We loved the set up of the bed and breakfast, that there were things to do there, the bed was so comfortable in the Walnut suite, the homemade breakfast was phenomenal and we enjoyed good conversation with the owners. Let me tell you about OUR EXPERIENCE with Walnut Waters starting upon our arrival. The owner-host Rebecca was like a marine corps drill sergeant greeting recruits for boot camp by being overly aggressive in micro-managing our stay by telling us what we could do & could not do starting the moment we got there. She was an obnoxious, femi-nazi type control freak personality. I am handicapped, and our room had access from an adjacent parking level, but I was told that I was NOT allowed to use that parking, and would have to use the stairs. Again, I am handicapped. I was being forced to use stairs as a handicapped person. Secondly, we inspected our room and found it to be 80 degrees in the room which had a lock box on the thermostat to keep guests from adjusting the temperature to THEIR comfort level. (What kind of place does that?) When I asked the owner-host to turn the temp down cooler she stated "You have a fan in your room". I told her that we didn't pay for just having a fan in our room, we paid to be comfortable on a VERY hot July 31st (the heat index that day was 110 degrees outside). Because of the demeanor to NOT facilitate my needs as a handicapped American first & foremost, and because the owner-host wouldn't even cool our room down, I told her we weren't going to stay. She refused our refund. I have since filed a complaint with the Kansas City area BBB.

The people who stay at Inn at 425 appreciate the beauty of the turn of the century decorations and they love Kansas City. Great conversation! Our stay at 425 was a special time of our trip which we valued as equal to any of the attractions of KC. It was to converse and get to know Stephan and Carl, the owners. Here are the details: - This is a fine location that is close to attractions of KC: WWI Museum, Truman Library and Steamboat Arabia exhibit were our favorites. - Taking Lyft to dinner is quick and easy. (We enjoyed Q29 BBQ.) - The details I appreciated: coddled eggs served in beautiful coddlers, quality cutlery being placed perfectly (knife side in!), tasteful placement of antiques that give the room warmth and character. - Clean! I mused the bathroom floor was clean enough to eat off of... but I did not. - Attentive service! I brought back a six pack of ale and put into the cooler. At that time, there were only wine glasses standing by, but in the morning, Weizen glasses appeared in the collection. - I can't say enough of the quality! The food was real! Thick slices of real ham, fresh fruit; and even the capers were high end. There is a lot to see and do in KC. Sofie and I look forward to returning to the Inn at 425 to see our new friends Stephen and Carl! Maybe we will take a day and just sit out in the garden at 425. It's that kind of place!

Ten of us recently rented out the whole Inn for a Junior High School reunion. Carl and Stephan worked hard to make sure everything was just right for us. Every detail was perfect - the ornately welcoming Victorian home was an elegant, but homey place for us to come together, each of the rooms was sparklingly clean and perfectly decorated and the breakfasts were amazing. The Inn At 425 was such a fabulous venue for our get together, I can hardly wait to bring my husband back for a romantic weekend. Carl and Stephan, you ROCK!!! With Love, Beth and the Girls

    I would give this zero stars if I could…read more.. The owner Matt is a joke! Reserved this on June from Booking.com and I called today, September 7th to confirm instructions for the door. He calls me back, yelling, saying he "tried" to get a hold of me several times to cancel but in Booking.com it showed it was still booked. I called booking.com and they told me that he never informed them that my reservation was cancelled. So... he cancelled my reservation after he found out that a music festival was the same weekend I booked so he can raise his prices. What a dishonest piece of shit! If I didnt called today, I would've drove 4 hours, to find out I didnt have a place to stay. To top it off, because he didn't inform Booking.com, my funds would've still been taken out from my credit card! I had to demand booking.com to call him while I was on the phone to cancel it on his end, because my reservation was still confirmed. Again, what a joke of a person you are! When we arrived we were greeted by Scott and after a quick run through and tour of the house we went to our room, The Jesse & Rhoda room. The room was so charming and perfect for our needs. We spent the next few hours roaming around their land. They have beautiful walking trails and a pond with fish. There's turkeys, dogs, kittens, and cows to become friends with. They turned their barn into the Bar/n which is a super cool hangout space with TVs, dartboard, and an amazing bar. You can bring your own alcohol and I could see this being an amazing place to bring a group of friends. While we were in the Bar/n chickens and kittens were roaming around. It was so charming. There is an option to add dinner to your stay for $25 a person. You must add this to your reservation! We were able to enjoy and amazing surf and turf dinner with the owners with amazing homemade bread, celery salad from their garden, and amazing fruit crisp. Their beef is from the cattle they raise in their property. Don't even get me started on breakfast the next morning. It was just as good! We will definitely be returning for another staycation!

We were greeted by Peggy the Inn Keeper with a smile and just a downright peachy attitude that rubbed off on us as soon as we entered. I reserved "The Cottage" which was a typical small town 2 bedroom house right next door. It was perfect for us since we had another couple with us and after a night at the underground Irish pub, we were thankful that we didn't have to be quiet when we came back. We also had a great time playing the Wii and relaxing in the living room. I highly recommend The Cottage to anyone. Now for the breakfast, truly amazing! The 3 course meal left me full for the rest of the day and Peggy's expertise in the kitchen was on full display through the presentation and quality of the breakfast she had made. Peggy really made the morning fun with her bubbly personality, and hearing some of her stories was one of the highlights of the morning. To top everything off, I somehow managed to leave my toiletry bag in the bathroom and didn't realize it until later that night. So here I was expecting to drive the hour on my lunch break to pick it up when I checked my email and Peggy had sent me an email stating that she found it and had already mailed it to me. Talk about going above and beyond what's required. I can't thnk you enough Peggy for an incredible experience. I'm already planning our next trip back so we can see some more Irish bands at O'Malleys!
