There is gated parking, cool doormen, and great views. You can see the fireworks from the rooftop as well. Good people inhabit the walls. Not bashing liberals, just giving readers a sense of the landscape. What this means to the renter is that you will find a lot of neighbors who don't care about blasting music until 5:00am, and trying to placate you by offering a peace pipe, and neighbors who are offended by you having a BBQ on the Fourth of July and writing a hate-filled tirade to building management. Honestly, a bunch of crazies live here. The leasing office is run by one guy, who's a real scumbag. When I initially went to view apartments, I asked if there was anything he could do to negotiate the rent, he dismissively asked, "well do you make over 100K and have a perfect credit score? Most don't so the price is set". When exiting the lease on the apartment, he became a real two-faced a-hole as well (blaming me for damage that came with the apartment and at the same time saying i should have taken pictures). For buyers: I would stay away as well. Back 15 years ago if you bought in at the beginning, you could have made a killing. now, not so much. Prices are inflated.

There is a 24/7 doorman and security, onsite super + maintenance crew, gym, parking and as mentioned a heated pool, beautiful gardens and in the summer a community herb garden. The building also has its own NJ Transit bus which picks up in the morning and does drop off at night. Plus, 2 other free shuttle options 1 which brings residents to the Hoboken Path train the other is the Weehawken ferry shuttle. Another big bonus is the new Trader Joe's just down the hill from the building a definitely perk.

We've heard horror stories of other buildings, but Senate Place is just not that type of building. middle of the road thoughts on living here !…read more i am not a city dwellers anymore and relocated for work. my boyfriend had been living here and we changed apartments to a larger unit that process was painless and they made it easy for us. the fact it's a dog friendly building is great! the back area behind the building has a decent sized dog pen, which is nice to let them run around a bit when you don't have the energy for long walks. the smell of dog pee by the back doors has been noticeable in the summer heat - if they sprayed down the areas it would be helpful. parking garage is helpful but slightly expensive on top of rent. since quarantine has started and more people are home all day, the trash outside has become more noticeable. the cigarette butts in front of the building is disgusting. the employees here are really nice. the matience team are very nice and always offer to get off the elevators so i can take the dogs up or dog and they'll wait for the next one. mostly everyone up front says hi or bye when they see you. i have 2 employees i talk to way more and love. we were on cloud 9 for the first month of our new unit, we were on the 3rd floor originally and everyday the fire alarms would go off - the people above us were very loud at all hours. and the new unit is on the top floor, we never heard a peep - but a new couple just moved into the apartment next to us and they are heavy walkers, loud, confrontational / fight a lot, and slightly creepy.

