I absolutely love living here. Location is great, the pool is warm, and the communal spaces are well cared for, stylish, and clean. This is a calm, peaceful, and quiet community. Most importantly, tho, Melissa, the office manager, is phenomenal! She is attentive, kind, quick in her responses, and if you need maintenance, they are quick to respond, respectful of your space, and friendly, thorough, and fast. I'm a 27 year old consultant, lived here for 1.5 years in a 1br on the first floor and was so sad to leave when my company moved me to another city. The place is clean, quiet, safe, and well taken care of, great lighting, cute decor in the common areas, a block from the ocean, beautiful and lush landscaping. The property manager while I was there (Melissa) is easily the best prop. manager I've ever had - quick to go above and beyond to fix problems and provide advice / help with things, and generally lovely. Follow your lease and you will have no issues living here at all. Hot tub and Sauna is great, parking is awesome, pet policy is excellent... There are some old timers that have been living there awhile and the community is friendly and people look out for each other. I really loved living here and will miss it dearly. read more

This place is a Moldfest. During the summer there are loud people at the pool who don't even live here. the people in the office are NEVER THERE!! The complex is generally quiet, the people below us sounded like they were jumping off their furniture all day. The Bathrooms are rotting...my shower curtain is holding the shower wall up...and there is ZERO storage...which I feel is a necessity when living in an apartment. The water was off for 24hours during a weekend and no one did anything about it until monday. There are Not enough washers and dryers for the amount of people who live here. There is plenty of street parking...and the location is amazing. read more

This place is awful. I moved in to an apartment that they neglected to tell me was under construction before I got there and refused to let me move into another one. There was constantly construction on the porch without notice, which is part of the dwelling. The water was shut off without notice. There were several days without hot water. The hallway always smells like a combination of fish and mold. I brought up these concerns several times and was told it was "out of their control" which is just passing the buck. The renovated apartments here are very cute and spacious! The location is hard to beat and I like that it's a small mom and pop type apartment complex vs. cash cow corporations running the place. Melissa is great and very knowledgeable. Her patience and welcoming personality immediately made me feel comfortable and knew I would be well taken care of if I ended up choosing Oceanview. Unfortunately work took me elsewhere but if I do end up moving to Santa Cruz I know where I'll be going! read more

I've been a resident of Oceanview for 6 months and must say that my experience has been totally opposite of previous reviewers. First, the location is extraordinary being less than a block to West Cliff Drive and with a 24 hours/day view of the ocean from a majority of the upstairs units. We're also right next to Lighthouse Field State Beach park. Then, maintenance and property management seem to be the focus of the management company that took over in March/April 2011. They have an online maintenance request system that truly works with work orders being issued and addressed in a timely fashion. The place looks better and better every day since I've lived here. I understand there was a mold issue at one time and there was some significant work done to rip out and rebuild affected walls. The kitchens and bathrooms appear to have been remodeled within the past 4 or 5 years so there are granite countertops and good-looking wood-like flooring in those spaces. Despite the high population of university students, noise is a very rare issue. Rents are right in line with the rest of the Santa Cruz and Capitola market (I research this every couple of months as my lease will expire this year). If there is a downside, for me it is the lack of closet space/storage in the apartment. But for 635 sq/ft, the layout is good. No one asked me to make this review but I like the place enough to let others know it's really a good place to live. read more

I'm going on my second year of living here and I really like it. It's an excellent location and Melissa the manager is a gem and by far the best building manager I've had after having lived in 4 other apartments in CA and WA. It's great how pet friendly the complex is, as that can be hard to find in SC. We live on the third floor facing the pool and the only issue is that noise kind of ricochets around the pool courtyard at night, which can be an issue if it's after quiet hours, but generally things are not super loud (especially when it's not summer). Overall, a quiet community with a beautifully renovated new pool and hot tub. I'm a PhD student and my partner works in web development and based on the quiet environment, fellow residents, etc., I find this to be a perfect fit for couples/professionals/grad students (especially with pets :) !) read more

Spoke on the phone. Leasing agent (Laura) said we should come today. I told her I would talk to my wife and call her back since we had to travel 1 hour to get there. She said to call back and let her know. I called back within 3 minutes...no answer, so I left a message that we will be driving 1+ hours to get there. No call back within 30 mins, so I called and again answering machine. I called when we were 10 mins away, and no answer. We get there and she says she was very busy showing and the apartment is already rented. She said she saw me calling, but didn't answer because she was with other clients (even though she knew we were driving 1+ hours away...) WOW! I don't think they had any units available. They just wanted to improve their call list. Staff has no courtesy! read more

I lived here through 3 management changes and I have been the most unhappy with Greystar. The secretary does her best to help the tenants but is limited by Greystar. They do not answer your questions and do not acknowledge their problems. They changed the locks without clear advance notice and tenants were locked out of their apartments! When I moved out, I never received in writing the amounts they would take out of my deposit. The previous review here lists other important problems, namely the high cost of rent and the very old and unreliable plumbing. This place is not worth cost. read more

This property's renovated units are beautiful, the staff is great and the location can't be beat!

