I particularly admire their friendliness and professionalism. Over the years, I observed how welcoming they were to new tenants and how consistent they were in keeping the lobby area organized and relaxed. I also remember several instances, during emergencies, when they remained calm and helpful, showing a genuine concern for the well-being of each tenant. As for the management, I've read some of the more recent Yelp reviews and I have a slightly different opinion. When I moved in, I knew this building was part of a national network of apartments owned and operated by Equity Residential. What I assumed (and what turned out to be true) was that the management structure was fairly large and regulated, which was fine with me. Not only were there no hidden charges outside what was listed in the lease, but it also gave me peace of mind to know that I was guaranteed what was advertised and that there were protocols in place to handle most any situation. Three years ago, when Parc Coliseum had to comply with building codes, the management did their best to keep the tenants updated on when and where the construction work was occurring, allowing us to plan accordingly. Since then, they have also shown an increasing willingness to listen to the concerns of residents (e.g. making sure the building remains smoke-free). Overall, it is my belief that Parc Coliseum's management team is continuously driven by two goals: making sure that this facility, as a residential business, runs smoothly and that the tenants have a relaxed and pleasant time during their stay. I'm giving Parc Coliseum 5 stars because I only had very minor concerns (e.g. the noise levels between apartments); the positives definitely outweighed the negatives. I'm currently moving to a studio apartment in midtown, but I'm sure I'll miss living in Parc Coliseum. The community, the location, and the facilities are one of a kind. I highly recommend it!

Rudin never takes accountability, often does not communicate with tenants, and, worst of all, RAISES RENT NEARLY 15% ANNUALLY- condoning the increases on the basis of being 'one of the few rentals on CPW.' This year, tenants are leaving in droves. I'd rather live 1 block away from the park in a building with amenities and functioning elevators than deal with this management company. Be warned.

A beautiful building…read more I grew up in it. It's one of the last buildings built during the heyday on CPW. It's style is what sets it apart: it's clad in a beatific off-white, beige brick, with its 90th street corner curved. Even though it was built 'post-war,' the apartments still have the exposed beams, & (thank goodness!) thick plaster walls (no gypsum board). In the mid-late 80's, a building was to b erected on the corner of 88th & CPW (a school had been in that location). The architects who 'designed' the building you currently see on 88th did a LOT of studying - & copying - of 295's architectural hallmarks, including it's shape (almost a cheap looking carbon copy), as we as the curved windows.

I cannot think of one con that we've experience during our time here. Our cozy little studio overlooking Lexington avenue is most certainly "home" and besides our own efforts to make it so within our apartment, the Monterey itself provides countless reasons to always have a place in our hearts. MANAGEMENT The management is absolutely phenomenal. Since day one, Vincent (manager) and his team have been extremely accommodating, helpful, efficient, organized, prepared, sharp and best of all, genuinely happy, smiling faces. I have tremendous respect for all of the guys up front and most of them I've built strong enough relationships with to consider them my friends. LOCATION You can't beat the location. It takes literally 40 seconds from leaving the building to swiping in on the 6-train. It speeds up the commute, makes winters and rainy city days less frustrating and my favorite part is on the way home when your train pulls in to 96th street you're already "home". The neighborhood itself is also wonderful. Three quality grocery stores, a starbucks, a barbershop, CVS, restaurants, a wine store, central park (5 minute walk), and the absolutely wonderful Catholic Parish St. Francis de Sales is right around the corner and has become an integral part of our lives.   EMPLOYEES Every employee in our building is an an absolute pleasure. They truly care about the residents and it shows day-in and day-out. It's really great to come home to a smiling face and a helping hand on a daily basis. They handle all of our packages and keep everything organized with an online portal. They provide printouts if needed, secure backups keys if locked out and handle guest and delivery arrivals. Constant and efficient communication helps us so much. CLEANLINESS The building is so well taken care of, even the garbage rooms smell amazing. A lot of time and effort goes into making the building look amazing at all times. One of our favorite parts is the fresh, beautiful flower arrangements at the entrance every week. REPAIRS/REQUESTS Anytime we have a maintenance request or need something repaired in our apartment, Michael is there within a few hours, sometimes minutes with a big smile and solve. Sometimes it's shocking how fast things get done around here. It's very comforting. ROOFTOP The true gem of this building is the rooftop area that allows you to get some quiet time and feel like you are taking a step away from the craziness of the city. There's nothing better than having a dinner on the terrace on a warm summer night or laying out for some sun on hot summer's day. It's very big and allows for fun weekend guest entertainment. Plus, it holds a very special place in our hearts as this is where I proposed to my fiancé with a candle-lit, late-night proposal. It's a through lane. Something to keep in mind. It's on the same block as the subway and the crosstown buses. There are fancy restaurants and also delightful and affordable food options around here. There are good grocery stores a little more of a walk away. It's close to parks, green spaces, coffee shops, a library, a book store, and pretty much anything for wholesome living. I see bugs once in a while but if I check them immediately, I don't see them again for a while. I think the staff makes or breaks the whole experience. Jeff, Juan, Francisco, Reuben are always around. And a few other great maintenance folks I remember by face but need to jog my memory for their names. I have never lost a package. They fix problems promptly. They caution us about the weather. They notify if there is disruption of service. They communicate polity and well. They ensure it's a comfortable living experience. The commute to around the area is great. It's 20 minutes walking distance to the MET as well. The sound doesn't carry through the walls much. I recommend it for long term living.

Several apartments have huge LEAKS coming through the ceilings, and they just don't fix them. It is an old buliding that needs repair, and the repairs just don't get done. PROS: * Decent price for Manhattan * Functioning stove and oven * Door men are very kind and hold packages * Convenient to many attractions * Washers and dryers on premise w/ coin machine CONS: * Roaches - extremely large roach in the shower while I was showering * Management takes 2-3 days to respond to valid concerns (buzzer not functioning, roaches, broken appliances, entire wall lost power to outlets and lights in living area) * 3/5 with cleanliness * Rooms are furnished with very cheap furniture and appliances. ie. toilet paper roll fell off the wall the day we checked in. A/C unit only works 80% of the time. RED FLAG! - We were told on numerous occasions that we would receive our deposit of $1500 the day we returned the keys. However, that was NOT the case. We were told by Zaure (management) that we wouldn't get it for up to 45 days and it would be sent to our home in LA... she knew the entire time that we had to relocate to another area of NY and needed that deposit back to give to production who was funding our stay. I told her we wouldn't give the keys back until we received the deposit because we had it in WRITING that stated she would give us our deposit the day of checkout. She responded with, "Please don't keep something that isn't yours." The only person(s) keeping anything that wasn't theirs was Bridge Suites withholding our MONEY. We had to drive from Long Island to Manhattan to pickup the check that should've been there the day of checkout. *** When they start withholding money and go back on their word - BEWARE ***

The apartment came with everything I needed, fully stocked, bedding, furniture etc. Kitchen was in excellent condition. All I needed was my toiletries and clothing I was ready to rock n roll. Second, the air conditioning and heating units are dysfunctional. The hot water often fails. That's tough during frigid temperatures. Third, A&E, the realtor, continually requests steep increases in the rent. This is a lot to live with for such an expensive building. We love living here, because of the location and staff, but what a price to pay!
