Glad we checked the reviews before renting here. They are bought out by an apartment shark in the area who is raising all the rent of these complexes. I told her before we signed the lease we were skeptical because of the reviews and she had nothing to say and quickly hung up. Didn't even defend them besides saying they are from fake accounts.. Laurie gave us the complete tour and answered all questions fully, was knowledgeable, always respectful and polite. She followed up a few days later asking if we had any questions. She was easily reached by phone within a couple minutes and when not available called back promptly. It is very affordable, clean housing for college students, particularly for the expensive city of Santa Cruz. It's on a main bus line and the closest affordable housing to UCSC. Our student will be sharing his apt. with two others which further reduces monthly costs. The deposit is affordable, usually most rentals charge a full month lease payment as deposit and, as I look into our studen't room, I suspect it will need to be cleaned professionally when they do vacate in a year or two. Negative comments seem to be personality related and not facilities related. 4 stars instead of 5 because the AI agent response to our email inquiries was ambigiuous, a bit confusing and not clear. Absolutely horrible. AVOID this place at all costs as it will cost you. There was mold in my apartment (that is outrageously expensive) and they will keep all of your $450 security deposit except $25 because they charge $425 for cleaning when you move out. This place is like the mafia! read more

I'm very disappointed with the service at The Hilltop in Santa Cruz. Unfortunately, my interactions with the staff--particularly Janet and Lori--have been frustrating. They've come across as dismissive and rude on multiple occasions. In contrast, Zachary has consistently been professional, kind, and helpful. He takes the time to answer questions without rushing or abruptly ending calls. Honestly, he would make a far better manager than the others. I strongly encourage management to speak with Janet and Lori about improving their communication and customer service. It's incredibly difficult to get through to anyone at The Hilltop, and when someone finally did answer, I was rudely told not to call so often and just leave a message and hang up on me. It felt as though my calls were being screened and deliberately ignored. I've also left voicemails and sent emails in the past without ever receiving a response. Last year, we applied to The Hilltop as a backup housing option for my daughter, but we never received any match notification or follow-up. While the property itself is beautiful and well-maintained--and I truly appreciate Zachary's courteous demeanor--the unprofessional behavior I've experienced from Janet and Lori reflects poorly on the overall management. The ladies attitudes needs to be looked at further and dismissed immediately! I hope management will take this seriously! I'm not only speaking for myself but for others as well that has experienced the unpleasant attitudes of Janet /Lori. I noticed a sudden influx of positive, five star reviews for the Hilltop and felt that I needed to stress that THESE ARE NOT LEGITIMATE REVIEWS, AS THE HILLTOP WAS RUNNING A PROMOTION FOR A FREE WATER BOTTLE IN EXCHANGE FOR A POSITIVE GOOGLE REVIEW. I've lived and rented in many places in Santa Cruz throughout the years, and I promise that the Hilltop was the worst experience I've ever had, by far. The units themselves were *alright* (think cheap, IKEA/Target style dorm rooms), but the Hilltop management team of Carmen, Lauri, & Jenet are some of the most frustrating folks to deal with, especially considering that they handle something as significant as folks housing. They are all rude, contemptuous, and incompetent (though some of their incompetence feels purposeful, wouldn't be surprised if Greystar trains them to be this way). They prefer to call residents unprompted in order to communicate, and rarely leave voicemails or respond to emails. Their bookkeeping is all over the place: utilities are not billed based on the individual unit's usage (aka if the pool gets drained, or if a sprinkler is broken, everyone should expect a higher water bill), they might forget to charge you for a few months worth of utilities and spring up a huge bill + threat to send you to collections, or might just overcharge your base rent and refuse to adjust it. This has all happened to my unit or to my neighbors. Do not renew your lease and lock yourself in for another year of hellish property management. It's near IMPOSSIBLE to get out of your lease (even though the lease states that you can break it for a fee, the management office will tell you otherwise), and extremely difficult to transfer it to someone else. Know your rights, communicate with their management ONLY in writing, and try to get the f*ck out of there as soon as your lease is up. Don't believe me? My experience with the property management exceeded my expectations. I dealt with Laurie She was very helpful with getting my nephew and his roommate into his first rental away from home. She was very thorough in showing us how everything worked in the apartment and around the facility. She knows how to handle every aspect of not only the rental including a maintenance issue that was found with the kitchen faucet. She didn't defer it but came back and fixed it herself. She was