My experience with this establishment has been shocking at the very least. They have shown complete disregard for tenant rights. In fact, they chose to favor a tenant who ADMITTED to taking THEIR rent money and keeping it for himself, refusing to pay them, over the person who actually paid the rent money. Yes- you read that right- he admitted taking the rent from me and not forwarding it on to them, yet it was me they chose to treat as a criminal. They participated in an unauthorized entry into my residence with absolutely no prior notice. And they illegally shut off electricity to the apartment even though they had never once issued me an eviction notice. Although the law only requires that one reside in the same place for 30 consecutive days in order to establish tenancy, and their knowledge of my residency for the past nearly 90 days could easily be established, they refused to recognize me as a tenant and denied the rights afforded to my by the law. You see, since the beginning of June, I'd been subleasing from a tenant whose work had made it necessary for him to leave the area for six months. I suspected subleasing may be against policy, but I also knew that a landlord is required to mitigate costs when it's necessary for a tenant to break a lease. The tenant I was subleasing from assured me that management was aware of our arrangement, and since I'd been introduced to the maintenance manager and already received a complaint because my dog peed on the balcony...it was clear my occupancy of the apartment was known. Not once during this time did they ask me to leave or tell me I was in violation of terms of the lease... They didn't even ask me to fill out an application or screening form or request any information about me at all. Yet when the person I was leasing from was evicted because he wasn't forwarding my rent, management acted like they'd had no knowledge of my presence, denying my tenancy and therefore any due process afforded me by the Landlord/Tenant Law, refusing to give me any time whatsoever to make alternate housing arrangements.I had given him a substantial amount of money for rent- THEIR RENT, and they treated me as though I was trespassing and they allowed the deadbeat and his movers to enter my residence at 9am on a Saturday morning with absolutely no notice and turn the place upside down, while removing the rest of the his furnishings, all the while, thrashing many of my belongings, essentially ransacking the place. I have since consulted with an attorney, but those considering this place as your home...do so at your own risk. Be warned that Greystar Management isn't above dishonesty, nor do they have any problem intruding upon you or without warning you, putting you in the street...making you feel violated and stripping you of any sense of security or dignity you may have once had in your own home. read more

Where to begin. First of all the staff is constantly lying and never telling you the truth. The only one who is reliable is Scott the maintenance staff. For the most part things seemed nice when I first moved in, the location is nice and I felt good being there, at least in the beginning. When I needed to move because of relocation for work I spoke with the staff (Laura I think) and she let me know that there were already people ready to move into my 1 bedroom and that we should be getting our full deposit back. We were under the impression that the new tenant would move in very soon (not the next month since they told us it would be only a few weeks at the most for them to move in so that we didn't have to pay for a vacant apartment). Long story short, they promised to let us know how things were going, no response, we had to reach out more than 3 times and they lead us around a wild goose chase, lying the entire time that we would get our deposit back. They also promised to send us a letter with the details of the charges for any due amount but we received nothing, only a mean angry un-professional letter asking for money with no explanation of charges. Very unprofessional, cruel staff, ever since Becca left the staff was a nightmare. They never gave us our deposit back and actually charged us in the end all because they wanted to cover up their dishonesty and lack of respect. Absolutely terrible, whatever you do... DO NOT MOVE HERE. Save your money for a place with better management that will actually respect you and not just try to rob you of your hard earned money. Be weary when you own a cat, some crazy neighbor has a habit of stealing them, especially from new residents and management knows about this, yet will not help you, nor care. Also, the hallways are smelly, laundry service is terrible, people constantly trash and leave their stuff in machines for hours and hours, not caring about others - but when you leave your laundry for more than 5 minutes after the machine is done, neighbors take your clothes and throw them aside, since they cannot wait 5 minutes apparently. The walls seem to be made of paper, you hear literally everything from your neighbors. There also have been break ins, even though there is gate control, but for some reason is never active, all doors are constantly open for everyone by day and night to walk in and yes, there have been robberies. There are more things to tell, not to mention that rent got stolen by staff when paid cash - that is why Greystar does only accept checks. read more

