Just like several other leasing offices, The Michael at Presidio has gone virtual. What's even better? Not only are pictures available in the gallery, but you can also easily access multiple 3D floor plans. If that isn't enough to persuade you, you can also stop by to do a self-tour of the complex in person. I was able to complete my application, get my ID & pay stubs verified, and all moved-in within less than a week! The only thing that stopped me from moving in even sooner was Sundays being closed, and that Monday was Memorial Day. If you are wondering why consider living in a different county other than Travis, what sold me was the proximity to work, the accessibility to the freeway, the age of the complex, the large space, the amenities and a 25 minute drive into the heart of Austin is a cinch compared to the hour drives I've had living in the East Coast and/or Houston! Amenities: Stainless steel appliances (microwave, stove, fridge, and dishwasher), Nest thermostat, deep sink, island kitchen, laminated wood flooring, a nice gym & pool, valet trash service, ample parking, garden bathtub, plenty of cabinets, and if you live on the first floor, YOU ARE GOING TO LOVE YOUR PATIO! I am very disappointed. Rented here recently and the cost is not cheap. The apartment itself, interior is not bad. I am happy with my home inside, it is comfortable but I do admit the walls are thin and I can hear the television and laughing/talking of my neighbors. What pisses me off the most, is, that the breezeways, walkways, and stairways are FILTHY. I'm talking, trash, filth, hair, broken glass, urine, spit, gum, trash grime, mold, etc. It's beyond disgusting. We have begged management to address it. We are ignored. We emailed Greystar management directly and again, ignored. Literally, begged them to come and look at it for themselves and asked if they would live amongst filth of this nature, and guess what? Ignored. The ladies who work at the front desk, very nice. It's the actual manager and property management who are too arrogant and indifferent that chose to ignore our pleas. When our lease is up, I will very likely be moving to another apartment. For the price you pay here, it is not acceptable to be living amongst this level of unsanitary, unsightly and unnerving filth. I do not appreciate coming home and walking through hallways that look like the very worst parts of 6th Street downtown. read more

Do not rent this place. Seems like they are here to make money out of their tenants. They charged me ~$1490 to transfer the lease which was getting over in 15 days. The lease transfer was done to a friend I myself referred. They charged me $150 for a late payment of $30-$40 for the additional water charges, even though I have paid all my rent diligently upfront without any delay via autopay every month from past 1 year. I tried all attempts to reach them for getting the late payment fee waived off - No one receives call at front desk, no one responds to the messages left on the online portal, when I walk upto the front desk, either the manager is not available of is out of office. I lease a message to give me a call back and they never call back and next thing I know, they are charging me again for not paying the late payment fee. read more

I wrote a really nice review before but I guess when the new property management company took it over it was archived. Anyway, giving the current staff another 5 stars to help as they work hard and are very friendly and communicative. The units are very nice looking and spacious. The community is well-kept, clean, and has great views all around the property. For the most part the complex is quiet and unless you pick a unit near the highway you should have a relatively quiet stay. Most of the residents are clean-cut and there are a lot of dogs but most of them are well-behaved. As far as noise the only bad thing is you'll very clearly hear upstairs neighbors walking / thumping which is a problem at most apartment complexes. But thankfully there aren't any ghetto cars or giant trucks rev their engines or playing music loud as they cruise by. The pool is beautiful and the community meeting/game room is awesome. The clubhouse is a great setup but I wish they would keep it open 24/7 as the previous management did which is nice to be able to go do work, hang by the fireplace, and get coffee / hot chocolate. The clubhouse is only open during office hours and it was a big amenity draw for me choosing here to be able to work at any time of the day/night and get away from the apartment from time to time to relax in a different environment. I'm giving 5 stars because the recent Texas ice storm wiped out a few apartments with leaking and it was a pretty stressful event causing a few residents including myself to get displaced. The management handled it with care and worked with me to be able to switch over to a similar unit and work with me a little on the price to help offset the moving costs and stress endured. I was pleased with the outcome. I've been living here since shortly after the complex opened a little over 4 years ago and until I found a house to buy this is where I'll be staying put. read more

