This is an excellent camping resort. Mike and Polly are excellent host and make sure you are totally satisfied. The grounds offer nice sites with full hook ups and beautiful scenery. We stayed during November and enjoyed every minute. You can tell Mike and Polly put their hearts and souls into this place by how clean and neat the grounds are kept. Lovely RV park the grounds well maintained but had a site on the bottom where my view was the back of a cabin could not even see the tree line or the sky, had no cellphone service ( Verizon),my satellite was all most none , the cable was in and out, the WiFi did work pretty well , would I go back yes as long as I can get a site on top read more

My stay at the Great Outdoors in Franklin, NC. In December, I made reservations for July 19th to August 19th in one of their " premium spots". This is the description of the "Premium Lots". They would not provide a lot number. Our Premium mountain top sites have plenty of room and fantastic mountain views. Upon arrival, we were escorted to site 59. Our view was nothing but the Rally/Event building. I placed a call to the office and spoke to Polly Gamblin one of the owners. I explained we had reserved in December a premium lot at this rv park because we wanted the mountain views and our view was a building. She suggested that I go to the street and look out to the left our the right. Yes, when standing at the end of the driveway you can see a mountain to the right. However, like most campers, we sit under our awning and not at the end of the site near the street. She indicated the their " computer program" chooses the sites based upon reservation to best accommodate the most guests. The fact that we had reserved in December specifically to enjoy mountain views did not matter to her. She indicated and her actions showed she was very busy. The call ended unresolved as far as I was concerned I remembered that another reason we choose this resort was because of the reviews. In unflattering reviews, Polly responded to the reviewer that had they known they were unhappy, they would have done what they could to correct the situation. The next morning, I sent the following email. †******** Dear Polly or Mike, We spoke briefly yesterday. As you had customers, I did not want to keep you on the line. I advised that we had booked a premium lot to take advantage of the mountain views. Unfortunately, our view is of the building across the street. We chose your business because you had mountain tops and mostly because of the great reviews and your responses to customers. In complaints, you have indicated that had you known, you would have made adjustments. We would not have paid the extra monthly fee had we known this would be our view. Although it will be a hardship to have to move, we respectfully request that we be moved to a more desirable location as soon as possible. I invite you to visit us to see exactly what I'm talking about. I appreciate your prompt attention. Thank you. Kathleen Cordill (my phone number) ******* The next morning Polly and Mike arrived and offered us the choice of to other sites. We chose lot 63 which would not be available until Friday. We enjoyed this site so much better and we were happy we made the move. Here we had a view of 1 mountain. On the 18th of August my husband was walking the dog and was asked what time this day we would be leaving? He rushed back to our trailer and told me we had to leave. I pull our PAID receipt which indicated July 19th to August 19th and sent my husband back to the office. He was told they had reserved site 63 for another customer and we could move to another. Having heard this, we decided to just end our visit rather then breaking down and setting up then breaking down again the next morning. We rushed breaking down and left. About two hours into our drive the office call to collect our fee for the electric use. They had the credit card I use in Dec. to reserve the site on file. It was denied as it had expired in April. I told them I would provide the card number after they removed a pro-rated fee for the day we left early of $25.17. I was put on hold and Polly came on the line. She requested the credit card information and I repeated my previous response. Well, to say that this was unacceptable to her would be putting it lightly. Among other excuses to not pro rated fee..... She says she told me when we moved that we would have to leave on the 18th. When they gave us the option to move. I have no recollection of that, why would I agree to leave early to get what I anticipated from the beginning and agree to leave early? I deny be told. Furthermore, if she was changing our reservation, she should have notified us in writing. Then she told me their computer system would not allow for adjustments to the bills. I disputed this. Most, I dare to say ALL businesses have a way to make adjustments. She then contradicts herself saying they had already made an adjustment when they moved us. I asked how that could be as I had paid in Full at check in and have received no notice from my credit card company of an adjustment? She said they could make the adjustment but then the bill would be on a daily rate and would cost more. She was reminded me we did not plan to leave. She said she gave us another hour after check out to leave. I replied, no we left 23 hours early. Several times during our length conversation she kept saying, "Are you refusing to give me your credit card information"? My consistent reply was no, I will be happy to give you the information when you adjust the bill $25. read more

