Ai leasing agent booked my tour very fast , on the next day I came to look at the apartment and my assistant Jashon was very helpful, friendly and informative , he showed me all amenities of the complex. Everything was clean everywhere. The building features a laundry room, a swimming pool, a sauna, a gym, and even a basketball court . Even after the tour, he stayed in touch with me and answered my questions. I viewed a one-bedroom apartment on the second floor; it left me with a wonderful impression of newness, and a worker was just finishing up some renovation work at the time. read more

**Beware - Read Before You Lease!** I apologize for the length of this post, but I urge you to take a moment to read through it before considering a lease at this place. It could save you a tremendous amount of frustration and disappointment down the line, especially once your lease is nearing its end. Let me make this very clear: This company operates like con artists. I cannot speak highly enough of Xavier in the leasing office--he is a true professional and genuinely strives to help. Unfortunately, he is the exception, not the rule. The issues I'm about to describe have been a constant headache, and they are not an isolated incident. My wife and I signed a lease just over a year ago. For the most part, the first year wasn't too bad, but if you decide to live here, be prepared for a series of ongoing issues, both during your lease and especially when it ends. Here's what you can expect: - **Constant Alarm Testing**: If you work from home or have pets, be ready for the nonstop blaring of alarms. It's disruptive, and nothing is ever done to resolve it. - **Broken Elevators**: A recurring problem. Get used to waiting for an elevator that may or may not work. - **Overflowing Trash Chutes**: Incredibly unsanitary. It's impossible to avoid. - **Constantly Broken Washer and Dryers**: A laundry room that's perpetually out of order. - **Front Call Box Never Works**: An essential service that is always down, leaving you stuck outside or unable to receive packages. When our lease was coming to an end, I was contacted by the renewal office. Jennifer, who handles lease renewals, was nothing short of unhelpful. Instead of offering solutions, she gave me ultimatums. They hit us with the full 10% state maximum rent increase--almost $300 more per month. After some back and forth, I was able to get it reduced to a $190 increase, which is still outrageous. Then, to make matters worse, she told me I had **24 hours** to decide. Just as we were making the decision, LA was engulfed in wildfires, and like everyone else in LA, our minds were focused elsewhere, on much more pressing matters. Once the situation settled down, I called Jennifer back to finalize, only to be told that the offer had expired. I understand it was a 24-hour window, but considering the circumstances of the fires, I figured there might be a little leeway. Apparently, capitalism waits for no one. Jennifer then told me that regardless of whether we renewed or not, the rent would be increased by the full 10%. Let me break this down for you: the new rent would be **$2,917** a month, plus all the other ridiculous fees the building charges. That's **almost $3,300** for a 2-bedroom, 2-bath apartment in a building that's over 40 years old, with no amenities or luxury to speak of. Fast forward to **March 5, 2025**, and I see that the same 2-bedroom, 2-bath apartments are listed on their website for $2,719. I thought, "Great! Maybe I can take advantage of this new pricing." So, I called Jennifer, only to be told I couldn't even discuss it until the leasing office "opened a request for a lease renewal proposal." It sounded convoluted and unnecessary, but I went along with it. I called Xavier, who promised to get things moving so I could finally talk to Jennifer. I reached out to Jennifer again on **March 7, 2025**, only for her to tell me the request wasn't filled out properly and she would need to contact Xavier to figure out what went wrong. Now, it's **March 11, 2025**, and I still haven't received a callback. It's crystal clear that the moment you're nearing the end of your lease, this company stops caring. The level of indifference they show once they know you're locked in is infuriating. They treat you like a transaction, not a tenant. The "honeymoon phase" is over as soon as you sign that lease, and what's left is an uphill battle every step of the way. I'm just trying to make things work so my wife and I don't have to go through the headache of moving again. But based on everything we've experienced, it's obvious they don't care about working with tenants once their lease is up. I hope this post gives you a clear picture of what you're getting into. Disappointed with my experience living here After four months, I'm already looking forward to moving out. While this place is advertised as a luxury apartment, it feels very outdated. The unit itself has been painted over so many times that surfaces are hard to clean. The carpet was dirty when I moved in and no matter how much I clean, it still looks the same. The bathroom has rust, and the AC is weak and old and full of dust. Everything is old. I had termites in my windowsill, and instead of treating the area, the window was just sealed shut which is very concerning. There are a lot of pests in the communal areas. Shared areas like the hallways, stairwells, and laundry rooms are dirty not well maintained. The washers and dryers don't work well and the main elevator was broken for over a month with little consideration from equity. There are only about 5 guest parking spaces for the entire building, which makes it hard to have anyone visit. The community environment isn't great either. It can get very loud, frequent parties and domestic disturbances etc... There is a lot of pet waste left around that people don't clean up. I've never lived in an apartment community that was this disrespectful to the common areas. I think due to the high turnover theres no real community here. I wish I had chosen a different place. I would not recommend living here and would break my lease if I could afford it read more