The mature trees and creek running along the front of the property are peaceful and make it feel like you're not living in the middle of the city. We love walking the trails! The Michael at Presidio is simply put the worst place I've ever rented at. This is far from a luxury complex, and is noisy, dirty and unsafe. Be wary of the most positive reviews on Google Maps, as, after living there, I can tell you that they don't seem legit or accurate. Let me details my complains: *Security*: The community is not gated and every single apartment building in this complex is open to anyone who simply walks in, up to your very front unit door. There is no key fob needed to access those buildings. Your unit door has very weak bolts and won't resist anyone kicking them in. You have random people driving daily though the community, revving their engines with loud exhausts or music, typically at night. They don't enforce parking, so anyone can park in any spot they want. Since anyone can simply enter the community, your car is not safe. Behind some building are cars with broken windows (happened twice during my stay) or with flat tires. There was an attempted homicide during my stay in one of the adjacent blds. Check crime maps. *Cleanliness*: This place is truly disgusting. The breezeways are dirty, full of trash, bugs, food, cig buts, gum, bird poop and even dog poop. I highly encourage you to just walk around and visit the buildings on your own (not necessarily the one they'll show you). Trash rules are not enforced so you'll see trash outside at all hours of the day or from Fridays to Sunday with odors that you can't imagine. The interior of the apartment when I moved in had pet urine on the carpet (yes) and a wasp nest on the balcony. Talk about "pre move-in inspection". *Apartment amenities: Everything in the apartment is of the cheapest kind. They "wow" you with a Nest thermostat at the entrance (which by the way broke twice during my stay resulting in no A/C in the middle of summer) but trust me, it's the lowest quality you can expect for everything you can touch and you will start to notice once living there. Appliances are cheap, noisy and inefficient, some outlets didn't even work or are not wired properly (under the kitchen cabinet for example), fans would only work with their lights on, no GFCI outlets in the bathrooms (!), flimsy plumbing with the shower handle not even attached to the tile, grout missing in half of the tile, insulation is close to inexistent (windows let air in even when closed), rusted screws coming out the carpet, scratched vinyl flooring etc... The trash service is hit or miss, even if you strictly respect the community rules. They also don't recycle, even if you put it in a clearly marked blue bag and just throw it in the same spot as the other bags. They don't take card boxes like other services. *Noise*: Walls are paper-thin, you will hear anything coming from your neighbors, like them opening a faucet, the show they're watching on tv, them walking etc. EVERYTHING and this will drive you crazy. Stuff in your unit will *literally* shake when others slam their doors in the breezeway, I'm not kidding. My walls were also shaking every night because of the subwooker from someone in the building, whom was not even an immediate neighbor (that says a lot). You will hear every car coming in and out of the streets and I was on the highest floor. They also have a train track behind the apartment complex which runs late trains that you will also hear. *Management*: Some of their management people are kind-hearted and you can tell they mean no harm. But some, and unfortunately the ones you'll deal with, are either shady (counterfeiting documents like the reasons why you're moving out for example), or simply unprofessional and truly incompetent. They shy away from responsibilities when residents are not respecting rules (cleanliness from dog owners for example). They apparently rely on you, as a renter, to report violations from other renters (who likes to play community cops?) instead of them doing their job and enforcing them. Maintenance entered without authorization for a non-emergency call in my unit and got caught on security cameras. They conveniently didn't have my move-in form on record and chose to charge me random line items at move-out. When asked for receipts and photos, they ignored the request and mentioned that they will wait to be contacted by their receivables department to provide those (?). *Price*: Their price range makes it look like it's a luxury establishment- it's far, far from the reality. I've lived in luxury apartments for the past 10 years and it's fine to pay a high price for it, but they need to deliver the amount of comfort, luxury, and safety that would need to come from that price tag. The Michael is not delivering on that aspect, and Austin has a lot of options, especially around the Lakeline area. I've lived at several Greystar communities in the past, and always had a stellar experience. This one is shameful, and I highly recommend that you stay away and look at other options. read more