super knowledgeable and explained the rental agreement and the monthly billing process. The apartment was recently remodeled and for the price looked very nice . Some of the other places we looked at in Santa Cruz I wouldn't rent to my dog. Which brings up another point that Lauri explained. They are pet friendly which we didn't even know so if my nephew wants to grab his dog when he comes back he has that option. They are lucky to have an employee like her. I only will write a review if something really good happens or really bad. I don't like wasting peoples time with opinions or writing about how the weather affected my stay (yes I read a review about a hotel in which he was blaming the weather and giving hotel two stars). I just wanted to thank Lauri for her hard work. We now live out of state and do not get into Santa Cruz often. When my nephew wanted to go to UCSC. I was happy because I knew the area. The hometown feeling came through it's not lost with people like her. You can trust your kids or family are in good hands as they head out to UCSC. read more

As a UCSC student, I really like the student community here. Love being close location to campus and amenities such as the pool + hot tub. Staff are very friendly and helpful. One thing I do not quite like is the expensive rent price, especially how they increased it when my roommates and I decided to return next school year. Conditions are kept as bad as possible to give the management the biggest bonuses they can grab at. They are actively hostile to getting anything done for anyone, and hide payment ledgers on their app to make bookkeeping as hard as possible. It's incredible this isn't considered a scam. STAY AWAY. Recent 5-stars are either bots or people trying to get water bottles. DO NOT RENT HERE! This place is an absolute scam. Rented here about 2 yrs ago for housing as a student attended UCSC in there "new renovated" 1 bedroom apartment and heavy marketing to undergrad students. The apartment had nails under the floor boards that stick out, paint splatter on the floor appliances etc. The apartment felt rushed and thrown together. Multiple laundry machine are constantly broken and do not work properly. Once the washing machine stoped mid cycle and I was unable to retrieve my clothes with out getting assistance. Front desk is rude and dismissive when attempting to bring up concerns. When moved out, the deposit was NEVER returned. Once we moved out I was notified that i should expect the deposit to be mailed to me in a few weeks. Weeks passed and no deposit, I called and asked when the check will be mailed and was informed that they are in the process of mailing it out right now. 2 weeks passed and I called again and this time I was told the no check has been mailed and that now they will sent out, I had confirmed my new address multiple times. Check never arrived, I went in person about 2 months and explained that once again the check never arrived. Now they tell me that are using and online system and I should call a new number since they do not handle returning deposits. Called new number provided and told me that they have file for me and no deposit to be returned. immediately called the housing agent again and explained that they had no record on a file for me, they said they would look into it and call me back. I had reach out 2 days later and ask for an update. No updates given, I gave up at this point 6+ months after moving out with multiple calls and in person visit. The manager here is horrid. Some speculate that she's related to someone in corporate the way she gets away with how poorly she treats tenants. Multiple complaints & her supervisor could not care less as long as she is nice enough to get you to sign the lease, & aggressive with getting as many fees as possible once you're in. Both Housing Authority & Code Compliance have had to contact them to either fix habitability issues they refuse to or not following rules when it comes to raising rent. Rules don't apply to them, only you the tenant. And God help you if you expect to be treated like a customer or a human being even. read more

Anyone who thinks living at Hilltop was a pleasant experience is either a sucker or a rich ucsc student who doesn't care about money. Hilltop is by far the worst management ever, they will screw you over and over in as many ways as possible. Suddenly raised the rent $1200 out of nowhere. I would get mold headaches in my bedroom. Bathtub never drained the whole time I was there, I tried everything, just wouldn't drain. They never assigned me a parking space and then charged me retroactively for a whole year and still had to drive around looking for a space every time I come home. My water bill skyrocketed because of the sprinkler system in my front yard that was on at least 8 hours per day everyday, what was the sprinkler for you might ask? don't know the sprinklers were literally hitting the wooden fence all day, waisting water all day that I am paying for... they refused to do anything about that as with everything else. Beautiful lawns to look at but my dog could never walk on it since it was sprayed with roundup, our health was never a concern There was a sign in the laundry room basically stating that the building material is cancer causing. There was usually only 3 maybe four washing machines that worked out of something like 30 machines, not to mention one of the three laundry rooms was always a mess with a major leak or