DO NOT live here. I've only been living in this apartment complex for 2 months and will absolutely be moving out once I'm able. Everything is constantly breaking, the building is not kept clean, and there is absolutely no urgency to fix anything. After speaking with neighbors, the company that owns the building also increases rent AT LEAST 10% every year and of course re-lists the apartment for 30% cheaper once someone moves out. Everything was great until we got new management. When Dee and Xavier arrived at Encore, quality at just about everything went down (cleanliness, communication, etc). And no matter how many times tenants spoke up and asked about things, all that Xavier would do would be a cookie cutter reply that didn't actually help anything or answer their question. My biggest issue was starting in December 2023 when I noticed that the building being dirtier. I kept seeing dried dog urine spots in common areas, which I kept reporting via our tenant app. The spots were there for weeks with my tickets getting closed with no cleaning done, Xavier responding saying it was taken care of when it wasn't, and Dee saying there would be more cleaning done via power washing. Well, no power washing and it would take Encore weeks to clean up dog urine on the ground. Months went by with these unsanitary spots, and everything fell on deaf ears with this management team. Dee will tell you what you want to hear in the moment, and Xavier will put on a fake, corporate smile and give empty responses that never actually answer your question. Prospective tenants, stay away from Encore Apartments in Sherman Oaks until they get new management. We really enjoyed our time at the Encore until these two started working here. read more

Well, tomorrow begins week four of the two main elevators not working this week. We've gotten updates about how one elevator will be fixed and now we just got another update saying that elevator will not be fixed so here we are an ultra luxury building going on four weeks without two main elevators Hundred and hundreds of people are forced to use way out of the way service elevators charge up three flights of stairs this is not only an inconvenience. This is a medical danger for myself as well as dozens and dozens of senior citizens. The service elevator is very out of the way and asking senior citizens to charge up two and three flights of stairs is medically an absolute atrocity I can't believe they call this a luxury building and the year 2025. We're going on tomorrow starting four weeks without two main elevators. This building should be ashamed of itself. This was my first rental experience and let me tell you I didn't know just how bad the Encore was until I left and dealt with a professional leasing company. When we first moved in, everything was great. The front office was great with Brendan and Marsha. As soon as the front office staff change we noticed a difference in the community immediately. We ended up moving out early this year in April due to concerns of mold in our unvented bathroom. This is common in all the units as none of the units have windows in the bathroom. All of the vents besides the HVAC duct are false. The kitchen vent shoots the cooking fumes directing up onto your kitchen ceiling above your stove. We ended up moving out because of the mold problem in our shower. They eventually came and "fixed" the mold but simply drilling holes in the ceiling and then painting over it after patching the drilled holes. Ultimately our leased ended on the 11th but we wanted to get the eff out of there because of our concerns regarding the mold. Upon moving out I ended up paying the balance to keep it from going to a collection company. So now that I no longer live in the community I don't have access to our maintenance records and the front office Manager Dee told me they had no record of fixing mold in our apartment. BUT WAIT, I have video and photo evidence of the maintenance teams fixing the mold in our shower ceiling. So now I am going to not only notify the corporate office of Equity Residential, but I also will be contacting the LA housing commission regarding them covering up the fact that their building has mold issues. I know that other tenants have dealt with this issue at the building as it is in the community forum on their myEquity app. All in all, I was really happy when we first moved in but as you live there you start to notice that the "Luxury apartment" you signed a lease for is not so luxury after all. I hope they fix the community because the problems everyone mentioned in other reviews is still going on. We had $500 packages stolen, solicitors selling candy door to door and garage break ins. I hope if you can get out of there you can and if you are someone looking for an apartment in LA consider finding a smaller leasing company that offers one bedrooms with bigger sq footage for 2-300 dollars less, closer to Ventura Blvd. The Encore is a money grab from a huge conglomerate leasing company that has previous lawsuits against them iN LA county. I lived at the Encore for 2 years- wonderful community and I had a great experience with management- they take care of you and make you feel like family When I first moved in, I worked with Brian who was absolutely amazingly accommodating and helpful with my otherwise stressful move. Since then I had the pleasure of working with Brendan primarily who was so considerate and thoughtful and ALWAYS went above and beyond to help when I needed it. I love it here! It will be seven years at the end of this month. Renovations and changes are constantly being made to improve the community. I have lived at Encore for 5 years - longer than I thought I'd originally stay but maybe that's a testament to the staff. Look, this place has all the small issues any apartment complex would have, but so far as I'm concerned they're generally minor. It's a quiet community, it's a safe community, importantly for me it's a relatively clean community. In 5 years of living here I have never once seen a roach. I have lived in other communities and this fact alone is kind of crazy - I hope I've not jinxed myself. But, to see poor reviews leaves me wanting to give my 2 cents and that the current management is also so great. Dee is wonderful to deal with (very funny) and Kiara is the sweetest - brought me an envelope and stamp from home because I mentioned I needed one! The maintenance crew are all really nice guys especially Michael. You could do far worse than to live here and I've stuck around because it's a great little community close to the 101/405 and a park within a five minute walk. I'll stick around so long as things stay the way they've been - oh and they've been upgrading little things here and there to boot! read more