We have lived at the Michael at Presidio for almost a year. Our experience has been mixed, but still better than some previous experiences we've had at other apartment complexes. I have higher expectations for this complex since it definitely costs more than other complexes in the area, so that's why I'm being a bit more critical. Pros: - Very nice interior of the apartment. We have a 2/2 and although the living room area is really small, the rooms are adequate and the bathrooms are a good size. One of the master closets is huge which is a nice bonus. - Community events are nice, especially the Earth Day event where we were provided flowers, soil and pots so we could spruce up our patios. - There is overflow parking so finding a spot isn't a problem if you don't have a garage, though you will end up walking a bit. It still beats some apartment complexes where you're just S.O.L if your neighbors have guests and you have to park in front of the leasing office or something. - Management is really relaxed about decorations on your balcony / patio, so we enjoy looking at everyone's pretty setups. The first floor units with large patios have character with residents' decorations which can have nice plants, hammocks, garden decor, etc. Walking around the complex is nice and scenic and not a sad asphalt landscape like other complexes. There is definitely more of a "lived-in cozy home vibe" here. - Staff is really nice. Some complexes have a computer room w/ printers so we never bought a printer since we never needed to and we rarely print things anyway. This complex doesn't have one, but we've been told that's in the works. The office staff offered to print things for us which was a huge time saver (no trip to UPS, yay) and it's really appreciated. Cons: - It takes a very long time for maintenance requests. On average it's taken weeks to get small things done, and at best it's taken about a week. However, I had put in requests that were marked as "completed" when they never were and I had to resubmit the service requests again. Yes, we're in a pandemic, have been for a year now, but my previous apartment complex had 10x faster turnaround times for service requests and that was during the pandemic. - A lot of residents have a bunch of small "purse" dogs and leave them inside by themselves, so they bark non-stop all hours of the day. One resident on the first floor has 3+ dogs so whenever someone is walking by they bark like crazy. Community is extremely dog-friendly so you get all the cons with that. - The hallways and stairs are gross. There is trash liquid, animal pee, bird s*** everywhere. I informed management and asked when this would be cleaned and that was months ago. I was told they were getting bids for power washing but that goes back to last fall. It's April now. The nasty stuff attracts bugs, and the front doors to the apartments have a wide gap under them, so I've watched roaches casually stroll into our apartment from outside. We got a door sweep and taped it to the door. - There have been complaints on the online resident portal that there has been an increase of package thefts as of recent, so keep that in mind. We have not experienced this ourselves, so we're thankful for that. - You're forced to pay for the Fetch service ($15) and valet trash, which only comes M-Thurs. ($25). These are mandatory charges, regardless if you used the services or not. - You are not allowed to use your own washer and dryer and have to use theirs, which I felt a bit grossed out about. Our washer came with mold inside the rubber ring (front-loading machine) and the rubber part will ALWAYS eat your socks and undies. Put your small items in lingerie bags if you don't want to pull out sudsie underwear, socks etc from the drum seal. - The dryer vents lead out to an exterior little square right outside your balcony (we're on the 3d floor) and every time it's windy the square metal flaps to close the vents (I think they're dryer vents?) will SLAP repeatedly. So every 5-10 seconds, SLAP SLAP SLAP. It's very loud and can't be ignored, especially when you're trying to sleep - If you're a light sleeper I would advise not getting an apartment that faces the street towards the train. You will hear the screeching of the train at all hours read more