detergent spills and no working machines that was never addresed, where the 3rd laundry room was always out of order. So really for the whole place , there's one laundry room with 4 machines at most that are functional. Dont even get me started with the whole ledger disaster, it was hell for any resident there who were forced early out of their lease and into another crazier place for a shot ton more money. There was always something wrong, and when you needed help, forget it with gonna happen, and if they need their money that was often and exaggerated figure they were always persistent and fear mongering. There was no respect as I know since I had a shouting match with manager at the time Tyler. Also the tweakers, there a group of tweakers that somehow rented there and haul a bunch of stolen junk into random probably stolen box trucks that would load the truck every night between 1-3 am. A couple of times police came to hilltop investigating since golf truck had been stolen from ucsc campus, another sep time it was a bike. and on and on and on.... Sketch lane all around... Always lock your car, leave nothing valuable in car in lot. Fuck that place and the people who run it! read more

If you're thinking about applying for residency at the Hilltop, DON'T DO IT! RUN! If you are a current tenant, DO NOT RENEW YOUR LEASE AND GET OUT OF THERE AS FAST AS YOU CAN! Whether you are a UCSC student, or a person looking for stable, easy housing, living at the Hilltop will only add unnecessary and long term stress to your life. Seriously. I survived living there but it was the most difficult moving and renting experience I have ever had. The front office staff, Jenet, Lauri, and worst of all Carmen, are all idiotic and unorganized, but the worst part is that this all seems to be intentional. They put their tenants through hell, and don't seem to EVER be held accountable. There is a serious rat, mold, and leaky pipe problem at the complex right now, I've found rat droppings in my unit throughout the winter, also have had black mold forming in my bathroom, and my ceiling seems to have continuous permanent water leak stains. I'm afraid my ceiling will collapse soon. But when I called or emailed to follow up on multiple service requests I've submitted through the Hilltop tenant portal, I never receive a call or email response back. In fact, all of my maintenance request have recently been magically deleted by Hilltop staff. On top of terrible living conditions, their bookkeeping is atrocious but they always seem to be able to illegally bump your rent up, or conveniently 'forget' to charge your account for months' worth of utilities. Seriously! They 'forgot' to charge for months' worth of utilities, and one day tacked on an additional utilities bill onto the current rent bill. The forgotten charges totaled another $2000 on top of a $4400 bill. So according to them, we owed $6400+ in one month. Oh, and they only gave us 7 days to pay off the additional charges or else they threatened to contact collectors, even though it was THEIR MISTAKE. When asked for an itemized receipt, Hilltop management could not provide one. Santa Cruz Local has published a second piece of reporting regarding their very recent predatory practices; Look up the article titled, "City Orders Fixes at UC-Owned Hilltop Apartments in Santa Cruz as Problems Mount." It's a great secondary piece to the original article titled, "Rats, High Rents Plague UC-Owned Hilltop Apartments in Santa Cruz." It's not just down to the Hilltop property too, many Greystar managed apartments are grounds for illegal practices. As of today, the Federal Trade Commission is suing Greystar (Property Manager of the Hilltop) over 'deceptive lease advertising,' stating that Greystar has earned significant additional profits by misleading renters, and not disclosing extra fees until a prospective tenant signs a lease and have paid non-refundable application fees. The Hilltop is no exception from this accusation. I invite you to view the Hilltop website and see how much $$ your apartment floor plan is being advertised for, and how much you pay monthly. You'll see the difference is in the hundreds$. I also need to highlight that Hilltop staff is directed by Carmen, the general manager, to actively, openly, and WILLINGLY discriminate against Section 8 tenants who currently live at the Hilltop. Besides from the obvious illegality, and from a purely ethical, human standpoint, purposefully targeting low-income tenants is insane, heartless, and vile. It is bootlicker activity. No Greystar employee housing voucher, concession, or discount is worth defiling and compromising other individuals housing in order to raise the rent, get more tenants in, whatever. Especially in Santa Cruz, where housing only seems to grow more scarce. To hell with all of them and those who try to exploit it. KNOW YOUR TENANT RIGHTS. ORGANIZE A TENANT'S UNION. If I could give zero stars, I would. Before I moved here, I read reviews warning future residents about how scammy, frustrating, and terrible the property was and I really wish I had listened. Seriously stay away if you don't want to have to deal with rat infestation, mold, extremely huge price increase after the first year (5x more than the average increase) poor communication, and incorrect charges that you will end up disputing with the company for over a year after you move out!!!!! Great location, everything else actually sucks. Please, do not