The apartment is in poor condition and it looks nothing like the model in terms of quality. My first impression is PRG Real Estate Management does not invest their earnings to improve living standards/conditions. It's 2021 and the washer/dryer appears to be from the 70s/80s. The model and model photo washer/dryer wasn't old, which in my opinion is misleading. We are ok with the white kitchen appliances but making the change to stainless steel should be a priority. The refrigerator could be bigger and the stove upgraded to flat top. The sink is not two sided which I knew about when leasing but it's like, why? The closets haven't been updated with the new standard white wire shelving. There's trash on the floor in the master bedroom. The patio is filthy with rotted railings. The front door apt number has rusted nails sticking out. Multiple cracks in the ugly popcorn ceiling. There's no microwave and no linen closet. The toilets were dirty and there's dust in the corner of the ceilings. It smells bad like cigarette smoke. These apartments are extremely overpriced. It's disappointing and I'm glad we're only leasing here until our new home is built. Already counting down the days. Please invest in making this a better place for your tenants. The return on that investment will be huge.

For one it takes forever for maintenance people to get here to fix something emergency or not, there cabinets for the kitchens look nothing like what they do in the photos, there's no light fixtures in apartment except at dining room, kitchen, and bathroom. If you want or need more light you will have to buy lamps for every room. There cabinets look like total shit, and when we opened a cabinet it broke in half and they came in and just super glued it to fix it, and this happened a few times. There dishwashers suck, don't clean anything, have to wash the dishes a few times to get cleaned and no it wasn't full.

I have been here since 2019. Any problems I had were handled immediately. The only problem I have is my neighbors. I pay to have reserved parking and the ppl around here can't read and park in my space, but that's not White Oak's fault. They actually handle issues like this as fast as anything else. I would recommend living here to anyone. The bedrooms are huge, and the closest is spacious. You get more bang for your buck. Plus they are always having activities for the tenants and kids. Very nice. The STAFF...love them. All of them past and present. They go beyond the call of duty to make sure you are good. The only way I will leave here is if I decide to buy a house. Other than that. I'm not going anywhere.

So…read moreyou can make your own judgement. 1. this is a very noisy community. a. close to interstate highway, unavoidable traffic noise. b. noisy neighbor, kids playing balls in the central yard, dog barks for hours, middle night, early morning, loud TVs. people chatting and playing music loudly in the public area after 12 pm constantly. Reporting these to the leasing office does not work. 2. non urgent maintience requests take months to resolve. 3. trash services was not as promised. I had to write email to the leasing house to get trash removed. leasing office is hardly to reach. phone calls never go through. I have to manage my work schedule to go to the office. 4. I was late on my vacant notice. guess what? two months rent too simple, huh? despite they found new tenant immediately, they still charged two month rent, which I have no problem with. However, in additional to the two month rent, they charged extra nearly 1000$ random fees, like a month to month fees, storage fees, water, pest, trash, etc. despite the apartment is empty immediately after my lease ended, and no living activities there. They still charge everything as usual. While I was communicating with my attorney, they keep on treating and even threating to add additional late fee. 5. The floors/stairs are full of food/trash stains. animal waste can be seen every day in random places. this management is not about to provide better service, but to squeeze out every penny from you.

The hallways and stairwells are constantly covered in dog pee and poop, and the entire building reeks of urine 24/7. Management clearly doesn't enforce any kind of cleaning or pet policies, so if you enjoy walking through filth every day, this is the place for you. Parking? Forget about it. There are nowhere near enough spaces, so be prepared to park a mile away from your actual apartment. It's beyond frustrating to come home after a long day and have to hike just to get inside. Security? Nonexistent. The doors to the buildings are supposed to be secure, but that's a joke--if you pull hard enough, they just open. Literally anyone can walk in, which is a huge safety issue. I don't feel safe living here at all. And don't even get me started on the noise. The walls are paper-thin. I can hear my neighbors like they're in the same room as me. Every conversation, every loud TV show, every argument--clear as day. I've had to start wearing AirPods every night just to get some sleep. I've only been here a few months, and I'm already counting down the days until my lease is up. Save yourself the stress and find somewhere else to live. This place is disgusting, unsafe, and not worth a single penny.

Getting anything fixed always took forever. It's outdated and their idea of a washer dryer in your unit is a small stackable that you rent and it takes all day to dry clothes not worth it. And then you have the electrical it's not up to date my unit had knob and tube fuses not breaker switches. And the upstairs is hot as crap in the summer you have to have a window unit AC or a portable ac unit to keep the upstairs comfortable. There is no dishwasher and there is no real counter top space to cook. And no real place to put much of your kitchen appliances like toasters ect.. and not to mention the parking lot flooded a year ago and they knew it did that many times over and when it did it again our car was parked mind you in thr space and it got flooded and they had the nerve to us it was and I quote "An act of God and.not their problem". They should have had their insurance pay for thr loss of our car ans four other tenets that lost theirs as well. Beware of going there. Unless you like loud rap music blaring. I moved into my apartment on July 22, 2025, and have had ongoing pest issues since the very beginning. I reported the problem to management multiple times, starting on August 5, 2025, and even paid out of pocket for pest control services myself because the issue continued. Although management claimed pest control was being handled, the technician told me he was only instructed to check for sanitation, not to actually treat the problem and even noted that my apartment was sanitary. Despite that, I continue to deal with flying bugs and other pests. In addition to that, I was told a plumber would be sent to check my drains and that maintenance would replace my garbage disposal, but neither of those repairs has been completed. Communication with management has also been extremely poor . I've sent multiple emails, including a formal notice under Virginia tenant law, and have not received a single response back from my last email. It's been frustrating paying full rent for a unit that's not being properly maintained or treated for infestations. I hope management takes residents' concerns more seriously moving forward. It's frustrating paying full rent while dealing with pests and poor communication. I DO NOT recommend anyone living here. At this point I think it's best for me to leave. I'm refused to continue to live with bugs. And seems like the team here can careless about what I'm going through.

Avianna and Ashley are kind, professional, and genuinely helpful--unfortunately, they're carrying the entire place. Management is almost never onsite, and communication is a joke. Emails take forever to get a response to, if you get one at all. The property manager is consistently rude and acts like interacting with residents is a burden. When she is present, she makes no effort to speak with residents and dismisses concerns by telling everyone to "just email her," which leads nowhere. What really sealed it for me was witnessing the property manager screaming at another resident and calling him a "m****fer" as he walked out. This happened while other residents were nearby, and it was completely unprofessional and unacceptable behavior. If you're thinking about living here, don't be misled by the friendly front desk staff. The lack of management presence, poor communication, and unprofessional conduct make this place incredibly frustrating to deal with. Look elsewhere.