We just left and I absolutely loved our stay at The Great Outdoors. Upon arrival we had to drop our trailer but there was a nice big lot to do so. We were able to fill propane before being escorted to our site. Help all along the way. We stayed 10 days and found Polly, Mike and their staff to be nothing but friendly lovely people who bend over backwards to help you enjoy your stay. We took advantage of motorcycle wash bay and clean laundry facilities. There is a work out room as well but never stepped in. Would have loved to try pool but weather not quite warm enough. We will no doubt plan next vacation around opportunity to return. The fall landscaping also adds to the special work done everyday around park to keep appearances a 10 read more

This was a nice clean campground but unfortunately they ripped my husband and I off big time!!! We made a reservation for the longest period of time they had available and they kept offering us to stay a few more days and a few more days until we had stayed there 16 days and then they refused to give us a weekly rate as we did not initially reserved for a week - I tried to say that was only because they kept adding to our original time bit by bit! Bottom line they charged us the daily rate which amounted to $935.00 for 16 days which included a $ 25.00 late charge for arriving at 5:30 rather than 5:00. I would never return or recommend as I believe they inched us along day by day to fill in any vacancy they had and intentionally screwed us over!! read more

The campground was well maintained for sure. We paid for a premium site which gave us a great view of the back of the clubhouse. Wi-fi service was decent as when more people got on, the slower it got. I am giving it only 2 stars because of the owner and her unprinted rules. Our confirmations and their website stated "Our office/store is open 7 days a week 9 AM-5 PM. PLEASE PLAN ON ARRIVING by 5:00pm. THERE IS $10 PER HOUR LATE ARRIVAL FEE. WE ARE UNABLE TO PARK RV'S AFTER DARK. If you know you will be arriving after 5 PM, please call earlier in the day so we can make arrangements for someone to wait on you." When I called to tell them I would be arriving after 5:00 p.m. but before dark, I was told I would not be allowed in the park after 5:00 and I would have to go into overflow which only 1 site has only 30 amp power or I needed to come in the next morning with no refund. Polly, the owner, said that doesn't say park in your site and no one gets to go to their site after 5:00 p.m. because of insurance regulations and disrupting the campground with headlights. With 3 of 4 campers in our group arriving after 5:00, we had an issue. After 3 very heated telephone conversations (one of which the owner told me this was not the campground for me and tried to cancel my reservation), we were allowed to get to our sites if we arrive before 7:00 p.m. We all made it by 7:15 p.m. and were greeted with a smile and escorted to our sites. All in all, we ended up having a great Labor Day weekend! read more

I do not recommend this "Resort" if you are looking for family fun. My friends family and mine decided to stay here for the weekend. I have a travel trailer and he has a pop-up. When we arrived, they did not want to let him stay because they don't accept pop-up. Nice time to tell us, right? Since it was late, they let him stay the night at no charge but kicked him out the next day. When I left with my friend the next day, they charged me for two nights even though we only stayed one. They said that I had a reservation for two nights anyway. Nice people right? They let him stay for free one night, kick him out the next day and then charge me extra. They have no fire rings, at least on each site. The office closes at 5:00PM and God forbid, if you are a working person and want to arrive after 5:00, they sure make it seem like it is such an inconvenience. So in summary, if you are looking for a sterile place to park your camper and are not interested in the "camping" experience, this is the place for you. If you are interested in family fun and don't want to be discriminated against because your rig does not cost $100,000, consider a KOA or any of the other fine camping establishments in the Franklin area. read more

My normal Riverbend campground was full, so we figured we would try here. I was so so disappointed. First, I booked Sunday-Sunday, I called and said we would like to change from Mon-Sun. We didn't make it in time Monday to check in during their 2 hour window, so camped at a rest stop just near Franklin for the night. It is the stupidest rule of not being able to check in earlier than 3 or you get charged and you cannot come later than 5, that gives you a 2 hour window to check in. On top of that, I was charged for the Sunday I cancelled weeks prior and charged for Monday when I was there about 8pm. Luckily the facilities were clean, the staff were nice, the sites were okay, and I liked that they had a small fenced in area for the dogs (my only reason for a star - otherwise it would be NO stars plus I can't do any lower). The WiFi is a joke, I couldn't even make or receive a phone call! I had also asked if we could check out later at 2pm. After 2 calls with VMs, I get a text, and then another 2 calls with VMs telling me I must be gone by noon. I got it the first time owner lady, fix your wifi so I can call you back. For the price, I won't be staying here again. The worst part is my family comes up there yearly, most stay for 3-4 months. Not only did they lose me as a customer, but my aunts/uncles, cousins, and parents too! Brenda at Riverbend is so much better and easier!! Plus you're on a beautiful river!! read more