live at the Hilltop. Greystar doesn't need any more of your money (Google them, they're a multibillion dollar real estate company who has its hooks in this property, as well as several other Santa Cruz apartments and properties. There are currently named in several open lawsuits ranging from illegally withholding security deposits, price fixing, and charging tenants hidden junk fees.) You'll be paying $4000+ for a tiny room with IKEA furniture, extremely thin walls, and amenities that don't typically work (spa is always out of commission, pool is often used by rowdy college students, laundry machines are often broken, mailboxes get broken into, etc. The list goes on!) The worst part is management, BY FAR. The ladies who run that office are not worth a damn. They do not communicate important maintenance or safety updates to tenants, and prefer to leave emails and phone calls unanswered. Their chosen method of conveying important information is to cold call residents, and not leave voicemails when the phone is not answered. If you're lucky enough to speak or correspond with them, they are often rude & dismissive. The Hilltop is an extremely predatory rental property. Do your research, read reviews on Google and Yelp for this place. Past residents (who moved out in 2022) are leaving reviews this year, TWO YEARS LATER, because The Hilltop did not properly move them out of their system and now numerous residents are being sent to collections... because of an error on the Hilltop management's behalf. Pro's: - Beautiful area to live in. - Walking distance to the Farmer's market. - Close to good food like La Cabana's and groceries like Whole Foods, Safeway, and this awesome Pet Store. - Pets are allowed. - Most neighbors are nice and respectful. - Quality of the apartment is 8/10 (the floor doesn't feel like plastic, and the blinds don't break so easily like my last apartment). - There's a lot of grass where dogs can walk on and do their business on. - Current management is super helpful and empathetic. Con's: - There are lots of coyotes; you need to be mindful when letting your dogs out wee early in the morning and late at night. - Walls are so thin. You'll hear very loud sex every other week. - Feels like there's always one washing machines broken. But luckily there are a lot of other washing machines you can walk to! - Dogs are no longer allowed at a huge patch of grass that dogs enjoy walking at. First off, giving Hilltop a 1-star review is extremely generous of me, I wish I could give negative stars. Not only is living here every day a living hell, but the leasing agents are terrible and show no intent to improve this hell hole. If you sign a lease here, just know you will inevitably deal with mold,--and the health issues that come with this--passive-aggressive and unprofessional attitudes from the workers, extremely high rent (that is not worth it in any way shape, or form), and unethical living conditions all around. I wish so deeply that I could go back in time and stop myself from signing a lease here. It would save me all of the stress, health issues, and time I've spent begging the leasing agents to fix or even just address the unethical conditions most residents are living in. Management is probably the worst it could be because it really is that bad, but they always seem to prove me wrong so let me not speak too soon. I have nothing but a glowing review for the Hilltop and their AMAZING staff. Coming to the property in 2020 and seeing how the property is kept and managed now vs back then is a night and day difference you would not even recognize it. All the changes and progression to the property over the last two years has been amazing and I LOVE to call this place my home. From my newly renovated unit that was handled professionally and timely. I understand things have to change and it throws a wrench into your day to day, but I have never had an apartment complex provide me with so many options in regard to me transferring and what fit my family and schedule the best. They scheduled movers to not only move our family to a temporary unit but then had movers come back and to me back to my brand-new unit. To even the small changes; the addition of a dog park that I know has been so important to the be able to have that as an offer because we are such a dog friendly community. I can't wait to see the newly finished Bocce Ball courts and what else is to come. At the end of the day, it is an apartment complex and things break and it's a pain, but the way management has made it their mission to make sure those requests, not only for me, but for everyone are handled timely and effectively is nothing short of a WOW. I know it's so important to them to make us all feel safe and that our issues matter as much to them as they do to us. Specifically, Tyler Locatelli, the property manager has transformed this complex to what it is today. We have the most amazing community of people here and I love calling this place my home. Unfortunately I am at a loss with this place. It is without a doubt the most poorly managed living situation I've ever dealt with. I've been trying to contact the office for weeks now and have received no response. I figured it was finally time to submit a review. Here is a list of incidents we've dealt with living here: - Broken Hot tub, never fixed. Reached out to the office via email, no response - Broken laundry machines, never fixed. Reached out to office via email, no