During that entire time, we paid rent on time every month, maintained the property as if it were our own, even handled minor repairs ourselves, and never caused any issues. Unfortunately, our experience with Stace during a renovation project was the complete opposite of what we expected. On two separate occasions, contractors working under his direction entered our home without the legally required notice or our permission. As tenants, that was an unacceptable violation of our privacy and our living space. The project itself took significantly longer than anticipated, and communication was consistently poor. We were given little to no information about timelines or when areas of the property that had become unusable would be restored. The most frustrating incident occurred when my $700 jogging stroller and my husband's specialized engineering tools disappeared. The contractors had moved them from the side of our home to the neighboring property while they painted. We later learned from the contractors that Stace instructed them to throw everything away because he believed it was "trash." Those items were our personal property, and it was never his decision to make. When confronted, he showed no accountability, offered no meaningful apology, and made little to replace what was lost. Throughout the process, I found Stace to be evasive, condescending, and dismissive of legitimate concerns. I gave him multiple opportunities to acknowledge what happened and make it right, but he chose not to. The situation ultimately became serious enough that I filed a complaint with the City Attorney regarding his handling of an occupied tenancy. If you own rental property with tenants in place, I would strongly recommend asking detailed questions about how occupied renovations will be managed before hiring him. Respectful, law-abiding communication with tenants is essential, and based on our experience, that standard was not met.