The air conditioners start to fail and create a very loud and shaky noise. But don't worry, they won't replace and just consistently send someone to "fix" it then close your ticket even though it hasn't been fixed (+5 months now). Have in laws that send too many packages? Well, this building is perfect for you! If you don't sign up for the basic amenity fee, then the building will send all your packages back! BUT if you do want your packages, you will have to pay $30 a month to the building. (they sent my package back which was my sleep medicine. A combat veteran's sleep medication. Very nice touch guys) Love a good toxic ghosting? Well, this building is perfect for you! I've sent countless messages to management the past few weeks to call me, and I have gotten nothing! (It's not me, it's you) Don't want to leave your bathroom and hate doorknobs! Well guess what! This building is perfect for you! I was locked in my bathroom due to a faulty doorknob (I was able to get myself out), and when I told the building, they said they will send someone in the next 1-2 weeks. After I got locked in there a 3rd time and my anxiety kicked in, I called saying I will contact a lawyer. They sent someone immediately, and when I came home from work thinking it was fixed.... Nope, I just didn't have a doorknob any more Love a watery morning wake up? WELL WELL WELL, this building is perfect for you! Since they refused to change my air conditioner because of the noise, I woke up to my bedroom floor COVERED in water. That woke me up really quick. If you need the building to unclog your bathroom sink or change the water filter in your fridge, you will be charged. This is the only "luxury" building I have lived in that has charged me for basic maintenance like this. I will say this though, the ACTUAL in building employees (front desk, maintenance, mail room, cleaning) are incredibly AMAZING. They are very sweet, accommodating and try to help all tenants. I imagine they are just as fed up as we are because there is a constant rotation of new workers here. I pay over $4k a month for this shit. Reposting my review of 372 9th Street, as they are owned by the same company…read more TL;DR: Phenomenal apartment, wonderful location, absolutely top notch staff....HORRIBLE management company. This will be long. When we first moved in (May 2019), the management company (knowing it was a new building) bent over backwards to make our experience very pleasurable. We absolutely loved our first 2 years there. However, we encountered issues the day after we signed an 18 month extension. Here is a running list of everything we've experienced. 1) They lie to their tenants. We never cared about the rooftop fireplace not working, but when we inquired about it, they told us it only worked from May until October. When it didn't work in May, they told a friend of ours in the same building it only worked from October to May. It's as if they don't think tenants talk to each other. 2) Our original lease said the rooftop was open year round. They changed that to only be open a few months per year. 3) We paid an amenity fee at the beginning of every lease. It encompasses the following: the shuttle, the bike room, the package delivery, the weekly refresh, the office room, the recreational room. Since then, they have: (a) charged a fee for the shuttle, (b) charged a fee for the weekly refresh, (c) charged a fee for the bike room, (d) closed the office to make it a "lease signing room" that never gets used, (e) removed the ping pong table from the rec room. So they charged an amenity fee...and then charged fees on top to use the amenities. 4) I complained the dog run fence was so broken that it posed a serious danger to the cars parked below it. After multiple attempts to reach out to them to fix it, I ended up fixing it myself with a bungee cord. 5) The fire alarm went off once per week for 6 months during the lockdown. Not once during our "weekly newsletter" did they apologize for, or provide a reason, for the alarm going off. 6) For 6 months, the lock on the door of the package room was simply broken, so anyone could steal a package if they wanted to 7) The ridiculous parking lot in the back was never locked. When we said we weren't comfortable with the security and wanted a space in the back attached lot, they said we were fourth on the waiting list (the same number as we were when we moved in). When we said that we would just stop paying for parking and park on the street, the very next day they said a parking spot was open. Then, they gave us an option for....4 spots. So they were obviously there the entire time. 8) A friend of ours had a dog that peed in the hallway. In the 5 minutes it took her to go back to her apartment to get a paper towel to clean it up, they charged her a cleaning fee for it. 9) Our lease ended on 10/31. When we went to schedule a move out date, DVORA mandated a move out date of 10/28. When we said that we weren't leaving before our lease end unless they repaid us for the 3 days they would owe us, they miraculously found a time on the 31st. 10) They gave us a move out time of 9 am. When they confirmed a few days later, they changed it to 1 pm. Once we confirmed with the movers, they then changed it back to 9 am. 11) Not a big deal, but the electronic screens in the elevators did not work in the entirety of the 3.5 years we lived there. 12) Our friends moved into an apartment within the building, so they moved from DVORA apartment to DVORA apartment. Upon moving, their oven was broken. After a month of them not fixing it, our friends demanded that DVORA replace their oven with an oven from an empty apartment. Their response was "those are for prospective tenants", neglecting the fact that they have actual paying tenants that they should be looking after first. 13) All of the tenants got a message that any gift given to the employees of the building in December of 2021 would be matched 100% by DVORA. I've confirmed with multiple employees that not only did DVORA not match the gift, the employees weren't even given an actually tally of how much was given. This is a wildly poor management company. They are not to be trusted and I would never rent from them again.

The lighting installations are great, however personally I thought the darker lobby, especially the tiles, worked better with the building. White floors will be a total Pain to maintain for the poor cleaning team. Anyway, the doormen are super friendly, especially Dante- he is absolutely fantastic and does a good job of trying to remember everyone's name! If you get a larger package delivered, you get an email from the desk and receive another email once you've signed for the package. The overall people who work in the building are SUPER friendly and they seem to clean the elevators quite often because they have a nice scent (minus the few times there is strong food odor-potentially Indian) but they upkeep it extremely well. The building itself has a gym and a roof which is great for sunbathing in the summer. Management that deals with leasing/paperwork: haven't had much experience since moving in, but I think that section is the one that needs The most improving since the last time I dealt with them was a total headache! 4/5 stars. Great (and slighter cheaper than its peers) high rise apt in jersey city that is literally minutes from the waterfront/Manhattan (one stop on the Path away-total of 5 minutes + ferry service over the water).
