He will get you to spend hundreds a month on unproven real estate gimmicks and companies. One of which went out of business in only a year after he showed me. The brokers are all arrogant and completely wrong with the trends of the real estate market. Twelve years ago they pushed the bogus and untrue notion that the real estate market would crash. Even citing a retiring bank CEO at the time. Such utter & unproven nonsense. I wouldn't trust them with my house. Since leaving this utter and complete mess of a brokerage, I've closed over $3M in sales. You're better off going to C21 Peak in Granada Hills. I'm surprised that they're still in business.

As someone who lives in the neighborhood, we thought Linda was the realtor for us. We felt anyone who would take their time to connect with her neighbors and community would work hard for the business. And we were right. We sold our home in 5 weeks to a difficult buyer. Linda remained the professional she is through the whole process. We can't thank Linda enough for all that she did to close the deal. This was due to her years of experience, a knack for buyer's therapy!!!, and professionalism. She was awesome through the whole process and any one would be remiss if they didn't use her services.

Kristen and her entire office/field staff are friendly, professional helpful with convenient access to communicate. Their newsletter updates help with reminders and information for keeping tenants and the property safe. The website portal for tenants is very easy to navigate for payment and loading documents. I have been very impressed with the prompt attention for the handling of all maintenance requests through the website and communication with that staff and their contractors. I have been a renter for over 40 years with different companies and 805 by far has been the best property management group.

We found how they manage work orders to be inappropriate. We ultimately asked that they not provide our contact information to vendors after being contacted by several vendors to make repairs we had not requested and were not aware of. There move out procedure is unreasonable. While we did receive 97% of our deposit back, the move out walk through lasted 1hour and 45 minutes and mostly pointed out items to be addressed by the land lord. We were not able to use the trash service our last week of renting due to 805 leasing requiring no trash be left in trash cans. There was a significant amount of instructions about replacing light bulbs and the exorbitant charges you will incur if the light bulbs don't match or are burnt out

    If I could give 0 stars I would…read more I was a tenant for 5 years and as soon as Michele left they completely went downhill. Specifically in the last year or two I could never get ahold of Melanie (current property manager), ever. I would call and leave voicemails repeatedly, send multiple emails and finally Tristan would respond and say that Melanie had been on vacation or out of the office. This happened anytime I had an issue or question for them. It took weeks if not months to reach them and then even longer for them to do something about the issue. I had a roof leak and I had to call/leave voicemails and email them repeatedly until they finally answered, all while water was pooling in my ceiling. Also, they never even repaired the water damage inside the unit. I emailed Melanie two months before our lease was up to notify her we would not be renewing it and asking how much the last months rent would be (since it was only half a month). She told me she would get back to me about the amount and I never heard from her again. After multiple emails and calls, Tristan finally responded to me but didn't know what I was referring to. He said he checked with Melanie who was also unaware why I was asking.. This was 15 days before I moved out. I moved out almost a month ago and have still not received my security deposit. I had to call them 6 times over the span of three days and email them once to get an update, they finally responded asking for my forwarding address so they could send me the deposit. This was two weeks ago and I still haven't received it. Tristan is very nice and helpful when you can get ahold of him but I would not recommend renting from this property management company.

She has been easy to get in touch with since the agreement signing process and even checks in every few months to see if everything is good. We had a fridge issue earlier in the year and the team was very responsive and helped us get it resolved quickly. Landscaping and pool care has been kept up with and it is a very clean well run complex.

    So far we have been extremely happy and at ease with Rincon Management…read more From finding great tenants quickly, making sure said tenant's necessities were met, assigning landscapers, and mitigating emergencies, they have made our life manageable by managing our property. When unexpected emergencies happen we are kept in the loop and issues are remedied promptly. Recently a neighboring condo had a snake bust one of our pipes. Luckily, Leo got on it immediately. He contacted the plumbing company who caused the issue and took care of our tenants by making sure there wasn't lingering water damage. During this whole process we received detailed updates along with photos of every part of the problem. Leo also approached us in a light way making this situation not feel like the sky was falling. We felt like we could ask questions or voice concerns without feeling like we were bothering anyone. We are so happy we chose this management company.