There are way too many water shut offs that last almost the entire day. The leasing office is useless. My packages have gone missing and they have cameras and said they would get back to me regarding my missing package and never did. My car was broken into in the garage overnight and there's security cameras facing my car and I notified the leasing office and they didn't bother getting back to me regarding this issue as well. The building has a no smoking policy, however, I have been smelling smoke in my unit for months now with no help from the leasing office regardless of multiple complaints. This building's rent is way overpriced. Wouldn't recommend living here to anyone, and am definitely moving out ASAP. read more

I live here at the Encore, and even though it may have some issues like every place it has real good customer service and real nice people who are willing to answer your questions like Dee the manager and Michael a leasing agent in the office and help you with whatever concerns you may have which lightens a lot . My husband and I have lived here for almost 4 years and we still enjoy living here. I appreciate how the precautions the building managers and team have put safety first through the pandemic. I also LOVE the Amazon Hub lockers for our packages. We immediately get notified when a package arrives and it gives peace of mind that our packages are safe. The reason I'm not giving it the 5th star is because of the water shut offs. Especially during the pandemic, I understand the need to fix problems but it's so annoying when you do work from home and the water will be shut off for 8 hours. They do warn ahead of time which is nice but still the inconvenience can be annoying. read more

I toured the Encore Apartments and it was a very pleasant experience. Michael Aguilar assisted me and was extremely patient and helpful and explained everything very clearly. The units are nice, nice updated finishes. Michael was awesome. My experience there was a good one and Michael was very professional and patient with me. He was very pleasant and polite and thorough at explaining everything and afterward, he took several calls from me to help me with the application and he never made me feel like I was bothering him. I'm still debating whether to move there but only because of some of the added costs like paying for a parking space. I would imagine that with such professional service up front staying near will continue to be a nice experience. read more