As someone who has been searching for apartments and moving regularly for a while now, I appreciate the value of reviews and wanted to add an honest one to help potential tenants in determining whether Oceanview is a good spot for them. I, like a lot (I'm sure) of tenants here, chose this complex first and foremost due to their pet friendly policy, and as far as complexes go in the area, I think this one was truly the best option for pet owners in this price range. Pros: The location is a HUGE and obvious positive, as it's in walking distance of beaches, the boardwalk, and a short drive to several grocery stores too. Easy to get onto main roads from here, the car traffic in the area is minimal, and street parking for extra cars (you only get one space for a car) is plentiful and extremely easy, even on the weekends. Dream come true location for dog owners, as you can walk to the two only dog friendly beaches in the area from here. So I can confidently say that this is a dog owners paradise. Doggie stations all around with bags and trash cans, and many neighbors with dogs. Neighbors and their dogs are extremely quiet and I have never been bothered by neighbor noise. Close 10 min walk to bus stops to and from UCSC and around the city too. Melissa (the manager), is extremely friendly and sweet and communicates well about community updates. This neighborhood is extremely safe, children always playing in nearby residential streets, and this area is surrounded by beautiful homes on the parts that aren't surrounded by the ocean. To those who are considering a first floor apartment but worry about safety and patio access, I feel that the first floor is safe (unlike other apartments I've lived in) and the patios on the first floor are high and can't really be looked into. My apartment was recently remodeled when we moved in and it is bright and well lit with large windows. I can't hear my upstairs neighbors at all, only a very low hum when they vacuum, so the floors are well insulated. No A/C, but its not needed due to the cool ocean air. The hallways are always warm and thus the apartment stays warm at night and doesn't get too chilly. Dumpster is in the parking lot and there is recycling too. To those wondering, mail gets delivered to your front door as normal as the delivery people have access to the buildings and hallways during business hours. No bug or mold issues as of yet, and there are ventilators in the bathrooms. Really nice bathroom cabinets in my opinion. The price is high, but compared to other complexes (ESPECIALLY compared to other dog friendly ones) the price really does reflect all the extra benefits you get living here. CONS: Unfortunately I moved in at a tricky time in Oceanview's lifetime, as they were recently bought by a new company and thus is being basically completely remodeled in almost every way imaginable. Right now, the first floor hallway is being completely redone, as well as all the patios, which results in constant noise during business hours. Also, storage space is a bit lacking, if there was any way to fit in a hallway closet or any extra storage closet aside from the bedroom one, it would help a lot, but I know that with these one bedroom layout its not possible. I know that some do have extra storage at an extra price. I assume that all this construction will end in about a year or so, and once it does, I think this complex will be pretty much perfect. Once the construction subsides, I think it would be a great place for young children too because aside from the construction, it is extremely quiet here and well insulated for the most part, along with being safe. Things i have no clue about: -The pool: I've never been but it looks nice. -Maintenance: Scott is extremely friendly and nice, but I've never had a maintenance issue so I can't speak on the maintenance request system and whatnot just yet. All in all, I love this complex so far, aside from the construction, and I'm sure that once that subsides I'll never want to leave. read more

If you want to be close to the ocean, in a serene setting with great management this is the place. Shelly is a super manager and gets things done. Josh takes care of any issues in hours rather than days. Overall, this place is the best place I have lived and I will be sad to leave. read more

Let me be clear. The appartment itself is four stars. Love having a pool that rarely has anyone in it. One assigned covered parking spot. Street parking as well. Gated private lot where your assigned spot is. Laundry rooms on each of the three levels. Not ecstatic about the hotel style hallways to get to your front door. But the inside if the appartment is nice. All new appliances and wood floor in entry way as well as kitchen and dining room and bathroom. Super dog friendly. Too all types. Heres why I didn't give it five stars. Management has changed again seems to always be changing. My boyfriend and I have gotten two noise complaints and were normal people. Haven't had parties or anything it's just a very quiet complex I mean really quiet. So be forewarned. read more

Not only is the place moldy but the service is aweful! If something breaks or goes wrong, it can take up to several weeks to fix the problem. My unit had mold that grew throughout my bedroom and it took two months to get them to do anything about it. Currently my dishwasher is broken and I've been waiting two weeks and it still hasn't been attended to. read more

Moldy!!!!! The parking lot cars get vandalized constantly...Very unsecure community! The new management (Greystar) is unbelievable unaccomodating and unfriendly, they are making long term tenants leave with their unreasonable rent increases. Almost no extra storage in the property. Washer/dryers always malfunctioning and not enough for the amount of tenants. The sinks (first/second floor apartments) back flush dirty water. Leaks in the windows create black mold all around (people got sick this past winter). Look for a different place, it's not worth your money to live here. read more

I am approaching my second year and cannot wait to move. The location is beautiful, the neighbors are great, and Scott (maintenance) is a gem. This company has changed management three times during my stay and the current one, Laura has made it unbearable to live here. She is unprofessional, consistently distributes notices for residents to move their things off balcony, out of storage, etc for community work that ends up being delayed. I get calls at work to ask if they can enter my apartment on short notice for nothing. The last 5 months have been a tremendous burden to keep up with all of their short notice work. This is a small community and you would think that personal service would be easy to deliver. Not so. This manager does not even live here, yet when the weather is warm, she will be at our pool with her kids, friends, beer, and using all the amenities. I will add that if you have asthma or children then the pot smell may be a bother. Yes it is a non smoking community yet, understandingly, this is Santa Cruz. read more

Not recommended... extremely overpriced ($1750 /mo for a ONE bedroom) wish I could say it is worth it, but it really isnt. They have NO storage, 1 closet in the whole house and they do not allow you to store anything on the deck OR in the carport. If you have anything stored there, they will PERSONALLY dispose of it themselves. The owners of the complex come around once a year, and clearly do not have any interest in the tenants needs. Management and maintnence are very friendly but still I would not recommend living here read more