response - Management does not respond to emails/phone calls - Management encourages other people to park in spots that we pay for when construction is happening despite there being public parking on the street. - If a vehicle is parked in my spot, the office gives 24 hours notice for vehicle whereas everyone else tows immediately. I have had to email and call a dozen times just to get some type of response, even then they do not follow up with me and I'm forced to wait until the vehicle moves. - Parking lot taken advantage of by college students because it's not regulated (see above) - Trailers park in parking lot and then bounce back and forth between sides of community knowing they won't get caught, no response from office management - Fridge and mulch was left in my vehicles parking spot, had to go into office to have them remove it. I explained to them that my neighbor's spot is occupied by them and they will be returning from work soon, the office did not remove the fridge or mulch from my neighbor's spot and my neighbor had to park somewhere else. The fridge was left in that parking spot for 5 days and was also rained on. - Trash in parking lot sits for days without removal. - Staff in the office is incredibly rude. - In my apartment upon move in - Broken drawer, chipped counter top, rusty fridge, improper floor installation (the wood floor is bubbled up in certain areas) - Given expired parking sticker upon move in, was never given or offered replacement - Got a call asking if we were expecting new carpet when we definitely weren't - How are you not keeping track of this and how do you not know what apartment a new carpet installation is going into? - Office would say coming back at "x" time and then continue extending the time until closed - Mailbox broken into, never given update when it would be fixed. - The office gave away our neighbor's paid parking spot to new tenant who said they were also paying for it. - Never given pool key - Told we'd be given a new tv for renewing our lease and we never got it - The office gave away our parking spot to someone else, tried asking for the placard back (expecting us to fix their mistake). We never gave it back because we were here first, and it was again, their mistake. This is following the fact that they never gave us new parking stickers, and then all the sudden gave a new parking placard for my space to someone else. - In December, their online payment system went down and they told no one. No one followed up about this at all, and we had to reach out to ask what was going on. Their response was "Oh yeah it's not working at all this month. Just write us a check and drop it in the Dropbox at the office." We asked if they were going to be giving us a bill to know what the cost is going to be because that's how you show me what I owe. They said oh just pay what you paid last month. Horribly unprofessional. - Our building had a water leak which was recognized by management, and since living here our water bill has increased 4x since living here. Management has not followed up with us on this despite us reaching out 7 times to follow up about when we will be reimbursed for being horribly overcharged for water. If you can avoid it, do not live here under any circumstances. I'm completely at a loss for what to do about this place. I've never experienced anything like this before, and I genuinely should've listened to all the negative reviews. Try to find a living situation literally anywhere else so you won't have to deal with what we're currently going through. read more

I have read the previous reviews and I can say that I have not experienced any of the issues indicated. Tyler and Romi and the rest of the staff have been very helpful and very friendly to me. I have had some plumbing problems in the past couple of months that have been taken care of the same day or at least a day after I had submitted a work order. Yes, I wish the hot tub could be hotter, but the grounds are always clean, my neighbors are very quiet. Rent all over Santa Cruz County and other counties are high. I have tried getting in touch with this complex for weeks now regarding our deposit. We moved out August 2021, someone even called me and requested my address to send the check, and still nothing. We have yet to receive an itemized list detailing the charges from our deposit or our money which is ILLEGAL IN CALIFORNIA. I'm doing yet another review because that's the only way someone seems to interact with me. I would give this place 0 stars if I could. Absolutely worst place to live with an extremely high rent price for no reason. The manager is extremely rude and unprofessional. I lived here for a year and had my service dog who is a big guy and they made me send in all his service papers which is okay but the manager was harassing me asking for doctors proof when according to the law they have no right to do so. I sent in my doctors appointments and notes and said this isn't legal for you to ask and they immediately were like oh sorry it was head office and made up excuses. Felt like she was after me the whole time I lived there when I was paying my rent and doing my thing. They should be happy I didn't press charges because I really should have. read more

