    Horrible apartment and customer service. Pool was never fixed. Rooms were dirty. Outside walkways were worse. Avoid this place if possible.

The property is beautiful, clean, & very safe. Our son has lived here two years and he loves the roommates Ursa matched him with! His truck was broken in to once & they towed my car one time because it did not have a parking sticker so I recommend making sure you register your vehicle with the office. The towing company did not charge us anything & they apologized because my son parked my car in his assigned parking spot. He borrowed my car while his was in in the shop for repairs. But my point is, after management was aware about the problems with vehicles being tampered with they got very aggressive about patrolling the property to remove anyone that did not live there or have permission to be onsite. I have had to call the office several times & had the pleasure of speaking with Kirby. She is friendly, attentive, & very knowledgeable. We highly recommend this property & hope your student thrives in this environment like ours did! A big plus is their gym & the tenants that are very health conscious. Our son has become friends with several tenants & they work out together l, plan their meals l, & grill their boneless skinless chicken breasts together every Monday! They even swap recipes for different marinades, & spices. Wonderful location, very clean, & most importantly very safe!!

Unsafe and unresponsive…read more "Gated" community where the gates haven't worked for two years and the people of the surrounding community are allowed to use the pool facilities as they please, party all night and then freshen up in the gym, which they need to, because the pool stays solid green with algae and filth much of the time (see pics). Management fails to keep students safe here. There is a construction project that has been going on for over a year with early morning noise, construction guys chatting up your daughters and nails and screws in your tires being the norm. Maintenance pervs come in unannounced and go through drawers under the guise of "checking equipment." Live anywhere but Ursa.

    POORLY MANAGED!!! BAYLOR STUDENTS BEWARE!!!…read more This place is horribly managed, and it trickles down the rest of the complex. On my move-in day, they completely forgot about me moving in and my apartment was not cleaned as it was promised. The apartments are poorly maintained as I had multiple broken cabinets/drawers, broken toilet paper holders and garbage disposal issues on move in day. If you wanna get something fixed, you'll have to wait about two weeks because the maintenance people are always super busy and have over 90 maintenance requests. I was told this throughout my six month lease every time I asked about why it was taking a whole week to fulfill my request. Of course, this is not true as I've seen the maintenance crew relaxing in the office and chatting with the office people throughout the day, hardly working. The biggest issue I had was with my windows. They were not properly sealed. The window pane was not sealed to the frame allowing dust, bugs and bird nests to squeeze through the window. I asked maintenance multiple times to fix this, but they never did. I had to take my own action and caulk the windows shut!!! The pool is a joke. After months of waiting, they open it and then the next day it is completely green. This happens often on for over a month!!! I do not recommend this place because of the poor management and employees! STAY AWAY!!!

    BAYLOR STUDENTS - DO NOT LIVE HERE When I moved in, my unit…read morehad not been cleaned after the previous residents moved out. I had to remove their trash and clean the entire unit myself. Despite this being a cheaper-end complex, you would at least expect them to make your new home livable and put in light bulbs and smoke detectors. I had no air conditioning for the first three weeks of September. The temperature in my unit was over 90 day/night. Despite pest control, there are always roaches and wasps throughout my apartment. I wake up to roaches in my bed without fail every day. I clean and fumigate my apartment regularly, but this hasn't helped. The complex is overall completely unclean. Internet cuts out frequently - terrible for students with online exams. When I called the provider, they could not fix the slow connection, even after sending out a technician. The Enclave has fallen apart even more since new management came in. They no longer notify of packages being delivered and throw away packages after 72 hours of being unclaimed (a felony). Cheryl Hocker, the new manager, is unresponsive to nearly all emails and phone calls. I schedule appointments to visit with her but she is never punctual. She provides passive-aggressive replies when I finally meet with her. She promises to address my complaints but seldom does. The new maintenance man, Chuck, is incredibly rude. My washing machine has flooded my unit 5 times. His responsiveness is terribly slow and lazy. Some maintenance requests get marked as "complete" with no repair being made. He often curses at me when I don't get to the door quick enough for him or if I'm asleep when he comes by and my deadbolt is locked. Nearly all my neighbors smoke marijuana inside their apartment, so the entire complex reeks of that. Management doesn't take any action despite this being a lease violation. All of the gates are broken, so there is no sense of security. Parking lots are poorly lit. I installed a security camera outside my unit after waking up to banging on my door several times in the middle of the night, which revealed a homeless man living in the vacant apartment across from me (the previous resident was evicted for domestic violence and damaged the lock). Management did nothing immediate to fix this and vehemently denies it ever happened. (I posted this review on Google Reviews as well. Cheryl claimed there are "untrue" statements in the review and asked to meet. We did meet with her and she unfortunately wasn't able to indicate anything that wasn't true. If you live here, buy a camera)

I won't tell you everything they do to keep it a surprise but it'll probably be your nicest college tour. Baylor was a beautiful campus and looks to be an amazing place to go to college. My daughter is still making her decision but very impressed with Baylor.

Baylor is a highly Christian and conservative university and has low tolerance for other religions and lifeways. It has a strange selective hiring practice in which your religion, faith, and beliefs are more important than academic abilities. Academic excellence takes a back seat to cultural and religious conformity at Baylor. I do not think the current $70-80 k/year price tag for Baylor is worth it, when a better education can be delivered for a fraction of the cost by excellent State schools. Too many of the Baylor students come from a narrow demographic of very well-off families, 75% from Texas. Waco is a dry, dull and staid place to live and often the student population ventures to Austin or Dallas on weekends. If sports, is your sole interests, than Baylor/Waco may be more attractive. I advise caution going to Baylor because behind the groomed grounds, and plastered smiles there is a monolithic religious culture that is unwelcoming to diversity and differences, that are common among use. I question the quality and meaning of higher education under such narrow strictures.
