    Terrible service from Coldwell Banker representatives including realtor Andrea Maines and bad house…read morebuying experience during and post-purchase with realtor Joshua Andruzzi. They flip houses for profit together but fail to disclose important information such as whether the house (bought 2/7/2022) had oil tank on the property before, refusing to do oil tank check for contamination, the fact that there was a fire on the property and also flooding issues (see pictures). Buyer beware! I recommend to new first-home buyers home inspection as well as reinspections to make sure they don't profit off of you and that they follow through with repairs. Having bought the home already, I have had to deal with weeks of no reply from either about getting a contractor's number and blueprints for the home after they were contracted to do repairs off a $380k home that I'd given them over $30k above asking. Andrea also tried to release escrow money without buyer authorization, and has not responded to requests for blueprint or taking photos off her social media including Facebook and Instagram of the home I bought that she still uses to self-promote. They are dishonest and left my husband and me in a terrible situation. Today was supposed to be our estate sale - Notice I said supposed. I spoke to Lisa on the phone months ago and explained that we were moving from our townhome and seriously downsizing. I let her know that we were a younger family and did not have antiques to sell. She said that was fine, the market was saturated and people were looking for different types of items. She agreed to come and assess the home, and on April 29th she came out. On this day she assessed the items in our home. I asked her if she thought that we had enough to sell and she said yes and that she would not agree to take the sale if she did not think it would be beneficial. After this assessment, I signed the contract and sent it to her. Here is where red flags began to appear. I had to email Lisa multiple times to follow up to make sure that she had received the contract. She finally acknowledged and said that she would be in contact to set up a day that she would come out and take pictures to advertise the sale. As the days went on, my husband and I began to stress that she had not been in contact with us about advertising or preparing our home for the sale. After multiple calls where she insisted that she "hadn't forgotten about us," she agreed to come out on the 27th of June to take pictures (less than TWO WEEKS before the sale). I was out of town for this visit, but my husband was present. When Lisa came in, he said that it appeared that she already had it in her head that she was not going to follow through with the CONTRACTUALLY agreed upon sale. She walked through our home again, and this time said that we did not have enough to sell therefore she was not going to take the sale. She said things like "that treadmill won't sell" when my husband asked why she responded, "well does it even work?" (the answer is yes, it does). Long story short, Lisa refused to take the sale, and instead gave us the number of a wholesaler. In my opinion, Lisa did not make us a priority and had waited too long to properly advertise the sale. We were selling the entire contents of our home - multiple bedroom and living room sets, workout equipment to include a treadmill, expensive cameras, bass and acoustic guitars, and loads of other items. After calling the wholesalers (who did not answer and still have not returned our multiple calls) we have resorted to the dangerous practice of selling items online and holding garage sales. The final ironic piece of this story is that as I was leaving my development today there was a sign up for another estate sale, held on the same street I live on. We would have had double the customers. If WE had been the ones to break the contract we would have had to pay Lisa for her time and advertising costs, but since she broke it there were no repercussions. Long story short, DO NOT trust Lisa or this company. They will not follow through and will leave you in a difficult situation. I will be cross-posting this review on as many sites as I can to warn people of their business practices.

I asked if they would take it for fourty. The "lady" who seemed to be in charge told us 48 was 20 % off and that's what the price is. We offered 45 and were again told 48. I walked away but my fiancé ended up getting it because we liked it. This company lost any future sales to us over 3 dollars. We hope the 3 dollars was worth it. Terrible business sense by the "lady" in charge

    Be very careful who you trust with selling your home. My experience with this brokerage became an…read moreabsolute nightmare the moment I requested a mutual release from my listing agreement. I was ignored for over 50 days before I finally had to retain an attorney to reach out on my behalf. Even after my attorney became involved, communication was still delayed or ignored. At this point, there are only about 38 days left on the listing agreement, the property has already been off the MLS for approximately 67 days, and they still refuse to meaningfully communicate regarding the situation. What makes this worse is that multiple people in management were aware of the issue, including my agent Jacki Smoyer, Joseph McDonald (President Residential Sales & Real Estate Services), Victoria Rivadeneira (Regional President), and Aileen M. Konzelmann (Branch Vice President). Despite all of them being aware of my concerns, nobody stepped in to properly address or resolve the matter professionally. The response was essentially "no," followed by silence. Meanwhile, the brokerage continued dragging things out instead of communicating with their client, who they owe fiduciary duties to. From my perspective, once a commission became uncertain, communication and concern for the client disappeared. After this experience, I began reading multiple reviews from other people claiming they were also ignored after raising concerns or discussing contract releases. Based on my experience, I would strongly caution anyone before signing a listing agreement with this brokerage.

We trusted her to sell our house and to act as a dual agent for us and the seller in the house we bought. I knew this goes against any common sense, but that's what she does: she convinces you to trust her. She told us she was a certified dual agent, but much later we learned there's no such certification. She acted like my boss in the sale of my house, demanding inspections and the purchase of unnecessary decor items. She didn't suggest, she pushed. In the house we bought, she hid minor and major/material issues, siding with the seller, and completely disregarding her obligation to act in defense of our interests too. The house we bought had high levels of mold. She was present when a mold remediation company came to inspect it and recommended treatment. She and the seller never disclosed it to us. After closing on the house, we found mold behind a crown molding that was removed. The same happened in another room and the main bathroom. When the mold remediation company came to give us an estimate for treating the mold, we learned that it was the same company the seller had called for the inspection two months prior. Susan denied knowing about any of this, even though the company owner clearly remembered talking to her and even receiving her business card. It took us 3 months to move in while trying to settle with the seller in relation to the mold and other issues that we found had been purposely hidden from us. The latest untrue information we found out that Susan Nece provided us refers to the jacuzzi in the main bathroom. She stated many times that the seller used that bathtub every single day. We just found out that the jacuzzi wasn't even plugged into an outlet. Remember this account if you are considering hiring her. She displayed no work ethic, kept lying despite all the evidence to the contrary, and showed no empathy for the struggles and damage her actions caused. Her boss, Aileen K., also didn't assume any responsibility for the actions of her agent. This matter is going to court, which will be a first for me. I hope this review will protect someone out there.
