dystopian. In 5 years, they haven't provided a single way we can actually contact them. Furthermore, they have zero -- not one -- onsite maintenance person. They have already been found liable for ripping-off their workers. (Look it up). And they don't treat their tenants any better. Heatherwood represents capitalism at its worst, and the owners could only be soulless shells. But rich? Yes I'm sure of it.

He never answers or returns calls, has no idea how to fix ANYTHING in the building and gives you a hard time when you finally get a hold of him. The plumbing and heating system is out of date and not working, the average temp in my apt last winter is 62-64 degrees all winter. The building managers never get back to you about this and ignore the tenants pleas for help. The worst apt I’ve lived in all my life. DO NOT RENT AN APARTMENT FROM THESE SLUM LORDS!!

I viewed the properties, which in it's self, was difficult to even schedule an appointment. Once I got to the property, I had to call corporate once again since the super was not there at the scheduled tour time (no big deal, he was by himself). Liked the property, the surrounding areas seemed pretty sketchy and locals complained about beggars outside of the complex (Bay Shore Manor). When I submitted my application - the 2 br apartment I toured had been on craigslist for quite some time AND had also undergone a price reduction. Not to mention, when we submitted the paperwork on Monday, they wanted us to move-in on the following Monday (Sept 1st) which was also Labor Day Weekend - and they REFUSED to budge on this. Even when the super told me himself, that the apartment wouldn't be ready until September 15th. Whatever, we were willing to work with it since we were mostly packed anyway and were lucky enough to find a moving company with TUESDAY the SECOND availability since their offices were going to be closed on MONDAY the FIRST due to the holiday. Not to mention we would have had to taken off from work to do this. After playing telephone for a few days the Bay Shore Manor informs us that they would like a 5 MONTH SECURITY deposit from us in order to move in... 5 MONTHS!!!!!! I make WELL OVER the rent x 40. Submitted my taxes, w2 forms, employment letter, pay stubs for an entire month, landlord reference letter, etc. They STILL wont budge on wanting 5 months security OR on the move-in date (which is now 4 days away). We offered 2mo security, 1 mo rent and a 2 year lease signing due to the inconvenience they've put us at and the manager still refuses to speak with me. I've we've been communicating with Nicky and CONTINUOUSLY request to speak with the manager myself. She only works until 2pm, and even when you call BenArt Properties' main line - the representative refuses to let you speak with a manager and ALL applicants must go through Nicky - even when she has such early hours. BenArt has extremely poor customer service. While we were willing to negotiate security deposit terms, they refused to even respond to us in a timely manner. Good luck speaking with a manger when you are a tenant of theirs! Now I understand all of the horrid reviews of people waiting MONTHS to get their security deposit back after moving out!!!! Don't fall into this trap!!!