I have lived at the Hilltop for less than a year, in the beginning it took a while to get our lease completed but with the help of the leasing office our issue was solved. When move in came, it was really quick and the process to complete what was necessary for the apartment such as signing up for insurance, wifi, and pg&e was very simple since all of it was on a website that had a to do list with what was our best options. When my roommates and I applied we were concerned over all the negative reviews most were about construction. However when we toured there was no construction going on and same goes for when we moved in. We haven't had many issues with our apartment and if we had any maintenance work that needed to be addressed it would get done relatively quickly. The people in the community are really nice and the fire pit quickly became my favorite amenity. My dog also enjoys the community since he made doggy friends here as well! The hot tub and pool are heated also and it's amazingg. read more

Hahah update is brutal sorry hilltop but I've given you way too many chances. The "new staff help" was temporary it's back to a chaotic mess. We were sent an email two days in advance that the parking lot was being tore up and we wouldn't be able to move our cars to our paid parking spots till 7pm. That's good and all except a LOT of us have a move out date of the 15th and paid for movers or in my case took the day off of work to move out and now I can only do so in the dark. The staff is so unprofessional I tried for so long to get my sink fixed and it took so long because they cancelled my appointment multiple times. I also got locked out (totally my fault) but upon move in was told they had spare keys ! That was a lie :(. NO ONE answers the phone & the office is there for aesthetics because I have gone there I'd say 14 times ? In my time living there and maybe 2 times someone was actually there. Also if you enjoy sleeping in don't even bother they do yard work or some sort of maintenance everyday very early in the morning. read more

Do not live here. We have had so many issues that I don't even know where to begin. For starters, their online rent payment system is always horrible to work with. We have the automatic payment system set up and we get an alert every ********* month that we didn't pay although we certainly have. This month we got an email threatening to take legal action against us because as it turns out their online payment system went down and wouldn't accept our payments -- their problem, not ours. We were both out of town the whole month so we couldn't pay in person and they haven't responded to emails or phone calls except one very rude email that gave us no info except to blame us for not seeing the alert they left at our door (once again, we were out of town!!!) . There are only two of us who are frequently out of town and our water bill has been frequently over 100 and they explained we are charged based on our building, as in the water our building uses is summed then divided. What on earth!! There are so many hidden fees that are added to the rent that add like 400 to whatever you think you're going to be paying here. The laundry is so expensive and MANY times it doesn't dry our clothes, or it'll just stop mid load, or there are gross puddles and of course they never fix them. One time I came into the laundry room to see half my clothes taken out and my Patagonia rain jacket was missing, the admin of course did nothing about this. We had to get evacuated because a neighbor literally had their door busted down by a SWAT team, then we saw him there the next day. We begged the apartment for more info (we are two girls living alone) and they gave us nothing. It is just an absolute headache living here and the people working here CLEARLY have no idea at all what they're doing. Disappointing because it could be cool place to live. The pros are that if you're a student it's right by a bus stop and there is a pool and hot tub and cool canyon views. DO NOT MAKE THE MISTAKE WE MADE!! Look literally anywhere else. read more

I have never been so disappointed with living arrangements than that at Hilltop. I plead with any working professionals, or families with children, to not live here. We wish we didn't and will leave as soon as our lease allows. If you are a student who just needs a place to crash or someone who parties a lot, this place is for you. Management won't (and honestly can't) do much to punish you. We have seen that firsthand. When you visit, Hilltop representatives paint a pretty picture with the grounds and views, but there are some shady neighbors that will not be mentioned during the tour. For almost the last year, neighbors at the back of the complex have been plagued by a possible "Breaking Bad" situation. There have been numerous complaints lodged against these neighbors and unfortunately little to nothing has been done. The neighbors affected by their actions must simply live (and continue to pay premium) to listen and experience this. Be prepared for a lot of trashy characters and cars to come/go, they will probably park in your spot (it's ok to pay for a parking spot and not be able to use it, right?) and don't expect sleep during 1-4am (I mean, who really needs sleep anyway?), because that is during these neighbors business hours. The office staff are unable to do much and do try to listen, it's upper management that have dropped the ball. Overall, the apartments offer a comfortable-ish interior, but walls/floors are very thin. Essentially, we can have conversations with our neighbors through the walls. I could go on, but bottom line, don't live here. read more
