Modern apartments that are very well maintained. Attentive office staff, especially Ashley! The large patios are a real plus. You can't find a better location, just 1/2 a mile from Clear Fork shopping and restaurants. read more

RENT ANYWHERE ELSE -- this place will drain your money and your patience. This property is known for dishonest deposit practices and treating tenants unfairly, and my experience confirmed it. They attempted to charge me $1,200 for carpet replacement over so-called "damage" that wasn't visible during my tenancy and was only discovered by pulling up the carpet after I moved out. When I pushed back, they admitted $600 of that wasn't even a valid charge, rather for vinyl replacement that was never even done. After several emails back and forth, they removed the invalid $600 charge - but ONLY after I threatened legal action. No explanation. No apology. They couldn't even provide proper invoices or legal documentation to back up their charges -- just redacted, sketchy screenshots. Take a look at the attached photos, they speak for themselves. YES that's right - you're looking at the pictures from move-out of the very same carpet they claim needed to be replaced. Even employees have admitted this manager is unfair and dishonest, and after speaking to other tenants, it's clear this is a pattern here -- not a one-off. In fact, resident's have been meeting privately for months because of the same treatment: inflated charges, unprofessionalism, intimidation, thievery and evasive answers. Save yourself the stress. The property right next door charges less, offers more amenities, and has the same river access -- without the games or the petty onsite management. Ashley is great but the other two young women in the office seem to get entertainment out of messing with people's housing and livelihoods -- it's incredibly unprofessional and exhausting to deal with. read more

So, I'm giving a 5 star... I've been here for almost 4 years and never really had any isssues with managment. However, my absolute favorite is Ashley Pitts!! Anytime I need help, she advises me on what to do about each situation. (ie; my clicker, trash, etc) =) read more

PLEASE BE WARNED!!!! I have lived at this complex in my same exact unit since 12/2018. I used to LOVE it here when it ran by our previous management group. Things have totally taken a dip these past 2-3 years since "HG Living" taken over. Below are the completely unacceptable (in my opinion) situations that I've dealt with living here since (2022 - Present) around when HG Living acquired this complex: 1.They no longer require background checks to live here and as a result, in building 12 directly across the hall from my unit, my neighbor shot a girl in the head late at night one weekend and was FINALLY evicted after numerous complaints from my neighbors below him of constant domestic violence noises. This just happened last year in 2023 and I would see this neighbor daily leaving to and from my complex. Completely bone chilling!!! 2.August of 2024 when North TX reached 110 degree temperatures for 4 straight days, my AC went out and I went 5 days without a single response from my maintenance request. I was eventually advised that there is an "emergency" line to call for AC issues (which is literally just the front desk) and that was NEVER the protocol living here since 2018. Official maintenance request were always protocol to get AC or anything fixed and they prioritized the request themselves. Also mind you.... the front office has quite literally NEVER answered a single one of my calls to the office since HG has taken over. Give them a call right now and literally see for yourself. LOL 3.In the 6 years that i've lived here, I've never missed a rent payment... until somehow this month 9/2024. The kicker is that I wasn't even late paying my rent for this month. I paid on Septembers 2024s rent on time per usually,, received my usual confirmation of payment, and was later called on the phone almost 2 weeks later saying that something kicked-back with my bank and they never received my payment but they can see the transaction attempt. I now had to pay an extra I must pay an extra $75 plus in fee's on top of that now what I originally owed, and it must be done via debit card. I literally bank JP Morgan Chase, just about the largest and arguable the most technologically innovation financial institution in banking. I always have banked here. My money was then, and still is now sitting in my account pending their transaction. The Lodge could have called me immediately ANY regarding payment issues or simply waved or absorb the fee. When I asked them a solution for the future, they said to pay via debit card incur an $8 fee each month to ensure it hits their bank immediately rather than paying ACH direct deposit, which has ALWAYS worked for me in the past. Huh??? I've never heard of a complex that has issues with direct deposit via my Account and Routing information straight from my account. Really guys??? 4. Lastly, my rent has gone up $445 a month since I first moved in and my pet rent increased from $25 a month to $50 a month. As if things couldn't be more challenging here, I even recently lost my awesome Healthcare Staffing Career of the last 3.5 years recently due to the current nature of the economy / healthcare market and went to The Lodge in August to see what my options where for breaking my lease here... I expected to pay the Lodge maybe 1....2 months rent TOPS as a fee to break the lease. Y'all .... they literally came came back to me and said they needed 4 MONTH'S RENT as a fee to break my lease early here!!! My unit is a 2 bedroom / 2 bath in Dallas / Fort Worth in 2024. You all are aware of this current renting market. You do the math on that and see if this sounds like any at all of a reasonable ask. This was nothing but another example of corporate bullies taking advantage of working class people, but via our most vulnerable of our possessions: our literal homes! Disgusting. Never again after this lease ends! Between unemployment and working odds and ins opportunities, I've nonetheless continue to pay my 2024 inflated rent without ANY delays, but after this $75 fee hit me with due to a technological error on THEIR part with THEIR payment portal tech, it was the straw that broke the camels back. I just had to share my experience here at this point. They tried to blame Chase Bank and myself. What a laugh, to be honest... If all this wasn't enough... there has been literally ZERO renovations to the interior of my complex since my rent increased by $445. My foundation is failing here and as a result there are cracks all across my apartment, my patio door would no longer close shut all the way (they made a temp fix for this finally last year) and my window blinds are fried by the TX heat and cracking over time. Pet owners: If you have a pet, I would advise to not choose The Lodge at River Park as your home. Recently they required everyone to create a pet profile for pet screening which cost us $25. What they didn't explain is that the profile would then be used to to raise our pet rent from $20 a month to $30-$50. For some reason, which they deny to explain is why my pet rent went to the full $50. I called every complex on this street and their pet rent ranges from $15-$20 a month. This complex and Harbor Group Management is not in the business of customer service with their tenants. They are only in the business to make money. I could write a book of complaints about the corporate management here, the high ratings actually surprise me. read more

During this winter weather blast buildings have had to have their water turned off as a result of busted pipes. Management has unlocked vacant apartments during certain hours so those residents can shower. This is above and beyond. Great job management! read more

They stole $1,200 from me. I just moved out after two years and, while I moved out on the 3rd of the month, they withdrew over $1,200 from my bank account and are refusing to give it back. The bill they had sent me before for the 3 days $100. I'm not sure about you but having $1,200 less in your bank account than you had planned is not easy to live with. I've tried contacting the office but get no response. Stay away from this place. Nicer places along the river with A LOT less of a headache. read more

Establishing residence at this location was a smooth and easy thanks to leasing agent Ashley Pitts. Walking into the office Ashley greeted us and our dog with excitement and enthusiasm. She professionally walked us through the company policy and explained the move in process , answering all questions without needing more clarity. Ashley was a wonderful introduction to the complex and made us feel even more confident that this will be our new home. After the normal paperwork and conversation upon inquiry she took us on a tour of the complex and showed us all the wonderful amenities it had to offer. Her knowledge of the property and her willingness to be transparent we knew and our dog that this will be the place for us. Ashley Pitts is one of the main reasons why we moved here. The location is awesome and the neighbors are great. Thank you Ashley for being so wonderful with our move in and even though moving is a hassle I would do it again if Ashley Pitts is the one helping us . Cheers !!! read more