I lived at the Encore for about three years. Pros: -close to plenty of grocery stores -close to freeways -staff and most residents are nice. Danny is amazing and so nice and helpful. He fixed our AC leak and we never had an issue again -many restaurants/bars in close proximity Cons: -cigarette smoke/weed smoke came through the vents. Our place smelled like stale weed/cigarettes every single day -staff is friendly, but they can be unresponsive and unhelpful -thin walls. You will hear bass and sound from your neighbors that are upstairs, downstairs and next to you. -theft. Missing packages, stolen bikes and broken car windows happened often -appliances break often. Our AC leaked every few months until Danny stepped in. Our toilet also malfunctioned constantly -dog pee and poop bags left everywhere We were able to tolerate living here up until this last year. First, we had neighbors that blasted their bass throughout work hours and throughout the night on the daily. The office really were not any help. They also had parties almost every week during the pandemic and would smoke in the halls. Second, smoke came through our vents. I woke up/went to sleep to the smell of weed and cigarettes every single day. Opening the windows barely helped. The smell was nauseating and we really just could not handle it anymore as the problem was not getting resolved. Especially since working from home, we were breathing that in all day whilst also hearing bass as we are trying to take calls and focus. We just could not do it anymore. We have lived here for almost a year and its been amazing! We moved to LA from Iowa and so this move was huge for us. We were staying with some friends in Sacramento and had driven down to LA for the day to look at apartments. We were about to give up on finding the perfect place when we saw another property owned by Equity Residential and walked in. They were a little outside our price range but recommended The Encore to us as a sister community. They were actually about to close for the day but Victoria stayed late to show us the apartment and community. She was very welcoming and gave us a very detailed, personalized tour of the property -- we were in love! We applied right away and Raquel and Victoria were SO helpful with our application process. On our move-in date, it was pouring rain with mudslide warnings on our drive down from Sacramento, but Victoria stayed a whole 2 hours after office close to ensure we made it safely and to get us our keys and everything we needed so we could still move in that night. The apartment was spotless and the few nit picky things I noticed Victoria was quick to remedy. I was so impressed!! Living here has been a dream. We love that we can walk down to the huge park a few blocks away, and feel safe walking at night. The other residents are friendly, and the staff is on point. We love stopping into the office to chat with Victoria, Raquel and now Shelly (the new CM). The property is clean and there is a security guard on site after dark that is friendly as well, so I always feel safe. My complaints/concerns are always addressed promptly. I love that the community is gated with controlled entry and I don't have to worry about parking with my reserved space. Raquel and Victoria are always great at communicating with us in advance about any work that will be performed on the community, or in the apartment, and when we submitted a service request for our AC when it went down on the day it was 109 degrees, the maintenance guy was up there fixing it within an hour. Plus, living here has helped build our credit!! This was a huge bonus. OVERVIEW: If you're looking for a place to live in a safe neighborhood, with a clean community and friendly neighbors with staff that will take really take great care of you, The Encore and Equity Residential is the best. Update: it's been about a couple months and here's the my last review . DO NOT MOVE HERE!!! you'll end up paying wayyy more than you thought for absolutely everything. My heat barely works and blows cold air, the management is rude , over all the energy in the whole place is dark and just not a good vibe, walls are paper thin. Things are constantly breaking . People's pets poop and pee even in the lobby and elevators . if you live on the 3rd floor , you don't get the luxury of silence because there's AC Units above you constantly running and powering on and wakes me up every night!! It's a constant low pulsing noise and sometimes loud banging coming from above you due to the AC units powering on or just running in general. I CANT SLEEP WELL THROUGH THE NIGHT BECAUSE OF THE LOUD HUMMING AND PULSING. I really thought I would like it here but so far i can't wait till the lease is up. read more

I moved from out of state and lived here for a good amount of time and I had a wonderful experience. My moving in process was speedy and thorough, and I was helped on every step. They are extremely accommodating and I never had to worry despite being a first time renter. The staff is so kind, responsive and helpful and were stellar until the end of my time. They cultivate relationships with residents that make you feel as if you have a friend to help you at all times. The maintenance help was speedy and responsive, and the wide range of facilities were always clean and so cared for. I felt safe, secure and cared for at all times, and if any problems did arise, the company and staff were quick to inform and remedy each issue. I really appreciated all the help that Brenden offered to me during my stay, and he was always incredibly kind and considerate. Victoria and Duane were amazing. There was an infestation roach issue for 4 months and I kept telling them it was coming from the dishwasher. After they replaced the dishwasher the problem was solved. They tried to compensate by giving me a couple hundred dollars when they just kept it from my deposit. It evened out which is not ok. They increased rent and my husband and I were upset how they handled the roach infestation and treated us by keeping the majority of our deposit. We were great tenants and paid on time. They let the roach issue continue on for 4 months and took what they compensated us by taking it from our security deposit. read more