We paid extra to be in a premium site with a view. There was really nothing special about it. The tall tree line blocks your view. I went to use the shower and there is NO air conditioning in the showers/bathrooms!!!!!! Nothing......I was really hot and sweaty and not happy on any level! The site was NOT worth $65 a night and a resort would have the a/c on in the showers/bathroom. I was not pleased to spend that kind of money and not have resort quality expectations.........disappointed..... read more

We come up to The Great Outdoor RV Resort every year and are not disappointed, they are the friendliest people and are very accommodating. one time we had trouble with one of our RVs and arrived late We called and they helped us into the park. They always go the extra mile. This is a fantastic location and the property is beautifully kept. The RV sites are wide and deep with easy access, hook ups are a breeze. The WiFi is ok and works pretty good. All around great place our group has been coming here for years ! I highly recommend it.. read more

We stayed here for 3 months while looking for and buying a house in the area. Mike and Polly were super nice and helpful. The park was well maintained, and, since we were there during winter months, it was very quiet most of the time. One one occasion, the water had to be turned off until a leak could be fixed (due to cold weather), and we were all notified beforehand so that we could fill our holding tanks before the water was turned off. I loved the convenience of being able to put our garbage bags by the road in the morning for pick-up. Most parks require taking them to the dumpster yourself. The staff also picked up and filled propane tanks, returning them to our campsite. I can't say enough about what great hosts Mike and Polly were. By the way, Thanksgiving occurred during our stay, and there was a huge pot-luck meal with the meat provided for those who were there. We had our meal with our daughter who lives in Atlanta, but many people came in on Wednesday for the weekend and the get-together. There is definitely a feeling of family among the staff and campers. read more

The park is very nice. The wifi is the worst we have had at any other camp ground we have visited ! We asked about this at the office and they informed us that it was out of order . This is IMO the nicest RV Park in the Franklin area. We've been here several times in a 40' motorhome and never disappointed by the facility or staff. The sites are plenty large, level and have full hookups. The climb up the entrance road is steep, but don't let that bother you. It's paved and in good condition, as are all the roads. The sites themselves are gravel but level and in good shape. There is the usual small store with the office, a nice pool and clubhouse with a laundry and I presume rest rooms but I've never used them. The park is only a few years old, so there aren't a lot of trees and those that are here shouldn't interfere with satellite reception. There is cable at every site though. The grounds are well maintained, there are adequate places to walk the dogs and the wifi is free. The only down sides are the steepness of the entry road and the roads between the levels the sites are on, and there is some road noise from the Hwy, but you're above it so it's not too intrusive. read more

It is Saturday night at 8 pm and the air boats here are ridiculous (so loud) !! I have heard them at 3:30 in the morning as well. I cannot believe there aren't any restrictions so close to this upscale resort. I have heard they are poachers that are out there illegally but law enforcement are part of them so it never gets addressed. Unless that is corrected there is no way I would want to live or buy here. Very disturbing and not relaxing - too bad for an area that could be quite nice. Two stars may be too much as it sounds like a race track. read more

This is a nice clean, well maintained park. However, there is one rule that they don't tell you about. Check-in time is 3 pm, which is later than most parks. We arrived at 11:20 am and after paying my bill, I was told that they charged me wrong. They didn't include the $10 Early Arrival charge that was stated in the confirmation letter. There is NOTHING in the confirmation letter about a $10 charge for being early. The person behind the desk (owner) was adamant that I pay the $10. I paid it only after telling her how upset I was. She then told me that there was a two hour leeway in coming in early. But I would have to wait in a field for 3 1/2 hours. While they are friendly, the $10 early arrival charge is just being greedy. Also, some of the spaces are just long enough to get your fifth wheel in and park your tow vehicle sideways to not be on the road. Since the park sits at the bottom of a 7% grade (just behind the trees on the side of the campground), you hear a lot of traffic noise and smell burning brakes off and on all day. Again, it's a nice campground, but their attitude about charging for an early arrival, even when your space is open, is ridiculous and thankfully not a very prevalent thing in the campground business. Don't plan on arriving early, they will hit you with a $10 Early Arrival Charge. read more