We moved into our apartment at The Michael 7 months ago and have loved it! We searched for an apartment with updated finishings, a spacious layout, had ample storage, while still in our budget and The Michael checked all of the boxes! We love our space and have really enjoyed the amenities as well- especially the pool! Our favorite part is hanging on the patio with some of the awesome neighbor friends we have made in the complex! Living here has been a nightmare. The units and the neighborhood are very nice, but trying to get anything done or resolved takes reaching out to corporate. I would not recommend this place to anyone. From the moment I moved in, it has been something every month. I cannot and will not go into great detail, but take it from someone who is barely home due to work and travel, don't waste your money. If I am barely here and having issue after issue, imagine how bad it would be for someone who was home frequently. Like I said, beautiful neighborhood, terrible experience. My lease is up on a July 17th, and they will have their keys as soon as they open, possibly sooner once I finalize everything with my new home. read more

I've lived here almost 4 years now with my husband and we haven't had a single issue. Clean, beautiful communal space, love the pool, modern updates, and maintenance is very fast. They host events and food trucks often Only would wish management would reply to portal emails and of course an occasional noisy neighbor/smoker but the Michael always catches these issues and sends notices. We love it here! We've been here since July 2020. The apartments are spacious with plenty of storage. The grounds are kept up beautifully. We have had zero problems with any noise disturbances or any other disturbances for that matter. We've seen changes in staff (Greystar seems to be great about moving staff around to broaden their knowledge and skills) but customer service has never lacked. Actually the staff is what makes this place a home! And the maintenance is ON IT! They are very attentive and friendly. I absolutely stand behind my 5 star rating! read more

I love living at the Michael. I feel like I am not in a complex but instead part of a community. There are great events, awesome amenities, and it is a great location. We really wanted to live in Austin but we did not want to be in an area that was too busy. The Michael fit that perfectly. Admittedly, it is pretty far north, but the area still has everything you could want and is not that far from downtown if you ever need to go. The apartments are large and well maintained. The management team is helpful and friendly. We have no complaints. This is a great place. read more

i moved here thinking having no gates wouldn't be an issue considering the area, i haven't even lived here 6 months and there's already been 2 break ins. once in the LOCKED garages, and once in the parking garage. mine along with 8-10 other neighbors had their windows smashed on their car. when i went to the office to ask about their security and let them know; they did mention that they have security petrol the front entrances but what will that do? how can you tell one is going to break into cars with how they look? so they're basically paying security to profile people and not even do it right. i do NOT recommend living here considering management doesn't really care what happens to their residence as long as they keep throwing useless events no one shows up to! luxury living my ass.... oh and don't get me started about the raccoon problem... read more

When this place was managed by the Gables it was fantastic. Ever since Graystar took over it's just been a constant downhill spiral. They make no repairs on the community facilities. You know, all the features they tout before you sign a lease. They don't monitor the pool so people who don't live here come in with their entire families but residents are limited to two guests at a time. TVs have been stolen from the gym as well as other equipment. They don't replace it. Pool umbrellas blew away in a storm and they have not been replaced, the music at the pool has not been repaired, the barbecues are frequently out of fuel and or dirty, mud overflows onto the common walkways so you could easily slip and fall, the Wi-Fi and Internet in the gym haven't worked in a long time, management is a joke. They always say, "we're working on it". I don't think it takes six months to get Internet up and running again. It's a shame Greystar management has let this place run down so much. read more

