I was designate by my father, who passed away about 2 months ago, as the trustee if his estate. That has involved a LOT of work, dealing with everything from bank accounts and his old clothes, but also dealing with the two properties he owned (his home and half the home my mom still lives in) I learned that, as Trustee, one of the things I needed to have done was to have these houses formally appraised by a licensed appraiser. But honestly, I had no idea where to start looking for one, but I wanted a straight shooter, and someone who knew what they were doing (not someone who just started out in the business). So I turned to Yelp and Google...and thank goodness I found Ran William, owner of OR Valuation Services! After reading the reviewers, and also checked out his website, and was very impressed by the endorsements from respected long-term realtors, (as well as the fact that he's apparently done something like 7,500+ appraisals!) So I gave Ran a call, and he picked up right away. I explained who I was, and what I needed, and he understood exactly (apparently a lot of the work he does as an appraiser is for Trusts and Estates). I described the two properties, and their locations (in completely different parts of LA) and Ran gave me a quote for each over the phone. The quote was very reasonable, compared to the amount various friends told me to expect, so I was pleasantly surprised by that. I called Ran on a Friday, and by Sunday I had already met him at my dads houses and he inspected/revised that first of the two houses. By Tuesday he sent me the formal final appraisal of my dad's house, and that same day I met him at the other house for its inspection/review. Just three days later, I received the final appraisal for the second house. So, basically -- thanks entirely to Ran's great work and explanations of what he was doing -- I went from being clueless about the process and who to call, to having both appraisals completed....IN LESS THAN ONE WEEK! Ran was very polite, and clearly VERY knowledgeable about appraisals. I was so thankful that he was able to come do the on-site inspections so quickly, and even more pleasantly surprised at how quickly he was able to provide a complete, professional looking, and accurate appraisal on the two homes. I don't know how often I will actually need an appraiser, but I would ABSOLUTELY hire Ran & OR Valuation Services in heartbeat if I did need an appraisal. I'm pretty sure he also does appraisals of things other than properties, so I may yet give him a call about some other things I need to have formally valued. I scheduled a home property appraisal with Ran because my mother recently passed away and we needed to get a date-of-death appraisal for her estate administration and it had to be done by a licensed and certified appraiser as soon as possible. I had seen the other reviews of OR Valuation Services and Ran Williams on Yelp and they looked good, so I requested a quote. His price was much less than that quoted to me by the appraiser my mother's Trust attorney's office had recommended I use, and Ran's report turn-around time was much faster. He sounded knowledgeable and experienced when I spoke with him on the phone, so I made an appointment. Ran came out and did the inspection around the outside of the house and then inside as well. He took photos and asked questions as needed and everything went very smoothly. He was also very understanding about the fact that there was quite a bit of clutter inside the house because I have been trying to clear stuff out and organize things to donate after my mother's death. I felt a little embarrassed about it, but Ran was so nice about it and compassionate and knew what I was going through. He totally put me at ease and made me feel comfortable. He was objective and able to see the house for what it is despite the mess and came up with a fair valuation compared to similar houses in our area. When Ran left he said that he would have the report done and e-mailed to me on Monday (appraisal was done on a Wednesday) which seemed totally reasonable. In fact, I received his e-mail and report on Sunday night, even earlier than he had promised. And he sent a copy via e-mail directly to the Trust attorney's office for me which save me time. I really appreciated him getting his very thorough and extensive report done so quickly for us. This is just one more thing I can now cross off the long list of stuff I have to do for the estate administration. So thankful I called Ran at OR Valuation services. I had both an appraisal and inspection performed and am extremely satisfied with his service. Ran is a friendly honest guy that doesn't have the salesperson mentality most people in this business have (tell you your home has a fake problem and refer you to their buddy to make money). His prices were fair and he was easy to do business with. He pointed out a couple things most inspectors wouldn't even bat an eye at and told me the truth. His crawl space robot is pretty awesome as it can access parts of your crawl space people can't to give a more accurate evaluation. His appraisal report was 25 pages long and extremely in depth. His inspection report was 35 pages long for a 3 bedroom 1400 square foot house. This is better than any building department inspection I've ever seen.