Look I'm not someone to typically write a review period, but after putting up with this place for a year, The Encore deserves one. If you feel like reading, simply put, a REAL review please feel free to. Sorry for the length but this is all 100% honest... Here you go. Let's start off with the air quality, no I'm not talking about the SFV air quality (cough cough) I'm talking about the added stuff produced by this place. Encore claims to be a smoke free facility; however this is not the case. My wife and I couldn't sleep with our windows open in the evenings due to the amount of cigarette smoke that would plume into our bedroom. Not to mention trying to avoid the "contact high" from all of the marijuana smoke that fills the halls on a daily basis. So if you have a reputable job that requires you to not be associated with weed, this might not be the place for you. Lastly before I move on, it's especially important during those hot summer months to keep your apartment shut up tight due to the permeating odor of animal urine and feces that tenants leave out to bake on their balconies. Beware of the "dog run" at the back of the apartments. That is the most foul part of the Encore and on a warm day you will understand why. I would never let my beloved animals touch that patch of fake grass. Next up on the list is the condition of the apartment. My personal apartment was one that had not been renovated, which I know they were in the process of, so take this with a grain of salt. Our appliances were so old they were literally falling apart. Pieces of the microwave were chipping off, my garbage disposal was so old that it rusted out and was leaking water into the apartment below me, the kitchen lights only worked for about 6 months, and no it wasn't the florescent bulbs which were replaced and... No good. The A/C unit leaked from the ceiling, sliding glass door hardware was stripped out and wouldn't lock, and it felt like the balcony floor was about to give way when you would stand out on it (rotten soft spots). And lastly, fortunately not an issue with my apartment, the pest control truck is at this complex on a regular basis so be warned of that. The condition of the complex in one word "dilapidated". The elevators are always breaking due to being operated without current certification; they have temporary 60-day permits, which have been expired since the beginning of my lease almost a year ago. The wiring for the fire alarm system is a complete disaster. I know this because they were/are in the process of repairing it, which resulted in a notice to enter my apartment on too many occasions to count. There was no kidding probably 15 different notices to enter my dwelling within a few month period. Each time we had fire alarms sounding off from 8:00am - 5:00pm and sometimes even later than that. And nearly every one of those days we had alarm technicians trudging in and out of our apartment. On the excessive noise subject let me add the the walls are very thin. My neighbor "the DJ in training" made sure that we heard him loud and clear everyday while he was living next door. It literally rattled the dishes in my cupboards. After I complained to management on several occasions... Nothing changed. I'll also mention that we were pretty close to the front of the complex, across the street from an emergency room so, always sirens. The last part of my experience I will discuss is management. Shelly is the new on site manager and she seems pretty OK. I didn't get much of a chance to know her as she is fairly new to the complex but for the most part my interactions with her went alright. Raquel at the front desk is kind, and the maintenance staff rocks. The catch is you are a small fish in a very big pond. I didn't get the feeling that anyone really cares about you, your concerns, the upkeep, or well being of the Encore Apartments. Since my wife and I moved we are paying $300 more a month then our Encore rent (which is getting more expensive due to the apartment renovations) and we could not be happier at our new location. My point is.. With a little more monthly rent on the right location LA has WAY better to offer. I cannot and will not recommend The Encore Apartments to anyone, for any reason. read more

This place has been my home since I came to LA 3 years ago. Moved out just recently to a house. I can honestly say that I did enjoyed living her. The staff was great, the residents were really nice, the location is perfect and the rent wasn't too high. Walking distance from Ventura Blvd where there is good food and drinks. I applied for a single about a year ago or so. Maria at the front desk was very nice. I filled out my application and a week later got a call from Maria and she said "I have a room for you;" Things went fine until Duane came into picture. I was struggling with some health issues. He said "I don't like the way you talk about money." I reminded him it was America and we have freedom of speech.. Had a seizure with all the tension and went to hospital across the street. I've been here a year and a half and honestly can say that I have no idea what these negative reviews are about. I had no problems with Duane and Victoria in the first six months of living here, and I absolutely ADORE Jonathan and Alison (who sadly is leaving to work at a sister community). This is coming from a girl who moved from a small town to the big city for a master's program; believe me, I enjoy my quiet and safety just as much as the next person. The building is quiet, yes sometimes dogs pee in the halls but it does get cleaned up within 24-hours. There is rarely a barking dog and the only time I've heard is has been in the dog run. Hernan and Daniel are a great maintenance team dedicated to making the place habitable and comfortable. Each time I have placed a request it gets handled THAT DAY or on a day I request, with no problems after! And yes, sometimes you smell weed or smoke... but for the most part tenants abide by the rules and smoke outside. Safety has never been a concern; I am comfortable leaving my building after dark (with my dog, of course) and do not worry about being mugged or otherwise harassed. This is because the Encore is located in such a family-friendly neighborhood! The Sherman Oaks Recreation Center is just a block away and it is easy to join groups for softball, soccer, volleyball, dog training, etc! There is also a park if you have kids! Additionally, Ventura Blvd is VERY close by with lots of good food, bars, boutique shops, services, and the Galleria Mall! I would, however, be careful around the holidays... don't leave valuables in your car on Huston St - my boyfriend got his car broken into once and had things stolen. Unfortunately, Huston is the only REAL visitor parking... I will admit, the visitor parking situation isn't ideal if you constantly have visitors. Even with my pending transfer, the process couldn't have been easier. I currently have a 1-bedroom and Alison has made the transfer to a 2-bedroom crazy easy, and I had a list of requests for Jonathan upon seeing the new apartment. He was very factual and cordial about it all and was able to meet my requests or compromise with me on all of them! Alison was also able to explain to me the different charges I would need to pay for moving to a bigger unit, all which seemed fair and reasonable.