During 11/2019, I was asked to give 60 days notice I would not extend my lease. Days later, I received a water bill for $165.44. The front desk impolitely advised nothing could be done. Water in Austin is usually $20 monthly. Mine averaged well about that. The highest prior water bill had been $75.14. The next day, I discovered a defective toilet flap inside my toilet. I reported it immediately. Staff was on sight for 6-7 hours that day and the issue was reported prior to the start of the business day. Thanksgiving was the next day. The toilet remained unfixed for 6 days total after the issue was reported. The following month, I received a water bill for $374.79, which included the 6 days that elapsed between when the broken toilet flap was reported and fixed by maintenance. Today, 9 months after my rating was initially posted on apartments.com, local Greystar management indicated in their response on that site that the toilet was fixed within 48 hours. Consistent with my prior encounters with management at this property, their response was not true. I have advised them to remove their false post. When I initially reported the defective toilet flap, management claimed they could have not known of any issue with a defective toilet flap unless reported from the resident, so I was responsible for the full amount. I asked other residents about their experiences. Of the 30 asked, 28 had the same issue; a defective toilet flap and higher than average water bills. Many also noted other issues. While looking for another rental, I visited a new complex across the street. A staff member there noted he previously worked for the Michael and had received several hundred repair requests for defective toilet flaps. The Michael management clearly had knowledge of the issue, failed to fix the problem, allowed excess sewage usage by residents, and held residents responsible for the excessive bills. The local attorney for the property sent a threatening email advising that I was to no longer hinder their business. I provided my documentation proving they not only knew about the issue, but were engaging in the unethical act of overcharging residents for water and sewage, as well as allowing excess water and sewage usage; harming the environment. After numerous back and forth which included threats of legal actions against me, they finally offered to remove the $165.44 and $374.79 from future rent. I also requested to be reimbursed for nearly $440 I had been overcharged for water since beginning my residency at this property. Their attorney advised they would return the $440 if I would sign a release excusing them from any liability and agree to no longer speak of the issue. As I knew others were being overcharged and given dishonest information about the source of the excessive charges, I declined their offer and advised them I would be holding them accountable for informing the residents about the known issue of defective toilet flaps, fixing the issue, and reimbursing everyone who had been overcharged. Their response was continued threats and efforts to prevent me from sharing what was happening with other residents. After further investigating Greystar properties in TX, I discovered that 2 years prior, residents of another Greystar property had brought a class action against them in TX for a similar issue. Greystar settled the class action. I spoke with one of the attorneys on that case and he advised regarding ongoing issues with Greystar managed properties in TX. He stated that property management companies had campaigned to have laws changed in TX so that class actions could no longer be filed. However, individual small claims suits could be filed by residents. Because they had repeatedly been dishonest, I requested a walk-through at move-out. The first 95% of the walk-through was the manager not engaging until the maintenance staff changed the lock to the apartment; approximately 10 minutes. During the last portion, approximately 30 seconds, she quickly walked through the apartment and then stated that they had decided to accept the apartment as is. The apartment was in exceptional condition. I moved out on 1/26/2020. I received a final statement on 2/2/2020 from the Michael which indicated water usage from 11/22/19-12/23/19 was $69.27. I paid this immediately, even though it again covered the 6 day period that the toilet remained unfixed and was excessive. I was simply too tired to further engage. I took a screen shot and downloaded my statement on 1/27/20 from the online system for residents which reflected a $0 balance. On 3/3/2020, I received another bill which indicated a delinquent amount of $244.05 for utilities from 22 Nov 19 through 27 Jan 20, plus interest(?). Clearly this was false. While overturned by Greystar corporate after I provided documentation, I was never reimbursed for the $440 and $69.27 I was overcharged. I recommend avoiding this property. read more

Very poor customer service from the management and the only important thing for them -as you guessed it- is to rent the apartment. The apartment was not clean at move in and the air conditioning was not working. When I called, someone came an hour later and provided a heater and mentioned it will be fixed on Monday since it was Saturday night. It is Monday night now and the air conditioning is not fixed yet in February. I talked to the manager and she mentioned that per the lease agreement we "try" to address the issues with the vendor and we will see and per the lease agreement there's no commitment to fix the air conditioning in a certain time. When I asked her to give me a time frame she refused and said there's no specific timeframe. So I asked, could this take a month? I rent an apartment with air conditioning and heating and when I move in I find out that the apartment is not in a move in state and I have to wait for undisclosed time to have heating? That shows exactly the customer service that you get. A simple apology would have gone a long way and if she could have said we will work as soon as possible to fix the issues in the apartment that I just moved in, rather a confrontational way and no sense of customer service. To be fair, a maintenance guy who dropped the heater on Saturday was very nice and Randy from the office was also nice. read more
