The summer season for Westerly is busy as Misquamicutt is a huge draw as are the weekly rentals but Stanton is always well organized, professional and very quick to get you in and out of the office. The rental prices are reasonable and believe me, it's easier to rent in Westerly than it is on Cape Cod & the prices are much better. My only problem is that they send out the balance due invoices later and later each year. This year, I only had about a week from when the invoice was received to when the balance was due. I don't think that's good business but we like our week in Westerly too much to really look elsewhere.

I had lost her phone number, but remembered certain details about her from our telephone conversation. I kept trying to call back and he kept hanging up on me. I certainly hope that the owner of this agency sees this review. I was interested in meeting with this woman, but Larry refused to give me her phone number or let me explain what our conversation was about. In my entire career I have never encountered anything like this. I'm pretty much speechless. If this is what doing business in Rhode Island is like, I don't think I want to invest in properties there.

    Anecdotally, I have a tremendous amount to say about this experience but will limit the review to…read moreonly statements which can be proven. THE PROCESS On 2/15/2022 I reserved a listing and paid a 50% deposit; then paid the remaining 50% due for rental on 6/16/2022. Having heard nothing from the owner since 2/16/2022 I reached out using AirBnB's messaging system on 6/29/2022. The owner responded the same day, asked to follow-up via a personal email address, and I received a message later in the day indicating " Attached is our rental agreement with all the house information, details, check-in, check-out, parking, etc." The "rental agreement" contains new details which were not included in the AirBnb listing, see applicable items copied and pasted from the rental agreement below: New details - "Automobiles are not allowed to park on the street. Two (2) parking spaces are available for renters. Vehicles parked on the side of road may be towed as these are No Parking zones. Please note that owners use the parking space in between the cottages, please park in this designated "Renter Parking" area only, under the front porch, against the rock foundation: Note: the Property Owner uses the lawn area for parking at all times, which is the space to the left of Tenant Parking, as well as, the Basement is restricted to the Owner's use only." THE DECISION I had already paid for the rental in full upon receipt of the rental agreement. This situation forced me to make a choice; cancel my childrens beach trip at the last minute and plead for my money back, or attempt to cope with new terms in an unexpected situation. I chose the latter. THE REALITY With the exception of the two tenant parking spaces the remainder of the property is an active parking lot for not just the owners, but dozens of their friends and family that come and go throughout the day and into the late evening hours; the "owner's only" basement is effectively used as a cabana for this large group. There were points in time where there were up to eleven vehicles on the property, only one of which was mine. THE EXIT We paid for a week and left two days early. The next day I submitted a request through AirBnB for a partial refund, sharing the statements made by my children (cited above) as the primary reasons. The owner responded this morning with the following message: I am sorry you did not enjoy your stay, it is very unfortunate that you are making these complaints and exited early. To respond to your comments; First, our description on Airbnb (see screenshot) clearly mentions details about the areas owners use (parking and basement). Second, the cars parked in your photos are isolated to solely July 4 holiday which I explained to your wife; for all our rentals, we reserve the right to park our lawn. Next, this house is located on the 'main beach strip' of Atlantic Ave where all Misquamicut beaches are accessed to/from which is told in my airbnb description, therefore I cannot control the level of beach traffic on any day. You should have done more research/ google earth or asked questions about the location of our beach house if you had any doubts prior to booking. The intersecting road we are located on is Breach Dr, that is a long dead end residential road clearly safe for bike riding. Guests enjoy that all the time. Or, just over the Weekapaug bridge are elite quite residential small safe neighborhoods to bike ride, if you did not like Atlantic Avenue sidewalks and designated Bike Lanes that are there. You exited/checked out without my knowledge, prior to your booking date which is not appreciated. This house is enjoyed by so many guests steps to a private beach access, so it is hard to understand justifiable facts regarding your dislikes. My conversation with the woman who answered the phone at the Atlantic Beach Resort Casino went as follows: Ring ring Woman: hello Me: (confused pause) is this the Atlantic beach... Woman:yup Me: I was calling to inquire about your availability and rates for this evening Woman: no I don't have anything CLEAN for tonight Me: oh ok thanks Woman hangs up ....ummm wow thanks! We were an hour drive away at this point so there was time to prepare a room. If this woman was the owner then she must not be in the business to make money. If she is not the owner I highly doubt the owner would be happy to know she's not in the business of making him/her money. Aside from losing out on what I would call an easy $100 or so, she had terrible phone etiquette in general never mind for a business. On another note, the Sandcastle is right up the road and was great! Clean clean clean!! Great deck overlooking the ocean! And the sweet girl working the office stayed a half hour after the office closed to wait for our arrival!

She made a lunch reservation for five in the Bistro. We walked through the stately lobby and bar area to get to the Bistro. We we seated at a round window table with a great view of the private beach for hotel guests. Of course, there was a pristine white tablecloth and napkins plus fresh Calla Lillies on the table. Flatware was top notch. Glasses were thin walled French. Condiments including tiny bottle of hot sauce were in sealed containers on each table. Salt was in a porcelain bowl. It was very good with chunks of sweet lobster, and the fries were outstanding. I also enjoyed the Carrot Ginger Soup. The best part about this whole experience, and working with Ben in general, was his very deep understanding of both the market and the area. He is on top of the latest real estate trends, he has a strong marketing presence and he remains calm. He was very easy to get along with, he was responsive and I trusted him. Ive purchased and sold other homes and have not had that same confidence. Having someone who you can trust and who you enjoy working with is a huge asset to your success. Ben has deep institutional knowledge from his years working in the Westerly area and knows the RI real estate regulations like the back of his hand. His knowledge really paid off. It made the process much easier, it provided a very appreciated sense of confidence and it helped us get our asking price in the end. While leaving is bittersweet, Ben helped us recoup what we invested in our home and found buyers who I expect will be very happy. I would recommend him to anyone looking to buy or sell their home.
